Welcome

BPDM (Building Project Design Manage) Limited is an international building design consultan-

cy established in 2012 in the United Kingdom. Our head office is in London with a branch office

in Malta.

We are committed to providing a first class service in building design consultancy for the Unit-

ed Kingdom, European and worldwide property markets.

About us

We provide building design services for building projects within the residential, commercial,

retail, leisure, educational and aviation sectors for private, public and institutional clients.

Our core services include structural engineering, civil engineering and architectural design. Our

experience covers both refurbishment of existing buildings and the design of new buildings.

We offer an integrated design approach where required by combining all necessary design and

management disciplines under one lead role through collaboration with our working partners.

Our core services can be offered on an individual basis or where required we can work with

client appointed external consultants to suit the project needs.

Structural Engineering - Alteration and Extension of Buildings

We have a vast experience in designing building structures for residential and commercial new

buildings, schools, auditoria, airports, warehouses and industrial buildings as well as those

required for the refurbishment, alteration and extension of all kinds of buildings. We employ

the use of the most appropriate building materials and structural systems for a given project

whilst considering their cost, environmental impact and sustainability.

Our experience covers the refurbishment of existing buildings and the design of new buildings.

In London in particular we have a vast experience of working with all types of buildings from

the Georgian and Victorian periods to 20th Century and contemporary buildings.

Our approach to design ensures that the most economical solutions are chosen incorporating

durability and adaptability aspects so as to benefit the building owner and users over the life

span of the building.

Glass balustrading used in staircase addition to commercial premises

Within the context of existing buildings in the UK and specifically in London we are fluent with

the various forms of construction and materials found in this range of buildings and have a

great depth of experience working with them.

This diverse background gives us knowledge of the likely defects that can be found in buildings

from this range and the ability to assess structures for any type of modification or new loading

regime.

Our design approach takes into account any special circumstance buildings of this kind may

impose such as accessibility issues, constructability issues, requirements for continued opera-

tion, limited time frames, health and safety aspects and sustainability issues.

and other remote collaboration tools to provide sufficiently frequent contact irrespective of

where the design team, client and site are located.

Our suppliers are carefully chosen to ensure that the quality of our work is maintained at the

highest possible levels and in line with all relevant international standards.

Process

Our working methods follow a systematic

process where design and management

solutions and decisions are carefully assessed

and reviewed throughout the course of each

project. Every design solution is backed by

appropriate research and analysis. This ensures

that the most appropriate design choices are

made for each element of a project, so as to be

fully compatible and co-ordinated across all

disciplines and achieve all project goals.

Design reviews take place in house for our core disciplines and externally with our

collaborative partners where interdisciplinary co-ordination is required. All design reviews are

documented to allow the design development process to be traceable so as to provide a

system for error tracing and management and to ensure that continuous improvement is

maintained.

Our concept design work is carried out using a system of design development sketches which

forms the basis of subsequent design phases of each project. This system allows concepts to

be developed and shared with the design team and client whilst the design is under

development thus providing feedback and allowing crucial interdisciplinary co-ordination to

take place in the early stages. This provides a highly effective platform for developing concepts

and studying their technical merits, applicability, buildability and co-ordination aspects.

Our Strategy

Philosophy

We approach every project with the highest professionalism, greatest enthusiasm and

determination to produce high quality sustainable buildings which are responsive to their

function and environment, elegant in form, materially efficient, cost effective and

environmentally sustainable.

Our partners collaborate with us closely on a

project by project basis to provide a seamless

design that is fully co-ordinated during every

phase of the design development process to

produce high quality buildings that are

delivered on time. Where a multi-disciplinary

service is requested, we appoint a lead design

director or project manager to oversee and co-

ordinate all design disciplines involved. Each

design discipline is led by the relevant director

for each discipline acting as liaison with all

other design discipline directors and the

project manager or client.

Organization

Our organisational set up is highly flexible in respect of staff numbers, resources and mobility

thereby allowing us to operate at the lowest possible cost base whilst maintaining the highest

possible standards. This strategy allows us to service all types of clients effectively, from

private clients to small and large organisations both private and public.

We work closely with our collaborative partners and suppliers to ensure that agreed time

scales for delivering information are maintained. We promote the use of video conferencing

Alterations and Extension

On this project we provided structural engineering and underground drainage design input for the refurbishment and remodelling of this late Victorian ‘mansion block’ of fourteen apart-ments.

The project comprises the alteration of the seven storey building including a loft conversion and basement works. The level of structural alteration is high and includes the remodelling of the main staircase and introduction of a new passenger lift, the removal of chimney breasts, the removal of various loadbearing walls throughout the building, a rear infill extension, the remov-al of part of the ground floor in order to create a mezzanine level for the apartments at ground floor and lowering of the basement floor to achieve the required headroom in the floors direct-ly above.

Alterations, Extension and Loft Conversion

This is a part refurbishment and part new build project. The retained part of the existing Victori-an vicarage building was altered and extended to form a semi-detached town house. Altera-tions included floor strengthening and floor level changes, reconfiguring the internal layouts, a vertical basement extension, a ground floor extension, raising the roof level to accommodate greater floor to ceiling heights and a new winter garden at roof level. Geotechnical input was also provided to provide the necessary ground parameters for the design of underpinning and new foundations that were required to stabilise the building. Underground drainage input was also provided as well as the design of a new lift shaft. The architectural design by TDR Architec-ture and finishes are to a very high standard reflecting the high end value of this property.

Side Extension

This side extension required the removal of two load bearing walls at the ground floor of a three storey terraced house. Double beams were utilised here so as not to maximise the height of the space, as well as to ensure the stability of the thick external walls. The new roofing over the extension was created by means of a continuous glass roof light, which allows natural light to enter deeper into the extended living space. Here we used a light steel frame to support the glazing.

Loft Conversion and Rear Extension

The large available space at loft level of this property was able to be transformed into an extra bedroom with ensuite bathroom by altering the loft and roof structures of this two storey ter-raced house. Aside from alterations to the roof trusses three dormer windows were also intro-duced.

A large rear extension was also built at a later stage. We undertook the design of the extension and provided large open spans for open plan living and allowing maximum daylight into the building.

Basement, Alterations and Rear Extension

This project consisted of the construction of a new basement below an existing two storey semi detached house and a rear extension. A grillage of steel beams at ground floor is used to sup-port the house and allow the basement below to be excavated. Reinforced concrete underpins and retaining walls are used to retain the earth and form the sides of the basement . A ground investigation was carried out to establish the design parameters for the design of the basement.

The rear extension was designed as a reinforced concrete structure that was built with exposed concrete surfaces both internally and externally to suit the architectural concept. The challenge of avoiding any cold bridging was met by introducing insulation within the concrete walls and using special thermally isolated structural connections within the concrete roof slab.

Staircase

A two flight staircase designed in steel, timber and glass. The structural concept follows that of a fish skeleton employing a central spine for each stair flight with cantilevered spines that sup-port the timber stair treads and the glass balustrades. The frameless glass panel balustrade spans vertically between stair flights so as to take support from the lower and upper flights and cantilever just past the upper flight and first floor. A stainless steel hand rail ties all the glass panels together to provide the correct alignment between panels as well as a handrail for hold-ing onto.
