PROJECT INFORMATION
GENERAL NOTES
1. GENERAL CONDITIONS, AIA DOCUMENT 201, FOR THE PERFORMANCE OF A CONTRACT ARE HEREBYINCORPORATED INTO THESE DRAWINGS AND SHALL BE CONSIDERED AS PART OF THEREQUIREMENTS FOR THE COMPLETION OF THE WORK.
2. THE CONTRACTOR SHALL NOTE THAT SOME EXISTING CONDITIONS REPRESENTED IN THECONSTRUCTION DOCUMENTS MAY NOT MATCH THE ACTUAL CONDITIONS. THE CONTRACTOR SHALLVISIT THE SITE TO OBSERVE PRESENT CONDITIONS AND BASE THE BID ON THOSE CONDITIONS.
3. THE GENERAL CONTRACTOR SHALL VERIFY ALL EXISTING CONDITIONS AND DIMENSIONS AT THE JOBSITE PRIOR TO STARTING WORK INCLUDING UTILITIES AND ALL OTHER WORKS AND FACILITIES THATEFFECT THIS PROJECT. ANY DISCREPANCIES, CONFLICTS, OMISSIONS, OR UNUSUAL CONDITIONSSHALL BE REPORTED TO ENVIRON ARCHITECTURE BEFORE PROCEEDING WITH THE WORK. NOALLOWANCE SHALL BE MADE FOR ANY EXTRA EXPENSE OR EXTENSION OF TIME DUE TO GENERALCONTRACTOR'S FAILURE OR NEGLECT TO COMPLETE EXAMINATION OF THE JOB SITE.
4. ENTERING INTO AN AGREEMENT FOR CONSTRUCTION INDICATES THAT THE CONTRACTOR(S) HAVEVISITED THE JOB SITE, FAMILIARIZED THEMSELVES WITH EXISTING CONDITIONS AND REVIEWED THESAME WITH THE REQUIREMENTS OF THE CONTRACT DOCUMENTS.
5. CONTRACTOR SHALL PROTECT AREAS FROM DAMAGE, WHICH MAY OCCUR DURING CONSTRUCTION.ANY DAMAGE TO NEW AND EXISTING CONSTRUCTION, STRUCTURE OR EQUIPMENT SHALL BECONTRACTOR'S RESPONSIBILITY AND SHALL BE IMMEDIATELY REPAIRED OR REPLACED TO THESATISFACTION OF THE OWNER AT THE EXPENSE OF THE GENERAL CONTRACTOR.
6. THE CONTRACTOR SHALL RESERVE AN ALLOWANCE TO VERIFY THAT ANY HVAC SYSTEM TO REMAINIS FUNCTIONAL AND MEETS CURRENT CODE.
7. THE CONTRACTOR SHALL, BEFORE STARTING EACH PORTION OF THE WORK, CAREFULLY STUDY ANDCOMPARE THE VARIOUS CONTRACT DOCUMENTS RELATIVE TO THAT PORTION OF THE WORK.
8. ALL CONSTRUCTION WORK SHALL COMPLY TO THE GOVERNING CITY AND/OR COUNTY CODES,LATEST EDITION AS WELL AS OTHER GOVERNING CODES AND REGULATIONS.
9. THE GENERAL CONTRACTOR WILL SUBMIT A DETAILED CONSTRUCTION SCHEDULE WITHIN ONE WEEKOF AWARDING CONTRACT.
10. CONTRACTOR TO NOTIFY ARCHITECT OF ANTICIPATED FINAL INSPECTION DATE TWO WEEKS INADVANCE, IN WRITING.
11. ALL WORK LISTED, SHOWN OR IMPLIED ON ANY CONSTRUCTION DOCUMENT SHALL BE SUPPLIED ANDINSTALLED BY THE GENERAL CONTRACTOR EXCEPT WHERE OTHERWISE NOTED. THE GENERALCONTRACTOR SHALL CLOSELY COORDINATE THE WORK OF OTHER SUBCONTRACTORS AT THE JOBSITE.
12. THE GENERAL CONTRACTOR SHALL OBTAIN AND PAY FOR ALL BUILDING PERMITS, INCLUDING ALLFEES, INSPECTION FEES, AND MISCELLANEOUS FEES THE ISSUING AGENCY MAY REQUIRE. THEGENERAL CONTRACTOR SHALL PAY ANY FEES REQUIRED FOR THE REMOVAL OR RELOCATION OFEXISTING UTILITIES OR OTHER PHYSICAL BARRIERS.
13. THE CONTRACTOR SHALL COMPLY WITH THE BUILDING OWNER'S "RULES AND REGULATIONS” IF ANYARE AVAILABLE.
14. THE GENERAL CONTRACTOR SHALL MAINTAIN A CURRENT AND COMPLETE SET OF CONSTRUCTIONDOCUMENTS ON THE JOB SITE DURING ALL PHASES OF CONSTRUCTION FOR USE OF ALL TRADESAND SHALL PROVIDE ALL SUBCONTRACTORS WITH CURRENT CONSTRUCTION DOCUMENTS ASREQUIRED. THE PLANS SHALL NOT BE SEPARATED.
15. THE GENERAL CONTRACTOR SHALL REMOVE ALL DEBRIS AND WASTE MATERIALS ON A REGULARBASIS FOR ALL SUB-CONTRACTORS AND TRADES. GENERAL CONTRACTOR SHALL EXERCISE STRICTCONTROL OVER JOB CLEANING THROUGHOUT CONSTRUCTION INCLUDING FINAL CLEAN-UP UPONCOMPLETION OF WORK.
16. THE CONSTRUCTION DOCUMENTS ARE PROVIDED TO ILLUSTRATE THE DESIGN AND GENERAL TYPEOF CONSTRUCTION DESIRED, AND IMPLY THE FINEST QUALITY OF CONSTRUCTION, MATERIAL ANDWORKMANSHIP. THE GENERAL CONTRACTOR, IN ASSUMING RESPONSIBILITY FOR THE WORKINDICATED, SHALL ENFORCE CONSTRUCTION STANDARDS FOR EACH TRADE. THE GENERALCONTRACTOR SHALL ALSO ENFORCE QUALITY CONTROL PRIOR TO FINAL PUNCH WALK.
17. CONTRACTOR SHALL PROVIDE PROTECTION DURING CONSTRUCTION IN ACCORDANCE WITH CBCCHAPTER 33.
18. CONTRACTOR SHALL FIREPROOF AS REQUIRED BY CODE ALL NEW PENETRATIONS GENERATED BYTHE WORK DESCRIBED IN THESE DOCUMENTS. THE CONTRACTOR SHALL PATCH & REPAIR ALLFIREPROOFING DAMAGED DURING DEMOLITION AND/OR CONSTRUCTION.
19. THE CONTRACTOR SHALL PROVIDE AND COORDINATE ALL NECESSARY BLOCKING, BACKING,FRAMING, HANGERS OR OTHER SUPPORT FOR ALL INTERIOR AND EXTERIOR TRIM, FIXTURES,EQUIPMENT, CABINETRY, FURNISHINGS, AND ALL OTHER ITEMS REQUIRING THE SAME, INCLUDING“NOT IN CONTRACT” ITEMS.
20. ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE CONSIDERED CONSTRUCTIONSTANDARDS. IF THE CONTRACTOR HAS QUESTIONS REGARDING SAME, OR THEIR EXACT MEANING,ENVIRON ARCHITECTURE SHALL BE NOTIFIED FOR CLARIFICATION.
21. ALL ITEMS ARE NEW UNLESS OTHERWISE NOTED.
22. IT IS THE CONTRACTOR'S RESPONSIBILITY TO INSURE THAT INSTALLATION METHODS CONFORM TOALL BUILDING CODE REQUIREMENTS. THE MATERIALS SPECIFIED ARE INTENDED TO MEET CODEREQUIREMENTS. ANY DISCREPANCY BETWEEN THE CONSTRUCTION DOCUMENTS AND CODEREQUIREMENTS SHALL BE BROUGHT TO THE ATTENTION OF ENVIRON ARCHITECTURE IMMEDIATELYBY THE CONTRACTOR, PRIOR TO PROCEEDING WITH THE SPECIFIED WORK.
23. DO NOT SCALE OFF DRAWINGS, DIMENSIONS GOVERN. LARGE SCALE DETAILS GOVERN OVERSMALLER DETAILS.
24. ALL INTERIOR WALL DIMENSIONS ARE TO FACE OF STUD, UNLESS OTHERWISE NOTED.
25. ALL EXTERIOR WALL DIMENSIONS ARE TO FACE OF CONCRETE, CONCRETE BLOCK OR STUD UNLESSOTHERWISE NOTED.
26. NO SUBSTITUTIONS OF SPECIFIED MATERIALS SHALL BE PERMITTED WITHOUT FIRST SUBMITTINGSPECIFICATIONS, SAMPLES & COST IMPACT TO ENVIRON ARCHITECTURE FOR APPROVAL.
27. AT THE TIME OF BID SUBMITTAL, THE CONTRACTOR SHALL ADVISE ENVIRON, IN WRITING, OF ANYSPECIFIED MATERIALS OR EQUIPMENT WHICH ARE EITHER UNAVAILABLE OR WILL CAUSE A DELAY INTHE CONSTRUCTION COMPLETION SCHEDULE.
28. THE CONTRACTOR SHALL PROVIDE AND INSTALL ROUGH AND FINAL HOOK-UP FOR ALL SPECIFIEDFIXTURES AND SHALL SUPPLY ALL SUCH FIXTURES UNLESS OTHERWISE NOTED.
29. CONTRACTOR SHALL SECURE THE JOB SITE AT ALL TIMES DURING THE CONSTRUCTION PERIOD,INCLUDING THOSE TIMES WHEN THE CONTRACTOR'S WORKMEN ARE NOT ACTUALLY ON THE JOB.
30. THE CONTRACTOR SHALL PATCH, REPAIR, REPLACE AND/OR REFINISH ALL EXISTING CONSTRUCTIONIN THE CONTRACT AREA TO A "LIKE NEW" CONDITION.
31. THE CONTRACTOR IS RESPONSIBLE TO MEET ALL ACCESSIBLE CODE REQUIREMENTS WITHFACILITIES INSTALLED, INCLUDING SIGNAGE.
32. ANY REVISIONS OR ADDITIONAL WORK REQUIRED BY THE CLIENT, FIELD CONDITIONS OR LOCALGOVERNING AUTHORITIES SHALL BE BROUGHT TO THE ATTENTION OF ENVIRON ARCHITECTUREBEFORE PROCEEDING. INFORM ENVIRON ARCHITECTURE IF SUCH WORK WILL HAVE A SCHEDULEIMPACT.
33. ANY AND ALL REVISIONS SHALL BE PROCESSED IN ACCORDANCE TO THE GENERAL CONDITIONS OFTHE CONTRACT, AIA 201.
34. BEFORE ACCEPTANCE BY THE OWNER, THE COMPLETED CONSTRUCTION SHALL BE CLEANED,LABELS REMOVED AND ALL OTHER TOUCH-UP COMPLETED.
35. THE CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING ALL LIFE SAFETY EQUIPMENT ASREQUIRED BY STATE AND LOCAL BUILDING CODES.
36. THE CONTRACTOR SHALL HOLD HARMLESS ENVIRON ARCHITECTURE AND ITS AGENTS, THE BUILDINGOWNER AND THEIR REPRESENTATIVES OF ANY SUITS OR ANY OTHER LEGAL ACTION ARISING FROMTHE CONTRACTOR'S WORK.
37. GENERAL CONTRACTOR IS TO PROVIDE ACCESS PANELS FOR MECHANICAL, ELECTRICAL, PLUMBING,AND DATA CONTROLS AS REQUIRED. LOCATIONS TO BE REVIEWED BY ENVIRON ARCHITECTUREPRIOR TO THE INSTALLATION OF THE SYSTEMS REQUIRING THE ACCESS PANELS.
38. FIRE DAMPERS, SMOKE DAMPERS, COMBINATION FIRE/SMOKE DAMPERS AND CEILING RADIATIONDAMPERS SHALL BE PROVIDED AT THE FOLLOWING LOCATIONS, CBC SECTION 716:
a. FIRE WALLS b. FIRE BARRIERS c. SHAFT ENCLOSURES d. FIRE PARTITIONS e. HORIZONTAL ASSEMBLIES
39. THE CONTRACTOR SHALL PROVIDE THREE (3) SETS OF SHOP DRAWINGS TO ENVIRON ARCHITECTUREFOR DESIGN REVIEW AFTER GENERAL CONTRACTOR HAS REVIEWED THEM FOR CONSTRUCTION ANDCONFORMANCE WITH THE CONTRACT DOCUMENTS.
40. SHOP DRAWINGS FOR ALL MILLWORK SHALL BE SUBMITTED TO ENVIRON ARCHITECTURE FOR REVIEWPRIOR TO FABRICATION.
41. THE CONTRACTOR SHALL SUBMIT SAMPLES OF MATERIAL FINISHES TO ENVIRON ARCHITECTURE FORDESIGN REVIEW PRIOR TO INSTALLATION. FAILURE TO DO SO WILL BE THE TOTAL RESPONSIBILITYAND LIABILITY OF THE CONTRACTOR WHETHER SPECIFIED CORRECTLY OR INCORRECTLY ON THECONTRACT DOCUMENTS.
42. THE GENERAL CONTRACTOR SHALL SUBMIT PAINT DRAW DOWNS TO ENVIRON ARCHITECTURE FORREVIEW. IF ANY DRAW DOWN IS APPROVED, A 4’x4’ AREA SHALL BE PAINTED ON THE ACTUAL SURFACE(INCLUDING RAILINGS, AND STAIRS) TO BE REVIEW BY ENVIRON ARCHITECTURE PRIOR TO PAINTINGTHE ENTIRE COMPONENT.
43. IT SHALL BE UNDERSTOOD, UNLESS OTHERWISE STATED, THAT ALL MATERIALS AND WORKMANSHIPSHALL BE GUARANTEED FOR A PERIOD OF ONE YEAR FROM THE ACCEPTANCE OF THE PROJECT BYTHE OWNER.
44. THE DRAWINGS SHALL NOT BE SEPARATED. ANY ELEMENTS INDICATED ON ANY DRAWING SHALL BEASSUMED TO BE INDICATED ON ALL DRAWINGS INCLUDING ENGINEERING DRAWINGS.
45. THE CONTRACTOR IS RESPONSIBLE FOR THE TIMELY ARRIVAL OF ALL SPECIFIED MATERIAL(S). THECONTRACTOR SHALL NOTIFY THE ARCHITECT IN WRITING WITHIN 15 DAYS OF THE DATE OF CONTRACTOF ITEMS NOT READILY AVAILABLE. IF NOTIFICATION IS NOT RECEIVED BY THE ARCHITECT, THECONTRACTOR SHALL ACCEPT RESPONSIBILITY FOR PROPER ORDERING AND WILL PURSUE MEANSNECESSARY AT NO ADDITIONAL COST TO THE OWNER, INSURE AVAILABILITY OF ALL SPECIFIED ITEMSSO AS NOT TO CREATE A HARDSHIP ON THE OWNER AND NOT TO DELAY PROGRESS OF THE WORK.
