1.1 PROJECT INFORMATION
A. Project Name: CLC Phase 1 Renovation
B. Owner: White Plains United Methodist Church Inc.
C. Owner Project Number:
D. Architect: Osterlund Architects, PLLC.
E. Architect Project Number: 1937.
F. Date of Addendum: September 3, 2021.
1.2 NOTICE TO BIDDERS
A. This Addendum is issued to all registered plan holders pursuant to the Instructions to Bidders
and Conditions of the Contract. This Addendum serves to clarify, revise, and supersede
information in the Project Manual, Drawings, and previously issued Addenda. Portions of the
Addendum affecting the Contract Documents will be incorporated into the Contract by
enumeration of the Addendum in the Owner/Contractor Agreement.
B. The Bidder shall acknowledge receipt of this Addendum in the appropriate space on the Bid
Form.
C. The date for receipt of bids is unchanged by this Addendum, at same time and location.
1.3 CLARIFICATIONS
A. Reminder: Additional site visits for contractors are available. Please contact George Smit,
WPUMC Maintenance Coordinator, to schedule.

B. Mechanical Drawings reference Owner Secured Pricing. The Owner has an agreement in place
with Trane to hold pricing and delivery date for equipment and controls scope detailed in the
Trane proposal. Trane has agreed that their pricing will transfer to the awarded Cont ractor. We
are releasing in this Addendum, with permission, the Trane proposal so that Bidders can include
this pricing in their bids. Trane is currently preparing submittals to deliver to the awarded
Contractor. Trane is seeking purchase order release from the Contractor by end of October to
hold pricing and delivery date.
C. Electrical Drawings reference work by Security Contractor. Bidders are to subcontract this work
to the following Owner’s Preferred Security Contractor:

D. Bidder question: Section 311000-5 Site Clearing 3.3.A – City of Raleigh Urban Forestry
Protection regulations to be followed. I believe Town of Cary will be the governing body for
this location, and COR will not have jurisdiction. Please clarify.
1. Response: You are correct, Town of Cary will be the governing body for this
project/location, NOT COR.
E. Bidder question: The mechanical pages make several references to Owner-secured equipment
pricing. Please clarify, as Section 011000 makes no reference to mechanical equipment or
controls.
1. Response: See Clarification 1.3 B of this Addendum 01 for owner secured pricing.
F. Bidder question: Please clarify what signage is to be contractor supplied. Spec book indicates
that owner will uninstall & reinstall classroom signage. Page A601 indicates 4 sign types, bu t I
cannot locate a signage schedule.
1. Response: Existing signage does not meet accessibility requirements. Owner will
uninstall existing signage. Contractor will supply and install new signage as shown on the
Door schedule on sheet A601 and the Typ. Signage Placement shown on sheet I601.
Owner will then reinstall back the existing signage underneath new signage.
G. Bidder question: Dishwasher, Washer, & Dryer are listed as both OFCI and OFOI. Please
clarify which is the case for these appliances.
1. Response: Please see below for the amended OFCI and OFOI lists.

1.5 REVISIONS TO DIVISION 01 GENERAL REQUIREMENTS
A. Specification Section 011000 SUMMARY, (not reissued).
1. Insert the following after OWNER-FURNISHED/OWNER-INSTALLED (OFOI)
PRODUCTS and before CONTRACTOR'S USE OF SITE AND PREMISES:

A. To avoid mechanical system cost increases, the Owner has secured the following
bid-day pricing on the following equipment:

3) Air Handler AHU-5
4) Air Handler AHU-6
5) Air Handler AHU-8
6) Chiller CH-1
7) Terminal VAV Boxes (QTY: 33)
8) Unit Heater UH-1
9) Reheat Coil RHC-5
10) Building Automation System and equipment controls.
B. Reference Appendix A MECHANICAL PROPOSAL for information on pre-
arranged order.
C. Trane will transfer this pricing to the winning bidder provided that the order has
been placed before October 31, 2021. Issue list of drawing sheets that are issued
new or as revised with this Addendum.

A. Sheet I601 – INTERIOR SCHEDULES
1. SPECIALTY KEY: SP-11 BABY CHANGING STATION is provided by Owner and
installed by Owner.

4. Schedule
a. Submit questions in writing to Kristen Osterlund and Joe Kasztelan, email by end of day
on Thursday, September 16, 2021.
b. Final Addendum will be issued on Monday, September 20, 2021.
c. Submit Bids to Kristen Osterlund and Joe Kasztelan, email by 2pm on Thursday,
September 23, 2021.
d. Anticipated Notice To Proceed is Monday, October 11, 2021.
e. 180-day duration for construction.
5. Bid procedures
a. Submit proposals in accordance with Instructions to Bidders.
b. Bids must be delivered by email on time.
c. Provide references along with your Bid packages.
6. Summary of scope of work:
a. Phase 1 focuses on improvements to the CLC wing of the White Plains United
Methodist Church that includes the following:
i. Waterproofing of subgrade walls.
ii. Replacement of exterior doors on first and second floors.
iii. Removal and closure of outside air openings in the storefront windows.
iv. Mold removal (through demolition of existing ceilings and pipe insulation).
v. Moisture mitigation coating of the first-floor slab.
vi. Replacement of interior finishes on the first floor.
vii. Selected replacement of ceiling finishes on the second floor.
viii. HVAC upgrades on the first and second floors.
7. Owner has secured a proposal for a portion of the Mechanical and Controls work. Owner and
Design Team are working to address that proposal and will issue an update to bidders by
addendum.
8. General questions/comments.
a. Will building be occupied during construction?
i. CLC wing will not be occupied, but surrounding buildings will be.
ii. Children’s Center (connected to CLC) will remain operational – will be
isolated from construction area/CLC.
iii. Church, as a whole, is not “as open” as it used to be due to COVID-19.
b. 2nd Floor Kitchen will be “most congested” area during construction.
