The Development Tracking Report provides a summary of county-wide residential and commercial development activity for the Second Quarter of 2016 (April 1, 2016 - June 30, 2016). This report details development activity on a quarterly basis to examine trends that occur during the current quarter and compares these trends to previous quarters.

Methodology

Quarterly development tracking reports are generated from County staff reports, County Board minutes, and data on Certificate of Occupancy (CO) permits, building permits, and demolitions permits.

The approval date is the date the project was approved by the County Board (by-right projects are not approved by the County Board). The construction start date is based on the date the first building permit was approved for the project, and projects are classified as under construction when construction activity commences above grade. Completed projects are those where a CO has been issued. In general, a project is determined to be complete if a Master CO has been issued or if partial certificates of occupancy have been issued for at least 50% of the GFA or units in the project. In some cases, projects were determined to be complete or under construction based on site visits by Planning Division staff. Demolished projects are those where a Demolition permit has been issued.

The projects contained in this report are only those that add or subtract new density (i.e., residential units, hotel rooms, or gross floor area) to current residential, hotel, office, retail and other space inventories in the County. This report does not include data on alterations or additions to single family attached or detached homes.

*The Multifamily residential unit subtotal includes high rise buildings, garden style buildings, townhouses, and duplexes.

Other Planning Areas and other geographic areas include Nauck, Shirlington, East Falls Church, Lee Highway, and Four Mile Run.

Development Summary

Highlights• Three site plans were approved by the County Board in the second quarter of 2016: 2000 Clarendon Blvd., 750 N. Glebe Road, and The

Berkeley. Combined, these projects will add 830 residential units and 70,106 sq. ft. of retail space.

• The County Board also approved 2400 Columbia Pike, a form based code project which will which will add a 12,997 sq. ft. of retail and 105 residential units to Columbia Pike.

• The WeLive building in Crystal City was completed in the second quarter. This building is comprised of 5,848 sq. ft. of retail, two floors of office, and 216 residential units.

• Three demolitions of retail buildings occurred in the second quarter, allowing for construction of Hilton Homewood Suites, 750 N. Glebe Road, and the Carr Office Building.
