DIVISION ONE - General Requirements - contract standards and procedures

TERMS:1. DRAWINGS, PLANS - The portion of the Contract Documents that gives a graphic representation of the

scope, location and arrangement of construction, materials and equipment.2. OR EQUAL - Shall mean that an item or procedure of substantially equal quality and "General Industry

Acceptance" may be substituted only with the authorization of H Haus. Where structural materials areidentified, it shall be understood that substitutions of substantially equal strength may be made as longshortage of, or a delay in receiving materials, H Haus, may at its own option, modify the specifications,method of construction or change manufacturer.

3. SPECIFICATIONS - The written description of the requirements to perform the work may be separate or onthe drawings.

4. WORD MEANINGS - Technical terms not identified in the Contract Documents shall have the meaning givenin a "Glossary of Construction Terminology" published by the D.C. Metropolitan Chapter of C.S.I.,1981 edition.

5. THE WORK - Includes everything shown, mentioned or reasonably inferable as being necessary to producethe intended results. The only things to be omitted are specifically marked "Not-in-Contract", "By Others"."Future" or "Existing".

6. WORKING DAYS - All calendar days except Saturdays, Sundays, and legal holidays where the work islocated.

7. SALES ORDER - Document provided by H Haus to place the order for a specific building indicating optionsand upgrades in determining the final contract price. This document is not considered final until all partieshave signed the "Sales Order".

8. CONTRACT DOCUMENTS - All plans, specifications, drawings, contracts, site checks, sales orders,addendums by reference, assignment funds, and any other documents necessary to perform the work.

EXECUTION, CORRELATION and INTENT

A. RELATION of SPECIFICATIONS, DRAWINGS and SALES ORDERS1. Options and/or upgrades selected and indicated on the "Sales Order" or "Purchase Agreement" over rule

"Standard Specifications". In some instances a customer may select an option, which entitles them to acredit. This shall also override the "Standard Specifications".2. Drawings overrule "Standard Specifications" and "Sales Order".3. Figures take precedence over scale measurements.4. Large scale details take precedence over small details.5. Existing conditions take precedence over Drawings and Specifications.

B. CODE & BUILDING STANDARD Requirements of public authorities apply as minimum requirements only. They do not supercede more stringentrequirements given elsewhere in the Contract Documents. Requirements unknown to H Haus in effect at time ofContract because of public authorities will require appropriate adjustments to be made in the Contract Sum at thePurchaser's expense.

CORRELATION and INTENT, CODE & BUILDING STANDARDS.Related documents: The general requirements of the contract, including General Conditions and SupplementaryConditions are hereby made part of this section.

OPERATIONS:

LAYOUT: Each contractor shall layout the work and all its parts and establishes lines and levels accurately.Contractor to employee a licensed surveyor for building layout if necessary. Said work to be included in the GeneralContractor's bid.

USE OF PREMISES: Confine apparatus, storage of materials and operations of workman to limits indicated by law,ordinances, permits or directions of the owner. Do not unreasonably encumber the premises with materials ordisturb the grounds more than necessary.

SUBMITTALS:

CONSTRUCTION SCHEDULE: Prepare construction schedule showing anticipated scheduling of various tradesand tasks from starting date to completion dates. Submit schedule to H-Haus within 30 days after signing contract.Submit revised schedules during construction should adjustments in scheduling occur.

PAYMENT APPLICATION: Shall be made with 7 working days of each month, accounting work stored andcompleted. Please refer to the Owner Contractor agreement for time qualifications. Payment Applications toinclude Release of Liens by the Contractor and sub-Contractors involved in the work stored and completed.

SCHEDULE OF VALUES: Prepare detailed accounting of Contract Sum on the basis of construction divisions.Submit and obtain approval before first application for payment. Use only approved breakdown for payment request.

SHOP DRAWINGS:

For specialty items or items from a contractor such as windows and doors, provide submittals to Owner for reviewbefore ordering.

SAMPLES: Contractor shall deliver samples of materials to be used in the work and reasonably requested by H-Haus. Provide three samples of proposed materials when applicable.

CLEANING:

Each contractor, at all times, shall keep the premises free from accumulation of waste materials or rubbish causedby his operations. At the completion of the work, he shall remove all his waste materials and rubbish from andabout the Project, as well as his tools, construction equipment, and surplus materials.

CLOSING PROCEDURES:

Financial: Contractor shall furnish ample evidence to H-Haus that all financial obligations have been met bypresenting a notarized release of liens from all suppliers and contractors at each payment application.

Punch list: When the Contractor reaches substantial completion, the Contractor, and H-Haus shall review the workand compile a list of items outstanding and or not in compliance with the contract documents. The Contractorshall endeavor to complete the items on the punch list as quickly as possible. If contemplating application for finalpayment the Contractor shall schedule one week in advance with H-Haus a joint inspection visit to the project todetermine if the contract has been fully executed.

Guarantees: All guarantees shall be submitted as required here.

Final Certificate: Insurance of such certificate does not relieve the Contractor of any responsibilities related toguaranteeing the warranting performance of the Project.

Construction staging area: The Contractor shall coordinate a construction staging area approved by the owner.

Construction parking: Park only where directed by H-Haus; control as required to provide orderly use.

Storage: Store material and equipment in an orderly manner.Suitably store material to not interfere with building operations, not be exposed to weather if unsuitable, or invite tampering ortheft. Storage of materials is at the Contractor's risk. Protect sensitive materials from weather as needed.

Temporary fire protection: During construction, install and maintain whatever types and forms of fire protection may beneeded. Store combustible materials in recognized fire-safe locations and containers.

DIVISION TWO: SITE WORK

HOME BUYER NOTE: Please read paragraph 'A, and B' of this division carefully.

A. All foundation details and drawings constitute recommendations only. Local soil conditions in a given area maydictate that the soil's engineer or other expert needs to be retained to determine whether the soils are such that additional sitework and/or specially engineered foundation systems will be required,B. H Haus direct retail sale:The customer shall be fully responsible, including all costs whatsoever kind or character for the removal of difficult rocks ordifficult soil on the site, H Haus assumes no responsibility with respect to local soil's conditions. Soils testing of any type at thesole discretion of the buyers. If the soil's test is required by the buyers or any inspecting authority, the buyer shall be solelyresponsible for all costs incurred in connection with the soils test. If additional site work is warranted because of a soils test,the buyer shall be solely responsible for all costs incurred in connection with the soils test. If additional site work is warrantedbecause of a soils test, the buyer shall be solely responsible for any such costs. H Haus recommends that the buyer consultwith the local building inspector, geotechnical engineer and structural engineer to determine if the soils on the proposed siteare such that a soils test should be conducted.

Finish grade shall be 6 to 10 inches lower than the finished floor height at the garage and finish living space floor as the sitemay allow, or per plans.

General:

Scope: Furnish all labor, materials, tools, equipment and services necessary for and reasonably incidental to complete theexcavation and preparation of site for grading. Coordinate installation of all utility lines with excavating work. Coordinateprovisions for lines to water catchment systems, leach fields etc. as required.

Conformance: All material and constructions practices shall meet and adhere to all national and local codes and standards. If ageotechnical report has been prepared, the General Contractor should familiarize him/herself with said document andincorporate said recommendations into the scope of work and project cost.

EXECUTION:

CLEARING: Remove trees shown on the drawings nor clearly necessary for the construction to commence. Remove withoutinjury to trunks, interfering branches and roots of trees to remain. Remove resulting wood and debris from the buyer's property.Wood suitable for fireplace burning to be into 2' lengths and stacked on site at a location approved by Owner.

TOPSOIL: Before excavating is begun, strip topsoil of its entire depth from areas to be excavated or graded; pile in designatedlocation so as not to interfere with building operation. Stripped topsoil: Free from clay, large stones and debris. Store topsoil,which will be used exclusively for fine grading.

EXCAVATION: Make excavations to proper depth with allowance made for fill, floor slabs, forms, centering and space to applyeither damp or waterproofing. Work to be excavated to a greater extent than required by drawings and which is within the bearingarea of the footings.

FILLING AND GRADING: Do all excavating, filling and backfilling and grading necessary to bring entire area outside thebuilding to follow sub grade levels for paving, walks, and other surfaced areas to underside of respective surfacing or base, ifany, for lawns and planted areas to 4" below finish grades. Assure positive drainage away from the house not less than 5% for adistance not less than 20 feet from the exterior walls.

Remove debris from excavations before backfilling, do not backfill against foundation walls for a period not less than 7 days fromthe placement of concrete or grout/mortar. Backfilling shall be free from plaster, batts, and other debris. Protect water or dampproofing when placing backfill. Deposit fill and back fill in layers not exceeding 6" under floors, 8" under slabs, pavements andother surfacing and 12" under other areas, compact each layer to reach 95% compaction. Apply water to assist in compaction andcontrol dust generated from such activity.

DIVISION THREE - CONCRETE

GENERAL

Scope: Furnish all labor, materials, tools, equipment and services necessary for and reasonably incidental to complete theconcrete portion as shown on the structural drawings and architectural drawings.

CONFORMANCE: All work shall comply with the International Building Code, 2003 for residential construction. Cast -inConcrete shall be 3,000 PSI within 28 days. Reinforcing steel shall be ASTM A-615 Grade 60 #5 and larger and Grade 40 for #4and smaller. All reinforcing steel shall be fabricated and placed in accordance with ACI-301-72 and ACI 315-80. All horizontalfootings or turndown slabs shall be continuous around corners or have corner bars of the same size and spacing as thehorizontal bars with the proper lap length. The General Contractor shall be responsible to see that rebar placement is properlyaligned and tied in place before the placing of concrete. All vertical steel shall be accurately located and secured in place so thatit remains in position during the placing operation. Any rebar that is improperly installed shall be removed and properly placed.

MATERIALS: Refer to structural drawings.

1. EXECUTION: Earthen, wood or metal formwork is acceptable to produce true and straight line and elevation and smooth surfaces.

CONSTRUCTION JOINTS:1.Provide control joints in slabs on grade as shown on drawings. Control joints may be either saw cut or tooled as noted per thedrawings. Depth of the control joint should be one quarter the overall depth of the concrete slab.2. Abutting slabs shall have a minimum period of 24 hours between pours.3. Welded wire fabric shall be cut at these control joints and dowels added as detailed on drawings.

PLACING:1. Concrete shall be placed without segregation or loss of ingredients.2. Vibrating, spading or rodding shall be used to consolidate the concrete ad eliminate honeycombing.3. Concrete shall not be placed during rain, snow or sleet. When the temperature falls below 40 degrees Fahrenheit the minimumtemperature of the concrete shall be 50 degrees Fahrenheit. The General Contractor should discuss ad mixture with the local batchplant to determine if ad mixtures are to be used. Contractor to notify the Owner of actions taken in this regard.4. Concrete shall be placed on a 2" bed of clean natural sand.5. Provide a 6 Mil vapor barrier under the slab should the R-Foil Concrete Barrier option not be taken.

FINISHING:1. Surfaces to remain exposed or to be covered with tile, carpet or vinyl shall have a steel toweled smooth finish.2. Steel trowel finish shall be true planes within 1/8" inch in 10 feet as determined by a 10 foot straight edge placed anywhere on theslab in any direction.3. The curing of slabs shall be initiated as soon as the slab can bear foot traffic.4. Protect intentionally exposed concrete floors from damage to finish. Protect as necessary per the level of traffic and work in saidareas. Concrete floors that receive stain are to be protected with sheet goods from their placement for the duration of the project.5. Seal concrete floors that receive both color or left with finish.

CONCRETE STOOPS and STEPS:Shall be provided at all entrances. Stoops and steps shall be formed and poured by site contractor using 2500 psi air entrainedconcrete, stained and sealed and shall be constructed so as to meet all governing building codes

STAINED CONCRETE: Scofield "Lithochrome" Chemstain Classic. Use ColorAntique AmberCS-15. Apply SCOFIELD®Selectseal-W. one-conponent sealer to entire floor before covering and protecting for duration of construction. It is highlyreccommended thatthe floor is protected with 4x8 foot sheets of fiber board.

DIVISION FOUR- MASONRY

General

SCOPE: Furnish and install solid and hollow block masonry together with masonry flashings.

CONFORMANCE: All materials and construction practices shall meet and adhere to all acceptable national and local codes andstandards, including ACI 530-88/ ASCE 5-88.

PRODUCTS

MATERIALS:1. Water: Clean and potable2. Portland Cement: Grey, per ASTM C150, Type 13. Masonry Cement; Gray, per ASTM C91-67, each bag so marked4. Lime: Hydrated lime per ASTM C207, Type S. Lime Putty: A stiff mixture hydrated lime and water; Keep moist until used, protect fromexposure to and prevent excess evaporation. Putty made from type s hydrated lime may be used immediately after mixing.5. Sand: Natural sand per ASTM C144

6. Mortar: Per ASTM C270. Use no calcium Chloride. Type S throughout.7. Mixing mortars: All materials for mortars measured by volume, and cement mixed dry, lime putty added, and then water addedto bring the proper consistency for use. Use no mortars that have stood more than one hour.8. Concrete Masonry Units conforming to ASTM C145 for solid load bearing units and ASTM C90 for hollow load bearing units.All units Type 1, Grade P-1.9. Grout: Course grout per ASTM C476, aggregate for grout per ASTM C404.12. Parging: 3/4'' Medusa cement parging and two coats of sprayed on asphaltic pitch.13. Stone cleaner and sealer by "Stone Tech Stone and Tile Care". For cleaning, use "Klense All" and for sealing use "HeavyDuty Stone Sealer". Product information and application procedure available through Milestone in Santa Fe, New Mexico.14. Simulated masonry (Cultured stone) is an option. Refer to contract for selection.

EXECUTION

LAYERING: Provide watertight construction in all exterior masonry. Fill joints completely with mortar throughout the work.

LAYING OF CONCRETE MASONRY UNITS: All units set in running bond and all intersections of walls and or partitions bonded orkeyed with wall ties or horizontal joint reinforcing. Cut units accurately to fit around all pipes, ducts, openings etc; slush all voidsfull. Set unit cells vertically, butter walls only above grade or interior carefully for uniform appearance using square and blocks,closers or fitters for corners, piers, jambs, steel sash, etc. Size of block in general 8" x16" face measurement. Joints tooled,cove.

PATCHING: Patch around cuts and openings in masonry by other trades.

DIVISION FIVE - METALS

GENERAL

Scope: Furnish and install all metal beams, tube steel, fascia and handrails as noted on the drawings.

CONFORMANCE: Miscellaneous steel shall conform to ASTM A-36.

FASCIAS: Provide and install metal drip flashing per SMACMA standards per chapter two, Figure 2-1A and Figure 2-5B. Gravelstop to be 20 gauge metal with 4" wide cover plate of the same at end of shop lengths. Soldered or welded joints are notrecommended except at end corners due to expansion of material. Paint material with architectural bronze finish.

HANDRAILS/ GUARD RAILS: Provide and install 1" x 2" steel bar handrail with vertical supports at all areas where the finishgrade is more than 12" above the finish slab (terrace deck and stair) Bronze finish to match other exposed steel on job. Provideintermediate ½" steel rods at 4" on center per code requirements. Handrail locations include entry ramp, @ garage steps,terrace decks and steps to garden.

DIVISION SIX- WOODS AND PLASTICS

General: CARPENTRY AND LUMBER

SCOPE: Furnish all labor, materials, tools, equipment and services necessary for and reasonably incidental to complete allcarpentry, rough lumber and related items as shown o the drawings and or specified herein.

CONFORMANCE: All materials and construction practices shall meet and adhere to all applicable national and local codesand standards.

DELIVERY AND STORAGE OF LUMBER: Deliver lumber and plywood only when ready for its use and do not store outside forextended periods of time. When storing outside cannot be avoided, stack material above ground with watertight cover in amanner providing good ventilation and protection. Trim/ finish lumber shall not be stored outside and protected at all times.

PRODUCTSPANELIZED WALLS AND ROOF STRUCTURE- H-HAUS PACKAGE: Provide and install panelized walls as shown on thedrawings or as specified. Unless otherwise noted provide panels by "H-HAUS"

MOISTURE CONTENT: Except as otherwise specified, the moisture content shall not exceed 19% for rough lumber.

LUMBER GRADES AND LABELS: Grading of lumber of various species shall comply with requirements of the AmericanLumber Standard, Simplified Practice Recommendation R16; species and grades as herein specified. Each piece of yard orstructural lumber shall bear the mark of appropriate inspection bureau or association or each shipment shall beaccompanied by inspection certificate issued by the appropriate inspection bureau or association.

LUMBER FOR CARPENTRY WORK: Lumber shall conform to Structural Notes.Rough Carpentry

Floor joists: to be 11 7/8" truss joist I-beam (TJI) e.g. Silent Floor 150 df or equal. For actual truss joist sizes refer to thestructural plans and specifications if required.

Rim joists: shall be 3 each 1 ¾" x 11 7/8" Timberstrand (engineered structural board) with ½" treated plywood exterior skin.For actual rim joist sizes refer to the structural and architectural plans.

Exterior walls: shall be 2" x 8" number 2 or better white pine or equal @ 16" o.c. if panelized construction is not used.

Terrace deck structural framing: 2" x 12" redwood, number 2 or better. Seal all sides and ends immediate after placing

Interior walls shall be 2" x 6" number 2 or better white pine or equal @ 24" o.c. or as indicated in the framing plans should thepanelized wall option not be taken.

1. Exterior SheathingWalls: 7/16'' minimum thickness OSB with span rating of 24/16 minimum.Roof: 7/16'' minimum thickness OSB with span rating of 24/16 minimum.

Plywood; Softwood: Interior exposed A-A both sides visible or A-C one side visible

Beams: See structural drawings for pre-engineered beams, paralams and microlam beams.

Finish wood and trim: Clear birds-eye maple, D-select.

PRESERVATIVE TREATMENT: All wood blocking, ground sills and nailers in connection with exterior concrete or masonryand on roofs and other items specified herein, shall be given a pressure preservative treatment in closed retort.

FASTENERS and ADHESIVESConstruction adhesive to be "Liquid Nails" or equal. Check structural engineering requirements for panel connections and all fastenersrelated to structural connections. "Liquid Nails" is not to be considered a structural connection under any circumstance.

Nails and staples to be in accordance with ICBO report 2403, UM-25d and UBC table no. 25-p unless otherwise specified.

Joist hangers shall be "Simpson Strong Ties", approved by IBC and fastened per IBC nailing schedule.

Truss plates (gussets) shall be stamped at the intersection of all header, trimmers, king posts, etc., on the interior side of allexterior openings and boxed out windows or by structural areas.Structural bracing at corners shall be per IBC.

EXECUTION

Stud Bearing Walls: If panelized construction is not taken, load bearing stud walls shall be Spruce Pine Fir (SPF) Stud grade orbetter at 16'' O/C. DIVISION SEVEN- THERMAL AND MOISTURE PROTECTION - SHEET METAL AND FLASHINGS

General

SCOPE: Furnish all labor, materials, tools, equipment and services necessary for and reasonably incidental to complete installation ofsheet metal and flashings.

ACCESSORIES: All accessories or other items essential to the completeness of the sheet metal installation, though no specifically shownor specified, shall be provided. All such items, unless otherwise shown on the drawings or specified, shall be of the same kind of material asthe item to which applied. Nails, screws, and bolts shall be of types best suited for the purpose intended and shall be of a composition that iscompatible to the metal to which it will contact.

FLEXIBLE CONCEALED FLASHING: Through walls, parapets, window and doorsills, jambs and heads, and lintels, shall receive sheetmembrane flashing.

FASTENINGS: Use same material as flashing sheets and other metal, as recommended by manufacture of flashing sheetfor best corrosion resistance.

Execution:

PROTECTION: Protection against galvanic action shall be provided wherever dissimilar metals are in contact. Thecontact surfaces of the dissimilar metal shall receive a coat of zinc chromate primer of one mil dry film thickness. Stainlesssteel shall not contact carbon steel. Where this occurs paint the dissimilar metal with zinc chromate primer.

Installation of sheet metal: Not shown in detail or covered in specifications shall meet the applicable requirements of thesmacna, architectural sheet metal manual. Sheet metal exposed to weather shall be watertight with provisions forexpansion and contraction. Flashings shall be installed at intersections of roofs, vertical surfaces, at projections throughroofs, and roof and wall openings as specified or indicated to provide watertight construction.

BASE FLASHING: Shall be provided for roofing against surfaces.

CLEANING: All exposed sheet metal work shall be cleaned at completion of installation. Grease and oil films, handlingmarks, contamination from steel wood, filings, and drilling debris shall be removed and the work scrubbed clean. Allexposed metal surfaces shall be free from dents, creases, waves, scratch marks, foam roofing, and solder or weld marks.

REPAIR:Scratches, abrasions, and minor surface defects of finish in accordance with the manufacturer's instructions and asapproved. Finish repaired surfaces shall be uniform and free from scratches, blemishes, and from variations of color andsurface texture.

Verify rough opening dimensions and proper orientation of skylight.INSTALLATION

A. Install skylight in accordance with manufacturer's installation instructions.

B. Align skylight level, free of warp or twist, maintain dimensional tolerances.

Drainage grade away from the house shall be 10 inches. in 20 ft. (e.g. for every 20 feet horizontal elevation there shall be a 10inches drop in vertical elevation). Minimum distance graded away from the house shall be 20 feet. In the case of theHanover/Andersson site, all caution is to be exercised due to the house and improvements are in a flood plain. The gradingrequirements set forth by Pima County shall be adhered too- no exception. The contractor shall make him or herself familar with thePima County requirements before beginning construction.

PRODUCTS:

MATERIALS: Extrusions shall be 6063-T5 alloy and temper. Fasteners where exposed, shall be aluminum, stainless steel or plated steel inaccordance with ASTM A-164. Perimeter anchors shall be aluminum or steel, provided that the steel is properly isolated form thealuminum. Glazing gaskets shall be flexible vinyl extrusions. General

SCOPE: Furnish all labor, materials, tools, equipment and services necessary for and reasonably incidental to complete application of paint andother finishes.

PRODUCTS:Sherwin Williams "Duration" house paint or equal.

EXECUTION:

WORKMANSHIP IN GENERAL: Painting coats specified are intended to cover surfaces perfectly. If surfaces are not covered, applyadditional coats. All finishes uniform as to sheen, color and texture. Apply paint to thoroughly dry surfaces only. Remove paint fromsurfaces not intended to receive it. Protect floor, wall and ceiling treatments not intended to be painted. Painting should take placewhen cutting, sawing, and alteration of surfaces is no longer occurring on the job. Painting to occur when the dust level in the housecan be controlled and is at a low point in the job. All paints and finish materials shall be non-yellowing and stable.

ALTERATIONS: Touch-up or refinish unscheduled surfaces so that altered spaces present complete, finished and uniformappearance.

EXPOSED RECESSES: Paint all exposed blocking and framing, backs of louvers and vents flat black.

PREPARATION OF SURFACES: As soon as delivered to the job site, prime and back prime trims and frames for which paint isspecified.

DOORS: Protect and seal after being delivered to site. Doors and trim to remain natural in appearance and sealed with a urethanesealer.
