Section 2 Method:

A visual inspection of a classroom 307 complaint area was completed based on the Indoor Environmental Standards Organization, Standards of Practice for the Assessment of Indoor Environmental Quality.

One air sample was collected in a complaint area, one in a non-complaint area, and one outdoor control sample. (note: This was not a full building indoor air quality survey).

Section 3 Findings:

Surface mold was detected as follows: Location and list of all spore types

detected on sample:

Room 307 (HVAC coil fins): None Detected

Room 307 (Drywall wall): Stachybotrys

Room 307 (Carpet): None Detected

Amplified indoor mold spore counts detected as follows: location and list

of amplified spore types detected on sample. “Amplification” means higher

than outdoor baseline or background levels (1-6 spores); unless

inspector/analyst renders opinion to the contrary.

Room 307 (complaint room): No amplified spore levels

Room 304 (non-complaint room): No amplified spore levels

Section 4 Discussion:

This scope of work included the inspection of only one complaint room, room

307. This room has been reportedly experiencing a chronic roof leak.

The perimeter drywall wall in this room exhibited water damage and many water

stains. The wall was still damp in many areas. The last rain event was reportedly

over 48 hours prior to the inspection.

A room inspection with a thermal imaging camera (Testo 865) revealed what

appeared to be a crack in the cinderblock wall beneath the window closest to the

HVAC closet. This is allowing cool air to seep in and may be a point of water

intrusion. The thermal camera also indicated high levels of moisture in the

drywall walls along the window wall.

Mold growth was observed and tested on the affected walls. Possible mold was

tested on the HVAC coil fins and carpet. Sample results did not indicate the

HVAC coil fins and carpet had mold growth. The stained ceiling tiles did not

appear to contain suspect mold growth, only water staining.

An odor was evident upon entering the complaint room 307. No odor was noticed

upon entering the non-complaint room 304.

The HVAC MERV-8 filters appear to have been recently changed and were in

acceptable condition.

Section 5 Conclusions/Recommendations:

It is recommended that roof, roof drainage, and roof coping caps undergo a

proper inspection/repairs and the exterior wall and window sills be inspected

for cracks, missing mortar, or other defects and repaired as necessary.

Following the source correction, the below recommendations are made

Since room 307 has undergone chronic water intrusion along the drywall window

wall. It is recommended that all 130 SF of drywall and insulation on the window

wall be removed. Following drywall removal, all remaining surfaces in the open

affected void should be scrubbed clean and a microbial inhibiting agent applied.

The front wall of room 307 that intersects the window wall has been affected at

the corner. It is recommended that, at a minimum, the affected drywall be

removed at least 1 linear foot from the corner and the full height to the ceiling

(approximately 12’ high). Regardless, EHM recommends removing the drywall

at least 1 linear foot beyond any visual mold growth. (approximately 20 SF total

affected on front wall).

Based on the air sample results, the mold on the walls has not adversely impacted

the mold levels in the air.

2 - ANSI/ASHRAE Standard 62.1-2013, Ventilation for Acceptable Indoor Air Quality, suggests thatcarbon dioxide levels be maintained at or below 700 ppm above the outside level to keep bioeffluents (bodyodor) within an acceptable level. The OSHA Permissible Exposure Limit for carbon dioxide is 5000 ppm.

3 - 2014 Threshold Limit Value (TLV) of the American Conference of Governmental Industrial Hygienistsfor carbon monoxide is 25 ppm. The OSHA Permissible Exposure Limit for carbon monoxide is 50 ppm.

4 - Investigating Fungal Contamination in Buildings, EMLab P & K, 2003, states that in general, indoorconcentrations of fungi and bacteria should be lower than outdoor levels.

5 - In the OSHA Technical Manual, OSHA considers indoor surface samples of 1,000,000 CFU/in2 orindoor air sample results of 1,000 CFU/m3 as an indication of contamination. OSHA Technical Manual,Chapter 2.

Though the particulate levels between 0.5 um and 5 um were elevated when compared to outdoors, it is important to note that there was high foot traffic in these classrooms as school had released students just prior to this inspection. This may be the source of the higher particle levels. The elevated carbon dioxide levels are normally related to high concentration of personnel versus a lack of fresh air.
