CONDITIONAL SALES

AGREEMENT

Know All Men by These Presents;

I, FRANCISCO (Jun) G. CALINISAN and ELAINE (Lenny) E. CALINISAN, Filipino, of legal age, with

Residence and postal address at Block 3 Lot 39 Ma. Susafe st. San Antonio Valley 7 Pulang Lupa Dos,

Las Pinas City;

That this Conditional Sale Agreement entered into by and between FRANCISCO (Jun) CALINISAN

hereafter referred to as the VENDOR;

AND

LETICIA (Letty) P. NAVARRO, Filipino, of legal age, married to EDGARDO (Sonny Boy) M. NAVARRO,

with Residence and Postal address at No. 280 Dakila St. Sumilang Pasig City under the following

TERMS and CONDITION:

1. That for and in consideration of the SUM of SIXTY- SIX THOUSAND US DOLLARS ($66,000.00)or TWO MILLION EIGHT HUNDRED FIFTY SEVEN THOUSAND EIGHT HUNDRED PESOS (PHP

2,857.200.00) in Philippine currency, do hereby SELL, TRANSFER and CONVEY unto Spouses

LETICIA and EDGARDO NAVARRO, their heirs and assigns that certain parcel of land together

with the building and improvement thereon located at Block 3 Lot 39 Ma. Susafe st. San

Antonio Valley 7 Pulang Lupa Dos, Las Pinas City, particularly described as follows; consisting

of ONE HUNDRED EIGHTY THREE (183) SQUARE METERS.

Psu-133732, LRC Rec. No. 20223), situated in Bo. Tungtong, Mun. of Las Pinas, Prov. Of Rizal. Bounded

on the NW., along line 1-2 by Lot 41, Blk. 3, on the NE., along line 2-3-4 by Road Lot 4, on the SE.,

along line 4-5 by Lot 37, Blk. 3, and on the SW., along line 5-1 by Lot 38, Blk. 3, all of subd. Plan.

Beginning at a pt. marked 1 on plan, being S. 88 deg. 46E., 2564.30 m. from BLIM 1, Bo. Of

2. That the Buyers LETICIA and EDGARDO NAVARRO shall pay the agreed price of SIXTY SIXTHOUSAND US DOLLARS($66,000.00) and or the equivalent of pesos at TWO MILLION EIGHT

HUNDRED FIFTY SEVEN THOUSAND EIGHT HUNDRED PESOS immediately after the Buyer shall

received the negotiated loan of same amount; soon to be release;

3. That after the tender of payment to be done in either in the US and/or in the Philippines, theVENDOR shall thereafter surrender the ORIGINAL TITLE to the BUYERS;

4. That all necessary expense/s incident to the transfer of TITLE to the BUYERS shall be for theirexclusive account including payment of CAPITAL GAINS;

5. That the Final execution of a DEED OF ABSOLLUTE SALE upon tender of the FULL AMOUNT OFTHE AGREED SELLING PRICE shall include the following furniture/s and fixtures of the

following:
