All residential accessory buildings are required to have review of sewage disposal and water supply. The documentation to submit to DCD will be one of the following: Onsite Septic: Accepted or Concurrent Review BSA (Building Site Application) including septic design (Site Plan)

4. Engineered construction plans and calculation if applicable. If you are not using current International Residential Code standard construction methods, your plans require engineering.

1 paper set to be 11x17 or smaller, not to scale, accompanied by an electronic* copy with the engineers digital stamp.

Code Requirements:Site Plan

Site plan clearly shows new construction, existing structures and distances from lot lines. Include clearing limits to show what areas will be cleared of trees and vegetation in order to build, install driveways, install drain fields etc. Show locations and size of I-pits or other stormwater features. Show driveway and access point from parcel to main road. In the case of demolition, the site plans shall show construction to be demolished and show location of structures to remain. Structures show the setbacks and intended use of each. For shoreline properties, adjacent property building(s) location(s) shall be shown.

Location of any critical areas (wetlands, creeks, streams, shorelines etc.) and their associated buffer and/or setback requirements. You can locate the associated buffers by looking up the parcel. If applicable, your site plan should indicate compliance with conditions of approval for any associated Plat, Short Plat, PUD, or PBD. All developments that create greater than 2,000 square feet of new and or replaced impervious surface shall identify a method of stormwater management. Impervious surfaces include, but are not limited to any surface that is subject to vehicular traffic, is covered with a roof, hardscape including basketball/tennis courts, sidewalks, patios etc.

Braced wall lines shall be identified on the construction documents and all pertinent information including, but not limited to bracing methods and location and length of braced wall panels shall be provided. Braced lines are a straight line drawn on the building plans that represents the location of the lateral resistance. Wall bracing is a system of specially constructed exterior, and often interior, wall segments attached to the roof, floor and foundation that resist lateral (sideways) loads from wind and earthquakes.

DPD may keep the 11x17 sized set of plans for records retention purposes. If these plans are prepared by a registered professional they shall bear an original seal and signature of the design professional or the plans must be accompanied by a letter, with original seal and signature, from the design professional authorizing the use of copies for the particular project.

Floor plans shall clearly identify the use of each space. All rooms shall be identified.

Garages must be separated from the residence and attics with gypsum board for fire protection. If the garage is detached, but is located within 3 of the residence, gypsum board must also be used. All habitable rooms above the garage must be separated by 5/8 gypsum board. Garage must also include a 20-minute fire rated self-closing door.

Porches, balconies or raised floor surfaces located more than 30 above the floor or grade shall have guards not less than 36 in height.

All stairways with 4 or more risers and/or ramps exceeding a slope of 1:12 (8.33%) shall have at least one graspable handrail.

Concrete walls retaining more than 24 of unbalanced fill (unbalanced fill is fill that is not evenly distributed against any wall) and supporting a surcharge (surcharge means added weight to the fill area against a wall) shall be engineered. Retaining walls not exceeding 4 in height (from the bottom of the footing to top of the wall at any point) and not supporting a surcharge are exempt from permit requirements.

Garage & carport floor surface shall be of approved non-combustible material (i.e. concrete, asphalt) and sloped toward the garage or carport door opening to facilitate drainage of liquids. Variances to floor surface requirements for carports must be requested from the Building Official.

Carbon monoxide alarms shall be installed outside each sleeping room in the immediate vicinity of the room when fuel-fired appliances are installed in the residence or the residence has an attached garage.

Concrete walls retaining more than 24 of unbalanced fill and supporting a surcharge shall be engineered. Retaining walls not exceeding 4 in height (from the bottom of the footing to top of the wall) and not supporting a surcharge are exempt from permit requirements.

Structures that equal or exceed 5000 sq. shall meet the for fire protection (i.e. fire hydrants located within 1000 ft. from structure that provide the required gallons per minute of water, fire sprinklers, fire resistive construction, etc.). Square footages is measured from the outside walls of the structure including attached garages, attached storage, useable areas under decks (patios under decks), unfinished basements, crawl spaces constructed in such a manner as to allow storage, covered porches, etc.
