Welcome to the fifth edition of Columbia Valley Homes. This is my first experience publishing this well-received magazine, and it gives me great pleasure to be involved.

Columbia Valley Homes made its debut in 2006. Initially called the Columbia Valley Building Guide, it was full of tips on how to build your dream home. But it quickly became apparent that whether we’re in the market for a new home or not, we all love to read about and look at beautiful homes. Hence the name change.

I divide my time between Penticton and Invermere, but my association with the community goes back to 1988 when I first purchased a newspaper here. Much has changed in 23 years, but it is no surprise to see so many gorgeous new

homes. The valley is a great place to live part-time or all the time, and all the professionals and services you need to build are locally available.

In this edition of Columbia Valley Homes, we take you inside beautiful homes built by four of the valley’s top builders: Glacier Mountain Homes, Kootenay Builders, Ski Home and Windwood Homes. We profile Kyla Brown, whose amazing photographs speak for themselves. We bring you up-to-date on new trends in furniture, and we include a technical feature. If you are in the market for a new home, you’ll find all the information you need to get started. Read and enjoy.

Whisper Creek Log Homes uses a clever method of building that combines the rustic beauty of a log home with the construction technology of a stick-framed home.

On the outside, all Whisper Creek homes are finished either with hand-peeled round logs or flat Appalachian-style logs that give the impression of traditional log construction. But on the inside these homes can have whatever décor the home owner desires—without the limitations posed by log construction.

Whisper Creek homes are built in the controlled environment of a factory and shipped to the site. All of these system-built homes are attractive, but the showhome built by Windwood Homes in the Pedley Heights sub-division near Invermere has special curb appeal. It greets

you with dramatic rooflines, soaring windows and lots of natural stone accents. It fits perfectly into its treed setting, which is part of the Whisper Creek appeal.

“Our clients want the authentic look and feel of a log home,” says Ken Ghavami, owner of Windwood Homes. “But they don’t want the headaches associated with traditional log construction: shrinkage, settling, air and insect infiltration, low insulation and lifelong maintenance.”

A common complaint of log home owners is that their homes are dark inside. Natural wood is beautiful, but it absorbs light, and two-storey log homes are especially challenging.

A Whisper Creek home addresses this issue through its interior flexibility.

The Pedley Heights showhome is a lofted bungalow with an over-sized two-car garage and a walk-out basement. You enter the home at grade level. There is a spacious family room on that level, along with a guest bedroom, a bathroom, and a mechanical room with all the high-tech equipment available, including soft water, in-floor heating, a hot-water recirculation pump, a heat pump and a home security system. The great room, the master suite and a guest bedroom occupy the main floor of the home. There are two additional guest bedrooms in the loft. The decks that surround the main floor offer lovely mountain views.

Ken’s wife Sabi chose most of the home’s interior finishes. This fine home has warm designer colours, decorative timbers that bring a little of the rustic exterior indoors, alder cabinets with black granite countertops, and a host of other quality features. Among the many fine choices Sabi made, there are a few standouts: the Peruvian walnut flooring in the great room and the loft is gorgeous. And the arts-and-crafts light fixtures are simply beautiful.

The upscale ceramic tile in the foyer, bathrooms and kitchen is a personal preference of Ken’s.

“Slate is attractive,” he allows, “but not very practical in my opinion. It’s too high in maintenance. And ceramic tile works better with in-floor heating.”

There are thoughtful touches throughout the home: built-in bookshelves in a guest bedroom, shelves in all the shower stalls, lights inside the clothes closets, and clever storage spaces, especially the kitchen pantry tucked under the main stairwell.

And, while they seem like small things, the drain in the garage floor and the security alarm keypad in the master bedroom are highly convenient. All of these features show attention to detail.

In every custom home there is one design feature that, more than any other, speaks for the builder. In the Owen family residence near Invermere, it’s the breakfast bar countertop. It’s made of Douglas fir inlaid with walnut, and then lovingly honed and lacquered to a high gloss.

“I’ve always loved the smell of fresh sawn wood,” says Jeff Baltrus, owner of Kootenay Builders. “I’ve been building homes for a long time, and it’s still intoxicating to me.”

Jeff started out as a carpenter and founded Kootenay Builders in 1980. He has trained many apprentice carpenters since then, including his sons, Joel, Ethan and Kristofor. Jeff and his wife Arlene also raised a daughter, Erika.

Today, Kootenay Builders is a full-service custom builder and renovator with a reputation for fine craftsmanship and excellent client relations. “Our approach to building is based on two simple facts,” says Jeff. “We love to help our clients realize their dream, and we love the work that we do.”

Some of those clients, including the Owens, buy their land and design their home before contracting with Kootenay Builders. Others have only a general idea of where they want to build, and a thumbnail sketch.

Some are working with an interior designer; others are open to suggestions. Jeff strives to ensure a positive experience for everyone. It helps, he says, when the clients share his philosophy.

“I believe first and foremost that a home should suit its setting. It shouldn’t look like it was imported from somewhere else. That means working with natural, indigenous materials wherever possible," he says. “I encourage our clients to buy everything locally, including their furniture.”

The Owen residence shows what can result from a perfect match of builder and client. The house itself was well designed. It’s a bi-level bungalow with a lofted master suite and a walk-out basement. All the rooms are perfectly proportioned. It’s a mid-size home, but there is plenty of drama in the architecture: a cathedral ceiling in the two-storey great room, tall windows to capture the mountain views, and timber accents that offer the grandeur of timber framing, but without the cost.

The fir-trimmed stairs rising up through the great room to the master suite are stunning.

There are natural materials throughout, of course: fir mouldings and doors, fir, cork and slate flooring, sand-cast metal door latches, granite and lots of ledgestone.

The vaulted ceilings in the great room are finished with tongue-and-groove pine.

Some of the alder cabinets in the house are darkly stained, and others are clear-coated. It’s an attractive contrast.

For their primary paint colour, the Owens chose a rich olive green, and then complemented it with a strawberry red in selected areas of the house.

The royal blue in the main-floor bedrooms is a nice surprise.

“The Owens were stellar clients – so easy to work with – and we are glad to have an ongoing relationship with them,” says Jeff.

“Our craftsmen and women were the tools with which they built their dream.”

All in all, this fine home is a credit to its owners and to their builder of choice: Kootenay Builders.

Says Jeff: “We strive to make our clients happy. Our quality and our reputation are important to us. At the end of the day, that’s the best thing you can say about your work.”

Matt Roberts founded Glacier Mountain Homes in 2007, but he is by no means the new builder on the block.

“I worked for general contractors for quite a while before going out on my own,” says the young entrepreneur.

“I always knew that I was going to be a custom builder.” A framing carpenter by trade, Matt worked in Canmore

for five years before moving to Invermere in 2003. Real estate was booming

in both towns, and he learned something of value every day.

But carpentry is still a builder’s best starting point, he says.

“Everything you need to know about home building evolves from that particular knowledge.”

And from that particular discipline: carpenters are precise and picky by nature. They’re obsessed with quality.

That perfectionism shines through in Matt’s first project as a custom builder: a gorgeous bungalow overlooking Columbia Lake.

The clients, a busy Calgary couple, came to him with a checklist.

They wanted to build an attractive, low-maintenance

weekend home on a property they had owned for some years.

They had a basic floor plan and a vision of the finished project.

They needed a builder who would listen but also steer them toward smarter choices, when necessary.

“It’s a marriage, and you have to get it right,” says Matt of that all-important client/builder relationship.

“The client had some good ideas and so did I. It was a real collaboration.”

After drafting a budget, Matt encouraged the clients to eliminate 800 square feet from the floor plan. He then sat down with the couple and a local architect and made a few minor modifications to the plan.

“Customizing calls for decisions,” he says. “And they’re easy when you’ve got a great client.”

The result is a warm, woodsy home with a practical layout and lots of original design features.

The great room, the master bedroom and the lofted home office all overlook the lake.

There are three generous guest bedrooms and another family room on the lower level.

One of the things Matt suggested to ensure low maintenance was a spray-on product to coat the lakeview deck and hot tub area.

“Cedar is beautiful,” he comments, “but this product will stand up to years of water damage and mountain weather.”

The Australian tiger wood flooring in the great room is a treat for the eye.

What captures your eye next is the series of step-down art ledges on the two-storey ledgestone fireplace. They’re attractive and functional—so much so that other clients are now asking for the same design.

All the trim in the house is fir, of course, but with a rich caramel stain rather than the traditional clear-coat—and some very nice detailing.

The two-piece architrave mouldings above the doors and windows are slightly flared, and all the windows have sills.

It’s a touch of arts and crafts in a house that incorporates several design styles to create its own unique character.

Also unique: the ledgestone wainscoting in the kitchen. In homes of this class you see plenty of stone, but not so cleverly used.

Matt recommended the decorative fir posts and beams in the house, to give the impression of timber framing. This mid-size house makes a grand impression.

Typically, Matt and his wife Christine have been renovating their own home in Invermere for five long years, to create better space for the couple and their daughters Eva and Taya.

“I work much faster for my clients,” he says with a smile.

Frank Lloyd Wright (1867-1959) built his long and distinguished career on the philosophy of building naturally: designing a structure to suit its environment, and then constructing it with natural, indigenous materials. To build organically, as he put it, was to pay all due respect to a structure’s natural surroundings. And it only made sense to use local clay and wood and stone: they were at hand, and would last longer than materials imported from other climes.

The log and timber-frame homes that are so popular in the Columbia Valley stand in homage to this enduring philosophy. Most are built with spruce, pine and Douglas fir, accented with other indigenous woods, and finished with natural materials such as slate and ledgestone.

Frank Lloyd Wright was a strong proponent of the Arts and Crafts movement, which favoured traditional craftsmanship over the machine production of building materials. Skilled carpentry is still important in log and timber framing.

Today, we’ve added a new dimension to the philosophy of building naturally: building for sustainability. A movement in its own right, sustainability is about lessening the environmental impact of buildings without sacrificing comfort or esthetics. That’s achieved in several ways: minimizing the footprint, positioning the structure to capture the natural light, and therefore heat, available to the home, using energy-efficient windows, capturing water on-site, reducing waste, and using technology such as heat recovery ventilation to ensure the health of the home and its occupants.

A sustainable building uses renewable, reused or recycled materials to the greatest possible extent. Natural timbers,

metal, wrought iron, slate, hardwood, granite and ledgestone are all sustainable.

Log and timber-frame homes are built to last. When the time comes to dismantle these structures, most of their materials can find purpose in new places.

When Richard Unger founded Ski Home in 2005, he intended only to provide cabin care for recreational home owners in the Windermere Valley. “I got quite a few clients right away,” he recalls. “It was a great start.”

Soon the general contractor was being asked to oversee minor renovations to dated homes and eventually he found himself rebuilding some of those “tired old cabins” from top to bottom. From there, Ski Home evolved to become a full-service custom builder with a reputation for superb finishing and technical expertise. “I guess you could call us a success story,” says Richard. “We’re certainly busy.”

In 2009, Richard and his team of seven oversaw the granddaddy of all projects: the reinvention of a 35-year-old home near Invermere, designed by Smith & Co. of Calgary.  Roughly 3,200 square feet of living space was added to the 2,400-square-foot building, and it was finished to the highest possible standard. “We took the original cottage down to three concrete walls and started over,” recalls Richard. “The transformation was just amazing.”

As for design, the Ski Home team sometimes works with architectural design firms. At other times, they work directly with the client to establish a theme.

Says Richard: “When it comes to finishing, we pride ourselves on attention to detail and an eye for the tasteful and classic.”

Five years in, Ski Home is still providing the cabin care that absentee home owners need.

“I chose the name Ski Home to represent the water and snow ski activities of our recreational clients skiing home to their cottage at the end of the day, and then just relaxing and enjoying the valley lifestyle,” says Richard. “Our name is still appropriate.”

Here in the Columbia Valley, we’re privileged to breathe fresh mountain air every day—in the great outdoors.

But the quality of our indoor air varies according to the age of our homes, the number of venting windows we have, and the efficiency of our heating systems.

Fresh air is good for our health and our homes. Stagnant air serves as a breeding ground for air-borne viruses. It also promotes fatigue, and aggravates asthma and allergies, especially to dust. In homes with high humidity, it helps to promote the growth of bacteria and fungi such as mould.

A heat recovery ventilator (HRV) is a mechanical ventilation device that helps to make a home healthier, cleaner and more comfortable by continuously replacing stale indoor air with fresh outdoor air.

HRVs are sometimes called air-to-air heat exchangers because they preheat or cool incoming air using exhaust

air. This ability to exchange heat between a home’s supply and exhaust air streams is what separates the HRV from inferior mechanical ventilation devices.

In homes that have forced-air heating, the HRV is usually connected to the heating system duct work. This requires running the furnace fan continually to distribute outdoor air throughout the home. It increases operating costs slightly but greatly improves the home’s air quality. In homes that don’t have forced air heating, the HRV is connected to a specially installed network of small outdoor air ducts.

At the core of an HRV is the heat transfer module. Both the exhaust and outdoor air streams pass through the module. The heat from the exhaust is used to pre-heat the outdoor air stream, but only the heat is used.

A typical HRV takes three hours to completely change the air in a home. And most units are equipped with automatic humidity sensors that increase the ventilation rate when needed.

An Eye for Art

They say a picture is worth a thousand words, and in the case of Kyla Brown it’s true. Every image the gifted photographer records says something important about its subject. But she has a special eye for the art in architecture.

“Successful architectural photography demands a highly technical approach, the use of specialized equipment, and a willingness to bend the visual rules to capture space in a way that is accurate and compelling,” she says.

After exploring all the traditional art forms during her sophomore year at the Emily Carr Institute of Art and Design in Vancouver, Kyla was keen to major in photography. Eventually she combined her talents for drawing and taking photos with a flair for writing poetry and prose. A remarkable career was born.

Today, Kyla practises architectural, commercial, wedding and portrait photography from her home in Invermere. She took most of the photos in this edition of Columbia Valley Homes.

She also creates multi-dimensional works of art through drawing, painting and sculpture. “I’m devoted to finding, capturing and reflecting light. It’s the thread that binds my art into a body of expressive work.”

Of the special role that light plays in architectural photography, she says: “Buildings take on a life of their own as I witness the ever-changing element of light. The cycle of sunrise through midday to sunset presents a powerful opportunity to express the variety of emotions that architecture evokes.”

Kyla uses the term Honouring Life to describe a practice in which she layers beautiful photographs with inspiring text to celebrate a client’s passion for life. Using photos supplied by the client, or pictures she has taken, she turns treasured memories into lasting works of art. Recently she launched an on-line store

connected to her website, which includes a line of greeting cards that are also available in stores across Canada.

When shooting a wedding, Kyla focuses on capturing the subtleties of the connection that people share on such an occasion.

Portrait photography is about catching a moment of truth, she says. “I view my

architectural photos as portraits of buildings. I look through the lens until something catches my attention, and then the building and I start a visual dialogue.”

Through Kyla’s lens the future looks bright—and busy.

“I plan to expand my architectural portfolio and to continue with my other creative work. I like the balance of the two disciplines. I feel very fortunate to have the opportunity to be a professional photographer and an artist. I enjoy every day that I get to pick up my camera and discover the world around me.”

Day 132 in the Garden of Champi-

ons. Well, it’s offi cial: it was minus three

this morning and I think my recession

garden may be ready to be put to bed

for the winter.It’s a bittersweet ending for my little

garden. We took the fence down about

a week ago, and no sooner than it was

removed, some little critter came in and

stole my prized pumpkin plant!

It was to be expected, but still the

shock factor was there. It reminded me

that 4H kids must feel this way after

raising a calf, feeding and nurturing it,

and then shipping it off to slaughter at

the end of the year.

For my poor pumpkin plant, the

slaughter came at the paws of a tiny, but

ravenous, squirrel.

Aside from that, I feel confi dent in

saying my fi rst garden was a success. I

gathered enough vegetables to get me

through the summer, learned a few very

important lessons and gained a bit of in-

sight into my family history.

It is a lot of work to raise a success-

ful garden, but thanks to writing this

column, I have met several wonderful

people with green thumbs who have

given me ideas for next year.

Catherine Tumason, who has an in-

credible front-yard garden in Invermere,

stressed the importance of an irrigation

system. I followed up on the idea and

found that drip irrigation is a better way

to water than using a traditional garden

sprinkler.During warm periods, plants are

dried out and stressed prior to watering

with the hose or sprinkler, but drip ir-

rigation prevents plant stress due to lack

of water by oozing moisture from tiny

pores in the hose. It distributes water di-

rectly to the root zone of plants and you

lose less water to evaporation. Economi-

cally, it also makes sense as you have less

water waste – up to 30 percent!

Lila Fodchuk and her husband,

Nestor, also have a plentiful garden in

Invermere. I met with the Fodchuks in

early August and already their garden

was bursting with vegetables and beau-

tiful fl owers ripe for the picking. Lila’s

secret is to use lots of compost, a trick I

will defi nitely employ next year.

Dale Hunt grew the biggest toma-

toes I have ever seen in his fl oating gar-

den in Wilmer. I don’t have access to a

body of water that large, but maybe I

will make a fl oating tomato garden on

the little pond in our yard next year.

Just because the growing and har-

vesting seasons are over doesn’t mean

that the work is done in my garden.

Last weekend, I attacked the task

of readying my garden for the loom-

ing winter, already showing itself on

the mountaintops. Th is was not an easy

job, as our handy-dandy roto-tiller was

being a bit temperamental — and, by

temperamental, I mean that it absolute-

ly refused to start.

So, after removing the weeds and

leftover vegetation, cutting back my

rhubarb, and adding a bit of compost,

I enlisted the help of my beau, who

worked it over with the garden tractor.

Finally, to discourage any winter

weed growth, I covered the entire gar-

den with a layer of grass clippings – fresh

from my local golf course, Spur Valley

Greens. I read it is a good thing to do

before winter and I fi gure I can rototill

it into the soil in the spring — that is,

if I can resurrect our rototiller from the

dead. Here’s hoping.
