Surely, this is a book for all citizens of the United States of America, as the author narrates his journey from the year 2008 onwards through the present COVID pandemic to 2024. It explicitly speaks of how the political mafia operates within the US and globally to destroy the lives of honest citizens.

 

Like we know, there is a coalition between prominent politicians and members of judicial systems almost everywhere in the democratic world that subvert legitimate processes for unlawful gains. It works under covers and level accusations against whom they deem as a threat to their vested interests. And like the author suggests, “there seems to be a common interest shared among the Judicial Tyrants. It is as if they place their finger on something with mutual interests and go about wrecking other people’s life to attain it.”

 

Dr. Daniel Imperato was born to humble and hardworking Italian & Lithuanian immigrants in Boston, Massachusetts, in 1958 who did every kind of job from tomato packing to railroad work. He has lived a tough life ever since then. The family was conservative and lived with honor and integrity.

 

The author documents his journey as a lad starting very young by delivering newspapers. He mentions that he passed out with flying colors in a campaign for George McGovern. He also worked as a cook at a sandwich shop in his teens and later as an Assistant Auctioneer at Henry Gray Associates and the Boston Redevelopment Authority. He pursued every opportunity he got and gave it all. This goes on to prove that the hands-on experience he has gained through his remarkable journey to stand where he does now.

 

Dr. Imperato began his business career in 1977 by transforming manufacturing facilities in Israel. He adopted them to fit a global marketplace along with bringing finance to factories for global expansion. There are many other facets to the author’s persona. Independent America goes on to say that Dr. Daniel JP Imperato is an independent political person and a humanitarian at heart. His training under Biblical and Constitutional guidelines is a significant addition concerning doctrines and righteousness. And so he saw it fit to run for the White House in 2008.

 

It is a fact that a house built on two pillars is fragile and cannot withstand the vagaries of human nature. The recent presidential elections are great proof of this fact. US citizens are witnesses and are fed-up with the Republicans & Democrats. They are looking for a third feasible alternative to stand for them.

 

Dr. Imperato ran for the presidency as an Independent in 2008 like Ross Perot without ballot access. He challenged the Bush administration for

heinous actions they took under wrong guidance. Dr. Imperato was determined to put a third independent party in the White House to fulfill the guarantee of freedom to American citizens under the constitution.

 

Ever since then trouble started pouring upon the author as it goes. The political mafia went all out to persecute and implicate the author. While Dr. Imperato was cleared from the SEC on Edgar filings in 2010, he was subsequently sued by SEC in 2012. Independent America goes on to narrate a series of fraudulent cases to curb the prospect of the author.

 

It is a fact that the political mafia continues even today as the system is shaped in a manner to eliminate somebody who can stand as a competitor. The judicial system is vulnerable to abuse by power-mongers to create false accusations and level charges. Independent America effectively sheds light on how miscreants sabotage and ruin the lives of US citizens as and when they stand up.

REAL ESTATE DEVELOPMENT

Realestate development opportunity

Re: Redevelopment – California, a $2 billion mixed-use project in, California The project, comprising as much as 4 million square feet (SF) and more than 50 acres, will be one of the largest and most impactful urban redevelopments in the United States. The master developer for the project and has controlled the asset since 2008. New entitlements were received in 2018, which the firm intends to modify. Currently, seeking to funding, as means to acquire and control the asset, and execute its planned redevelopment. The property, however, could be directly mortgaged at closing as part of the financing.

Project Programming There will be five mixed-use components of the project as shown in the attached proposed master site plan:

Retail – The retail component in the largely enclosed mall – consisting of approximately 870,000 SF – will be replaced by an entitled 300,000-SF open-air lifestyle center in the southern parking field that will include a broad range of restaurants, experiential entertainment venues and creative retail stores. The existing multi-screen Cinemark movie theatre will likely be relocated to a portion of the vacated Sears store, which will be adjacent to the lifestyle center.

Residential – Residential programming as currently entitled will consist of two components – multifamily rental and for-sale condominiums – together totaling just under 1,000 units. We plan to increase the portion for affordable housing dedicated to lower-income residents (earning 40% to 80% of Area Median Income) from 10% as entitled to 20%, with 80% of the apartment units being market rate; and allocate 10% of the for-sale condominiums for workforce housing – targeting middle-income teachers, police and life safety workers (earning 80% to 150% of AMI) – with 90% being traditional condominium units. Offering affordable housing to the area’s residents is a critical component to the project’s community support.

Office – The office component – currently entitled for 140,000 SF of new, ground-up construction – is targeted to be significantly expanded with the planned conversion of existing retail areas. The Broadway and Sears buildings, consisting of 400,000 SF, will be redeveloped into creative office. The conversion as well as new development will target the entertainment and technology industries given considerable demand in these sectors within the Los Angeles area. Likewise, the 260,000 SF Macy’s building, is anticipated to be acquired and converted. Given strong commercial demand, office should be one of the most profitable uses of the project from an investment return standpoint.

Production Studios – Like office, production studios will be a key driver of demand and profitability. A new studio owner, the Studios, will be formed and owned as part of the redevelopment. In addition, a Capri affiliate is currently negotiating an MOU with the feature a film producer, along with one other partner, to form an entertainment and technology company. It would be the expectation that this production venture would be a source of captive demand for the studios, in addition to expected business from many other relationships in the television and film industry that are maintained by the principals. Given its profitability, we will seek new entitlements to build more than 600,000 SF of production soundstages, studios and backstage offices. If we are successful in expanding the site by additional10 acres, this could represent more than 1 million SF of programming.

Hotel – the hotel component will be one of the last phases developed given that its demand will be driven by the other commercial uses, such as office and media production. It is currently entitled for 400 keys (rooms), and would most likely consist of two adjoining properties with separate flags. The district has historically been in short supply of hotel, banquet and meeting facilities. Timetable and Phasing Upon the successful acquisition of the property, we will immediately seek zoning administerial review to commence the conversion of the indoor mall and anchor stores to production studios and creative office.

There is a shortage of both property types in the Los Angeles area and permitting should be relatively straightforward. In the re-entitlement of the project, we will seek to drastically reduce the parking requirement, which will trim as much as $200 million in total costs. The retail and residential components will be the next to be completed in a separate equity and debt commitment from investors, with the for-sale condominiums being held off until the later phases of the project with the goal of getting maximum pricing for the units. As mentioned, the hotel portion of the redevelopment will also be one of the last components to be separately developed. Key to the overall project will be, first, the acquisition of the existing onsite Macy’s building (the anchor department stores and underlying land parcels are typically not owned by the developer in most malls, but by the retailers themselves); and second, the acquisition of the adjacent 10-acre land, which is largely vacant. While the development could proceed without these acquisitions, the project becomes even more expansive and impactful with them included. In particular, the land purchase would add another 10 acres of land and the potential to build as-of-right another 700,000 SF of highly desired office and production facilities. We would certainly welcome your firm’s involvement in the planning and design of this important project. A design firm in Los Angeles, who has created an initial and revised master site plan. This is included in our submission. Funding The investor’s equity capital commitment would initially and ideally be for $250 million.

The only immediate use of funds would relate to the posting of a $5 million refundable earnest-money deposit to secure the transaction. Following the formal approval by you or your investor to proceed, $135 million would be used for acquisition and closing costs of the recapitalization, with the $15 million balance to commence predevelopment.

To the extent we are successful in acquiring either or both the Macy’s building and the land; an additional $100 million would be made available. Alternatively, depending on the source of capital, an interest reserve could be created. Financial Returns the completed project from ongoing operations is expected to generate over $120M in net operating income at stabilization (which does include the for-sale condo portion of the project), as shown in the attached proforma. At a 5% capitalization rate, this would equate to $2.3 billion (net closing costs) in residual value against conservatively estimated costs of $1.83 billion, representing a simple return on total cost of 27%, or nearly $500 million. This residual profit assuming 50% leverage represents a simple residual return on equity of 55%. We are in the process of completing a detailed IRR analysis based on recommended programing. Community Impact There is one final consideration to the project worth noting. The mall has symbolic importance to the California.
