THE FIVE PILLARS PHILOSOPHY: The five pillars provide a framework for ensuring risk is adequately assessed and effectively controlled and that learning and human factors are properly considered in the way your data centres are operated. The five pillars are built on foundations of the right culture and behaviours.

CERMVIEW CERMView™ is a unique tool developed by CBRE to support the CERM™ methodology. It is designed to change culture through making operational risk visible and transparent. It provides proactive management of information and activities related to the specific data centre critical systems.

CERMView™ aims to change mind-sets, minimizing the potential for human error and process failure, which may cause a facility outage. It also provides customers with a powerful reporting and audit platform and engages them – should they wish – in key decision-making about significant operational risks.

THE HUMAN FACTORWe aim to create a highly-motivated team with the lowest risk profile in the industry. A world class foundation of technical specialists and data centre management training is supported by our unique CBRE human factors training. This has been designed to specifically reduce people and process risk in data centres.

Data Centre Solutions has worked over many years to create a renowned team of engineering professionals and technicians that deliver a unique specialist data centre engineering program (CERM™) consistently around the world.

Our program introduces a refined approach to how data centre talent is selected, evaluated, developed and trained to provide a robust foundation of technical excellence.

We provide comprehensive risk based maintenance programs that have been proven to reduce facility risk, whilst reducing cost by on average 10%. Innovative technology and tooling is also used to pro-actively identify engineering priorities that ensure risk is removed.

As a core principle, we will identify areas of third party maintenance that can be safely and responsibly delivered through the site team. This significantly increases productivity, improves employee engagement and technical competence, and importantly drives out expensive, unwarranted supply chain costs.

Delivering facility services such as janitorial, cleaning and security, is very different in a data centre environment. Working as a cohesive team can make a real difference in incident management and the resulting maximization of uptime.

Integrating facility services members into scenario training exercises, escalation processes, emergency response teams and critical alarm protocols means that we maximize productivity and minimize risk.

As well as a productive, healthy and well maintained working environment for visitors, customers and employees, we ensure the right training and response that leverages soft FM services as a layer of real defence for the facility.

In addition to our core engineering and IT expertise, CBRE has extensive capabilities and the relevant experience to support your facility services requirements including the following areas:

• Cleaning and janitorial • Technical and raised

floor cleans • Security and security systems • Landscaping • Vending and catering

Data Centre Solutions self-performs a range of IT services for our customer on a global basis. Highly-trained CBRE technicians, supported by a comprehensive technical support team, provide entry level to highly-complex IT services to a variety of co-location, enterprise and cloud customers with very different IT requirements.

We provide IT services to many industry sectors including financial services, media, technology and telecoms, through to education, research and science sectors.

Services include:

• Maintenance and repair of IT hardware in a data centre

• Configuration of BIOS • Server imaging • Server deployment and

deployment planning • Capacity management and

efficiency optimization • Structured cabling systems • Operational/smart hands • Connectivity management

Insights is a collection of data centre assessment and analysis offerings which provides the customers with a range of additional services and capabilities provided by CBRE and our chosen partners.

We have helped customers perform a range of activities from facility accreditations, energy reports and improvement, operational risk reviews, SPOF reports, facility performance assessments and similar professional services that fall out-side of traditional day-to-day requirements.

Data Centre Solutions provides a seamless approach to the management, design, construction, installation and commissioning of building and infrastructure projects. The team harnesses its extensive buying power to deliver the best value for clients and reduce the cost of ownership over the life cycle.

CBRE’s approach is to define, design and deliver every project so that it meets client requirements, and is completed on time and budget with minimal disruption to client operations. Services include:

• A risk-aware approach • Minimal disruption in

live environments • Complete visibility

and control • A highly-competent

team of experts

Effective energy management ensures that the latest technology, best practices and knowledge is applied in a way that reduces the demand on energy in a data centre in line with industry best practice, EU CoC, and CBRE Data Centre Solutions’ considerable in-house technical expertise. This is a direct route to lower costs and a smaller carbon footprint.

Supply management includes tariff analysis along with the installation and operation of sustainable technology such as ground source heat pumps and other alternative energy sources. Energy services include:

• Energy strategy, advice and policies

• Supply and demand analysis

• Energy projects • PUE improvement

CASE STUDY FINANCIAL SERVICES CLIENT

The client’s Singapore portfolio includes a Tier III data centre, built and owned by the client, together with its regional headquarters and two further trading facilities in leased multi-tenanted offices, spanning a total of 63,462 sq. m.

THE CHALLENGEThe client required a more efficient and cost effective way of managing its facilities maintenance across these sites. The existing on-site team was reactive and relied on external contractors in order to complete tasks and to effectively respond to any issues. This led to long response times and unnecessary spending.

OUR SOLUTIONOn being awarded the contract, CBRE’s Data Centre Solutions team engaged its specialist vendors to provide extensive training for the on-site team. This now means the majority of planned and preventative maintenance can be carried out by the on-site team without the need for vendor support.

THE RESULT • An up-skilled workforce

• Significant reduction in assistance required from external vendors

• Increased savings (Targeted to be 20% in year 1)

• More pro-active risk management

• Global standard consistency

CASE STUDY A GLOBAL LEADER IN IT SERVICES

The client operates several of the largest enterprise data centres across the globe. Maintaining 100% uptime is a con-stant focus. The client also recognized that high staff attrition and human behaviour was leading to a direct impact on the risk profile of its facilities.

THE CHALLENGEDue to a fluctuation of energy costs and the advances in server load capacity, it was essential that the client had a partner that could deliver a consistent approach to driving a new global energy and innovation program.

OUR SOLUTIONCBRE’s focus on people resulted in the creation of intermediate leadership positions and the development of clear career paths for all employees. Site resilience dramatically increased as

a result of employee motivation and buy in, led by empowered and accountable managers and leaders.

The team created customer focused innovation charters which focused on site resilience and cost reduction programs.

CBRE’s DC360 solution allowed the team to facilitate multi-disciplined cross team collaborative energy projects.

THE RESULTS • Customer focused site

teams, delivering to exceptional standards, creating client confidence.

• Significantly reduced risk profile as a result of staff retention and a globally consistent staff training and development strategy.

• $1.6M of client savings through better supply chain management and innovative cost savings solutions.

• CBRE’s transparent pricing model and comprehensive technical expertise has provided ongoing support as the client continues to expand globally.

• Reduction in up to 20% operating costs through combining IT and engineering.
