    Summary

    Specification

    STRUCTURAL

    Design Loads Oce area superimposed Dead Load = 2.4kPa,

    Fully unitised acade curtain walling system is made

    up rom 2 storey height diamonds which make up

    the ree orm acade comprising double glazed

    actory sealed triangular glass units and steel

    section rames.

    Floor to ceiling height: 2.502.75m

    (2,5002,750mm).

    Ceiling to void average: 0.80m (800mm).

    Raised foor height: 0.15m (150mm).

    ELECTRICAL SERVICES

    General All common area lighting, power, two escape

    staircases and elevators are ed rom the landlords

    distribution network. One passenger elevator is

    backed up by standby generator power, or use incase o emergency. All lie saety systems and

    essential services are backed up by the standby

    generator. In addition, some o the lie saety

    system and essential system outlets are backed up

    by uninterrupted power supply (UPS) to ensure

    availability o power at all times.

    Power Supply The building is supplied at 11KV rom an Abu Dhabi

    Distribution Company (ADDC) primary substation

    and network to basement sub-station.

    Power is transormed to the operating voltage o

    415 volts by ve, 1,500KVA transormers installed in

    the substation. Main distribution boards (MDBs) are

    ed rom the transormers installed in the basement

    low voltage (LV) switchgear room, adjacent to the

    substation. MDBs distribute power to the

    development, through cable routes, rising bus bars,

    sub-main distribution boards (SMDBs) and

    distribution boards (DBs).

    Power Feed Oce Areas are provided with 63 Amp three phase

    power supply or smaller units and 100 Amp three

    phase power supply or larger units, locally or each

    oce unit with a local Isolator (based on three

    oces per foor). These are ed rom the sub main

    distribution boards in the electrical room (each

    foor), through a KWH meter provided in the meter

    room. Each tenant will provide a distribution board

    as per their load requirements and connect to the

    local Isolator provided by the Landlord.

    Tenant supplied distribution boards are as per

    ADDC/Abu Dhabi Water and Electricity Authority

    (ADWEA) regulations. Tenants will obtain the

    necessary approvals rom the authorities or their

    layouts and power distribution requirements. KWH

    meters shall be provided by ADDC/ADWEA

    Authorities ater tenant t-out completion and

    inspections o the electrical installation are carried

    out by ADDC/ADWEA.

    No separate provision or power backed by standby

    generator has been made or the tenant areas

    except the emergency lighting.

    MECHANICAL SERVICES

    HVAC System

    General Fresh air ventilation, an coil unit (FCU) systems,

    resh air handling units (AHUs), smoke extract

    ventilation system, variable volume air-conditioning

    system, and chilled water (CW) system are provided.

    The cooling requirement is served by TABREED

    district chilled water network, acilitated by an

    energy transer station at the basement and Level 1

    o the building as the primary supply o chilled

    water network consisting o two units o rated heat

    exchangers. The resulting or secondary chilled water

    lines will be metered as being conveyed by our

    rated pumps serving AHUs and FCUs mounted

    at all foors o the building.

    Oce Areas The oce areas including basement, ground and

    mezzanine are served by centralised AHUs (2 Nos.)

    located at Level 1.

    The oce areas are provided with the ollowing

    service stub-outs, including supply and return air

    ducts and metered chilled water supply and return

    lines (provisions only inside the oce areas), that

    are interaced with building management system

    (BMS) control. FCUs or each oce area will be

    provided by the tenant.

    The cooling criteria is based on the ollowing data:

    A) Average year round summer and winter design

    conditions in oces are to be maintained at

    23C and 21C 1C, with relative humidity set

    at 50% 5% and; B) The outdoor ventilation rate

    is 8.0 l/s/person with approx. 812 air changes per

    hour (ACH).

    PLUMBING AND DRAINAGE

    General Sanitary wares, water tanks, domestic water

    systems, soil/waste/vent and overfows, irrigation

    system and rainwater system have been included.

    The main source o the buildings potable water,

    rom the ADWEA distribution line, is stored in a tank

    at the basement foor, which undergoes a ltration

    system. The concrete water tank is a double

    compartment type, allocated or domestic water,

    re protection system, and irrigation source.

    Aside rom preliminary ltration, the domestic water

    passes through a proven anti-legionella chemical

    dosing system. Water tanks are provided at

    basement, Level 1 and Level 17, with compliance

    to ADDC requirements o minimum 2 days

    consumption storage.

    The plumbing system consists o metered cold

    water (CW) network, lter cooled cold water supply

    (FCCWS) and centralised hot water (HW)

    distribution. The HW network or the oce toilets,

    hotel and dining area is enhanced with heat tracing

    system or ast acquisition o hot water and uniorm

    water temperature supply o 55C.

    The drainage system is laid at all areas where

    water service is available and tapped to the main

    drainage point.

    Oce Area Separate toilets or male and emale are present

    on each oce foor.

    Each oce area is provided with: A) Cold water

    stub-out with meter provision to be applied to

    ADWEA when occupied and; B) Soil, waste,

    and vent pipes or uture pantry or toilet provisions.

    FIREFIGHTING

    General Sprinkler installation, external hydrant system,

    manual re protection system o re extinguishing,

    gas re suppression system, re alarms, and re

    detectors have been included.

    The building consists o manual and automatic

    reghting equipment or complete building

    protection. The re sprinkler system is entirely

    independent rom the hydrant network as required

    by Abu Dhabi Civil Deense Authority (ADCDA).

    All foors are provided with accepted zonal re

    sprinkler suppression with individual zonal control

    valve. Each foor has three re hose cabinets (FHC)

    at the common area, which can accommodate up

    to 30m standard radius o service. All electrical

    rooms are supplied with either automatic re

    extinguishers or FM 200 or oam type re

    suppression systems.

    Oce Area The oce areas are tted with the ollowing:

    A) Upright sprinkler heads or reghting and;

    B) Recessed sprinkler stub outs.

    OTHER SERVICES

    Fire Alarm and Public Address

    Evacuation Systems Smoke detectors have been provided within each

    oce area. Smoke detectors are provided with

    approx. two metres o additional cable or lowering

    in to the ceilings. Voice evacuation speakers

    are provided within each oce space, or

    announcements.

    Emergency Lighting Sucient emergency lights are provided with

    additional length o cable to lower in to the ceilings,

    together with one wall mounted type exit light or

    installing above the entrance/exit door or each

    oce space. All the emergency and exit lights are

    backed up by the central battery system, which is

    backed up by the standby generator.

    Telecommunication State-o-the-art passive connectivity solutions

    allow tenants to deploy a ull range o

    telecommunications services rom the UAEs

    leading service providers.

    Optical bre connections with up to 10G capacity

    are available to tenants or connections to

    service providers.

    Tenants must install their own I.T. inrastructure in

    their oce areas. Tenants will be required to:

    Ins tall and maintain the structured cabling and

    network inrastructure within their leased space.

    Ins tall and manage server room/data centre as

    required or their business.

    Ins tall and manage their own back oce, voice

    and application server systems.

    Obtain services rom the telecommunications

    service providers directly.

    Additional services, including voice, data,

    high speed data links, video and television access,

    may be requested rom ADNEC, although tenants

    are advised that these may be subject to leasing

    agreements and availability.Security

    Security system has been provided with 24 hour

    physical security presence incorporating CCTV

    surveillance o the main entrances, elevator lobbies

    and external areas. Tenants will use security access

    cards in conjunction with proximity readers to

    access the security barriers and at each o the main

    entrance points.

    Elevators Passenger Three passenger elevators are provided or oce

    foors, serving Ground foor to Level 16. Each

    elevator is 1,600kg (21 person) capacity. One

    elevator is backed up by generator power or use in

    case o mains power ailure.

    Elevators Service/Goods One oce foor service elevator o 1,600kg capacity

    is provided.

    Ceilings All suspended ceilings incorporating plasterboard

    and/or ceiling tiles is by the tenant.

    Floors Fully accessible raised access fooring (600 x 600

    tiles) with an overall foor depth o 150mm allowing

    110mm clear void may be provided. (Currently

    under review).

    Walls Unplastered block and steel columns with

    cementitious reproong to be clad or paintedby the tenant.

    Floor Power All power reticulation, foor boxes, general purpose

    outlets and connections to DBs are by the tenant.

    Lighting All lighting and connections to DBs are by

    the tenant.

    Toilet and Pantry High quality nishes including tiling to foor and

    walls, ceilings, recessed lighting, ablution acilities

    and marble vanity tops are provided.
