Asset protection is a refundable bond payable to Council to ensure cross

over and footpath is in undamaged condition at completion of build. Any

damage caused by the builder will be corrected at end of construction.

Owner to pay for application (Approx. $256) and bond (Approx. $2000)

before construction works commence. This is a standard practice,

development expense payable by the developer.

If Property Information for your land specifies that the land is in a flood prone

area (as determined by council), variations to the design may be required

DEVELOPMENT OF LAND

Note OnlyDEMOLITION:

Demolition, including but not limited to existing dwelling or structures, trees,

or concrete, is not the responsibility of the builder and must be fully

completed prior to site start. Any delays will be raised as delay notice.

Note: Owner responsible for disconnection of overhead power to dwelling &

meter disconnection. Owner is also responsible for any applicable gas

disconnection.

Note OnlyTREE AND STUMP REMOVAL:

It is the Owners responsibility to ensure the Builder is aware if any potential

tree or stump removal that is required prior to site set out and excavation. If

trees or stumps need to be removed and the builder has not been made

aware at the set out and excavation stage, an extra variation for their

removal may be required.

As per OH&S requirements, trees must be removed within 2-3 metres from

the side of the house so scaffolding can be erected. Any trees that interfere

with the installation of this scaffolding will need to be removed, and the

Owner may be up for an extra variation to cover the additional costs

incurred.

Provide a provisional sum allowance of $500 for Langford Jones Homes to

order a title re-establishment survey for the land, ensuring correct title

boundaries are located and drawn on the plans.

If this item is not required (ie, the land is located in a recently subdivided

estate or plot, and this has been provided to Langford Jones Homes by the

owner), a Post Contract variation credit will be issued to the owner for this

survey.

In the event that survey pegs are not visible prior to building commencement,

a title re-estabilshment survey will be required and will delay site start.
