Lehto manufactures qualitative family homes in wood, as a safe and secure investment. Lehto Group has extensive experience of industrial housing production, where for 15 years we have manufactured over 5,000 apart-ments for the Finnish housing market. By managing the Nordic design heritage with sustainable local material choices, we create modern and stylish apartments for people to enjoy living in.

About Lignum

Lignum is Lehto’s first product range in Sweden that helps contribute to economically, socially and environmentally sustainable properties. Right from the drawing board, the starting point for Lehto has always been to create buildings at as high a level of quality as possible at the lowest possible cost, and where no detail is overlooked. The aim is to be able to build many new apartments at a rea-sonable price point. Regardless of the business model, a fixed price and fixed delivery date are always guaranteed. This design programme showcases the first apartment building model in the Lignum rang.

Building model Lignum Internal corridor 4–8 apts per floorLehto’s new Lignum product range has two types of block design: internal corridor and external corridor. The first block launched was Lignum’s Internal corridor block, with four to eight apartments per floor, K:4, K:6 and K:8, internal stairwell and with a choice of three to six floors. The apartment layout ranges from a one-room of 26 m2 up to a three-room of 99 m2.

Right from the drawing board, the starting point for Lignum’s building models has always been to maintain as high a level of quality as possible, with the architecture in focus and where no detail is overlooked. The housing is produced using sustainable local materials and where key consideration is given to the Nordic design heritage in the form and interiors. The internal corridor design is a tasteful apartment block in Nordic wood, where the form can be easily adapted depending on the surrounding environment, and with several variation options in terms of number of floors in the building and more.

Sustainability at all points in the process is Lignum’s guiding principle both in terms of economics and environmental impact. The apartment building model is based on several standard plan solutions, and Lehto’s own manufactured fixtures and fittings for kitchens, for example, means that all unnecessary middlemen that might influence price and quality have been removed.

By completing a maximum of volume elements in the factory reduces materials waste and work on site, shortens build times and minimises risks/uncertainty factors. All wood comes from Nordic forests where the sustainable forestry principle is applied. This ensures that the housing minimizes its impact on the environment while also providing an indoor environment that ensures good health for its occupants. The housing meets the simpler energy requirements for investment support and for those who request it, there is the option to have Nordic Swan eco labelling.

B Exterior

Building volume and façadeThe exterior design language of the architecture is simple and careful. A coherent volume with a low-pitched saddle roof, with slight eaves projection. Large square two-pane windows with low balustrades run around the entire body of the building. The façade is composed of a vertical folded wooden panel with straight edges. The façade is painted and available in various colours. Aluzinc rooftop and roof drainage. A recessed entrance with panel cladding, and entrance area in glass and aluminium.

A balcony is available as an optional extra: exterior- mounted balcony with wrought-iron railings, Spanish balcony or a French balcony.

Our design work has focused on creating a flexible and logical system. One type of bathroom, one kitchen position, etc. with the aim of reducing manufacturing time.

This building type has a character that suits different environments. It both complements existing buildings and can stand among new-builds.«

Windows

Two-pane windows and window doors in the properties are constructed with PVC profiles in Lehto’s own factory.

Thanks to the generous dimensions of the windows, almost 180 cm tall, mean that they allow huge amounts of light into the apart-ments. The windowsills are well designed with a depth of almost 20 cm. Windows are available in a variety of standard colours.

Balcony

Balconies are available in three designs: exterior-mounted traditional balcony, Spanish balcony or French balcony. The balcony railings are made from steel with a rounded crossbar and the railings fitted closer together in the lower section.

Roofing

The roof is a low-pitched saddle roof, with a slight eave’s projection, in Aluzinc sheeting.Galvanised gutters and downpipes.

Foundations and base

Created in two designs: slab on the ground or with a crawl space. Concrete base that is unpainted or painted, depending on the façade colour.

Landscaping

Our suggestion for the landscaping concept takes advantage of the site’s properties, using existing greenery and cardinal point orientation, to interplay with the character of the building. The choice of plants and planting is made in consideration with each building possibly being in a different growing climate, and without any major maintenance require-ments. The design is created so that regulatory requirements for parking, waste management, bicycle storage, etc, can be adhered to.

C Interior

Entrance and communal spaces

The recessed main entrance door leads to the building’s generous lobby and stairwell. The floor is terrazzo and the corridors have vinyl flooring. The lobby also has post boxes and name plates.

The building entrance lobby is designed slightly differently on other floors with apart-ments, but is supplemented with a substation and pushchair store that is accessed from outside.

Apartment blocks

The blocks are optimised according to the conditions of the building method, demand, and the choice of materials, where key consideration is given to the Nordic design heritage in the form and interiors. The size of the apartment’s ranges from a one-room to a three-room. The ceiling height in the apart-ments is around 2.6 m with lower heights in the bathroom, hall and in storage areas. Smoke alarms are installed in the apartments, and fibre internet is connected. Individual water meters are also installed.

Water-filled underfloor heating throughout, including in the bathrooms.

C INTERIOR DESIGN PROGRAMME

Entrance and hall

The apartment hall has large format clinker, with the walls painted in a warm white. The hall also has an external front door in dark grey with a peephole and doorbell. There is also a wooden hat rack with hooks, a wooden panelled wardrobe and recessed lighting in the ceiling. Water-filled underfloor heating throughout the apartments, including in the bathrooms.

Kitchen

The kitchens are individual and made in Lehto’s own factories. The kitchen cupboards are made from melamine with oak handles and under-mounted work lighting. Stainless steel kitchen worktops with integrated sinks and 200 mm splashback. Integrated white goods. Space for waste sorting in worktop cupboard. Extractor fan, no carbon filter.

Livingroom, bedroomWhite pigmented oak veneer flooring throughout the apart-ments. The walls and internal doors are painted in a warm white. The wardrobe/ cleaning cupboard and windowsills are all melamine, as in the kitchen, with oak handles.

BathroomThe bathroom has light grey clinker measuring 10×10 cm and the walls are tiled in white vertical tiles measuring 20×40 cm. The toilet and sink are in white porcelain. There is a combi washer- dryer fitted in an open cupboard.

All hooks, toilet roll holder, handtowels rail and shower/sink taps are chrome. The shower screen is glass. Recessed ceiling lighting and water-filled underfloor heating.

D Production

Smart manufacturing and design are the secretLehto’s highly industrialised methodology and controlled manufacturing environment in its own factories reduces the amount of resources used, as well as capping costs and shortening production times. Depending on the ground conditions, a turnkey apartment block can be delivered in around 6 months from the start of production in the factory.

Creation and assembly

The volume elements are manufactured dry and safely in Lehto’s own factories, where apartments with everything from kitchens to hat racks are pre-assembled before they are packaged and transported to the work site.

On-site assembly is then carried out according to a detailed and optimised process based on Lehto’s 15-year experience. As much as possible is done in the factory, in order to minimise work on site, reduce build times and ensure quality.

The working environment is central, and we follow clear processes. No ‘irrational’ decisions are made on the work site; we follow a clear process manual. We set up, prepare the ground and foundations, our prefabricated volume elements arrive at the work site and are lifted into place. This completes our volume elements. Our high degree of pre-fabrication means the amount of work on site is minimised. We ensure function and quality through testing and inspection, and hand over the turnkey apartment blocks.
