Internal WallsDefects which affect load bearing
partitions which support structures above, such as upper floors, will have more serious consequences than defects in non-load bearing partitions.
Load bearing partitions are usually of brick or block-work, built off their own foundations and tied back in to the structure, usually by toothing.

Internal Walls It should be noted that block-work was
used for non-load bearing partitions in houses built between 1930 and the early ‘60s.
As with any wall, an internal partition must be properly supported.
Even a non load bearing partition must be built off elements of the structure which support its own weight.

Internal Walls Given that any structure will settle under
its own weight, defects in non-load bearing partitions can occur where the imposed loading of roof tiles or water storage tanks cause deflection.
Similar problems can occur when alterations are carried out to a property, or even to the use of the property.
An internal partition may not be supporting a load, but it may be acting as a restraint to the external envelope.

WallsIf the blocks have been built with a
particularly strong mortar, then the cracks may be vertical, i.e. the mortar is stronger than the block, and the block has failed before the mortar.
Horizontal cracks in internal partitions are usually caused by deflection in the supporting floor.

WallsThose at skirting level should be checked for depth.
If the crack only extends to the depth of the plaster, it may be caused by shrinkage of a floor finish which is bonded to a coved skirting.
