Utilities

Water – a 16” inch main, owned by Pennsylvania American Water Company, has been installed along the park access road. The park’s water system is capable of providing combined domestic/fire flow service of 2,750 gpm at an approximate minimum residual pressure of 80 psi to 100 psi.

Sanitary Sewer – The park conveyance system consists predominantly of a 3” low pressure SCH-40 PVC force main and a limited length of an 8” SDR-35 gravity main running along the park access road. Treatment is provided by the Wyoming Valley Sanitary Authority, which has an approved treatment capacity of 32 MGD and receives an average flow of 24 MGD.

Natural Gas – UGI Penn Natural Gas provides service via a 6” diameter main operating at intermediate pressure along the park’s access road. Gas is supplied via a connection to an existing 12” diameter intermediate pressure main located adjacent to the park.

Electric – PPL Electric Utilities provides service via 12 KV, 3-phase distribution lines located adjacent to the property along Oak Street and Butler Road. PPL is able to upgrade its facilities serving the park to provide service to a client in excess of 1,000,000 KWH per month.

Telecommunications – Overhead copper service is provided by Verizon and several other companies. Fiber optic facilities, owned by Verizon, are readily available in the direct vicinity. Park tenants have access to telephone service, Internet, T-1 lines, ISDN, DSL, frame relays, LAN/WAN services and video conferencing from multiple service providers.

Every building constructed in CenterPoint West receives a 10-year, 100% real estate tax abatement on improvements via the Local Economic Revitalization Tax Assistance Act (LERTA) program. This generous abatement program was approved by the Luzerne County Commissioners, the Pittston Area School Board and the Supervisors of Pittston Township. For illustration purposes, a tax rate of $0.39 per square foot on improvements was used for the first year of the following 500,000 SF example, with modest annual rate increases thereafter. Actual real estate taxes may vary depending upon the cost of construction required to meet a tenant’s specifications.
