CONDITIONS:7.4 BREAKERS AND WIRING CONDITION: The top AFCI breaker was tripped when I first opened the panel. This is providing power to thesmoke detectors per label on panel. I flipped the breaker off then back off but it kept tripping offon it's own. Then it stayed on but won't trip off at the test button. This AFCI needs to bereplaced by a qualified person.

INTERIORSMOKE / FIRE / CARBON MONOXIDE DETECTORS:8.11 CONDITIONS: One more Carbon Monoxide detector needed at the upstairs hallway.

REPAIR/MAINTENANCE ITEMS (These items need repair or maintenance but are

WALLS:3.2 CONDITION: There are two vent screens at the right side to provide air into the garage for the gas burningwater heater. The vents are louvered type but are installed upside down. They will catch waterand divert it into the wall. This is not proper. Other units are not this way. I do not see anymoisture stains or damage inside the garage. Correction is recommended regardless. I




recommend contacting the builder to see if they will correct it.PLUMBING

MAIN LINE:5.3 CONDITION: The water main is leaking slightly. Repair recommended by a qualified person.

INTERIORDOORS:

8.3 INTERIOR DOORS: The main floor half bath door won't latch. Adjust or repair as needed.FLOORS:8.9 TYPE & CONDITION: I recommend caulking the flooring to the tub connection in the upstairs guest bathroom.Maintain caulking in this area.

HEATING - AIR CONDITIONINGDUCTWORK :6.20 GENERAL COMMENTS: There is an air register in the downstairs office room on the left wall and on the same wall in thefamily room. This is to allow air to move from the family room to the office room. It won't blowany air.

ELECTRICAL SYSTEMSWITCHES AND OUTLETS:7.7 CONDITION: The garage light switch appears to be upside down. I don't think it's a three way switch. Correctas desired.OVERHEAD LIGHTS AND FANS:7.9 CEILING FANS: One or more ceiling fans is operated by remote control. These are not always present withinsight. Consult seller to make sure they stay with the home. Batteries need to be changed onoccasion. This is not part of the home inspection.




INTERIORWINDOWS:8.5 CONDITIONS: Moisture/Condensation staining noted at the window sill and side jambs in one or more areas.This may be a common occurrence. Keep the sill and side jambs well painted and keep theareas clean. Consult the owner for more information regarding leakage and monitor areas.

LAUNDRYLAUNDRY:10.6 DRYER VENTING: There is a dryer duct present. I recommend having it professionally cleaned by a qualifiedperson. Dryer ducts are a leading cause of home fires that can be prevented with yearlycleaning.

Yes, This limits the ability to perform a completely thorough inspection due to furnishingsand items blocking view of all surfaces. This is especially true for leaks under sinks anddamage to flooring. I recommend doing a thorough visual inspection after the home is emptybut prior to close of escrow.

This is a very tall house and the roof was not accessible. The stucco walls are also limited invisibility due to height and close proximity to adjacent buildings.

Any dispute concerning the interpretation of this Agreement or arising from this inspection and report, except




one for inspection fee payment, shall be resolved between the parties by binding arbitration conducted inaccordance with the rules of the American Arbitration Association except that the parties shall select andarbitrator who is familiar with the home inspection industry. The parties hereto shall be entitled to all discovery rights and legal motions as provided in the California Code ofCivil Procedure. The arbitrator shall apply the substantive and procedural laws of the State of California to allissues submitted in the arbitration proceeding. The award of the arbitrator shall be final, and a judgment may beentered on it by any court having jurisdiction.

In the event Client discovers a material defect or other deficiency that was not identified and reported byinspector, Client shall so notify Inspector in writing and allow Inspector and /or inspector's designatedrepresentative to re-inspect and document the condition(s) of the material defect or deficiency prior to makingany repair, alteration or replacement so said material defect or deficiency except in the case of an emergency.




GROUNDS

This inspection is not intended to address or include any geological conditions or site stability information. For informationconcerning these conditions, a geologist or soils engineer should be consulted. Any reference to grade is limited to onlyareas around the exterior of the exposed areas of foundation or exterior walls. This inspection is visual in nature anddoes not attempt to determine drainage performance of the site or the condition of any underground piping, includingmunicipal water and sewer service piping or septic systems. Decks and porches are often built close to the ground,where no viewing or access is possible. These areas as well as others too low to enter, or in some other manner notaccessible, are excluded from the inspection and are not addressed in the report. We routinely recommend that inquirybe made with the seller about knowledge of any prior foundation or structural repairs.

DRIVEWAY:

Appears serviceable with no significant damage noted at this time.

SIDEWALKS:

2.3 TYPE:

Concrete.

2.4 CONDITION:

Appears serviceable with signs of normal aging and wear. Any cracks noted were typicaland within industry standards. Monitor for further movement and repair as needed.

LANDSCAPING:

2.5 CONDITION:

Generally landscaping appears maintained.

GRADING:

2.6 SITE GRADE:

Generally flat.

2.7 CONDITIONS:

The site layout is generally flat with no major negative slope towards the house within 6feet of the foundation. There may be a few small areas where the soil slopes back towardsand away from the foundation. Generally it is a good idea to keep the soil 4-6 inches belowthe bottom of the siding and sloping down and away 1/4 inch per foot for at least 6 feet.




SITE DRAINAGE:

Appears serviceable. Sub surface drains were noted but are not tested by the homeinspector. We recommend testing yourself or by a qualified person prior to rainy season forproper flow.

The front entry appears serviceable with normal aging and wear.

EXTERIOR - FOUNDATION - BASEMENT

Areas hidden from view by finished walls or stored items can not be judged and are not a part of this inspection. Minorcracks are typical in many foundations and most do not represent a structural problem. If major cracks are present alongwith bowing and displacement, we routinely recommend further evaluation be made by a qualified structural engineer. Allexterior grades should allow for surface and roof water to flow away from the foundation. All concrete floor slabsexperience some degree of cracking due to shrinkage in the drying process. In most instances floor coverings preventrecognition of cracks or settlement in all but the most severe cases. Where carpeting and other floor coverings areinstalled, the materials and condition of the flooring underneath cannot be determined.

WALLS:

3.1 MATERIAL:

Wood framing, Stucco.

3.2 CONDITION:

Appears serviceable with normal aging and weathering noted. There is cracking, nicks,stains and chips noted to the stucco in one or more areas.There are two vent screens at the right side to provide air into the garage for the gasburning water heater. The vents are louvered type but are installed upside down. Theywill catch water and divert it into the wall. This is not proper. Other units are not thisway. I do not see any moisture stains or damage inside the garage. Correction isrecommended regardless. I recommend contacting the builder to see if they will correct it.Some rust stains noted below the big steel awnings. Some prior paint touch up visible. Somesmall cracks or blemishes noted in stucco. Nothing too concerning.




TRIM:

3.3 MATERIAL:

Foam/stucco moldings. Wood trim.

3.4 CONDITION:

Appears serviceable. Recommend periodic inspection and maintain all caulk and paint.

SLAB ON GRADE:

3.5 CONDITION:

Slab is not visible due to carpet and/or floor covering - no readily visible problem are noted.Post tension slab stamp in the concrete floor in the garage.




ROOF SYSTEM

The foregoing is an opinion of the general quality and condition of the roofing material. The inspector cannot and doesnot offer an opinion or warranty as to whether the roof leaks or may be subject to future leakage. This report is issued inconsideration of the foregoing disclaimer. The only way to determine whether a roof is absolutely water tight is to observeit during a prolonged rainfall. Many times, this situation is not present during the inspection. If the inspector chooses notto walk on the roof due to weather conditions, safety concerns or that walking on the roof may cause damage to roofingmaterials, we recommend having a qualified roofing contractor review prior to the close of escrow.

Not all flashings are visible without removing roof covering material. An effort is made toview any visible defects on the roof surface and in other accessible areas.

Engineered Truss framing appears serviceable with no adverse issues visible at this time.

Plywood sheathing. Appears serviceable with normal aging and wear.

Ventilation is provided and appears serviceable.

4.11 INSULATION TYPE AND CONDITION:

Fiberglass Rolled batt Appears serviceable and within industry standards for depth andcoverage for the age of the home.




PLUMBING

Water quality or hazardous materials (lead) testing is available from local testing labs. All underground piping related towater supply, waste, or sprinkler use are excluded from this inspection. Leakage or corrosion in underground piping or ininaccessible areas cannot be detected by a visual inspection.

MAIN LINE:

5.1 MATERIAL:

The main water shut off is located at, the front, Copper.

5.2 WATER MAIN SIZE

2 inch.

5.3 CONDITION:

The water main appears serviceable. The valve is not tested. Water pressure appearsadequate and within industry standards of 15-80 lbs psi. The water main is leaking slightly. Repair recommended by a qualified person.

SUPPLY LINES:

5.4 MATERIAL:

Copper.

5.5 CONDITION:

The water supply piping appears serviceable with no leaks noted at this time.

5.6 GENERAL COMMENTS:

There are fire sprinklers in the home. This system is not part of the home inspection.




WASTE LINES:

5.7 MATERIAL:

Plastic ABS waste pipe.

5.8 CONDITION:

The waste piping appears serviceable with no leakage noted and functional flow maintained.Plumbing vents appear serviceable.

HOSE FAUCETS:

5.9 OPERATION:

The hose faucets appear serviceable.

WATER HEATER UNIT #1:

5.10 TYPE:

Gas.

5.11 SIZE:

50 Gallons.

Garage.

Original with the home. The typical life span is 15-20 years.

5.14 CONDITION:

The water heater appears serviceable and properly installed up to standards at the time theinstallation in this home. This water heater provides the heat for the house also and is not atypical water heater. This is a high efficiency type.




FUEL SYSTEM:

5.15 METER/TANK LOCATION-CONDITION:

The gas meter is located: At the exterior of the building. The meter/tank and visible gaspiping appear serviceable.




HEATING - AIR CONDITIONING

The inspector is not equipped to inspect furnace heat exchangers for evidence of cracks or holes, as this can only bedone by dismantling the unit. This is beyond the scope of this inspection. Some furnaces are designed in such a waythat inspection is almost impossible. The inspector can not light pilot lights. Safety devices are not tested by theinspector.NOTE: Asbestos materials have been commonly used in heating systems.Determining the presence of asbestos can ONLY be preformed by laboratory testing and is beyond the scope of thisinspection. Thermostats are not checked for calibration or timed functions. Adequacy, efficiency or the even distributionof air throughout a building cannot be addressed by a visual inspection. Electronic air cleaners, humidifiers andde-humidifiers are beyond the scope of this inspection. Have these systems evaluated by a qualified individual. The inspector does not perform pressure tests on coolant systems, therefore no representation is made regardingcoolant charge or line integrity. Subjective judgment of system capacity is not a part of the inspection. Normal serviceand maintenance is recommended on a yearly basis. Determining the condition of oil tanks, whether exposed or buried,is beyond the scope of this inspection. Leaking oil tanks represent an environmental hazard which is sometimes costly toremedy.

The unit was turned on and responded to normal controls. The cool exterior temperaturesprevent confirming adequacy of cooling.

6.15 CAPACITY OF UNIT: Proper sizing (Adequacy) of unit in relation to square footage of the

home is not determined by the home inspector.

There is an air register in the downstairs office room on the left wall and on the same wallin the family room. This is to allow air to move from the family room to the office room. Itwon't blow any air.




ELECTRICAL SYSTEM

Any electrical repairs attempted by anyone other than a licensed electrician should be approached with caution. Thepower to the entire house should be turned off prior to beginning any repair efforts, no matter how trivial the repair mayseen. Aluminum wiring requires periodic inspection and maintenance by a licensed electrician. Operation of time clockmotors is not verified. Inoperative light fixtures often lack bulbs or have dead bulbs installed. Light bulbs are not changedduring the inspection, due to time constraints. Smoke Alarms should be installed within 15 feet of all bedroom doors, andtested regularly.

The home inspector does notunplug fixtures that are already plugged in to test the outlet.The garage light switch appears to be upside down. I don't think it's a three way switch.Correct as desired.

OVERHEAD LIGHTS AND FANS:

7.8 LIGHT FIXTURES:

All lights and fans that are accessible are tested as being functional and safe except wherenoted elsewhere. Many times there is a burned out or missing light bulb that does not allowthe inspector to confirm proper operation and the inspector does not change or install newlight bulbs. I recommend installing new bulbs as needed to confirm operation. Consult theowner on light conditions for more information.

7.9 CEILING FANS:

Appear serviceable and operational. One or more ceiling fans is operated by remotecontrol. These are not always present within sight. Consult seller to make sure they staywith the home. Batteries need to be changed on occasion. This is not part of the homeinspection.

GENERAL COMMENTS:

7.10 CONDITION:

There is a security system installed. These systems are not part of the home inspectionprocess.




INTERIOR

The condition of walls behind wall coverings, paneling and furnishings cannot be judged. Only the general condition ofvisible portions of floors is included in this inspection. As a general rule, cosmetic deficiencies are considered normalwear and tear and are not reported. Determining the source of odors or like conditions is not a part of this inspection. Floor covering damage or stains may be hidden by furniture. The condition of floors underlying floor coverings is notinspected. Determining the condition of insulated glass windows is not always possible due to temperature, weather andlighting conditions. Check with owners for further information. All fireplaces should be cleaned and inspected on aregular basis to make sure that no cracks have developed. Large fires in the firebox can overheat the firebox and flueliners, sometimes resulting in internal damage. If the home is occupied at the time of the inspection, some issues maybecome evident after the occupants move out. Generally you as the buyer get the opportunity to review the home when itis empty but prior to close of escrow. If you see something that concerns you, we recommend contacting us immediatelyfor further review.

8.5 CONDITIONS:

All windows that were easily accessible were inspected, opened and closed. All windowsappear to be fully functional and operational. Window screens and interior windowcoverings are not commented on by the inspector unless a safety hazard is present likemissing upper story window screens. All closets were inspected and doors operated. No adverse issues noted at this time.

Carpet, Tile, Wood, Vinyl, General condition appears serviceable with normal aging andwear.I recommend caulking the flooring to the tub connection in the upstairs guest bathroom.Maintain caulking in this area.




STAIRS & HANDRAILS:

8.10 CONDITION:

Interior stairs serviceable, Stair handrail appears serviceable.

SMOKE / FIRE / CARBON MONOXIDE DETECTORS:

8.11 CONDITIONS:

Smoke detectors are noted but not tested. Not part of inspection standards to test. Werecommend installing new batteries in all detectors upon move in. Current building codesrequire the battery to be a 'Ten Year Life' type battery. Test periodically. There is a carbonmonoxide detector present.One more Carbon Monoxide detector needed at the upstairs hallway.




KITCHEN

Inspection of stand alone freezers and built-in ice makers are outside the scope of the inspection. No opinion is offeredas to the adequacy of dishwasher operation. Ovens, self or continuous cleaning operations, cooking functions, clocks,timing devices, lights and thermostat accuracy are not tested during this inspection. Appliances are not moved during theinspection. Portable dishwashers are not inspected, as they require connection to facilitate testing.

SINK/FAUCET/DRAIN

9.1 SINK TYPE AND CONDITION:

Composite type. Appears serviceable with normal wear.

9.2 FAUCET CONDITION:

Faucet is serviceable. Hand sprayer is serviceable.

9.3 DRAIN CONDITION:

Drain appears serviceable.

RANGE-COOK TOP AND OVEN:

Gas stove and oven.

9.5 CONDITION:

Appears fully operational.

VENTILATION:

There is a fanhood over the cooking area. Fan/Hood operational.

DISHWASHER:

9.7 CONDITION:

The dishwasher was ran but not through every cycle due to time constraints. It was allowedto fill, wash and drain in normal setting. Appears operational. There is an air gap deviceinstalled on the drain line that appears properly installed. The drain is line is clear. Nowater should be coming out of this air gap. If it does, this indicates a blockage in the drainhose and repairs are needed.

GARBAGE DISPOSAL :

The unit responded to normal controls but the effectiveness of the unit is not confirmed. I donot place anything in the unit to see if it heats up.

Man made solid surface. Appear serviceable with normal aging and wear noted.

9.11 CABINET CONDITION

Cabinets appear serviceable with normal aging and wear.

9.12 SWITCHES/ LIGHT FIXTURES/ OUTLETS:

There are GFCI outlets in the kitchen where needed. All appear to be working properly. Irecommend testing the outlets monthly to keep them working properly as indicated on theoutlet itself.




LAUNDRY

Laundry appliances are not tested or moved during the inspection and the condition of any walls or flooring hidden bythem cannot be judged. Drain lines and water supply valves serving washing machines are not operated. Water supplyvalves may be subject to leaking if turned. See Plumbing and Electrical pages for more details about those types ofsystem components.

LAUNDRY:

10.1 LOCATION:

Second floor.

10.2 ELECTRICAL OUTLETS:

Not tested due to the appliances in place at this time.

10.3 PLUMBING SUPPLY VALVES:

The supply valves are not tested but appear serviceable.

10.4 GAS SUPPLY:

There is a gas pipe present but the pipe is capped at this time.

10.5 WASTE STAND PIPE:

Present and serviceable. No issues visible at this time but the pipe may be inside the walland not visible.

10.6 DRYER VENTING:

There is a dryer duct present. I recommend having it professionally cleaned by a qualifiedperson. Dryer ducts are a leading cause of home fires that can be prevented with yearlycleaning.

10.7 OVERFLOW PAN:

There is an overflow pan installed as required. There may be a drain pipe in the floor or wallto drain the pan to exterior. Not visible or tested.




BATHROOMS

Shower pans are visually checked for leakage, but leaks often do not show except when the shower is in actual use. Determining whether shower pans, tub/shower surrounds are water tight is beyond the scope of this inspection. It is veryimportant to maintain all grouting and caulking in the bath areas. Very minor imperfections can allow water to get into thewall or floor areas and cause damage. Proper ongoing maintenance will be required in the future.

BATHROOM #1: Second floor Half Bath

11.1 LOCATION:

Second floor.

11.2 TOILET CONDITION:

The condition of the toilet appears serviceable.

11.3 CONDITION OF SINK

The sink appears serviceable with normal signs of aging and wear.

11.4 SINK PLUMBING

There were no issues noted with the sink faucet, drain stopper or plumbing fixtures at thistime. I recommend periodic inspection of the drain line underneath for possible leakage.

11.5 CABINETS AND FIXTURES:

The cabinet and vanity top appears serviceable with normal signs of aging and wear.

11.6 BATH VENTILATION:

There is a serviceable bathroom exhaust fan installed.

BATHROOM #2 Master Bath

GARAGE - CARPORT

Notice: Determining the heat resistance rating of firewalls is beyond the scope of this inspection. Flammable materialsshould not be stored within closed garage areas. Whole house vacuum systems are not part of the home inspection. As a courtesy the inspector may turn it on atthe cannister if there is a switch but the wand and individual heads are not inspected nor is the piping.
