Factors Impacting Low-Slope Roofing Costs: A National Labor Study

With fewer people entering the roofing trades, commercial contractors specializing in low-slope roofing face the challenges of delivering quality roof systems with fewer skilled hands, all while maintaining a profit. Controlling and reducing labor costs can mean the difference between a business thriving and closing its doors for good. Keeping this in mind, CertainTeed commissioned an independent, five-year nationwide study to objectively measure if self-adhered modified bitumen roofing truly delivers cost and labor savings compared to other low-slope roof covers. The study revealed that much more goes into constructing a profitable, quality low-slope roof than just product selection. CertainTeed has made that information available to the general public in the form of a labor study.

Observations based on the study include:

• A two-layer, self-adhered modified asphalt (mod bit) system can be installed faster than a single layer of mechanically attached or fully adhered TPO.

• A self-adhered mod bit cap installs faster than a torch-applied or hot-mopped mod bit cap.

• Tools matter. For example, a multi-torch cart or “dragon wagon” can cut the field application time of a torch-applied project significantly when used properly.

• On bituminous roof covers, self-adhered field application can offer labor savings, even if the flashing and penetration details are completed with a torch or mop.

• Poorly managed crews, faulty tools and extreme climates will increase installation time, regardless of product selection.

The study is intended to help roofing contractors optimize their existing crews. It also serves as a reference tool contractors can use to compare their labor costs to a current and comprehensive national average.

FLINTLASTIC® SA Cold weather installation in as low as 20°F

Traditional low-slope roofing methods utilizing mopped asphalt or torch welding come with limitations. These include additional safety precautions for workers, increased time on a jobsite, higher contractor insurance costs and fumes that may discomfort clients. Flintlastic SA — CertainTeed’s self-adhered SBS (styrene-butadiene-styrene) modified bitumen roof system — offers a safe, clean and quick alternative to traditional modified bitumen products.

Flintlastic SA systems need only a weighted roller for typical field installation, removing the additional labor and safety training required for torch-applied, hot asphalt and cold adhesive (solvent-based) roof systems. Eliminating the use of these materials can reduce insurance costs and with no noise or odors, contractors can greatly reduce disruption to building occupants.

In numerous field and laboratory installation tests, Flintlastic SA bonds were achieved in temperatures as low as 20°F with appropriate use of a hot air welder and silicone roller on certain application details. This innovation allows contractors to apply Flintlastic SA virtually all-year-round, avoiding work delays and increasing the potential for profit.

Diamond Base Sheet, a self-adhered base, and Flintlastic GTA-FR CoolStar, a torch-welded, highly reflective cap:

FLINTLASTIC® GTA-FR COOLSTAR®

Flintlastic GTA-FR CoolStar offers excellent rooftop protection by combining the toughness and UV stability of APP-modified asphalt with the stress-resilience of its high-performance polyester reinforcement mat. The APP-modified compound is enhanced with fire-resistant additives, making this workhorse cap membrane ideal for projects that require UL Class A fire ratings. The top surface of Flintlastic GTA-FR CoolStar is comprised of a proprietary, highly solar reflective granule blend. Flintlastic GTA-FR CoolStar can be used to comply with the 2016 California Title 24 Part 6 Cool Roof Requirements.

BLACK DIAMOND® BASE SHEET

Black Diamond is a self-adhered, highly UV-resistant base sheet designed for speed and engineered for durability. Black Diamond may be paired with any torch-applied or hot asphalt-applied interply or cap membrane (cannot be paired with ply or cap-applied with cold adhesive). Fiberglass reinforcement gives Black Diamond additional strength and dimensional rooftop stability. SBS-modified asphalt makes the material flexible, especially in cold temperatures. Black Diamond adheres directly to bituminous anchor sheets; DensDeck® Prime; Securock®; coated-six-side high-density wood fiberboard; primed structural concrete; and FlintBoard® polyisocyanurate insulation. Black Diamond may be left exposed up to six months without risk of asphalt degradation.
