CASA S+J HOUSE
Executive Summary:
S+J House was Design by Architect Luciano Kruk in 2016 it was inspired
through minimalism design and effort to preserve the site. A private development aiming
to accommodate two families at the same time as well as to be used for rented out. The
owner required Architect Luciano to have a two Bedroom suit and two extra bedroom
cabin like with common bathroom.
The house is located in the seaside neighborhood costa Esmeralda Buenos Aires city.
Surrounded by dense pine tree grove and slightly slope land toward to rear end of the
house. In order to have minimal destruction in the site only the tree within the building
footprint where been cut. One way of design consideration is to protect the native
vegetation in doing this the house and natural environment became one. Also, it has
less destruction to natural terrain of the land by making the house split level so that the
house will have a floating effect and less attachment to natural ground soil.
It has little maintenance requirements and minimalist interior as per client prefer. The
materials of the house are mostly exposed concrete and combination of tempered glass
picture window type. Exposed concrete has a low maintenance. The only of mode of
cleaning is wipe the concrete surfaces especial if has seal agent it only required to
reseal every four years. Moreover, the picture window design feature of the house
creates perfect view within the forest.
The entirely design of the house simple modern architecture less used of excessive
ornamentation. The stunning exposed concrete are used because of it, various benefits
such as durable nature, low maintenance, and resistant to skidding
The interesting design of the house split level floor of the house that create floating
effect within the natural scenery of the nature. The design of the house proved to be
one the kind and pro environment, however it has less sustainable design feature, but
still architectural design stands out due to it simplicity design and distinctive character of
the house.

Section 1.0
Introduction
This report will cover all architectural design feature of S+J house from site
analysis and connection of the house to natural environment and Architectural material.
And proposed additional sustainable strategies.
Architect background:
Luciano Kruk are based at Buenos Aires and in 2000 where
he got a degree in Architecture at the University of Buenos
Aires. In 2012 he founded Luciano Kruk Arquitectos
architectural office, where he has been had innumerable
individual and different housing projects. In 2015, Luciano became part for Argentina in
the 9th International Festival of Architecture and Urbanism “Architecture Week Prague”,
which took place in Prague, Check Republic. At the present he continues to grow as
Professor and participating in different academic activity. His works have been
recognized in different countries in Europe, Asia, and Americas.
S+J house design Overview:
The S+J house project design by Architect Luciano Kruk, in Buenos Aires Argentina in
year 2016. A recreational house design with simplicity and minimalist interior. The
house design with split level, lower box and upper box. In Lower box is where are the
living area, dining area and kitchen located with design minimal architectural ornament

and less furniture. Only functional
pieces of furniture have been used
and the color of the house are
consistent in one tone. Even though
the entirely house exposed concrete
finish is still create elegant
atmosphere interior.
The upper box is one of special architectural design it creates floating effect in rear view
of the house. Luciano take advantage on the natural terrain of the land by making upper
box level of the house. In this where four bedrooms located. Whereas, each room have
maximum view in rear part of house surrounded by dense pine tree. The design has
distinctive emphasis to had smooth connection of inner space to exterior view through
creating wide window (picture window).

Section 2.0
Architectural feature and Design:
From the first impression the house appearance is typical exposed
concrete house, but it has a unique character compared to the usual exposed concrete
houses. The style of the architecture is brutalism with modern character and simplicity.
The style of architecture had been popular in European countries for certain period of
time. One example is Unité d’Habitation, Marseille by Le Corbusier, Boston City Hall,
Boston by Gerhard Kallmann and Michael McKinnel, and Trellick Tower, London by
Ernie Goldfinger. However, Brutalist architecture style most criticize through to it
unappealing its cold appearance although being appreciated by others. From simplicity
and elegant out of brutalism style of architecture, Luciano create exceptional distinctive
appearance of exterior and interior of the house. He payless attention to the decorative
façade by letting the building
resemble what are building are.

both side of the house. In doing this Luciano create empty space below the stair which
pine tree becomes as part of the house. The connection of space between the nature
and inner space is one important architecture feature. The forest brings vital energy in
the house in blending of the nature and structure.

Section 3.0
Circulation and Zoning
S+J House is located in the seaside
neighborhood Costa Esmeralda, a private own
development 13 km north of the city of
Pinamar and four hours away from Buenos
Aires city.
The design challenge S+J house is to accommodate two family at the same time as per
client requested. As design process orthogonal grid organizes the house’s structure and
space. Architect Luciano separated the level of the house into two space upper box and
lower box. Lower box is where the basic space of the house located dining area,
kitchen, and living area. The space in the lower is been compress into exact functional
space needed, that can accommodate two family for different activity. The main entry is
located to lower box level, from the outdoor stair as main entry connected to first
flatform where divided the space through glazed wall living area, dining area, and
kitchen are indoor space separated to outdoor flatform as for recreational activity.
The upper box level of the house is connected to lower box level through sloped ramp-
like stairs with glazed wall separated from outdoor. The upper box level where are the
two bedrooms suit located and two cabin-like with common bathroom. All rooms are
mirrored typical to each other which opens the view to the golf court rear part of the

house and the below the upper box level where the beach vehicle located with semi
covered area.
Architect Luciano give more detail to connect the inner space to outer space of the
house to blend the space to natural surrounding. Split level of the house lessens the
building footprint so that less disturbance to natural terrain and environment. The
elevated flatform of main entry and continues rise to upper box level of the house. In
this connection of the space create more space for the environment. whereas, natural
vegetation continues to grow.

For the space circulation of the house, the user has smooth flow to navigate the inner
space from the main entry to end of upper flatform. First flatform of the building it has
compact space for the three basics space (dining, living and kitchen) of the house. The
compact space allowed the user to have short distance space to each part of the house.
In the second flatform where is the two master’s bedroom suit and tow bedroom cabin
like with common toilet and bath. The rise of second flatform create distinct separation
viewing from outside and inside of the house.
In additions by synthesized to flatform through sloped ramp-like stairs by voiding the
center of the house the airflow can easily pass thru as well as the saving the existing
pine tree.
