o C h e s t n u t h i l l Township i s l o c a t e d i n t h e sou thwes t p o r t i o n of Monroe County ( s e e Map l), and the s o u t h e r n p o r t i o n o f t h e Pocono Mountains . The Pocono Mountains of Pennsy lvan ia have l o n g been acc l a imed f o r t h e i r r e c r e a t i o n o p p o r t u n i t i e s and commercial r e s o r t s . C h e s t n u t h i l l Township is l o c a t e d w i t h i n 100 mi les of N e w York C i t y , P h i l a d e l p h i a , Trenton', Allentown-Bethlehem-Easton, S c r a n t o n , and s e v e r a l o t h e r ma jo r u r b a n areas.

o More s p e c i f i c a l l y , C h e s t n u t h i l l Township is p a r t o f t h e "West End Region" wh ich , t o g e t h e r w i t h P o l k , Ross and E ld red Townships, r e p r e s e n t s one of t h e f a s t e s t growing areas o f t h e County.

o Highways l i n k C h e s t n u t h i l l Township w i t h t h e Region and t h e o u t l y i n g u r b a n areas. Heav i ly used Route 209 i s t h e ma jo r east-west highway; Route 115 is t h e ma jo r n o r t h - s o u t h highway. Route 209 p r o v i d e s access t o Route 3 3 and t h e N o r t h e a s t E x t e n s i o n of t h e P e n n s y l v a n i a Turnp ike and Route 115 p r o v i d e s access t o t h e In te rs ta te s y s t e m (1-80).

NATURAL FEATURES

Very l i t t l e prime s o i l s s u i t a b l e f o r b o t h development and a g r i c u l t u r e i s l o c d t e d i n no r the rnmos t C h e s t n u t h i l l , b u t some a r e found i n t h e u o r t h e a s t and s o u t h e a s t p o r t i o n s of t h e McMichael Watershed.

o About 31 p e r c e n t (7,500 a c r e s ) of t h e Township i s i n a g r i c u l t u r a l u s e . There are 53 i n d i v i d u a l l y owned f a rms .

o Approximately 60 p e r c e n t ( 1 4 , 5 0 0 a c r e s ) of t h e l a n d i n C h e s t n u t h i l l Township is p h y s i c a l l y " s u i t a b l e " f o r f u t u r e development ( s e e Map on pai;e 1 3 )

POPULATION AND H O U S I N G

S i n c e 1960 t h e p o p u l a t i o n o f C h e s t n u t h i l l Township h a s doubled (from 1 ,572 i n 1960 t o a n e s t i m a t e d p o p u l a t i o n of 3,254 i n 1976) . I f t h e County and Township grow as e x p e c t e d , 6 ,100 p e o p l e cou ld l i v e i n C h e s t n u t h i l l by 1990.

The "5 -14" , "25-34", "55-64" , and " 6 5 p l u s " a g e g roups r e g i s t e r e d numeric and p e r c e n t a g e increases from 1960 t o 1970, i n d i c a t i n g t h a t young f a m i l i e s and o l d e r f a m i l i e s of r e t i r e m e n t a g e a n d n e a r - r e t i r e m e n t a g e a r e moving i n t o t h e Township a t an i n c r e a s i n g ra te .

S i n g l e f a m i l y ( d e t a c h e d ) houses comprise o v e r 85 p e r c e n t o f t h e t o t a l d w e l l i n g u n i t s i n t h e Township. Most C h e s t n u t h i l l Township r e s i d e n t s l i v e n e a r t h e o l d e r v i l l a g e areas o r i n t h e r e s i d e n t i a l s u b d i v i s i o n s .

I n t h e n e x t f i f t e e n y e a r s , more v a r i e t y o f h o u s i n g t y p e s w i l l b e r e q u i r e d t o match t h e incomes and l i f e s t y l e s of C h e s t n u t h i l l Township r e s i d e n t s .

COMMERCE AND INDUSTRY

o Commercial u s e s occupy less t h a n o n e p e r c e n t o f t h e Township's l a n d area ( s e e Map on page 13)

u Most of t h e commercial u s e s are r e l a t i v e l y small and o r i e n t e d toward conven- ience-commercial goods and s e r v i c e s which s a t i s f y most of t h e b a s i c day-to-day needs of nea rby r e s i d e n t s .

o I n d u s t r i a l u s e s occupy less t h a n one p e r c e n t of C h e s t n u t h i l l 'Township 's l a n d area ( s e e Map 5 ) .

o I n d u s t r i a l development h a s been r e l a t i v e l y s l o w i n t h e Township; t h i s is under- s t a n d a b l e because o t h e r i n d u s t r i a l l o c a t i o n s a re more a c c e s s i b l e and have p u b l i c watler and sewer s e r v i c e .
