CONDITIONS:7.4 BREAKERS AND WIRING CONDITION: The top AFCI breaker was tripped when I first opened the panel. This is providing power to thesmoke detectors per label on panel. I flipped the breaker off then back off but it kept tripping offon it's own. Then it stayed on but won't trip off at the test button. This AFCI needs to bereplaced by a qualified person.

INTERIORSMOKE / FIRE / CARBON MONOXIDE DETECTORS:8.11 CONDITIONS: One more Carbon Monoxide detector needed at the upstairs hallway.

REPAIR/MAINTENANCE ITEMS (These items need repair or maintenance but are

not considered a health or safety hazard)EXTERIOR - FOUNDATION - BASEMENT

WALLS:3.2 CONDITION: There are two vent screens at the right side to provide air into the garage for the gas burningwater heater. The vents are louvered type but are installed upside down. They will catch waterand divert it into the wall. This is not proper. Other units are not this way. I do not see anymoisture stains or damage inside the garage. Correction is recommended regardless. I

MAIN LINE:5.3 CONDITION: The water main is leaking slightly. Repair recommended by a qualified person.

INTERIORDOORS:

8.3 INTERIOR DOORS: The main floor half bath door won't latch. Adjust or repair as needed.FLOORS:8.9 TYPE & CONDITION: I recommend caulking the flooring to the tub connection in the upstairs guest bathroom.Maintain caulking in this area.

ROOF:4.3 ROOF ACCESS: Not viewed due to height. If concerned, I recommend having a licensed roofing contractorreview prior to close of escrow. I do not see any issues or symptoms of any problems.

PLUMBINGSUPPLY LINES:5.6 GENERAL COMMENTS: There are fire sprinklers in the home. This system is not part of the home inspection.

HEATING - AIR CONDITIONINGDUCTWORK :6.20 GENERAL COMMENTS: There is an air register in the downstairs office room on the left wall and on the same wall in thefamily room. This is to allow air to move from the family room to the office room. It won't blowany air.

ELECTRICAL SYSTEMSWITCHES AND OUTLETS:7.7 CONDITION: The garage light switch appears to be upside down. I don't think it's a three way switch. Correctas desired.OVERHEAD LIGHTS AND FANS:7.9 CEILING FANS: One or more ceiling fans is operated by remote control. These are not always present withinsight. Consult seller to make sure they stay with the home. Batteries need to be changed onoccasion. This is not part of the home inspection.

Yes, This limits the ability to perform a completely thorough inspection due to furnishingsand items blocking view of all surfaces. This is especially true for leaks under sinks anddamage to flooring. I recommend doing a thorough visual inspection after the home is emptybut prior to close of escrow.

This is a very tall house and the roof was not accessible. The stucco walls are also limited invisibility due to height and close proximity to adjacent buildings.

one for inspection fee payment, shall be resolved between the parties by binding arbitration conducted inaccordance with the rules of the American Arbitration Association except that the parties shall select andarbitrator who is familiar with the home inspection industry. The parties hereto shall be entitled to all discovery rights and legal motions as provided in the California Code ofCivil Procedure. The arbitrator shall apply the substantive and procedural laws of the State of California to allissues submitted in the arbitration proceeding. The award of the arbitrator shall be final, and a judgment may beentered on it by any court having jurisdiction.

In the event Client discovers a material defect or other deficiency that was not identified and reported byinspector, Client shall so notify Inspector in writing and allow Inspector and /or inspector's designatedrepresentative to re-inspect and document the condition(s) of the material defect or deficiency prior to makingany repair, alteration or replacement so said material defect or deficiency except in the case of an emergency.

GROUNDS

This inspection is not intended to address or include any geological conditions or site stability information. For informationconcerning these conditions, a geologist or soils engineer should be consulted. Any reference to grade is limited to onlyareas around the exterior of the exposed areas of foundation or exterior walls. This inspection is visual in nature anddoes not attempt to determine drainage performance of the site or the condition of any underground piping, includingmunicipal water and sewer service piping or septic systems. Decks and porches are often built close to the ground,where no viewing or access is possible. These areas as well as others too low to enter, or in some other manner notaccessible, are excluded from the inspection and are not addressed in the report. We routinely recommend that inquirybe made with the seller about knowledge of any prior foundation or structural repairs.

The site layout is generally flat with no major negative slope towards the house within 6feet of the foundation. There may be a few small areas where the soil slopes back towardsand away from the foundation. Generally it is a good idea to keep the soil 4-6 inches belowthe bottom of the siding and sloping down and away 1/4 inch per foot for at least 6 feet.

EXTERIOR - FOUNDATION - BASEMENT

Areas hidden from view by finished walls or stored items can not be judged and are not a part of this inspection. Minorcracks are typical in many foundations and most do not represent a structural problem. If major cracks are present alongwith bowing and displacement, we routinely recommend further evaluation be made by a qualified structural engineer. Allexterior grades should allow for surface and roof water to flow away from the foundation. All concrete floor slabsexperience some degree of cracking due to shrinkage in the drying process. In most instances floor coverings preventrecognition of cracks or settlement in all but the most severe cases. Where carpeting and other floor coverings areinstalled, the materials and condition of the flooring underneath cannot be determined.

WALLS:

3.1 MATERIAL:

Wood framing, Stucco.

3.2 CONDITION:

Appears serviceable with normal aging and weathering noted. There is cracking, nicks,stains and chips noted to the stucco in one or more areas.There are two vent screens at the right side to provide air into the garage for the gasburning water heater. The vents are louvered type but are installed upside down. Theywill catch water and divert it into the wall. This is not proper. Other units are not thisway. I do not see any moisture stains or damage inside the garage. Correction isrecommended regardless. I recommend contacting the builder to see if they will correct it.Some rust stains noted below the big steel awnings. Some prior paint touch up visible. Somesmall cracks or blemishes noted in stucco. Nothing too concerning.

ROOF SYSTEM

The foregoing is an opinion of the general quality and condition of the roofing material. The inspector cannot and doesnot offer an opinion or warranty as to whether the roof leaks or may be subject to future leakage. This report is issued inconsideration of the foregoing disclaimer. The only way to determine whether a roof is absolutely water tight is to observeit during a prolonged rainfall. Many times, this situation is not present during the inspection. If the inspector chooses notto walk on the roof due to weather conditions, safety concerns or that walking on the roof may cause damage to roofingmaterials, we recommend having a qualified roofing contractor review prior to the close of escrow.

HEATING - AIR CONDITIONING

The inspector is not equipped to inspect furnace heat exchangers for evidence of cracks or holes, as this can only bedone by dismantling the unit. This is beyond the scope of this inspection. Some furnaces are designed in such a waythat inspection is almost impossible. The inspector can not light pilot lights. Safety devices are not tested by theinspector.NOTE: Asbestos materials have been commonly used in heating systems.Determining the presence of asbestos can ONLY be preformed by laboratory testing and is beyond the scope of thisinspection. Thermostats are not checked for calibration or timed functions. Adequacy, efficiency or the even distributionof air throughout a building cannot be addressed by a visual inspection. Electronic air cleaners, humidifiers andde-humidifiers are beyond the scope of this inspection. Have these systems evaluated by a qualified individual. The inspector does not perform pressure tests on coolant systems, therefore no representation is made regardingcoolant charge or line integrity. Subjective judgment of system capacity is not a part of the inspection. Normal serviceand maintenance is recommended on a yearly basis. Determining the condition of oil tanks, whether exposed or buried,is beyond the scope of this inspection. Leaking oil tanks represent an environmental hazard which is sometimes costly toremedy.

ELECTRICAL SYSTEM

Any electrical repairs attempted by anyone other than a licensed electrician should be approached with caution. Thepower to the entire house should be turned off prior to beginning any repair efforts, no matter how trivial the repair mayseen. Aluminum wiring requires periodic inspection and maintenance by a licensed electrician. Operation of time clockmotors is not verified. Inoperative light fixtures often lack bulbs or have dead bulbs installed. Light bulbs are not changedduring the inspection, due to time constraints. Smoke Alarms should be installed within 15 feet of all bedroom doors, andtested regularly.

CONDITIONS:

7.4 BREAKERS AND WIRING CONDITION:

The top AFCI breaker was tripped when I first opened the panel. This is providing powerto the smoke detectors per label on panel. I flipped the breaker off then back off but itkept tripping off on it's own. Then it stayed on but won't trip off at the test button. ThisAFCI needs to be replaced by a qualified person.

All visible and easily accessible outlets and switches were tested. As a whole, outlets andswitches throughout the house are in serviceable condition. The home inspector does notunplug fixtures that are already plugged in to test the outlet.The garage light switch appears to be upside down. I don't think it's a three way switch.Correct as desired.

OVERHEAD LIGHTS AND FANS:

7.8 LIGHT FIXTURES:

All lights and fans that are accessible are tested as being functional and safe except wherenoted elsewhere. Many times there is a burned out or missing light bulb that does not allowthe inspector to confirm proper operation and the inspector does not change or install newlight bulbs. I recommend installing new bulbs as needed to confirm operation. Consult theowner on light conditions for more information.

7.9 CEILING FANS:

Appear serviceable and operational. One or more ceiling fans is operated by remotecontrol. These are not always present within sight. Consult seller to make sure they staywith the home. Batteries need to be changed on occasion. This is not part of the homeinspection.

INTERIOR

The condition of walls behind wall coverings, paneling and furnishings cannot be judged. Only the general condition ofvisible portions of floors is included in this inspection. As a general rule, cosmetic deficiencies are considered normalwear and tear and are not reported. Determining the source of odors or like conditions is not a part of this inspection. Floor covering damage or stains may be hidden by furniture. The condition of floors underlying floor coverings is notinspected. Determining the condition of insulated glass windows is not always possible due to temperature, weather andlighting conditions. Check with owners for further information. All fireplaces should be cleaned and inspected on aregular basis to make sure that no cracks have developed. Large fires in the firebox can overheat the firebox and flueliners, sometimes resulting in internal damage. If the home is occupied at the time of the inspection, some issues maybecome evident after the occupants move out. Generally you as the buyer get the opportunity to review the home when itis empty but prior to close of escrow. If you see something that concerns you, we recommend contacting us immediatelyfor further review.

All windows that were easily accessible were inspected, opened and closed. All windowsappear to be fully functional and operational. Window screens and interior windowcoverings are not commented on by the inspector unless a safety hazard is present likemissing upper story window screens. Routine caulking recommended around the windowsas needed.Some of the handles have been removed and set aside.Moisture/Condensation staining noted at the window sill and side jambs in one or moreareas. This may be a common occurrence. Keep the sill and side jambs well painted andkeep the areas clean. Consult the owner for more information regarding leakage andmonitor areas.

Inspection of stand alone freezers and built-in ice makers are outside the scope of the inspection. No opinion is offeredas to the adequacy of dishwasher operation. There is an air gap deviceinstalled on the drain line that appears properly installed. The drain is line is clear. Nowater should be coming out of this air gap. If it does, this indicates a blockage in the drainhose and repairs are needed.

Laundry appliances are not tested or moved during the inspection and the condition of any walls or flooring hidden bythem cannot be judged. Drain lines and water supply valves serving washing machines are not operated. Water supplyvalves may be subject to leaking if turned. There is a dryer duct present. I recommend having it professionally cleaned by a qualifiedperson. Dryer ducts are a leading cause of home fires that can be prevented with yearlycleaning.

There is an overflow pan installed as required. There may be a drain pipe in the floor or wallto drain the pan to exterior. Not visible or tested.

Shower pans are visually checked for leakage, but leaks often do not show except when the shower is in actual use. Determining whether shower pans, tub/shower surrounds are water tight is beyond the scope of this inspection. It is veryimportant to maintain all grouting and caulking in the bath areas. Very minor imperfections can allow water to get into thewall or floor areas and cause damage. Proper ongoing maintenance will be required in the future.
