NUMBER 11 IMPROVEMENT, ALTERATION AND ADDITION

Any improvement, alteration and addition (IAA) made within the leased premises to be undertaken by the LESSEE shall be with the prior written consent of the LESSOR. Before the consent will be given the LESSEE must submit all written plans showing said IAA. Should the latter give his consent, or even if the latter does not give his consent and the IAA were made, any and all such IAA so made shall acrrue to the building and shall not be removed therefrom but shall belong to and become the exclusive property of the LESSOR without any obligation to reimburse to the LESSEE any expenses made or the cost or value thereof. In case removal is made, the LESSEE shall be liable for the value of the IAA removed plus damages made to the property which these IAA are attached or extended.
