Aberdeen Gateway Business Parkannounces Coretrax as a new occupierWith further announcements expected in the next few months

Stockland Muir Ltd, the joint venture partners responsible forAberdeen Gateway Business Park, took the decision to invest inexcess of £3 million to speculatively develop two new industrialunits.The first unit completed in January 2012 and was sold toSpecialist Piping Materials, specialist suppliers of pipe andfittings, with the second unit completing in September 2012 andbeing pre-sold to Coretrax. Coretrax strive to supply the oilindustry with up to date solutions to improve time efficiency,maximise cost reduction, reliability, damage prevention andtechnological advancement.

The units have been designed to a very high standard and compriseworkshop and office facilities extending to 11,700 sq ft. The keyspecification features include: full height glazed entrance, open planoffice arranged over two floors, VRV heating and cooling systemthroughout the offices, 7m internal eaves height within the warehouse,ability to accommodate a 10 tonne overhead crane and a secureconcrete yard.

Stockland Muir are currently in discussions with a number of partiesand it is expected that further deals will be announced in the next fewmonths.

Stockland Muir commented: “The occupational market in Aberdeenremains active due to the continued expansion of the oil and gasindustry in the north east and we are in discussions with a number ofmajor occupiers that are seeking bespoke office and industrialfacilities. These premises will see further substantial investment in theAberdeen Gateway Business Park.We are also considering furtherspeculative industrial units in order to satisfy the continued demand inAberdeen for this product.”

Aberdeen Gateway Business Park is now fully established as a primebusiness location to the south of Aberdeen. It extends to 45 acres offully serviced business land with outline planning consent and can

This can be evidenced by the Hydrasun and National Oilwell Varcoproperties, where the developer took a detailed brief and workedclosely with the proposed tenants to ensure a bespoke facility wasplanned, developed and delivered on time and on budget. Hydrasunrelocated to their new headquarters comprising 20,000 sq ft office and70,000 sq ft production facility in 2010. NOV took occupation of a40,000 sq ft office a year earlier.

Three investments have subsequently been sold at AberdeenGateway to major institutional funds including Standard Life and AsdaPension Fund, this demonstrates that both occupiers and investorssee Aberdeen Gateway as a prime business location with excellentpotential for future growth.

The business park has been undertaken by a joint venture betweenStockland and Muir Group, and both firms continue to back their initialvision by continuing to invest in Aberdeen Gateway to ensure itremains the prime location for businesses to relocate to, or expandinto, to the south of Aberdeen.

Not only does this confirm that they have the ability to deliver newdevelopments. It also guarantees that they are committed to thequality of the business park as a whole and the surrounding area, assignage on the A90 (the only business park to be specificallyidentified), high quality estate signage and the provision of a newfootball pitch. �
