Reliable Computer

In this digital age you have to have a good computer and internet connection. Do not

start out with a computer that old and slow. Trust me on this one. After all, you will be

doing everything virtually so your computer and internet connection will be the

lifeblood of your business. Most Real Estate agents are pretty tech savvy and they will

not work with you if you’re always having technical issues.

Basic Computer Skills

You’ve got to know your way around the computer. Basic email writing skills,

Microsoft word, Google Docs, Google Drive, Drop Box are good basics to start with.

Create a File Sharing System

The name of the game is organization. Having a place to organize all of your files and

documents is critical. Your clients will need to have a way of sharing info with you and

you with them. Google Drive or Dropbox are both great choices and free.

Packages and Pricing

What will you charge your clients for your services? As a Real Estate TC it is pretty

customary to begin with a flat rate for each transaction. There is a range that TC's will

charge based on what they include in the package. There is always the "basics" of a

transaction timeline so start from there. From there price your package accordingly. 

Having simple "add ons” to a transaction package is a great way to offer more value to

your clients and level up your income at the same time.

TC CHECKLIST AND STARTER KIT

InvoicingYou need to be paid...hello!! Decide on the best way to invoice your clients and keep track

of your income and expenses. Whether that is bookkeeping software such as Freshbooks

or something as simple as a Word invoice document you create yourself. You can keep

track of expenses in an excel spreadsheet which is also free.

A Brand That Reflects You and Your Business

Having a brand makes you memorable, plain and simple. Choose a business name,

create a logo, decide on brand colors, and create a website that encompasses all of

the above. Your website should be professional, clean and simple. Start with the basics

of your services as a Transaction Coordinator on your website. As you gain clients and

earn their trust you can add more services based on their individual needs.

Systems

The money is in your systems. Once you have a handful of clients details start to get fuzzy

and it is hard to remember everything that needs to get done. If you’re a hot mess they

won't trust or hire you again. Utilizing transaction software can make your job much easier

and allow you to scale your business up to the next level.  There are many paid software

options for TC's that are inexpensive. You may incur a small monthly fee for the use but this

is money well spent on keeping yourself organized and how professional you look. After all,

that is why you are being hired...to keep the agent on track and organized.

Transaction Coordinator Contract

What type of contract will you have with your clients? This is an important part of your

business. Spelling out what services your provide and what you charge for those

services sets the expectations at the very beginning of your working relationship.

How to Land Your First Paying Client

The simple truth is when a real estate agent hires a TC they are freeing up their time

from doing administrative tasks. This enables them to meet with new clients and sell

houses. That is where they make their money.  The secret for the TC is the ability to

convey your value to the real estate agent. If you are able to do that, then the sky is the

limit!

Last But Not Least...A Positive Attitude is a Must!Being a Real estate agent can be a very stressful job at times. After all, they are

dealing with clients in most cases that are making the biggest financial purchase or

sale of their lives. Things don't always go as smooth as planned. Staying neutral and

not getting involved in the emotions of the parties involved is your best bet.

Decide on a business name

Decide on the services you will include in yourbusiness. Will it just be TC work?

Develop your TC checklist. What action itemswill be on it?

Write down your monthly income goals. Don'tforget to consider taxes.

What will your fee be?

What are your brand colors and fonts?
