Congratulations GMAR Higher Education Scholarship Recipients

I'm so excited to announce the recipients of the new GMAR Higher Education Scholarship! These scholarships are awarded to graduating high school senior children of GMAR Realtor® members. Earlier this year, our Board of Directors voted unanimously to offer this amazing opportunity to our membership to help offset expenses for their children who will be attending a Michigan college.

We received an overwhelming number of applications. After careful review by our Scholarship Task Force, we’re happy to have selected 10 recipients for our first ever GMAR Scholarship Program. To the members of the Scholarship Task Force, thank you for your valuable time and effort.

On July 25, 2017 several Board Members, CEO Vickey Livernois, and myself presented the awards and checks to the following students.

As President I get to experience many things that our Real Estate industry has to offer. That day was just an outstanding day. Belonging to a group that shares the workload and helps protect each other is essential for survival in our business. As a result our brains are hard-wired to motivate us toward connection and belonging. In fact, recent research in neuroscience has indicated that social needs are managed using the same neural networks as used for primary survival needs such as food and water (Lieberman, Eisenberger, 2008). Belonging can literally feel like a life or death matter.

The need to belong can often be overlooked in a Realtor Association. Realtors® may not do enough to facilitate a real connection. But not us! We are all Great Realtors®. The challenge is on! Share the #GreaterRealtors and let your light shine!

John McArdle Q: How long have you been a Realtor?A: 28 years

Q: What led you to become a Realtor?A: I wanted to combine my love of people and business skills. I went to Madonna College Library and looked up careers

(on a microfiche in the old days) that matched my criteria. Realtor came up in the results and I jumped in with both feet!

Q: Why did you join the GMAR Board of Directors?A: I am passionate about the importance a Realtor can play in the lives of our clients. It is an honor to serve the Realtors® I care so much about.

Q: In your own words, what sets GMAR apart from competing associations?A: "GMAR offers the highest value for the dues we spend. They have done a remarkable job understanding what we need to be better at our profession. GMAR delivers more to its members than any other local in Michigan...period!"

Karen Greenwood Q: How long have you been a Realtor?A: 17 years

Q: What led you to become a Realtor?A: While finishing my Master’s Degree, I needed a small income to support my family. I never expected to love it! I wanted to

do it every day. My very 1st closing was a first time home owner of a small Ferndale home, at the young age of 63. My client was also a Veteran. I can't believe it now, but my first deal was also VA 17 years ago. I didn't know it was a hard one, I just needed to find him a home! At closing he hugged me and was crying. I still get choked up thinking about it. There is no other career in the world that will give you that kind of satisfaction. So I went home and told my husband "I'm not going back to work!"

I wrote a business plan, finished my degree and went to work full time. I still get that thrill turning over keys to the American Dream. Sometimes this is a hard job we have. But I was born to do it.

Q: Why did you join the GMAR Board of Directors?A: I was asked to step up by a friend of mine on the board. It was time that I give back more to an industry that has given so much to me.

Q: In your own words, what sets GMAR apart from competing associations?A: The professional level in which our members act in the market place.

Earlier this year, the Government Affairs Committee worked diligently to develop a process to assist GMAR’s Board of Directors in making endorsements of candidates running for public office in county, city, and township government.

As you know, local governments can often times have a large impact on real estate transactions, so it is important that we support individuals who are supportive of property rights and homeownership through endorsements and potentially contributions from RPAC.

The GMAR Candidate Endorsement Task Force is looking for members to join in its efforts! If you are a member who is interested, articulate, and objective you should join us! Please

follow this link to sign up and join the Task Force today!

In September, the GMAR Candidate Endorsement Task Force will be divided into various panels of Realtors® who will interview candidates and make endorsement recommendations to the Board of Directors.

As we go through this short transition period in our search for a new Chief Executive Officer, rest assured that GMAR leadership will keep you, the member, top of mind. As Karen Greenwood, 2017 President stated in her article last month “change happens.” Change may bring uncertain thoughts and even fear into the minds of some, while others are immediately excited of what is to come. I trust that our Board of Directors will ensure that we have the best person for the job to continue to lead our members and our association down the best road possible.

Through our various GMAR communications channels I will keep you informed of important industry changes, updates, and GMAR happenings, such as the Board of Directors election this fall.

Realtor® associations would not exist without generous volunteers. Our volunteers help lead us, generate ideas, execute plans, and provide

experienced knowledge to our team. In the Fall, positions for District Director and At Large director will be available to members. These positions encompass the entire membership area of GMAR. Further information will be posted shortly, but we encourage you to learn more, ask questions, and consider joining our leadership team. Volunteering at GMAR is a great overall experience. You meet and build lasting relationships with amazing people, and help make decisions that guide the future of GMAR.

Legislation to create a First-Time Homebuyers Savings Account has been introduced in the Michigan Senate. Senate Bills 511 and 512, sponsored by Senator Peter MacGregor (R-Cannon Township) and Senator Ken Horn (R-Frankenmuth), a key legislative priority for Michigan Realtors®, would create a new incentivized savings program for 1st time homebuyers to save and grow funds for homeownership in Michigan. These savings would not only assist 1st time homebuyers designated as account beneficiaries over a long-term savings model, but also any buyer who hasn’t owned or purchased a principle residence in 3 years.

In addition, these bills:• provide income tax deductions on contributions by

account holders, up to $5,000 for a single return and $10,000 for married filers;

• create tax-free gains on the qualified savings account;

• create a long-term savings model to prepare for down-payment assistance and/or the purchase of a first home.

The legislation has been referred to the Senate Finance Committee. We will continue to keep you updated as these bills move through the Michigan Legislature.

Did you give to RPAC in 2016? If not, you’re a part of the 75% of GMAR members who didn’t invest in protecting our industry.

It was clear to the RPAC Committee earlier this year that increasing the number of Realtors® investing in RPAC was the best way to raise awareness and insure our future as an industry. Our goal for 2017 is to reach 40% of GMAR members investing at least $49 in RPAC. If you haven’t invested yet this year, skip to the end and follow the link to make your investment today!

One of the many ways the RPAC Committee is working to achieve this participation goal is through the RPAC Office Challenge! Essentially, the committee is challenging large brokerages to be the first to have 100% RPAC participation. Many thanks to John Meesseman, Broker/Owner

of Real Living Kee Realty and his team for being the first to accept the challenge! Meesseman worked with his accounting department to incorporate an RPAC investment opportunity on their commission request forms so that agents can make an investment in RPAC after every deal.

Do you think your brokerage has what it takes to win the challenge? To throw your hat in the ring, your brokerage should have a minimum of 90 active Realtors® who invest at least $49 by December 31, 2017. Christopher Ayers of Shain Park, REALTORS donated to Guardian Angels Medical Service Dogs at our GMAR Gives Thanks Party last November. With their generous contribution, GMAR was able to fully fund the training of a medical service dog, $22,000. The dog, named Cobalt Realtor® Blue, is being trained now. When he graduates later this year he will be paired with a Michigan Veteran.

Summer Sales: Single-Family Median Home Sales Prices Heat UpJune “All MLS” Median Sale Price up by 7.0% from 2016, Inventory Decreases by 32.4%

June Monthly Highlights:• There has been a general slowdown in sales across the country, and this cannot be blamed on negative

economic news. Unemployment remains low and wage growth, though nothing to overly celebrate, has heldsteady or increased for several years in a row. There is strong demand for home buying, emphasized by higherprices and multiple offers on homes for sale in many submarkets. As has been the case for month after month– and now year after year – low inventory is the primary culprit for any sales malaise rather than lack of offers.

With job creation increasing and mortgage rates remaining low, the pull toward homeownership is expected to continue. Yet housing starts have been drifting lower, and some are beginning to worry that a more serious housing shortage could be in the cards if new construction and building permit applications continue to come in lower in year-over-year comparisons while demand remains high. Homebuilder confidence suggests otherwise, so predictions of a gloomy future should be curbed for the time being.

• All MLS sales for the month were down slightly by 0.9% Y-O-Y, from 8,958 to 8,877. All MLS sales increasedM-O-M from 8,059.

• The median sale price for All MLS sales increased by 7.0%, from $163,500 to $175,000. The All MLS mediansale price increased M-O-M from $168,000.

• Average Days On-Market (DOM) for All MLS sales decreased by 11 days Y-O-Y, from 45 to 34. The ALL MLSavg. DOM decreased M-O-M from 42 days.

• All MLS on-market listings (inventory) decreased by 32.4% Y-O-Y from 28,850 to 19,503. All MLS on-marketlistings increased M-O-M from 17,862.

Chicago, Chicago, Chicago, but no one is complaining!

In August of each year the incoming WCR leaders gather in Chicago for an exclusive leadership academy designed to prepare the leaders across the nation for their upcoming year. Attendees are given the necessary tools to build an effective leadership team, communicate the value of the Women’s Council, develop and implement association-branded programs, and other management skills. This year I will be joined by two outstanding GMAR members: Katie Weaver, incoming State President, and Debbie “Z” Zaleski, who will be presenting to the Regional Vice Presidents.

Many of the GMAR members will be heading to Chicago for the Women’s Council Region 2 Retreat. The Council is comprised of 9 regions. Michigan is part of mighty Region 2, which consists of Illinois, Indiana, Michigan, Ohio, and Wisconsin. The regional retreat is designed to unite Council members. They will reap an abundance of benefits they can implement in their business as well as personal lives. The retreat offers new strategies and tools, and there is the added benefit of building lifelong friendships. Over the past two years the Region 2 Retreat has been in Michigan. This year Council members will be gathering in the financial district of Chicago at the prestigious Union League Club. Attendees will be joined by the likes of the incoming National Association of REALTORS® President, Elizabeth Mendenhall, as well as top CEO’s and industry leaders. There

will be time for networking as well as a little relaxing as we cruise the Chicago riverfront and lakefront aboard Chicago’s Classic Lady, enjoying refreshments and fireworks.

The National Women’s Council of REALTORS® conference will be held in early November. Where? You guessed it...CHICAGO! I will be sharing more insights on the National Conference as it gets closer!
