To create a CMA you need to follow the step by step instructions at the top of the page.

3 Selecting sold properties On the ‘Select Sold’ tab, you can chose a list

of comparable sold properties to include in your CMA.

3a. Set radius You can search for properties within a certain

3b. Set filters Usethe‘RefineSearch’panelonthe

left hand side to quickly reduce your list ofpropertiestotheonesthatfityourcomparable criteria.

3c. Refine search Onceyouhavechosenthecriteriatofilteryoursearchby,click‘Refine’.Ifyouwishtoclearallfiltersandstartagain,click‘ClearAllFilters’.

You can view the properties that you have selected by clicking the ‘Selected’ button at the top of the search results list.

Onceyou’vefinalisedthesoldpropertiesthat you want click ‘Select On the Market’ Properties or ‘Next step’

4 Selecting ‘On the Market’ properties To select properties currently advertised for

sale, use the same instructions for ‘On the market’ as you would ‘ Sold properties’.

5 Selecting ‘Market Comparison’ With market comparison you can select

properties to see what is happening with sold and on the market properties in terms of changes in the advertised price, number of days on the market, as well as the percentage change in the sale price compared to the Capital Value.

6 ‘Preview my report’ You can preview your CMA Report, and

customise it to suit in the ‘Check Preview’ section. To preview simply scroll bar on the right to move up and down through your report, or click the section headings on the lefthandmenutojumptoaspecificsectionof your report.

Note: Branding has been automatically added to your CMA. The information used (and report template) have been referenced fromyourpersonalprofile.Ifyouneedtochange any of your details, open the ‘Work Details’ menu located under ‘Admin’ in the top navigation.

7 Moving and ‘hiding’ sections You can hide entire sections of your CMA

simply by hovering over the section heading in the left hand menu and clicking ‘Hide’. You canalsoshuffletheorderofthesectionsbyclicking the section heading and dragging it to a new position.

8 Save your template Onceyouhavefinished‘hiding’,‘showing’

and rearranging the sections you want to show in your CMA, you can save these settings as a Template.

Simply click on the “Save Template” link below the step by step instructions. Select “Save As”, name your template, then click “save”. you can now use this template for any CMA you create.

Creating a Comparative Market Analysis (CMA) Using a previously saved template

On the ‘Preview’ page click on the “Manage Templates” link below the step by step instructions. Select the previously saved template you wish to use, and click “Apply”.

You can then ‘hide’, ‘show’ or rearrange other section headings after you have applied to the template. To save the changes to your template click “Save” under the “Save Template” link, or “Save As” to create a new template.

10 Editing each section of your CMA Every section in your CMA can be edited,

letting you decide what information you want to include on each page as well as what information you would like to remove.

Note: Although we automatically provide an appraisal price we recommend that you double check it.

You can also apply personal comments to the cover page. Simply click the ‘Edit’ link which appears near the top right of each panel.

11 Adding market trends information You can enter free text about market trends,

property news, or newsletters.

Click ‘Show’ on the ‘Market Trends’ or ‘News’ section then edit the panel and input your text.

12 Saving your report as a PDF/Word doc Onceyouhavefinalisedyourreport

personalisation, click the ‘Generate PDF’ or ‘Generate DOC’ button.

If you selected ‘Generate DOC’ you can now edit your CMA in Word and then save the document to your desktop.

13 Your CMA is saved as you create it Your CMA will automatically be saved while

you are creating it so that you can return to it later and continue the process. CMA’s are saved for the rest of the day.

When a CMA has been created and you reselect the property a pop up window will display allowing you to select an existing CMA or to commence a new one.
