Welcome to the second edition of the St lves Market Report.Thankyou to all those who contacted me with positive feedbackabout my first edition, l'm pleased that this information is of interestto you.
W¡th winter just around the corner the weather is starting to cooldown, however, the property market is doing the complete oppositeand is heating up quick!!
W¡th the recent release of the Government's lntergenerationalReport highlighting the seriousness of the supply issues, which theAustralian property market is facing, it is clear that more dwellingsneed to be constructed to meet the level of demand faced. lf we alsoconsider the reduced levels of government restriction for overseasinvestors and the ever increasing population, which is predicted toincrease to 35.9 million by 2050, more then 7.1 million new dwellingswill be required (approximately 180,000 dwellings each year for thenext 4Oyears).
ln short, supplv and demand are what's going to continue to putpressure on rentals and drive price growth in the nearfuture, although employment, interest rates andtightening lending policies by banks are what couldsee this heightened activity short lived.
