NARRATIVE:

SCOPE OF SURVEY: The number provided was that of the business and we left a message for Harry Zikas with therestaurant owner. We received a call from Mr. Zikas, the insured, and arranged an appointment. Upon arrival, we met Mr.Zikas and conducted our survey.

BUSINESS: The risk is a building that houses a restaurant that Mr. Zikas has owned for 22 years. He at one time owned therestaurant but has since leased the building to a tenant. The restaurant does not serve alcohol and there is no deliveryservice. Posted business hours are from 10 am to 10 pm. Contents coverage of $65,000 does appear to be sufficient. Mr.Zikas leases the space for $1,800 per month making the gross annual rental income for the building to be $216,000. Hestated things are going well and there are no changes planned for the building.

LOSSES: None reported.

BUILDING: The risk is a one story masonry joisted structure that we were told is about 50 years old and we agreed. Exteriorwalls are well-maintained. Viewed interior walls, ceilings and floors were in good condition. No roof leakage concerns werenoted. All electrical service is through modern circuit breakers and all inspected wiring was in good condition. There is acentral gas heating unit in the basement which was modern and free of combustibles. No maintenance concerns werenoted.

SPECIAL HAZARDS: There is a restaurant supplement attached. All cooking equipment is clean and well-maintained. Thehood and exhaust system was last professionally cleaned in June 2017 by Super Suds. No grease build up concerns werenoted. The AES system was last serviced in June 2017 by Adams. No concerns were noted.

PROTECTION: The building is not sprinklered. There is no central station burglar alarm or CCTV system. There is a localfire alarm for the building. We found properly mounted and tagged fire extinguishers throughout the building along with a k-rated extinguisher in the cooking area. All exterior doors have deadbolt locks. Premises security is good and publicprotection is excellent.

EXPOSURES: There is a one story wood dwelling 40 feet to the right and railroad tracks 50 feet to the rear of the building.No concerns with exposures noted.

LIABILITY: On a previous survey we saw there was no hand rail on the steps on the left side of the building and we notedthere is still no hand rail (see photo). Mr. Zikas indicated that that door is not used but that he would have a hand railinstalled. Paved parking area is in good condition. Steps to the front entrance were well maintained with a sturdy hand rail.Floor conditions throughout were good. There is seating for about 30 customers and all furniture is modern and sturdy. Exitsare clearly marked and readily accessible. Adequate egress is provided from all areas. There is no live entertainment oramusement devices associated with the risk.
