The following Schedule of Specifications will be used in conjunction with the Contract Drawings, Furniture Specifications, and the Scope of Work. All work to be done and required quantities and dimensions shall be confirmed by the Contractor on-site.

A.GENERAL CONDITIONS

1.0GENERAL

1.1SCOPE OF WORK: The work covered under this Contract consists of the furnishing all materials, labor, equipment, transportation, incidentals, facilities, and superintendence necessary to complete the project in accordance with the true intent of these Specifications and Contract Drawings.

1.2PLANS AND SPECIFICATIONS: The Contractor shall be responsible for carefully examining, comparing and verifying the data furnished by the Plans and Specifications. In case of obscurity or discrepancy in the Plans and Specifications, the Contractor shall submit the matter to the Architect or his authorized representative for the proper explanation or necessary correction, before any adjustment shall be made. Any adjustment by the Contractor without such determination shall be at his risk and expense.

Omitted or wrongly described details of work, which are manifestly necessary to carry out the true intent of the drawings and specifications, shall be performed as if fully and correctly set forth and described in the drawings and specifications.

The Owner may, from time to time, make changes in the specifications and construction drawings. However, if the cost to the Contractor shall be materially increased by such change, the Owner shall pay the Contractor for the reasonable cost in accordance with the changes.

1.3LAWS TO BE OBSERVED: The contractor shall comply with all the laws, City or Municipal Ordinances and all government Specifications and regulations in so far as they are binding upon or affecting the portion of the work hereto. The Contractor or those engaged thereon shall obtain all necessary licenses and permits and pay all taxes or fees, which may be due to the local and/or National Government in connection with the prosecution of the work. He shall also be responsible for all damages to persons or property that may occur.

2.0MATERIALS

2.1MATERIALS: Unless otherwise specified, all materials shall be new and free from defects and imperfections. The quality of materials shall be of the best grade of their respective kinds for the purpose. The work shall be performed in the best and most acceptable manner in strict accordance with the requirements of the Plans and Specifications. Preference will be given to articles or materials that are locally manufactured, conditions of quality and price being equal.

2.2SAMPLES AND INFORMATION ON MATERIALS: When required by the Specifications, or when called for by the Architect, the Contractor shall furnish, for approval, full Information and satisfactory evidence as to the kind and quality of materials or articles he will incorporate in the work. The Contractor shall furnish, for Architects and Owners approval, all samples when so directed. The work shall be in accordance with approved samples. Materials and articles installed or used without such approval shall be at the risk of subsequent rejection.

Any failure on the part of the Contractor to conform or use materials that are not specified herein shall be under subsequent rejection. Any alteration or revision of material usage without approval from the Architect shall make the Contractor responsible and liable in terms of guarantee, workmanship and defects.

3.0WORKMANSHIP

3.1WORKMANSHIP: Workmanship shall be in accordance with the best standard practices and all operations required under any and all parts of the Specifications shall be undertaken in a neat, work, manlike manner. Only skilled personnel with sufficient experience in similar operations shall be allowed to undertake the same. Any alteration or revision on the execution of Drawings without approval from the Architect shall be under subsequent rejection and shall make the Contractor responsible and liable for any workmanship and execution defects.

Defective workmanship shall be remedied by the Contractor, at his expense. He shall not be entitled to any payment hereunder until defective workmanship has been remedied.

3.2TEMPORARY FACILITIES: The Contractor shall provide and maintain adequate weather-tight temporary facilities with water, light, and toilet facilities. He shall keep such places clean and free from flies. He shall remove all connections and appliances connected there prior to the completion of the Contract and leave the premises perfectly clean.

The Contractor shall furnish all temporary lights and power and shall pay all expenses in connection therewith. Furthermore, the Contractor shall provide and pay for all water expenses for building purposes that are required by all trades.

3.3PROTECTION OF WORK AND OWNERS PROPERTY: The Contractor shall put up safety measures and continuously maintain adequate protection of all his work from damage and shall protect the Owners property, as well as all materials furnished and delivered to him by the Owner. He shall make good any such damage, injury or loss, except such as may be caused by agents or employees of the Owner, or due to causes considered as an Act of God.

4.0SUPERVISION AND INSPECTION

4.1AUTHORIZED REPRESENTATIVE: Whenever the Contractor is not at the site, orders maybe given by the Owner to his authorized representative and shall be accepted and complied with by the superintendent or foreman of the Contractor.

4.2 INSPECTION OF WORK: The Architect or Owner shall, at all times, have access to the work whenever it is in preparation or progress and the Contractor shall provide facilities for such access for inspection. The manner of work and all materials and equipment used therein shall be subject to inspection, tests, and approval of the Owner.

4.3CONSTANT SUPERVISION. The Contractor shall ensure that the project will have constant supervision by a competent superintendent, who shall be present where construction is being carried on at all times during the working hours.

4.4DISPUTES: The Architect shall, within a reasonable time, make decision on all claims of the Owner or Contractor and on all matters relating to the execution and progress of the work or the interpretation of the Contract Documents.

Except as otherwise specifically provided in this Contract, all disputes concerning questions of fact arising under this contract shall be decided by the Architect, whose decisions shall be final and conclusive upon the parties as to questions of fact.

4.4CLEAN UP: The Contractor, prior to the turnover of the work to the Owner, shall remove any excess materials, waste, debris, rubbish, and all construction and installation equipment and tools from the premises.

B. SITEWORKS

1. SOIL TREATMENT shall be with Lentrek TC Termiticide or approved equal by the Architect.

2. FOUNDATION shall be in Reinforced Concrete (Class A mixture, 1:2:4); with the necessary reinforcing bars as indicated in the structural plan

3. COLUMNS shall be Reinforced Concrete (Class A mixture, 1:2:4); with the necessary reinforcing bars as indicated in the structural plan.

4. BEAMS shall be reinforced Concrete (Class A mixture, 1:2:4); with the necessary reinforcing bars as indicated in the structural plan.

5. FLOOR SLABS shall be reinforced Concrete (Class B mixture, 1:2.5:5); with the necessary reinforcing bars as indicated in the structural plan.

6. ROOF FRAMING shall be made of Steel Trusses, Rafters, and Purlins in epoxy paint finish.

7. ROOF BEAMS shall be Reinforced Concrete in semi-gloss latex paint finish

8. All structural works shall be based on approved engineering plans.

C. SCHEDULE OF CONCRETE WORK AND FLOORING

1. EXTERIOR PAVEMENT shall be brushed concrete cement finish.

2. CARPORT FLOORS shall be 20mm x 200mm x 200mm Mangima natural stone finish, spaced at 50mm B.W. Spacing shall be in smooth cement with Polyurethane finish.

3. PORCH, LIVING AREA, DINING AREA, AND FAMILY HALL and KITCHEN FLOORING shall be 9mm x 600mm x 600mm Matte, Cotto Porcelana, homogenous tiles supplied by Felport.

4. BEDROOM 1, BEDROOM 02 and BEDROOM 03 shall be shall be 9mm x 600mm x 600mm Matte, Cotto Porcelana, homogenous tiles supplied by Felport.

D. ROOFING

1. Roofing Sheets shall be 8mm Corrugated Roofing Sheets manufactured by Steeltech Corporation.

E. WATERPROOFING

1. T&B FLOOR SLABS shall be Torched-on concealed type standard waterproofing or as approved by Architect.

2. DAMP PROOFING for slab on grade shall be 6mils Polyethylene Sheet.

3. SERVICE AREA and other exposed cement finish eaves shall be Torched-on concealed type.

4. CONCRETE GUTTER shall be Torched-on concealed type.

F. SCHEDULE OF METAL WORK

1. All sizes of steel studs, runner tracks, and shall be confirmed by the Contractor.

2. Treated wood studs for interior wall framing shall be metal furring, height as indicated in drawings, spaced at 0.06M OC. Sizes subject to confirmation by Contractor.

3. All metal brackets for cantilevered shelves and overhead cabinets shall be properly anchored to wall studs.

4. All joints shall be fully welded / riveted.

G. SCHEDULE OF CARPENTRY

1. Door Jambs shall be S4S 2 x 6 for all rooms. All wooden jambs shall be stained along the longitudinal wood grain direction.

2. Refer to door schedule for relevant details.

3. For all Shelves, Cabinet Partitions, Cabinet Doors, And Drawers shall be 20mm-thk. Marine plywood, Sta. Clara, Class A.

H. SCHEDULE OF WALLS AND PARTITIONS

1. All Interior walls shall be plumb, smooth cement painted in Matte, Ivory White manufactured by Boysen. Matte finish shall mean 60% Flat paint mixed with 40% semi-gloss paint. Enamel shall be used for wood and metal application and latex paint for cement walls.

2. Exterior walls shall be plumb, smooth cement finish, painted in semi-gloss, Ivory-White, latex, Boysen Paints. Walls shall be coated three times or as approved by the Architect.

3. Exterior wall accent (at Porch) shall be 20mm THK 200mm x 200mm Ara-Al Natural stone tiles supplied by JB Rock. It shall be spaced with 6mm x 20mm groove, between tiles mounted on plain concrete.

4. Interior partitions where no bathroom walls exist shall be 3m ht. x 100mm THK dry wall of 10mm THK. Hardiflex, painted matte finish on metal framing.

5. Walls to receive plumbing pipes shall be 200mm THK. Verify drawings for proper assignment. It shall be spaced with 15mm groove with 10mm depth, between tiles mounted on plain concrete.

6. Toilet and Bath for all Bedrooms shall be 9mmTHK x 100mm x 200mm Mactan Natural Stone Tiles on concrete preparation.

7. All walls shall be plumb, straight, and finished smooth without ragged edges or wavy surfaces.

I. SCHEDULE OF CEILING

1. For all Ground Floor Ceiling shall be x 4 x 8 marine plywood on metal furring frame. All ceiling finish shall be installed evenly or as approved by the architect.

2. The Balcony Ceiling shall be THK x 4 x 8 marine plywood on metal furring framing. All ceiling finish shall be installed evenly or as approved by the Architect.

J. SCHEDULE OF DOORS

1. Main Entrance Door shall be made of one (1) panel doors of solid KD wood boards on wood framing. It shall be smooth stained in 3 coat maple finish.

2. Bedroom 1, Bedroom 2, Bedroom 3 and T&B shall be made of wood panel on wood framing made of KD, solid wood. Panel and wood frame shall be stained in 3 coats maple finish.

3. Drying area shall be made or Reinforced Bars welded together with a frame of angle bars.

4. Dining area to Service Area shall be made of three (3) 10mm THK sliding double-glazed Luningning glass on 19MM X 200mm THK powder coated aluminum frame.

K. SCHEDULE OF GLASS AND GLAZING

1. For Living Area shall be 2.45m x 0.70m x 8 mm THK. frosted glass Awning type windows

2. For Bedroom 01 shall be 2500mm x 1250mm x 8mm THK. Sliding window and 2150mm x 700mm x 8mm THK. Clear glass Awning type window.

3. For Bedroom 02 shall be 2100mm x 1250mm x 8mm THK. Sliding window and 1900mm x 700mm x 8mm THK. Clear glass Awning type window.

4. For Bedroom 03 shall be 2500mm x 1250mm x 8mm THK. Sliding window and 600mm x 2150mm x 8mm THK. Clear glass Awning type window.

5. For Toilet shall be 2475mm x 600mm x 8mm THK. Frosted glass Awning type window.

6. For Living Area shall be 700mm x 2450mm x 8mm THK. Clear glass Awning type window.

L. SCHEDULE OF HARDWARE

4. Wood Cabinets and utility cabinet shall be concealed heavy duty hinges.

M. SCHEDULE OF FINISHES

1. All Interior CHB Walls shall be Odorless latex paint, Boysen brand, three-coats, matte finish, as shown in plan.

2. All Exterior Walls shall be Latex paint, Boysen brand, three-coats, Semi-gloss finish for walls where no accent is present.

3. All Woodwork or Cabinetry shall be maple varnish or stain unless otherwise indicated in plan.

4. For wood Door Frames and Jambs shall be Maple Wood Stain finish, unless otherwise indicated in plans.

5. For Dry Wall Partitions shall be Marine Plywood or Hardiflex, 10 mm THK painted finish.

6. For all Ceilings shall be Gypsum board or Hardiflex, 8 mm THK, painted in matte enamel finish, except in Bathrooms, ceilings shall be painted in smooth, semi-gloss enamel finish.

7. Latex paint, three coats, semi-gloss, shall be applied for metal columns at carport.

N. SCHEDULE OF FURNISHINGS (With Furniture Specifications to follow)

1. For Kitchen cabinets shall be 10 mm THK Marine Plywood painted in Matte enamel finish.

O. PLUMBING

1. All water closets shall be American Standard or Architects approved equal, with white color and with built-in economical flush system.

2. Lavatories for Powder Room and Maids T&B shall be counter-mounted type.

3. Lavatory for Masters Bedroom shall be reinforced concrete in mosaic tile finish, installed cleanly and sloped towards drain.

4. Unless otherwise specified, all plumbing fittings shall be local in satin finish. Refer to plans for locations.

5. All fixtures shall be verified with the Architect or Interior Designer prior to installation.

6. All bathroom accessories shall be stainless steel, with satin finish, American Standard brand.

P. SCHEDULE OF ELECTRICAL WORK

1. Complete electrical and wiring installation shall be provided for the following:

a. Lighting

b. Power

c. Auxiliary

d. Air-conditioning system as required by Owner and as approved by the Architect

2. Wiring devices

a. Light Switches Panasonic wide series, ivory white finish for switches on white wall and walnut finish for switches on walls with wood grain.

b. Convenience outlets Panasonic or Royu, stainless steel, plain design, white finish

3. Wires and cables- Refer to the electrical plans.

4. Rigid metal conduits with factory ells and couplings 1/2 diameter, with brackets, Matsushita brand, or approved equal.

5. Lamp ballasts shall be Powerlux with polyester impregnation, or approved equal

6. Recessed and surface-mounted Downlights shall be Warm White Compact Fluorescent Lamps, with parabolic reflectors.

7. Concealed Lamps shall be T5 linear fluorescent lamps Philips/Osram/Opel or approved equal.

8. All lamps shall be warm white except at dresser or toilet mirrors, lamps shall be cool white.

9. Directional lights shall be 9w warm white, GE or Philips brand, or approved equal.

10. Pendant lights or other lighting fixtures shall be as Designers/Owners approval.
