Situation Dalnamein Lodge lies in Highland Perthshire and has an impressive southerly aspect outlook over heather hills and native woodland to Meall a Chathaidh in the west. The Lodge has good communications being readily accessible from the A9, the main arterial route through the Highlands. There is a Railway Station at Blair Atholl with regular services north and south including the sleeper train to London. The nearest local shop is the House of Bruar which offers a wide range of fresh produce in addition to clothing and gifts. Pitlochry to the south has a wide range of shops, a supermarket, banks, restaurants and professional services.

For the outdoor enthusiast the area offers a wealth of opportunities with hill walking, mountaineering, golfing, trekking, shooting, stalking and fishing; all available locally. The area around Aviemore offers skiing on the Cairngorms, water sports on Lochs Ericht and Morlich, mountain bike trails and numerous outdoor activities.

HistoryDalnamein Lodge was originally part of Atholl Estate until it was bought by the current owners in 2003. The lodge was constructed in the late 19th Century when the Estate was divided into a number of stalking beats, each of which had its own Shooting Lodge to host the stalking and shooting parties that populated the Highlands from August until the end of the Stalking Season. The Lodge was badly damaged by fire in the spring of 1885 but was repaired in time for the Shooting Season and subsequently extended in 1893 to create the house that can be seen today. A record of the Victorian era can be seen in a series of caricatures on the west wall of the Drawing Room which depict the guests that stayed in the Lodge.

DescriptionDalnamein Lodge is built of rendered stone beneath a pitched slate roof and has been improved and modernised by the current owners since they purchased the property in 2003. The Lodge sits in about 20 acres of gardens, paddocks and woodland and has a separate two-bedroom Cottage.

The Lodge is approached by a gravel drive which splits in two and leads to gravel sweeps at the east and west of the house. The two storey accommodation is approached through a vestibule on the east which opens to a welcoming reception hall with a wood burning stove. From the hall, doors lead to the sitting room and formal dining room. An inner hall leads to the drawing room which has two bay windows and the caricatures of previous house guests on the wall surrounding the fireplace. The kitchen is the hub of the house and has an electric Aga and free standing units and leads to a study and family snug with a back stair to the first floor. The north wing has a laundry, commercial kitchen, boot room and gun room.

The first floor is reached by an elegant staircase to an inner landing. There are seven principal bedrooms, four of which face south with the remainder looking east and benefitting from the morning sun. The bedrooms are served by three bathrooms but there is potential to create en-suite facilities subject to the necessary consents. The north wing contains three further bedrooms and a shower room.

The west wing adjoining the principal house is currently configured as a three bedroom cottage with a living room, kitchen and WC on the ground floor and the bedrooms and bathroom on the first floor. The cottage has its own front door but can be connected to the house at both ground and first floor levels.

OutbuildingsTo the north of the house is a range of former kennels of stone and slate construction with a lean-to store. Adjacent is a stable which has been divided into three loose boxes. On the other side of the track from the stables is a stone built former bothy, now used as a store.

Gardens and GroundsThe gardens surrounding Dalnamein Lodge are principally down to lawns which lead to a grassy bank to the south of the house and on down to a paddock above the River Garry. The paddock extends to about 5 acres and continues round to the east of the house where there are a variety of mature trees.

WoodlandTo the west of the Lodge there is a triangular shaped plantation of trees extending to about 5.71 acres. The woodland is a mixture of deciduous and coniferous trees and provides shelter to the Lodge.

Scrub Woodland/GrazingTo the north of the access road that leads to Dalnamein Lodge is a strip of rough woodland/grazings extending to about 5.62 acres which is undulating and screens the A9.
