Of course, building and remodeling houses involves the technical aspects of creating a home or changing a
house to fit a homeowner’s lifestyle. But it’s much more. It involves creating a very special place for people that
they call home and which elicits from them tremendous emotion and passion.
I recently came across a blog which asked the question, “What does home mean to you?” The answers included
words like comfort, security, love, family, commu-nity, friends, joy, peace, cozy and blissful. Equally as important, homebuilding means jobs, opportunity,
income, wealth and future. Homebuilding and remod-eling to a large degree drives our economy. All of us involved in this great field look at the work we do as more than just a job. We are the ones who make the
words above become reality.
And yet, as we look at our state legislators, regulators and policy makers, we often see actions that don’t
reflect an appreciation of our industry – of the power of home. We see costly and unnecessary regulations that make building market-rate affordable homes difficult. We see actions by cities that make creating wonderful communities challenging. And we see efforts to keep
building and remodeling out of key markets. To address these challenges, BATC has identified in its strategic
plan the need for a communications effort highlighting the values of our industry and what we stand for. We
will begin this work as we often do, with research, so we can make informed decisions based on good data.
BATC is in the field now conducting research to help us develop a strong positive message as we pivot toward sharing with key audiences what our industry stands
for. Our central goal here is to develop an overarching positive message and tagline that we can use in our
broad array of communications to enhance our indus-try’s stature. One example is the Minnesota Nurses
Association, which today advertises using the phrase, “We Put the Care in Health Care.” Another example is Education Minnesota (the teachers union), which
always positions itself as fighting for kids.
This industry communications campaign will gird our broad advocacy efforts–whether lobbying at the Capitol or engaging in independent expenditures on behalf of candidates who support home building and remod-eling. It’s easier to achieve legislative, regulatory and
media success when the industry is illuminated by the warm glow of positive public relations.
As an example, one question we asked on a recent statewide poll was whether Minnesotans felt that home-
building must be strong for our state’s economy to be strong. A powerful 74% of Minnesotans agree. We’re
off to a good start, and we can’t wait to get back the full results and begin our industry communications efforts. We’ll share more with you as we gain greater insights.
And we hope that when we launch the effort, you’ll stand with us and use your communication opportu-
nities to reinforce the impact of our industry. We don’t just create a house, we create a home, and that makes all
the difference.
I am incredibly proud to work in the home building industry, and so is the entire team here at BATC.

a word from our president
BATC and BAM Reach Landmark Agreement
As you know, BATC has been working for the past 14 months to redefine our relationship with our state association, while remaining part of the NAHB federation.
Our goals have been to gain appro-priate representation for BATC in BAM’s governance, leverage the resources of BATC for the mutual benefit of our members and our colleagues statewide, and expand and modernize our collective advocacy efforts.
I’m very pleased to report that negotiating teams from BATC and BAM have reached an agreement, which has been approved by the Boards of Directors of both BATC and BAM. All of us at BATC are excited about the partnership, and we anticipate this new agreement will be fully ratified and imple-mented by mid-summer, including necessary BAM Bylaw changes.
The plan calls for BATC to increase its seats on the BAM Board of Directors in direct proportion to our percentage of membership in the state (builders, remodelers and associates). Further, the plan provides for BATC and BAM to jointly launch and finance an Industry Commu-nications Fund, which can tackle public relations efforts on topics such as attracting young people into our labor pool, or high-lighting the economic impact of the housing industry in Minne-sota. Also, the new agreement has
BAM participating in Housing First, our Independent Expenditure electoral fund. BATC will match those dollars and the full sum will be dedicated to a combination of Minnesota House and Senate races in Greater Minnesota and statewide races, such as for Gov-ernor. Finally, the deal provides that BATC will produce a statewide magazine for BAM, helping it to grow nondues revenue.
I do believe that we’ll look back five or 10 years from now and see this as a landmark moment for the home building and remodeling industry in Minnesota, just as the landscape changed completely when BAM was formed in 1974,
and the Minneapolis and St. Paul Builders Associations merged in 1991. We have an opportunity to create something collaboratively that will elevate this industry in its political efforts to heights it has never before achieved.
The pathway to this agreement was long and at times challenging. What’s important now is to build bridges, and consider how much stronger all of us can be through this collaboration. Many thanks on my part to the BATC and BAM negotiating teams, our Boards of Directors, our Executive Officers and our respective legal counsels. I want to particularly thank BAM’s president, KC Chermak, for his leadership during these difficult conversations. While we are all optimistic and enthusiastic, we need to reserve our celebration until the process is complete. I’ll keep you updated as we progress.

NEWS FROM THE BBBOur friends at the Better Business Bureau of Min-nesota and North Dakota released some important
data about customer complaints, and we (construction and remodeling) made the top ten lists. This isn’t a great accomplishment but it’s one we all should be aware of and know how to deal with.
STUDENT CHAPTERS SHINEEach year NAHB hosts a Residential Construction Management Compe-tition as part of the activities at the International Builders Show (IBS) in January. The competition gives stu-dents the opportunity to apply skills learned in the classroom to a real construction situation by completing a management project/proposal. Proposals are submitted to a group of construction company executives who act as judges. During the convention, students defend their proposals to the judges in front of an audience.
This year we’re super proud of our two local student chapters for making their mark with strong wins.
U N I V E R S I T Y O F M I N N E S OTA
Rookie of the YearStudents from the University of Minnesota entered the competition for the first time ever, and showed their stuff winning Rookie of the Year in the four-year competition!
Second Place TrophyNAHB Student Chapters hosted 53 teams at the annual Residential Construction Management Competition at IBS. This year, Dunwoody College of Technology was awarded Second Place for two-year college programs. In addition, Dunwoody received an NAHB Help Grant to expand its residential construction program.

Combine a late start with Capitol renovations, election year politics, and divided leadership and you get what is expected to be a short 2016 legislative session,
possibly just eight weeks. With that in mind, 2016 does not present large windows of opportunity for movement on controversial policy initiatives. It will, however, provide

Q: What do we expect as we head into the 2016 session?
JV: We know it is going to be short, this is the latest start in modern legislative history. This suggests that we’ll be in a sprint from day one, which likely means that major, controversial initiatives will struggle to reach the finish line.
Q: What are the big issues before legislators?
JV: There is a budget surplus, $900 million, that will have the eye of all legislators. Some want to invest in early childhood education, some want to give business tax relief. There’s also the outstanding transportation bill that didn’t get done in 2015. How the spending is apportioned between roads, bridges, and transit will be the centerpiece of that debate. Then there’s the centerpiece of 2016, the capital investment (bonding) bill. This is a major projects bill that funds local projects throughout the state. It creates interesting political alliances and there will be sharp debate about how large the final tally should be.
Q: For the homebuilding industry, what are the goals?
JV: Goal one is always to successfully defend against harmful legislation that would unnecessarily increase housing costs or provide a challenge to our members who are already struggling to deliver housing affordability. Beyond that, we’ve laid out a list of common sense proposals that would increase multi-family ownership housing and bring fairness into the process that cities use to impose housing moratoria.
Q: Looking at the multi-family issue first, what is BATC doing to increase multi-family ownership options?
JV: Developers of multi-family projects have long said that the primary impediment to more development is the imbalance in risk placed on developers. In short, the rise of lawsuits in multi-family projects is overwhelming, and the market is responding by building far fewer condos and townhomes. This is a major problem for our housing market, so we’ve joined with a broad coalition of
local governments and development interests to try to balance the process by which we settle
disputes. Our theory is that if we attempt to mediate and solve construction
disputes at the earliest point with strong participation from
members of a home owners association (HOA), we will see less lawsuits and the market will begin to come back.
Q: How about the land use moratorium
initiative?
JV: We’ve seen an uptick in moratoria over the past two years
as local governments struggle to balance new development applications
with existing neighborhood inputs. A housing moratoria can be a legitimate planning
tool, but what we are seeing is a poor process that isn’t inclusive of the many interests impacted by a land use moratorium. We know from MLS data that the impacts of moratoria on the housing market are almost instant, and that’s been a driving force for us to bring some common-sense to the table. We are proposing that local governments give a standard 30-day notice in advance of considering a housing moratorium. We are also asking that, given the depth of impact, a moratorium must achieve the same 2/3 council support that a comprehensive plan amendment must receive to move forward.
Q: Thoughts on the prospects for these bills?
JV: The short session will make this tough, but we have great authors and have built a coalition of support that will give us an opportunity to be heard. If I’ve learned anything in my 15 years of work at the Capitol, it’s to be prepared for anything! We look forward to advancing these discussions and seeing where they go.

EVERYBODY IS UP All 201 Minnesota House and Senate members will be on the ballot.
Democrats want to make gains and retake control of the House, and Republicans are fighting to keep their seats while working to gain more.
NO BIG STATE RACES For the first time since 2004, there’s no statewide race—for U.S. Senate,
the governor’s office or constitutional offices—anchoring the top of the ticket. Instead, legislators will rely solely on excitement over the

Green Construction – Why it Matters
Green construction is important to the home building industry, consumers and the nation because it promotes lower total ownership costs through utility savings and increased durability, as well as an improved indoor living environment. It encourages environmental awareness and stewardship. And, it more efficiently uses increasingly scarce resources, helping to conserve them for future generations.
Minnesota’s Green Path, presented by the Builders Association of the Twin Cities, is an energy testing and green certification program for new and remodeled homes. While ventilation may have some impact on the building itself such as reducing condensation on windows, the primary purpose of ventilation is to provide fresh air for people.
For many years, Minnesota has allowed what is commonly known as “exhaust only” ventilation. That simply means that we used exhaust fans such as bath fans and kitchen fans to remove stale air from the house. The replacement air came from leaks in the house including around windows and places where the building itself was not tight. We had no control over where the air came in. In some cases the incoming air could cause problems in the building envelope itself, and it potentially could pass through areas that would not be considered “clean”: bringing in radon, moisture, bacteria, etc.
To provide the amount of good clean air we really need for people, we need to know and control where the air comes in and goes out. Balanced ventilation does that. Bringing fresh air in the house in a dedicated and controlled
manner eliminates pollution, and protects both people and the building itself.
To get fresh air to people, that air needs to get to where people are – every habitable room. A balanced ventilation system makes this possible. It could have its own duct system, but most likely the fresh air will be connected to the forced air system, the most common heating and cooling system installed in Minnesota today. If the house is equipped with another heating system, such
as hot water radiant heat, a dedicated distribution system for fresh air must be provided.
Fresh air must also be provided on a regular basis when people are in the house. A balanced system, whether it is separate from the heating and cooling system or a dedicated duct
system, can be programmed to operate for a particular amount of time each hour. It can also be adjusted for parts of the year when more ventilation might be needed to control moisture. Finally, the homeowner can manually control the amount of ventilation during times of high pollution, such as over holidays and during parties.
Areas of high pollution, such as bathrooms and kitchens, are outside the requirements for total balanced ventilation. However, installing these exhaust
fans is critical to assure a healthy and safe environment for our families.
The new code recognizes the great job the building industry is doing to make Minnesota homes more durable, more energy-efficient, and now even healthier for the people who live in them.
One option for balanced ventilation is an
ENERGY RECOVERY VENTILATOR
This product removes and replaces an equal amount of air and also controls humidity levels in the house. It can add moisture in the winter months and remove moisture in the spring and summer months. It is easy for the homeowner to maintain. During winter months it can recover much of the heat from the air being exhausted.
Ventilation:Why Balanced? Why Now?
Ventilation is the replacement of air in a house with fresh outdoor
air. How fresh that air is may depend on where the house is located,
but most outdoor air is fresher than indoor air. Indoor air is affected
by human respiration, off-gassing of products and furnishing, cooking
odors, biologicals such as dust mites, mold, and bacteria, teenagers – and
the list goes on.

There are many companies working in Minnesota to help folks save energy and
money, but we don’t often look closer to see who’s behind this work.
With that in mind, we took a moment to chat with Mat Gates, founder and CEO of
Residential Science Resources, to learn more about their energy efficiency consulting
work with utilities, builders, and homeowners in Minnesota.
Tell us a little bit about Residential Science Resources.
Residential Science Resources (RSR) is a premier energy efficiency consulting firm for utilities, builders, and homeowners. Using performance testing tools and many years of combined experience, RSR takes the complexity and guess work out of selecting the highest standards of health, safety, comfort, durability, and energy efficiency in new and existing homes. Since 2005, RSR has provided over 5,000 home energy audits for CenterPoint Energy and now serves over 10,000 homes annually across Minnesota for CenterPoint, Xcel Energy, and Minnesota Energy Resources.
What attracted you to this work?
As a carpenter and cabinet maker by trade I have always enjoyed construction and building custom projects. After serving in the Air Force I attended the University of Minnesota. My intent was to graduate with an engineering
degree. I soon realized that was not my calling and moved on first to chemistry and then to accounting. Much like other college students, I was having a difficult time deciding what I enjoyed most. I clearly remember the day when I was on the East Bank of the University and saw an advertisement for Wood and Paper Science Majors on the St. Paul Campus. The little bit I read intrigued me. The following day I met Pat Huelman with Cold Climate Housing and some others from the department. I knew instantly I had found a home!
Over the next two years Pat, Marilou Cheple, and others became more than teachers or instructors to me. Their passion, enthusiasm, knowledge, and patience were beyond any expectation I could ever hope for. Pat and Marilou—as well as Rubin Shmulsky and Jim Boyer—significantly impacted my life and helped form me into who I am today. I truly value what they have provided for me. As days, weeks and months went by in the program, there were days when I was “drinking out of the
fire hydrant.” All of my instructors pushed as much information to me as I could handle. Well maybe a bit more than what I could handle at times! It was a great feeling to have such talented and dedicated people there to guide me. Each day I realized I was on the right path and never looked back.
If you had advice for builders these days, what would it be? How about home owners?
Advice for home builders: Continue to take pride in the homes you build each day. Home building is a time honored trade and very respected industry. I advise homeowners and home buyers to be informed about how their home—often the biggest investment they have made—works and how they can choose both energy efficiency and comfort. New technology makes this pretty darn easy, but homeowners must be tuned in to how their home works and how to maintain and protect this huge investment to protect not only the structure and the mechanicals, but also the health of their family.

INbound Marketing
Inbound marketing refers to marketing activities that bring visitors in, rather than marketers having to go out to get prospects’ attention. Inbound marketing earns the attention of customers, makes the company easy to be found, and draws customers to the website by producing interesting content.
BATC’s recent Parade of Homes research confirmed that content is king in an increasingly noisy media world. Buyers are doing plenty of on-line research before they ever get to your
model, so it’s incredibly important that you help them find you, and give them the information they want at the right time.
Jenna shared tips on how to use key word opportunities to attract prospects to your content. And she explained how to use downloadable content (a white paper about the benefits of green construction, a photo gallery of great “white” kitchens) to capture leads. Another key to optimizing inbound marketing efforts is providing content for prospects at different points along their
buying process (awareness, consideration, decision) as well as geared to appeal to your prospects differing personas (empty nester couple most concerned about low maintenance or a busy couple that needs to make the process less time-consuming).

BATC is pleased to welcome Mark Foster to our staff as our Political Engagement Manager. Mark’s role will be multi-faceted and includes management of the Home Builder Advocate Network, BATC’s Grasstops and Grassroots Member Network; Local and Regional Policy Issues; and Housing First Fundraising and organization. Mark will be in the field actively engaging with BATC members. We know you’ll make him feel welcome when he calls!
A Burlington, Iowa native, Mark earned his political science degree from Minnesota State University, Mankato in 2012 at the age of 19. After graduation, he moved back to his hometown to work for the Greater Burlington Partnership. During his three years with the Partnership he managed a variety of programs, events and organizations including the government relations and young professionals programs. Under Mark’s leadership the government relations program received the 2015 MACE Public
Policy of the Year Award and the young professionals organization reached an all-time membership high. In his spare time Mark enjoys running marathons. He completed five within the past three years and is currently training for the 2016 Boston Marathon. Additionally, Mark and his fiancee, Bonnie, are engaged to be married in July.

Originally from Eden Prairie, Kristina received her Journalism & Marketing degree from Iowa State University. Following graduation, she remained in Iowa running several local businesses and starting the Alive Concert Series. She took a position with the Greater Des Moines Partnership as their Event Manager, overseeing several large scale festivals including the internationally recognized Des Moines Arts Festival. Like most Minnesota natives, she eventually returned home to the Twin Cities where she found herself
in the high-end jewelry business, managing all aspects of a small boutique jewelry store, Diamonds Direct. After seven years in the business, she left her position as Manager Partner to become the Director of Membership with BATC in her pursuit to follow her passion of doing more for her community.
Mahler resides in the Twin Cities metro with her husband, James, and their 21-month old son, Frankie. In her free time, Kristina enjoys biking, being outdoors in any capacity,
lifting weights, watching the Vikings win (or lose), creating/collecting artwork and baking without recipes. Kristina is also proud of her participation on the board for St. Jude Children’s Research Hospital Fall Festival of Hope.

We’re excited to welcome Tammi Hall to the administrative team in her new role as BATC Accountant. Tammi joined BATC in January and will be responsible for daily accounting activities for both BATC and the BATC Foundation. She previously worked for a professional association doing accounting, as well as education programming and event planning.
Most recently she spent 17 years at a non-profit focused on housing and support services for at risk families, where she worked on all aspects of accounting from daily operations to financial reporting. She and her husband, Bob, live in Golden Valley. They have a daughter, Natalie, who is a freshman at the University of St. Thomas. In her spare time, she enjoys all sorts of home and garden
projects, photography, books, movies, biking and travel adventures with her family.

Five Steps to Building aStrong Houzz Profile
Photos are key, but only if they’re searchableHigh quality photos could get you discovered, but when there’s over 9.5 million images on the Houzz photo stream, searchability is key. The good news: all text on Houzz is searchable. Before categorizing and tagging your photos, make sure your business profile includes your business description (who you are), services provided (what you do) and areas served (where you are). All of this text is searchable, after all! Once you’ve finished this, upload photos to a project and identify the photo category, fill out as many drop-downs as possible, and use the keyword tool to list photo details. TIP: For increased search strength, use style descriptors to name your project. For instance, “Rustic Contemporary Kitchen Remodel,” as opposed to “The Smith Residence.”
★Boost your profile by getting reviewsAccording to the most recent Houzz and Home Study, the number one thing homeowners look for before hiring a contractor is reviews. Luckily, Houzz makes it easy to get them. From the reviews screen you can easily enter a client email address and request a review. Be sure to include a custom message. Houzz is set up to send a follow-up email ten days later if no response was given. TIP: You can reference sent review requests in case you need a reminder.
Engage current clients with Idea BooksHouzz makes it easy to collaborate and communicate with current clients through Idea Books. Think of Idea Books as your “virtual manila folder” where you can share documents, photos and ideas. Adding collaborators to a project is easy and you have the ability to make your boards public or private. TIP: Want a more advanced tool to communicate ideas? Houzz’s new app, Sketch, makes it even easier to communicate creatively. With Sketch, you can select any of the photos on Houzz, or take photos on your own, and annotate or draw on the photos. You can even draw up mood-boards or floor plans.
Start giving your expert adviceWant to beat the Houzz algorithm and enhance your company’s search strength? Start giving out free advice. No, we’re not pulling your leg. Houzz’s Advice Section is the best place to show off your expertise to consumers that need help. Why should you do this? Aside from the boosting your profile strength, sharing advice as a business page means that your comments will appear alongside the Houzz pro icon when you post. Not only will you boost your exposure and engagement, but your company profile is just one click away if users want to see more, and expert advice is always the best advice.
Not everything is a sales pitchUltimately, Houzz is a social media platform, so have fun! Stop worrying about only speaking to local prospects, selling your products and services, and stressing about your ROI. We are excited about a number of new initiatives that the membership committee is working on and since membership is the life-blood of BATC, we thought you should know about them!
We are very excited about the recent hire of our new Director of Membership Kristina Mahler. Kristina will be working on garnering excited new members to BATC’s rosters and will be galvanizing the Membership Committee’s efforts to attract new members who are seeking the great opportunities that BATC has to offer. Heather Griffis will continue to work on Member Services or what we on the MC call “retention.” Together, they will make a well rounded resource for new and existing members alike. BATC Leadership and the Membership Committee have realized that a member is most vulnerable to non-engagement and thus non-renewal in the first two years of their membership.
It’s intimidating to go into a room full of people you don’t know or establish a discipline for making the time to attend events. Thus we are rolling out BATC’s Mentor Program. This program will call upon BATC Membership Committee, Board and other committee members to “mentor” three or four new members throughout the course of their first year(s) of membership. We will be inviting them to events we are attending, making quarterly phone calls to them gauging and encouraging their involvement, connecting them with other members whose experience or connections they could benefit from. In short we will be making sure that they are not “slipping through the cracks” and are aware of all of the potential that BATC’s Membership holds.
The Membership Committee will also be present at the BRS show in April.
We will be targeting new members and first time exhibitors extending ourselves to them as a resource and encouraging behaviors and expectations on the show floor. This means being actively engaged in initiating relationships at the show that they can build upon after. We know that the BRS show is a fabulous opportunity to show your skill-sets and products and you will never have a better and more captive audience. So we’ll be encouraging exhibitors to foster relationships on these grounds, and to follow up with the builders and associates they introduced themselves to during the show, making their investment in the BRS show well worth their time. We are also more clearly identifying new members at events this year by having them wear blue lanyards at events instead of the black ones customarily worn by existing members. If you see a new member at an event, please extend yourself to them, introduce yourself and take the time to hear about what they are looking for within their membership. Chances are you know something or someone that can help them on their quest, and you never know how that new member may come to benefit you and your business! All in all, the Membership Committee is very excited to increase our engagement both in the seeking of new, active members and making sure those members are realizing the true benefits they can achieve by getting involved and broadening their circles. We hope that you all will help us in our efforts as membership belongs to us all.

Bluebird House Wraps UpA Project by Twin Cities Builders in Support of Our CommunityBY JACQUELINE BILEK, BATC FOUNDATION PROGRAM COORDINATOR
How many hearts were touched by the BATC Foundation’s Bluebird House build and remodel?
Innumerable! Literally hundreds participated in some way including staff, families, builders, vendors, volunteers and donors. We all joined the Bluebird House community of kindness and purpose. So to Matthew, Scott, Randy and Daniel, the residents of Homeward Bound’s Bluebird House, we say thank-you for bringing us all together.
And what better way to celebrate our new community and a finished building project than with a party. The “opening” ribbon was officially cut at the Bluebird Open House on February 16th attended by residents and their families, Homeward Bound staff, BATC members, our Build Partner Vujovich Design Build and many of the vendors who worked on the project.
This very successful project added more than 1,000 square feet of space to the cramped rambler. An expanded bedroom now has adequate space for medical equipment and visitors. A newly built bathroom provides a lift and medical accommodations that give the residents and staff more accessibility to everyday activities we take for granted.
And what about the family room? It is, in fact, a window on the world. Matthew, Scott, Randy and Daniel now have a family room with windows on three sides. The sun radiates in, lifting spirits and welcoming the residents to each new day. The fellows even have a front-row view to the periodic deer that roam their yard. With space now large enough to include not only all the residents but family and staff as well, no doubt there will be future celebrations in this room and out on the new deck in the coming months.
The BATC Foundation is pleased to have spearheaded the Bluebird House project accomplished by a building community that cares. We send a special thankyou to Vujovich Design Build for stepping up to be the Build Partner plus everyone who was involved in this very special project! We are encouraged that such worthy projects will engage more Build Partners and vendors in the BATC Foundation’s future work.

Elaine was a loving wife, mother and granny who enjoyed playing golf, working with flowers and spending time with her family. Elaine and Herb owned and operated Wensmann Homes since 1968.

his loved ones after a brief battle with Glioblastoma. Don was diag-nosed with an inoperable brain tumor (Stage IV Glioblastoma) on Tuesday, December 29, 2015. Despite the terminal prognosis and difficult path ahead, Don decided to undergo aggressive treatment with the hope of helping researchers learn from his ailment. From the very moment that Don learned of his fate, his only concern was to make sure that he was able to contribute to research to help find a cure.
