1 Preliminary works prior to the construction of the new
floor* The contractor shall, when pricing the rates of this
bill, take into consideration to include and allow for
the costs or expenses of all requirements stipulated
herein below or in the preambles, drawings and the
specification of the tender.
* The contractor should visit the site to verify the amount of
work and consider all other works for the proper
construction of the new floor.
* The disposal& demolished materials shall be carried out
from the construction zones through special
arrangements to external hospital yards to avoid
disturbances/ noises or dust spreading down the floors or
neighboring areas. the contractor is responsible for the
disposal of all demolished and removed materials from
the site to a dump site approved by the municipality.
* The contractor should coordinate with the client for any
possible material or elements that need to be preserved
and handed over to the client stores.
* The preserved elements such as steel doors& widows,
steel grills, steel hand rails, steel steps and metal
protections for fans shafts& service openings shall be re
installed for the new construction as directed by theinstalled for the new construction as directed by the
engineer. while the other materials should be handed over
to the client stores.
* The contractor should take all measures to protect the
hospital belongings from any damage or disturbance to
it’s functioning systems and to ensure the safety of the
hospital users during the construction stage,
The contractor shall protect the underneath floors from
leakage or penetration of rain water from the roof above
which the new floor will be constructed.
Therefore, special arrangement and protection zone shall
be erected in full coordination with the hospital directorate
and the engineer.
* The contractor should also protect all existing mechanical,
drainage systems and electrical networks . This include
the conduct of any necessary arrangements to ensure
continuous functioning of these systems during
construction stage.
* The contractor should also take all necessary shoring
measures to protect the existing building elements during
all stages of work until safely completing all new
construction work.
* The contractor should submit a clear methodology for the
proposed stages of work and protection and shoring
methods for the Engineers approval prior to
commencement of works.
* Careful demolishing and reinstatement of existing
structural elements for proper construction of the new
floor works; all as sown in the demolishing plan and in
accordance with the engineer's instructions. The work
includes but not limited to : includes but not limited to :

1.1 Demolishing and removal of all elements covering the
steel reinforcement for the columns starters on the
existing roof, such concrete, blocks, stone, filling
materials....etc, including the preserving and cleaning of
steel reinforcement for proper erection of the new
columns (this is true for all existing columns including
perimeter columns).

1.2 Demolish and removal of concrete roof slabs for existing
elevators shafts (roof & floor) including the protection and

match the new proposed locations of the elevators and
perform concrete filling/ patching/adjustment of the

elevators shall be protected by rigid formwork or
scaffolding through out the construction stage.

2 Concrete Works
The contractor shall, when pricing the rates of this bill,
take into consideration including and allow for the costs or
expenses of all requirements stipulated in the preambles,
drawings and technical specification of the tender.
All concrete works includes the supply of ready mix
concrete, placing& casting, formwork & supports,
reproping, shuttering, vibration, curing, testing and
whatever needed for the completion of the works all in
accordance to the standards, codes, specifications and as

3 Stone Works
The contractor shall, when pricing the rates of this bill,
take into consideration including and allow for the costs
and expenses of all requirements stipulated in the
preambles, drawings and technical specification of the
contract. The price includes scaffolding, formworks,
supports, cutting, trimming, chamfering, galvanized
anchors& pins, angles as specified and flush pointing
works composed of cement and sand (1/2) with approve
additive for better workability, tightness and water
proofing. The stone finishing and dressing for the new
stone works shall be similar to that rendered at the lower
floors of the existing hospital building. The unite rate shall
also include cost of all required stone pieces, (such as
windows and doors jambs, sills, lintels, corners, key
stones, any other special stone pieces etc..); all as per
the stone works rendered in the lower floors of the
existing hospital and to the engineer instructions.
Accordingly, no separate cost allowance for the stone
pieces.
The unit rate shall also include the cost of pointing the
stone work.
3.1 Supply and install 5 cm thick 30 cm wide Taltish or

instructions and MOH standards.

7 Water Proofing
The contractor shall, when pricing the rates of this bill,

7.1 Supply and install water proofing membrane 5mm thick
covered with quartz granules, Pazkar or equivalent, for
main roof, machines roofs, stairs roofs, parapet walls and
where required the price includes the application of primer
coat GS474 at a rate of 25 kg /m2, installation of 15*15cm
angle fillet, grooves, groove sealant, groove cover, joints
over lapping, backing sheets or pieces all around
external& internal corners, roof drains, machines
foundations or up stands, roof door thresholds and silver
paints along the joints and all necessary material and
workmanship to complete the works as shown in the
drawings and as per manufacturer instructions and the
specifications.

7.2 Supply and apply three coats of bitumen (25/75) at rate of
500g/m2 for each layer with two layers of fiberglass
including primer coat GS474. The price includes 5*5cm
angle fillet with smooth sand cement mortar(1:3) and 5cm
thick sand cement screed with water proofing agent
(surface preparation layer before applying the water

7.3 Supply & install aluminum metal sheet flashing to cover
the vertical and horizontal expansion joints including

1000kg/m3 for forming the roof slopes. The unit rate shall
include cost of applying 2 cm cement screed layer above
the light weight concrete.

7.5 Supply and apply two coats of water-proofing coats,
similar to "Bonzal" or equally approved, on the concrete
surfaces of the stone work backing (or on concrete walls
behind stone cladding). The unite rate shall include

8 Carpentry Works
The contractor shall, when pricing the rates of this bill, take into
consideration including and allow for the costs or expenses of
all requirements stipulated in the preambles, drawings and
technical specification of the contract.
8.1 Fabricate, supply and install the following wooden doors
complete with the metal frames, all necessary fixing
accessories, glazing, heavy duty roller hinges, stoppers,
louvers, grills, the required hydraulic closures, hardware,
protection panels and ironmongery , painting of the frame and
the exposed wooden surfaces of the door panels, the unit rate
shall also include all the works described herein below:
* The wooden door leaf shall be 45mm thick with required filling,
and glasses, class A plywood facing on each side, the hard
wood "Zan" 52*35 mm for the exposed surfaces tongued and
grooved in the internal wooden fillings, sealing strips around
door panel, and door closure German made where shown and
required on the drawings, all as shown on the drawings.
* Supply and install of heavy duty hinges, locks, cylinders are
"Yardini" or equivalent. locks to toilets-vacant/ occupied "Yardini
" type 7008 all doors shall be provided with master key system.
The hierarchy shall be specified before the supply of lock sets.
* Door handles shall be steel handles similar to Hewi type* Door handles shall be steel handles similar to Hewi type
zg1113bb and type fbg 1113 or equivalent. The color to be
selected by the Engineer.
* Supply and installation of formed galvanized steel frame 1.5mm
thick of required width according to the wall thickness, buckets
for cylinders& locks, recess for hinges with backing plates ,
rubber knobs, side anchoring& bottom bracing and concrete
filling as specified in drawings. The frames shall be fabricated
and assembled by specialized manufacturer with all required
accessories.
* Door protection 1.5 mm thick stainless steel U shape for the
both sides as shown on drawings.
* Doors protections (where needed as per drawings of 2mm
"Deco sheet" SPM or equivalent) including all necessary fittings
& fixings complete as per manufacture recommendations, the
color will be as per Eng. approval.
* Supply and installation of PVC inflammable 'Taraflex' or
equivalent 2mm thick cladding on both sides of the door panels.
* All exposed edges , louvers and door frames are" Zan" wood
and should be painted with 3 coats of liquor paint. the metal
doors frames shall be painted with primer coat of meginol
special gray 270-004 and two coats of polyour matt oil. the color
shall be selected by the engineer.
* Door filling material should not be less than 80%.
* Rate for smoke proof doors include 100% filling , sealing strips
around door panel including the bottom of panel. All as per the
Standard.

Preamble
a- The contractor shall, when pricing the rates of this bill, take
into consideration to include and allow for the costs and
expenses of all requirements stipulated herein below, drawings
and the specifications of the tender.
b- The contractor should visit the site to verify the amount of
work and familiarize himself with the nature of work for proper
construction of the new floors.
c-The surplus & demolished materials shall be removed out from
the site to a dump site approved by the municipality through a
pre-coordinated manner to ensure minimal noise and dust
pollution within the vicinity and to avoid obstruction for hospital
activities. The contractor should coordinate with the client for any
possible materials or elements that need to be preserved and
handed over to the client stores.
d- The contractor should also take all necessary shoring
measures to protect the existing building elements during all
stages of work until safely completing all new construction works.
The contractor should submit a clear methodology for the
proposed stages of work and protection and shoring methods for
the Engineers approval prior to commencing the works.
Careful demolishing and reinstatement of existing structural
elements for proper construction of the new floor works; all as

The contractor is requested to equally consider the

1- The price shall include all required chipping in concrete walls,

19.16 Relocation of the Existing HVAC Equipment and
Accessories to New Roof:
The contractor shall, when pricing the rates of this bill, take into
consideration including and allow for the cost expenses of all
requirements stipulated in the preambles, drawings and technical
specifications of the contract. Before the removal of the existing
parts, the contractor shall submit a detailed report about the
quantity of the parts, units and machines that have to be
relocated on the future roof. The contractor afterwards shall
examine and present a detailed report about the status and the
conditions of all the parts, units, machines, and inform of any
damaged existing part or machine, prior to disassembling the
system.
The contractor then has to submit his methodology for relocating
all the existing units to the future roof, and should take into
consideration that in all stages work shall be done in conjunction
with the various work activities on site. This implies proper
planning with UNDP and hospital authorized personal, to ensure
smooth relocation of equipment and minimal HVAC interruption
time inside the hospital building. When disassembling, the
