BACKGROUND AND SCOPE THE CUSTOMER
• This presentation is based on a real project to provide an out-patient facility for people within a 30 minute radius who require dialysis treatment close to home.
• The new unit is replacing a dated and disjointed service currently sited in the main hospital
• The customer is the Addenbrooke’s Hospital (Cambridge University Hospitals NHS Foundation Trust) Renal Department led by senior Consultant Nephrologists and Specialist Nurses.
BACKGROUND AND SCOPEOVERARCHING REQUIREMENTS
Main requirements:
• Location (Journey time has to be no more than 30 minutes from home for each patient).
• The capacity should be 36 dialysis stations in the main treatment area including 4 side rooms.
• The schedule should include all service, staff, patient and office accommodation.
• Access (DDA) to include level entrance, ambulance drop-off and emergency access, wide doorways, adjustments for those sitting at wheelchair height for WCs and building entry systems, staff access and parking for both staff and patients. Secure provision also has to be made for bicycles.
• Hygiene and Infection Control requirements dictate minimal flat surfaces that collect dust and moisture, all wipe able surfaces, segregation of dirty sand clean areas and processes, management of infections (Blood Born Viruses or BBV).
• Independent Water Treatment Plant for producing medical grade water for dialysis
• Fire and Security systems
• Comfort and cooling heating systems (Electrical and Mechanical)
• Compliance with Health Building Notices (HBNs) and Health Technical Memorandums (HTMs).
• Health and Safety Compliance
• Furniture, stores, equipment
DESIGN + PLANNINGAPPROVAL OF GENERAL LAYOUT
• Once the scope of the contract has been agreed, the first draft of the general layout (based on the agreed premises) is drawn up.
• The accommodation schedule has already been agreed at this stage
• Provide draft drawings for the customer to review and agree. This is done in consultation with the end users and offers opportunities to sell additional products
• Pending any changes, the drawing can go to detailed design phase and quantities are agreed with the contractor
• Planning and consents applied for / sought
DESIGN AND PLANNINGPROJECT PLAN + MOBILISATION
• Project Plan created in MS Project to include:
• Contract start date
• Regular review meetings with client
• Planning and consents
• Construction / first fix / second fix / commissioning / certifications / snagging
• Building handover
• Equipment ordering, delivery, installation and commissioning
• HR / Recruitment / Training
• IM+T
• Service contracts
• All resources
MANAGING PROJECTMOBILISATION TO COMPLETION
• Using the project plan as the master schedule
• Keeping track of the project on all levels
• Keeping to schedule time scales during deviations – what can be moved?
• Notifying of deviations from schedule - honesty is the best policy
• Managing quantities and resources during deviations
• Regular project reviews with internal resources and with client. This is also an opportunity to sell additional requirements
• Ordering on time
• Health and Safety
• Certifications (Fixed Wire Testing / A/C / Gas and Plumbing / M+E Plant / Security Systems…)
• Finishing on time to agreed standards and specification
• Snagging

• Post occupation
