Description

Dipton Wood is an extensive and diverse mixed

aged commercial plantation which includes recently

cleared ground ready for replanting through to mature

timber ready to fell. It is particularly well roaded and

mechanised harvesting is believed to be possible over

the whole site.

The wood was originally established in the 1930s

but the majority of the commercial planting was

completed in the 1940s and 1950s. The predominant

crop is Scots Pine (51%) with significant stands of

Sitka spruce (11%), Hybrid larch (5%) and Corsican

pine (5%).

Site

The site is generally gently sloping with a

predominantly west and south facing aspect at

elevations between 110 m and 190 m above sea level.

The soils are of the Rivington series which can be

fairly described as freely draining slightly acid loamy

soils.

Approximately 29.28 ha of Scots pine and European

larch have been recently clear felled under Felling

Licence Ref: 022/62/16-17. The purchaser will be

required to restock the area under the terms of the

licence planting Sitka spruce 50%, Hybrid larch 20%,

Scots pine 15%, open ground 10% and Silver birch

and Rowan 5%. Full details are available from the

In addition there are 13.70 ha (33.85 acres) of grass

fields divided into 3 separate enclosures. This land is

currently let on a seasonal grazing basis.

LocationDipton Wood is located about 2 miles south of Corbridge, 1.5 miles south east of Hexham in the beautiful countryside on the south side of the Tyne Valley and main A69 corridor between Newcastle and Carlisle.

The wood is illustrated on the location plan within these particulars and can be found on OS sheet 1:50,000 Number 87.

There is excellent road access heading south from the A69 through Corbridge crossing the River Tyne and on to the A695. Follow signs to Dilston and Slaley on to the B6307 and Dipton Wood lies to the south and east where this road meets the B6306.

AccessThere is excellent access to the wood from the public roads and both the B6306 and the B6307 leading on to the A695 and A69 are all approved Timber Haulage routes.

Sporting RightsThe sporting rights are included in the sale including excellent opportunities for Roe Deer shooting from a number of high seats throughout the wood. Rights over the entire property are currently let on an annual licence for the purposes of shooting Roe Deer only at an annual rent of £600 plus VAT.

BoundariesThe boundaries fences and the replacement and maintenance thereof will be the responsibility of the purchaser.

Rights of Way, Easements and WayleavesThe property is sold subject to and with the benefit of all rights of way, easements and wayleaves. The purchaser(s) will need to have satisfied themselves of

the nature of each.A right of access in favour of the purchaser will be granted through and over the track adjacent to Dipton Sawmill and over the road leading to Lightwater Cottages for all forestry purposes. There are two public rights of way 513/017 & 513/019 which cross the property which are also identified as a restricted byway allowing a right of way on foot, on horseback, or leading a horse, cycling and for any vehicles other than mechanically propelled vehicles.

Restrictive CovenantThe vendors will apply a covenant restricting the use of the property for forestry, agricultural and sporting purposes.

Mineral RightsThe mineral rights are reserved in favour of the vendor.

Woodland GrantsThe wood has been managed to a Forestry Commission approved Forest Plan, a copy of which is available from the Selling Agents.

TaxationAt present, all revenue from timber sales is income and corporation tax free. There is no Capital Gains Tax on growing timber, although there may be a

liability on any increase in value on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business. Government grants are received tax free with the exception of farm woodland and subsidy payments.
