This submission has been prepared by the "Cleary Avenue Owners Group" which is made up of nine properties from 9 to 25 Cleary Avenue, Belmore and forms part of the "Belmore Precinct".

The Cleary Avenue Owners Group does not support the proposed "mixed use" land use within Cleary Avenue.
CONCLUSION & RECOMMENDATIONS
This submission recognises and supports the work done to date by NSW Planning and Canterbury City Council.
The key findings of this submission are:
• The land owners are in support of the Urban Renewal Strategy to rezone land within the Belmore Precinct;
• The land owners support a "high rise housing" zoning such as R4 High Density Residential within the Belmore Precinct;
• The land owners do not support a Mixed Use zoning for the subject site;
• The land owners support a Floor Space Ratio greater than 5.1:1 within the Belmore Precinct; and
• The land owners support a building height greater than 9 stories within the Belmore Precinct.
The owners group look forward to discussing this further with NSW Department of Planning and Canterbury City Council on what is a key site within the Belmore Precinct of the Sydenham to Bankstown Urban Renewal Corridor Strategy.
