06 Marketing Strategy

MMJ boasts an internal marketing department with the capabilities of producing the very best marketing collateral for your property. We suggest the following marketing items are essential to adequately promote a property of this nature.

METHOD OF SALE

The method of sale chosen to sell your property is an important decision, as not all properties should be sold the same way.

Having considered the available methods of sale, the current economic climate and the most appropriate method of sale, we recommend a sale by Public Auction.

We believe that the subject property will attract strong enquiry and that placing all interested parties into competition against one another on Auction Day will ensure that the highest possible sales price is achieved.

MMJ’s next major property auction on Wednesday 30th October 2013 at the Wollongong Golf Club and we consider it would be advantageous to be part of this major auction programme. We are envisaging 10-15 properties will be submitted that night. Media advertising for this auction will commence Saturday 28th September 2013.

Information Memorandum MMJ will produce an Information Memorandum to accurately present the advantages of your property. Our IM’s act as the main selling tool for presentations and aid our commercial agents in proactively selling your properties to the indicated target markets. MMJ IM’s will typically contain sales evidence and market reports and forecasts. However, the format is also flexible enough to include any unique advantages that the property may hold. Professional Photography Photography is a major selling point for both commercial and industrial property. MMJ regularly uses professional photography to effectively present the property in its best light whilst actively highlighting ideal features to buyers. We also choose to promote properties through the use of professional marked up aerial photos which display the property location in relation to key areas in the local landscape. e-Brochure MMJ boasts a local, interstate and international database of contacts. With this list in hand we can effectively reach potential buyers at the click of a finger. Our e-brochures effectively use professional photography, asset description and key highlights of the property to investors.

Internet Internet listings are a key marketing tool for commercial properties. MMJ enlists realcommercial.com.au, commercialrealestate.com.au as well as our own website www.mmj.com.au to effectively promote properties online. The content used in each online advertisement will reflect the information presented in the eBrochure. Media Advertising We recommend that the property also feature in a number of press publications in order to achieve maximum exposure. Our suggested publications include The Sydney Morning Herald (Saturday), The Australian Financial Review (Thursday) and the Illawarra Mercury (Saturday). Reporting and Marketing Updates We will provide a minimum of weekly written reports during the sales campaign which will include, enquiry levels, purchaser summaries, market reports, purchaser offers and advice. We will also provide weekly reports, including face-to-face meetings, if required, to ensure that the client is comfortable with each decision made in the disposal of your property.

07 Agency Fees

With the commercial property market such a diverse and complicated market place it is important to select a trusted agent with a proven track record.

The standard MMJ fee for the sale of commercial/industrial property is 4% on the first $100,000 and 3% thereafter. However in this case, we are prepared to act on a reduced fee basis of -

2.25% + GST + Advertising

Agency Conditions MMJ will provide an Exclusive Selling Agency Agreement in accordance with the Property, Stock & Business Agents Act 2002 that will outline the terms and conditions of the marketing and sale of the property. The agreement will be in place for 90 days with a continuation agreement commencing from 90 days until a sale is achieved or a mutual decision is reached to terminate the Agency Agreement. Additional Charges Advertising funds are due and payable before marketing commences and are expended in accordance with the approved marketing budget. Advertising charges are subject to change due to price changes with external sources.

08 Basis of Appointment

On appointment MMJ will immediately commence proceedings to ensure the smooth sale of your property, this will include -

ü Work with you to ensure your goals and requirements are clear to ensure they are met.

ü Liaising with your legal representative on the preparation of Contracts for Sale and other related documents

ü Implementing and monitoring all marketing and advertising activities for the duration of the campaign

ü Communicate with our qualified database of buyers and immediately notify them of the opportunity

ü Field new enquiries and provide relevant information to qualify and assess purchase ability

ü Weekly liaison with you to outline activity and opportunities for sale
