OVERVIEW for Thursday, April 2nd
Thursday saw a +624 gain in on-market listings, the best in the past five weeks.
The level of listing changes slowed -13.8% compared to the past four weeks.
However, new active (-39.1%) and coming soon (-30.7%) listings stayed soft.
As well, pending sales declined -31.0%.

Daily On-Market Inventory – “Active, Active Under Contract”
Although -2.3% lower than last week, Thursday was the best day over day gain in on-market inventory (+624) since tracking began on February 24th and negated losses from the day before.
+1.1% day to day
inventory gain.

Daily Number of Listings Changing to “Temp Off” Status
The volume of new T/O status changes was -19.6% lower from the same day for the last four weeks.

Daily Number of Listings Changing to “Canceled” Status
Thursday had -35 fewer new canceled listings.

The day recorded -14.4% fewer withdrawn listing compared to four-week norms.

New off-market listing changes slowed yesterday, down -13.8% from the prior four Thursdays.

Daily Disposition of Active and Coming Soon listings That are Moving to an Off Market Status
Of the 515 AUCs and C/S listings leaving the market yesterday, 65.2% moved to Temporarily Off Market status, 22.6% higher than the overall average of the past four weeks.

Daily Number of Coming Soon Listings Being Added to the Market
Although up slightly from Wednesday, new coming soon listing volume slipped -30.7% from the four-week average of the day. MD experienced a -33.1%, while PA saw a -57.2% loss.

Daily Number of New Active Listings Being Added to the Market
On the day, -39.1% fewer new active listings came to market compared to the prior weeks. PA new actives (81) fell -78.4%.

Daily Number of New Active Under Contract Listings BeingAdded to the Market
New active under contract listings saw -42.9% lower volume.

Daily Number of New Pending Listings Being Added to the Market
While the volume of new pending sales for the week remains relatively steady, the day was down -31.0%from the prior four weeks.

Falling Through
Of the deals that fell through (264), 78.8% of these listings returned to active status, 5.9% above the four-week
benchmark for the day.

Although an expected start of the month day to day decline occurred, Thursday was still up 30.5% from the four-week benchmark.

For the day, -60.5% fewer showings compared to the prior four weeks. As well, showings dipped -25.3% week to week.
