What is the vision?Talking to people around the city the common concerns of the vision for the

future of our city and how will it look in the end, are often discussed. When I caught up with the judges at the ADNZ Resene Architectural in

Christchurch a couple of weeks ago, their concerns about the overall design of the city (or lack of) were at the forefront of conversation. As developers start to put back buildings and create the new city, are they looking to install buildings which follow a common theme or vision, or are they more concerned with getting tenants in and making money?

One judge was adamant that the Government should intervene, suggesting that people were ready to embrace a bigger vision than those already presented. As we are well aware, we are not just constructing buildings which are for now – these buildings need to show the foresight of what will be required in 80 years’ time.

Another was adamant that it wasn’t too late to address this situation now and people really would embrace a “big” vision.

I suppose what we don’t want is a hotch-potch of design. What we do want is a considered continuity a place to be rivalled and one that will be the envy of other cities around the world.

As Warwick Isaacs points out in this month’s column low-rise, high density cities can still be beautiful – we only need look at Paris to find an example of how it can work.

We talk to those who who are fiercly ensconced in New Brighton – extolling just why they love it and we catch up with what the judges of the ADNZ Resene Architectural Design Awards to find out exactly what catches their eye when adjudicating entries.

We get the lowdown on just what the labour situation is with regards to the rebuild from AWF area manager Craig Henwood and Jamie Tulloch gives us the pros and cons on whether business owners should take drawings or salary.

This home was built to accommodate a large family with busy teenage children. Situated in Ohoka, this home compliments its surroundings with a remarkable use of timber.

At the entrance, you are welcomed by a magnificent jarrah staircase which directs you to either the guest wing, living and lounge or kitchen areas downstairs or the five bedrooms upstairs.

The painstakingly recycled kauri fireplace surround, in the lounge, commands your attention and is a wonderful talking point.

Each room is divided with solid cedar doors. The floors through out the living, kitchen and laundry are kwila and all rooms are finished with overheight rimu skirtings.

A wonderfully warm and comfortable home which exudes elegance and quality but is practical and welcoming to family and friends.

Beautiful finishes create stunning homes

To achieve the wow factor in a home it is the finishing touches that can transform it into something beautiful.

Ensuring your decorating is done to the

highest standard ensures that your home will not only look fantastic now but the integrity of your chosen style will remain for many years to come.

Based in Christchurch, Diamond Decorating is a small but expert team that provides both interior and exterior decoration services for residential clients. The team of decorators provides a personal, detailed service, and pride themselves on high quality finishing.

Head painter Sean Harpur has many years industry experience – starting off his career working in a paint shop, training in decorative plastering in Italy, painting and papering in London to leading a team of capable decorators today.

“We're really fussy about how we work as we want to ensure that every client is happy to live in the environment we have created for them,” Sean says. The team of painters is dedicated and experienced, with all three foremen having more than 20 years of experience in the industry. The business’s low overheads and small team allows it to keep a close watch on and careful control over levels of quality, and this is a benefit that is passed on to its customers both through its competitive rates and through the excellent results we produces.

The business offers a conscientious service that will respect your home and property. Staff will provide professional advice on decorating options and planning, and offer a free, no-obligation quote before you decide to engage their services. Ginny Rhodes recently had her property redecorated and was

though we weren't living there and they even offered to feed the cat and take out the rubbish while we were relocated.”

St Margarets' Kilburn House required extreme attention to its exterior after repairs were carried out after the earthquakes. Diamond Decorating were able to undertake the complete exterior painting preparing the surfaces to ensure the beautiful finish which can now be seen would endure for many years to come. The subsequent work carried out on the building saw it awarded a commendation at the 2012 Civic Trust Awards.

Diamond Decortaing undertakes both interior and exterior decoration, but can also complete work elsewhere around your residential property – repaint your garage, fence, or even treehouse. If you're unsure of the direction your decorating project should take, its team are on hand to provide expert advice on styles, looks and colour combinations.

It prides itself on the attention to detail its painting services provide and believe its finishing work

in tricky painting areas such as architraving and around windows and doors is second-to-none.

It also provides wallpapering services. Simply provide your own choice of paper for them to hang, or consult with them for help choosing and look at the extensive wallpaper selections of the various suppliers it works with.

impressed just what lengths Sean and the team took to not only complete the job but also help out in other areas.

block? The Southern Extreme UT600-2i

is the answer.

The answer is simple yet complex. Yes there is sun, sea and sand (and those beastly easterlies), there's a sense of freedom walking along the sand with the ocean stretched out in front of you, fresh

Why are they here? ByJordanDeClaire

air filling your lungs. In Europe people pay millions to live by

the sea. The eclectic mix of nationalities, and the native born Kiwis who reside here appreciate what Brighton has to offer – and they don't want to leave.

New Brighton business women Jackie Thomas and Lesley Fulton were adamant there was only one place for them.

"I made my home here in Brighton, why would I want to give that up? The community spirit here, you just can't buy it. Even before the quakes there was a sense of being a family. In this street there are Kiwis, English, Irish, and Scottish, Canadians and Germans and everyone gets along," Jackie explained.

Lesley expanded, "no matter how bad things were, the beach was still there and the estuary. A good long walk calms you down – no matter what Mother Nature throws at us. We look out for each other – 10 of us stayed in one house in February. Our friends and neighbours are always there for us.

“You can have the perfect day at New Brighton with sunlight bouncing off the waves. Stroll along the beach, stop at the Salt on the Pier for refreshment. Have your evening meal at one of the great eateries – there are places to suit all

tastes and budgets.”This once thriving centre maybe now

neglected in places but there's a real determination to revive and rebuild.

Many businesses shut down and moved out of Brighton but there are several that stayed and they're making it work.

After the earthquakes Jackie and Lesley's business was born. They specialise in providing home stay accommodation for contractors working on the rebuild. They chose New Brighton for their base.

Lesley explains why: “With the ongoing aftershocks close to home seemed the best place to be. It also makes practical sense too, much better than commuting kilometres across the cone-strewn city.”

British couple Stephen and Julie Holder

(from Brighton in the UK) recently made the move to Christchurch to work on the rebuild.

“Researching Christchurch before we came we thought wouldn't it be weird if we went from one Brighton to the other.

“We had a bad experience when we first got here. Our pre-booked motel accommodation was a nightmare – filthy, unsafe, damp and smelly. Fortunately we contacted ContractAccom and they sorted us out a homestay in Brighton.

“We saw New Brighton and fell in love with it. We secured a rental within a day of being here. Everyone is so friendly, we can walk to the pier and the shops. It's great."

Like many 'poms' Julie just can't understand why everyone wouldn't want to stay in the area. "There's brilliant potential in New Brighton – why don't they see it?”

Beastly breezes, grungy graffiti and haunted houses and still they choose

to stay in New Brighton. After the September's quake in 2010 the eastern

suburbs were left with significant liquefaction and around 400,000 tonnes

of silt. Then February 2011, the second earthquake hit, and New Brighton

suffered again. You have to ask yourself: Why are they here?

CCC building operations acting manager Kelvin Newman’s top tips on what you can do to help get the go ahead on your consent sooner:

1. Employ a professional who has a sound understanding of the Building Act, Resource Management Act and the rebuild environment and how it relates to your project. Contact us early in your project before you finalise your plans.

2. Submitting a complete and accurate application is one of the best ways to help get your consent processed faster. We can’t process your consent if we are waiting for more information – this can cause significant delays. If you or your agent are asked for more information please respond quickly as we want to keep processing your application.

Building consents slow in face of record applicants

Christchurch City Council building operations acting manager Kelvin Newman says building consent applicants should expect that processing a consent may take over 20 days for the next few months.

“We recognise that this will cause frustration for many. Please bear with us while we respond to the situation. We have been rolling out a plan for many months now but obviously we need to do more.”

The current situation began in mid February with a sudden overall surge for building consent applications, but particularly for new homes, repairs and alterations.

Mr Newman says the Council has doubled the number of Building Consent Authorities (BCAs) contracted to help process consents.

“This has been one of the most important parts of our plan in the last year when we contracted out some processing to three other BCAs. We are taking the current situation very seriously and have contracted out to a further three BCAs. It is normal practice for BCAs to do this in periods of high demand and is able to be done because consent processing relates to national legislation under the Build Act 2004.”

Building consent applications are taking longer to process as the Christchurch City Council receives record numbers of building consent applications. Staff are working hard to respond to the situation.

One of the biggest challenges the Council faces is a shortage of suitably qualified consent specialists in New Zealand, but the Council has renewed its efforts to find solutions.

“We’ve been trying to recruit from around New Zealand for at least a year. In the meantime, in response to the immediate problem, we recruited nine new building consent cadets and gave them training in the most simple types of consents.

This frees up higher qualified staff to work on more complex work.”

He says that the Council is also recruiting around New Zealand and overseas for a new position in the Christchurch consents team. The building control officer position is a hybrid position combining a building consent officer with a building inspector. This is so staff can be moved between

positions according to demand as the rebuild continues.

Seventeen new temporary building consent administrators are carrying out data entry to reduce backlogs at the pre-processing stage. A further nine existing administrative staff have been diverted to provide further support to the consents team.

“Regular meetings which have been taking place for some months with group housing companies, project

management offices, engineers, architects and many others in the building industry, means we are also working more efficiently with our customers,” says Mr Newman.“We are doing all we can to make a difference to the situation. It is realistic to expect slower processing times to last for some months. Please build this into your planning.”

It works for Paris, it can work for Christchurch

The appreciation of the opportunity that Christchurch offers is high, and interested groups in the United States have not forgotten what support they can still give, says Christchurch Central Development Unit Director, Warwick Isaacs.

I was recently in Washington with other Christchurch community leaders, including Peter Townsend from the Canterbury Employers Chamber of Commerce and Canterbury University’s vice chancellor Rod Carr, to take part in the US-NZ Pacific Partnership Forum.

The 2013 US-NZ Pacific Partnership Forum was a global gathering of game-changing thought leaders from business, government, the media, and non-profit organisations.Organised by the United States|New Zealand Council in Washington, DC and its New Zealand counterpart, the NZUS Council, the two-day meeting had a strong focus on business and public policy in the Asia-Pacific region.

The US-NZ Pacific Partnership Forum has a strong link to Christchurch, as the city was hosting its 2011 event on the day of the February earthquake.

Over 110 Americans, including some members of the US Congress, witnessed the tragedy and aftermath of the earthquake firsthand.

The earthquake was acknowledged by the US Deputy Secretary of State, William Burns, in his opening address at the Forum.

As a panellist in the sessions titled “Cities of the Future”, I emphasised to the other attendees that there remains much Christchurch can offer across the investment, business and philanthropic areas.

I agreed with an audience member who asked if I thought designing a more compact city would throw investors and developers new

both residential and commercial - throughout greater Christchurch.

His role in the rebuild of Christchurch began the day after the earthquake in February 2011 when he led a team under Civil Defence. That evolved into a key role

within CERA; responsibility for the deconstruction programme

that precedes the rebuild. The deconstruction programme is ahead of schedule and it is regarded as setting a new international benchmark in terms of speed in clearing the way for recovery. Warwick will now use all of the experience and knowledge he has gleaned during his challenging year as CERA’s operations leader, to forge a new future for Christchurch.

challenges as well as opportunities when looking to rebuild in the CBD.

It comes down to the best urban design for the space we have. We know the current building height restrictions may seem like a more conservative option for an investor, but we believe that opinion will change as developments show that compact cities work well.

They allow for living and working centrally without creating wind

tunnel or shaded streets. My thoughts were backed by

a Portland architect, Craig Briscoe, who noted that while there were vast aesthetic differences between Paris and New York, both were populous, vibrant cities.

"It works for Paris, it can work for Christchurch.”

It comes down to the best urban design for the space we have.

Get a birds eye viewof Christchurch

Soar suspended above the suburbs as the birds fly beneath your cabin. The Christchurch gondola whisks you nearly a kilometre to the Crater Rim. The Port Hills, a collapsed crater rim of an extinct volcano which exploded six million years ago, shelters Lyttelton’s sparkling harbour. To the west, the Southern Alps seem close in the clear pure air and to the east, the ocean and the sky stretch as far as the eye can see.

Experience the Time Tunnel, a dramatic reconstruction of the history of the Port Hills and Christchurch. Watch subterranean forces unleash molten magma to rip rocks apart. See life-size dioramas of the early voyagers, Polynesian and then European, making landfall after months of travel.

Revive your spirits with a snack at the new Red Rock Cafe, browse what is on offer in the shop or just relax and take in the stunning 360° views.

The Base station of the Welcome Aboard Gondola is nestled in Heathcote Valley. The Summit Station is at the top of Mt Cavendish where you will find the Red Rock Café, The Shop at the Top and the Time Tunnel. You will find plenty of parking at the base.

The trip takes 10 minutes at normal speed. Each gondola stops at the summit and base to allow you to get on or off. Gondola cabins are very stable and comfortable and can take four adults in each cabin at a time. The cableway spans 862 horizontal metres.

If you are in the market for concrete, no matter what the application, Allied Concrete will have the solution for you.

Making what’s hard, easy

Since early last year they have been continually adding concrete trucks to its fleet, this huge capital investment has taken the fleet to over 100 trucks. To put this into perspective, more new trucks have been bought in the last year than some of its competitors have in their entire fleet. With the rapidly growing demand for ready mix concrete through the rebuild, the ability to supply is very reassuring for their customers.

Allied Concrete is a nationwide company with many builders new to Canterbury recognising the brand and are quick to work with a business that’s recognised for its success.

In 2012 Allied Concrete was recognised with more excellence awards than any other company at the New Zealand Ready Mix Concrete Association (NZRMCA) Awards. All Allied’s Canterbury Plants;

Allied Concrete along with sister company Ashby’s Ready Mixed have the largest production capacity in Canterbury.

To view your decorative options go to: www.alliedconcrete.co.nz/solutions/decorative

Christchurch, Rangiora and Culverden received excellence awards.

Technical excellence and manufacturing capacity are critical, “we make what’s hard easy” is Allied Concrete’s message to its customers. This reflects the need to provide solutions including a comprehensive range of READY Solutions for the residential market.

Allied Concrete’s READY Super Slab solution is a raft floor slab incorporating a grillage of beams within the slab thickness and has been on the market for 12 years. Following the Canterbury earthquakes there is greater understanding of the extent of ground damage that is likely to result in excessive settlement. This has lead to land on the flat being assigned into three technical categories based on the expected future liquefaction performance; TC1, TC2 and TC3. READY Super Slab has engineered solutions for all three categories including a Relevellable Super Slab.

More new trucks have been bought in the last year than some of its competitors have in their entire fleet.

READY Colour and READY Exposed provide Allied Concrete’s customers with an extensive range of attractive and competitively priced decorative options for driveways and patios. The latest addition to the range is READY Glow which provides an ambient glow to light up your night.

empty tanks – physically, psychologically, emotionally and financially, though the risks of not protecting yourself are huge.

Don’t unknowingly be hoodwinked into something that’s not right and certainly don’t allow something that’s not legal.

We cannot accept EQC and insurers simply focusing on their own outputs- it’s your reinstatement outcomes that are critical.

EQC & insurers - focusing on outputs not outcomes

It‘s obvious that EQC and private insurers have been set performance targets which require them to achieve a certain number of completion goals over specified timeframes (which is understandable and fully expected). However that internal pressure creates a ‘deliver or die’ culture and the organisational behaviours and focus is on achieving outputs in order to satisfy their own performance assessments, rather than concentrate on achieving acceptable outcomes for their clients....the property owners.

The only acceptable outcome for property owners is a reinstated property (repaired or rebuilt) compliant with the Building Code.

The repair and reconstruction of damaged properties to a compliant standard is a particular complex and technical issue. The Ministry of Business, Innovation & Employment (MBIE), they used to be the Department of Building and Housing before the Government super ministry mergers, have expended considerable time, energy and resources to produce a set of guidelines to support the timely and correct measures needed to do this, but it seems that EQC and insurers seem either not to understand these guidelines, or are selectively interpreting them, and in a number of instances are completely dismissing them and doing things their own way.

This is unacceptable.

I continue to be disgusted and dismayed at the behaviour, attitude and arrogance of EQC and private insurers who rigidly adhere to their own claim management processes and who self justify procedures they categorically state are

correct, when in the majority of instances they are illogical and fundamentally flawed.

The complaints and issues that people have shared with us about their

assessments highlight four things that continue to be of significant concern;

1. The assessments are superficial and typically assess only the visible damage not the true extent of foundation or structural damage,

2. Builders or damage assessors are determining the extent of damage and are recommending their repair approach when Chartered Professional Engineers (CPEng geotechnical and structural) are required,

3. There is no engineering sign off confirming that the repair/rebuild strategy is an acceptable solution,

4. The costs of reinstatement do not reflect the actual (code compliant) work needed.

A few months ago I raised concerns with the MBIE chief engineer about the quality, integrity and acceptability of the processes EQC and insurers are using and I also suggested that this unchecked behaviour is likely to create a future problem that would make the leaky house problem pale by comparison.

The chief engineer told me that while the MBIE guidelines are not absolute or compulsory, there is however an expectation from the Ministry that they are referred to

and used prudently and appropriately, particularly if compliance with the Building Code is to be demonstrated.

But that’s clearly not happening. He also stated that from a regulatory

context, all work undertaken to repair damage is considered ‘building work’ and needs to comply with the Building Code requirements, whether or not a building consent is required.

Clearly EQC and insurers seemed to have missed that one too.

So......what’s the big deal with all of these legal and technical complexities when all people want is to get back into their (repaired or rebuilt) homes as soon as possible?

The problem is that a botched assessment followed by a fix that’s not legal creates a far greater safety and financial issue for people than they possibly realise.

If a damaged house is not repaired to code it’s actually an unsafe structure and no-one knows if the building will (literally) stand up to the forces and stresses of another event. Quite simply you and your family are at risk.

And on the financial front we only have to look at the New Zealand market’s reaction to the ownership appeal and the value erosion of the leaky buildings syndrome to understand the likely impact on future values of earthquake damaged homes having undergone non-compliant repairs.

I know that many of you are running on

Cost effective energy solutions

Established nearly 30 years ago the HPAC Energy Centre, located on Blenheim Road, is a family owned-and-operated business with a philosophy that focuses on ‘helping people achieve comfort.’

Although often associated with heat pumps, the HPAC Energy Centre, as the name suggests, offers a wide range of services aiming to deliver highly efficient energy solutions for both residential and commercial customers.

Their team of trade-certified professionals service and install domestic and commercial grade air-conditioning units, hot water heat pumps, solar water heating units, and underfloor heating systems, as well as providing a host of maintenance, diagnostic and repair services.

“Everyone’s needs are unique”, says owner and managing director John Kelly, “which is why we customise

specific solutions for each client. While some environments may be best suited to a heat pump others may benefit more from a heat recovery system or zoned temperature controls.

“That’s where the expert advice of our highly-experienced sales consultants comes in to play.”

From design to installation the team at HPAC Energy Centre pride themselves on their customer service, taking the time to genuinely understand the needs of their clients. Their knowledge of all the major brands and suppliers, including Daikin, Panasonic, Mitsubishi Electric, and Fujitsu, ensures they have the widest selection possible and the ability to solve any heating query.

And it’s fair to say their services have

never been in higher demand. “The earthquakes have presented Cantabrians with a unique opportunity to re-evaluate their energy needs and solutions,” says Kelly.

Not only do those rebuilding their homes have the chance to improve on the energy systems they previously employed, they can also plan ahead. “It may be that certain energy solutions don’t fit your budget today,” says Kelly, “but often times you can plan ahead, factoring in various systems when rebuilding your home, and introducing them at a later date, when your finances allow.”

With New Zealanders increasingly conscious of efficiency and environmental friendliness, paying attention to your energy solutions can

also add value to your biggest investment, your home. “Healthy, efficient living environments are at the forefront of home-buyers’ minds, and this focus will only increase moving forward,” says Kelly.

The mid-priced market has been gaining momentum since mid-2012, now flowing on to the higher end properties. It’s very apparent buyer interest for the Cashmere Hills area is coming from all the different quarters of the city, from neighbouring hill areas, to lifestylers who still want a different experience but maintain the feeling of space. It’s a solid hill, offering a variety of views and aspects from the coastline to the Alps, whilst still being close and connected to the city. There have been more high-end Cashmere homes offered for sale in the last three to four months than seen for many months previously, of which I have sold two out of the three most recent high end properties under the hammer at auction. The auction process is proving to be a popular and highly successful option for sellers. It simplifies the complexities this market brings and maximises owner’s opportunity for the best selling price through sometimes highly charged competition. The up-side for buyers is that the transparency of their competition lets them see what they have to pay, and the confidence to pay it. Just as important though for both buyers and sellers is the certainty’ the process brings.

The hills are alive

18 months ago listings and sales on the Cashmere Hills were slow, and struggling to be steady, but fast forward 18 months, and it’s encouraging to see the confidence and demand is well and truly back on track.

The new normal in Christchurch is to buy a home with a claim and at best with works completed. We are selling homes at all stages of the EQC repairs and insurance process, as every home provides its own unique opportunity for a buyer. Everything begins and ends with insurance and it’s hard to appreciate just how much until you begin the journey to sell or buy. Early communication with your insurer, enables me to

ascertain what the insurer requires , what time frames to expect the insurance process to take, and facilitate the gathering of necessary information. This part of the process could be stressful and daunting, so it makes it as smooth a process as possible for everyone, eliminating any surprises.

Design unveiled for new Lyttelton Tunnel control building

The original Lyttelton Tunnel Control Building, designed by the late Peter Beaven, was badly damaged by the Canterbury earthquakes, and demolished earlier this year under the Canterbury Earthquake Recovery Act 2011.

The NZ Transport Agency’s Canterbury/West Coast State Highway Manager Colin Knaggs says the new building has been designed first and foremost as a purpose-built facility to manage the operation and maintenance of the Lyttelton Tunnel.

It will be built closer to the tunnel, in an area at less risk from rockfall.

“It is not intended that the building replicate the old structure but rather that is express some of the qualities of the original 1964 Peter Beaven-

designed building, such as the strong horizontal lines and the appearance of it floating.”

Mr Knaggs says the new building is essentially three primary blocks, the largest dark grey-coloured block being partially clad with concrete panels to anchor it to the landscape.

Dan Popham of Architecture Lab says this block has a colonnade of concrete columns along the access path reflecting some of the rhythm and

building elements of the original tunnel control building, while also providing a degree of protection from any potential future rockfall.

“The remaining two blocks adjacent to State Highway 74 are of a lighter weight construction with a cantilevered deck to the north and operator room to

the west giving the building a sense of floating.

“The whole building is cut into the hillside and orientated to align with the existing landscape contours to minimise its impact and dominance on the state highway.”

Mr Knaggs says the building will be constructed to 180 per cent of the Building Code to ensure it can continue to operate in the aftermath of any future earthquake.

“The NZTA made the decision to have the original building demolished only

after it had completed a full investigation of all feasible options to repair it. The cost of repairing the building was $3.5 million more than building a new fit-for-purpose one.”

Mr Knaggs says construction of the new $1.5 million building is expected to begin within the next couple of months and it is scheduled to be completed in time for Lyttelton Tunnel’s 50th anniversary celebrations in February next year. “The contract to build the new facility is out for tender. This is expected to be let early this month.”

Maximising your capital

Survus Consultants office manager Reuben Frizzell says many of his clients are now choosing to further develop land where their homes once stood. “Often the clients’ homes were positioned such that they could never have considered subdividing and creating two properties. But what we are seeing now is that by re-positioning their dwelling location when rebuilding, many people are choosing to subdivide

their section into two or more lots.”Often the client will move into one

home and then rent out the other. “They realise they can maximise their capital by subdividing their properties at their own cost,” he says.

There has also been an increased demand for people looking for lifestyle blocks in rural areas – areas that were

less affected during the events of the past few years. “The Hurunui District

Council has changed its policy on the size of rural blocks in their district, so we’re seeing rural landowners wanting to subdivide their properties and sell off the land they no longer require.”

Survus Consultants has also been assisting many of these landowners, through their builders and architects, to ensure they receive accurate information about their properties.

Having accurate, correct site survey information at the beginning of the project before they put pen to paper will ensure there are no changes, amendments or delays during the building process, as can be the case if this information is left until further down the track. This is particularly important where properties are in a flood management srea with a minimum floor level set by council, and also where the building envelopes are tight and with little room to move. Often a pre-demolition survey of the existing dwelling can establish ‘existing use rights’ that cannot be achieved under current planning rules. Survus Consultants specialize in all these areas as well.

Survus Consultants has recently employed a survey operations manager to increase the efficient service it provides to its clients. This means a client can call to find out where in the process their job is at. “We want to provide a professional service to all our clients. Time is of the essence for a lot

of people waiting to build, so we want to provide a service that keeps them informed, is timely and above all accurate.”

This means Survus Consultants provides the right information once, instead of the continuous tooing and froing which can happen. This service has seen builders and architects continuously return to do business. “We’ve built up really good relationships with several housing companies and architects. Nearly all our business is repeat clients, showing that we have built a relationship with them based on trust and reliability by continuously showing that we work with professionalism and accuracy.”

Survus Consultants services include the surveying of urban and rural subdivisions, resource consents, engineering design down to pegging and building location certificates. With its larger projects, Survus Consultants works closely in partnership with other specialist consultants who share the same ethos. They have a selected group of landscape architects, planners and specialist engineers with whom they regularly team, providing a multidisciplinary service to the projects that require it.

Drawings or salary- what’s right for your businessThis is a frequently asked question but there is no simple answer, so here’s some guidelines as to what might work best for you.

The advantage is that you receive a regular tax paid amount so you pay yourself the amount required to meet personal living expenses and feed and house your family – or whatever your personal situation might be.

The tax paid on your salary or wage is paid monthly to the IRD which may be easier on cashflow than paying provisional tax in three lump sums during the year.

You have a set income based on an employment agreement which is helpful when applying for personal loans. You should have an employment agreement even with your own company.

If you need to make a claim under ACC, your taxable income is easily confirmed.

A disadvantage is that you may end up paying tax (PAYE) on a salary when the company is overall in a tax loss situation, meaning tax for the group (company and individual) is higher than it could be.

-Many thanks to Elisa Davis CA, our tax expert, for this article.

Salary- with PAYE deductedDrawings - with a shareholder salary declared at the end of the year based on company profits

An advantage of this method is that the overall tax paid by the group can be minimised with a salary being declared based on the level of company profits.

A disadvantage is that the tax paid on a shareholder salary is paid as provisional tax in three lump sums during the year which can make a dent in cashflow. The amount of provisional tax payable is normally based on the prior year’s income which may mean it can fluctuate quite dramatically from year to year and you may end up over-paying or under-paying when the profit results are not consistent from one year to the next.

The cash taken as drawings is often the net amount as no tax paid and it can be easy to take more drawings than the profit available to pay as a salary, meaning that at the end of the year you end up owing the company for the money you have taken in excess of the salary declared and interest must be charged on this loan.

Your income for ACC purposes is limited to the actual salary declared so if you have an accident your level of cover may not be sufficient to cover personal living expenses (this can be modified with ACC Cover Plus or personal income protection insurance).

The latest building consent figures

released recently indicate the highest

number of new homes and apartments

consents in five years. Statistics New

Zealand figures show 1,755 new homes

and apartment consents were issued for

April 2013, a 43 per cent increase on

April 2012.

The trend for the number of new houses and

apartments has increased

for 25 consecutive months

from March 2011 when an

historic low was reached

and the level is now 61 per

cent higher.

RMBF CEO Warwick Quinn

says that the overall result

is certainly a positive one

but we need to look below

the national statistics to

really understand what is

going on. Quinn says the

growth is being driven by

Canterbury and Auckland

and when one takes out

185 apartments in Otago and Wellington in

April, the Canterbury and Auckland share of

overall activity continues to grow (now over

50 per cent) while the rest of the country is

quite flat.

Building in city centres may force migration of workers

“While we like to see the

consent figures rise, we

have to be careful not to

get carried away with the

increase without

appreciating the

vagaries within it,”

Quinn says.

“While we like to see the consent figures

rise, we have to be careful not to get

carried away with the increase without

appreciating the vagaries within it,” Quinn

says. “We have been predicting for a

couple of years now 'the tale of two cities'

with Auckland and Canterbury dominating

the new home construction market activity

while wider New Zealand struggles.”

Quinn agrees the regions are certainly

better than they have previously been, but

it is still very tough there with work hard to

come by. He believes if activity doesn't

pick up then migration for trades people to

Canterbury and Auckland is likely.

Housing pressures in Auckland and

Canterbury have been driving up property

values for a while now. These are the only

regions in New Zealand that have

continuous rising prices which generates

greater levels of building activity to meet a

shortfall in supply. The rest of New

Zealand has some property price

increases with levels similar to what they

were in 2008.

While the increased level of work is

welcomed overall, building activity

is still quite low and coming off

record low levels. “New Zealand

should be building in the order of

20,000 to 25,000 new homes per

annum to maintain its housing

stock and population growth, and

we have been well below those

levels for the last five years,” he

says. “While we will see more new

residential consents issued again

in 2013 it is not on the back of

strong economy but in response to

housing problems in our two

biggest cities. There is some spare

capacity but as the growth is not

consistent a redistribution of that capacity

will be needed to address this trend.”

Canterbury company invents fail-safe flashing system

While working as founder director of AA House Checks and as a registered building surveyor carrying out in-depth inspections on leaky buildings for the Government, Mike discovered that at least 50 per cent of leaks occur at the cladding on window or door junctions. Mike and Steve have solved that problem.

Steve, a very experienced builder/designer, had for many years been concerned at the way buildings were constructed with scant regard for weathertightness. Both builders, one

with current practical skills in the work place and the other more concerned with building science and building failure investigation, collaborated to invent a fail-safe flashing system for aluminium windows and doors.

In 2005, Mike and Steve founded Flashman Flashing Systems Ltd to market their patented, innovative complete window and door flashing system for aluminium windows and doors. Flashman is now marketed all over New Zealand by their local regional distributors who fabricate, install and

warrant these “best practice” products and systems.

Until the invention of the Flashman System there had never been a specifically designed flashing system for aluminium windows despite being used in New Zealand for more than 40 years.

Flashman was founded to create durable, aesthetically pleasing, cladding and flashing systems – to eliminate poor weathertightness issues in New Zealand buildings and to ensure users of Flashman products avoid the horrendous economic and personal costs suffered by owners of leaky buildings.

The patented flashing system was designed to be used with virtually all cladding types. This versatility of design has seen the Flashman flashing system specified on residential homes, major leaky home apartment block remediations, high rise buildings, hospitals, Housing NZ projects, schools and rest homes. The flashing system has been specified with all manner of cladding types including brick, plaster, AAC panels, weatherboard, fibre cement and ply sheets, ceramic tile systems and other cladding types.

Flashman have also designed and

can install three heavy duty extruded aluminium weatherboard cladding systems for horizontal and vertical application on residential and commercial buildings which incorporate their well proven window and door flashing system.

All Flashman products are BRANZ appraised and tested in wind and rain to hurricane conditions of 232kph.

The synergy of the flashing and cladding systems designed and installed by Flashman provide a 21st century cladding option ideal for the

modern home or commercial building owner combining durable modern materials, ease of installation and the essential low maintenance necessary

for busy lives. The improper use of sealants as a

means of flashing is a major cause of leaky buildings. Flashman cladding and flashing systems are sealant free.

The Flashman aluminium cladding and flashing systems are powder coated, thus avoiding the necessity of initial painting and the cost of re-painting and scaffolding every 5 -7 years. They are therefore marketed as Claddings for Life and come with a serviceable life of 75 to 100 years.

Two Canterbury building industry veterans, Mike Anticich and Steve Hotton, deeply concerned about declining construction skills and practices particularly with regard to leaky building issues, decided to do something about it.

One of the things I like about doing this column is that each month I am reminded how every day in real estate is so different from the next and how many good people we interact with on a regular basis.

Something mentioned more than once in the past year and which I shall continue to recommend, is that home buyers engage a (Christhurch-based) solicitor before buying a house. We find that you will be better prepared and you also have time to get estimates for the fees you will incur for services rendered. For those intending to sell a unit title property – with no existing body corporate; please talk to your solicitor.

While we appreciate the roles professionals may play in helping buyers secure their homes, we seem to overlook the group of people who can add the most value to a property when you own one – architects, interior designers and

It’s interesting that the amount they charge often amounts to a fraction of what is added to the value of a property.

Those of us with children or pets will appreciate how our furniture and furnishings can look ‘well loved’ over time. If you are going to sell your home, add home staging companies to the list of people to consult with. Presentation of your home is paramount and the results

achieved with home staging are usually stunning. It has happened to me again! Road-works! It took me 40

minutes to get to the first open home of a new listing because of road closures that had appeared at both ends of the street and almost all neighbouring roads. Driving around in a blind panic it felt like I was manoeuvring through the Tothills’ maze, but not nearly as much fun.

Feedback on last month’s topic of ‘mortgage holidays’ given (or not) by banks during times of hardship seems to be that knowing the bank has the flexibility to look after you in times of ill health or redundancy is just as important as the interest rate being offered. Ask for the lender’s policy and make it a

consideration of which bank you use.

This month I had the largest number of babies attending my open homes ever. There have been literally dozens of the wee

mites ranging in age from a ten day old! What a great atmosphere there was at one home with kids running or crawling around on the huge lawn. The half-hour open home became a party for an hour and a half as no one wanted to leave.

without the hassleWeatherboard

People today are too busy to want to spend their precious spare time painting their houses or don’t want the costly maintenance associated with an investment property. Also the trend towards smaller sections often dictates that houses are built on more than one level and the concept of the DIY paint job becomes unrealistic.

Nu-Wall is an extremely tough and durable extruded aluminium weatherboard system; which requires little maintenance and is guaranteed in normal use against rotting, rusting, cracking or distorting for 100 years. It is designed, developed and manufactured in New Zealand and is being used for construction projects throughout Australasia. Best of all, it can be relied upon to be weather-tight and to stay weather-tight for the lifetime of a building.

Weatherboard claddings have certainly come back into favour in this country as a result of our experiences with other “modern” cladding materials and the part those have played in the area of weather-tightness.

The large number of bungalows and villas surviving from the 1930s and earlier is testament to that. More

recently the devastation caused by the Canterbury earthquakes demonstrated the superior resilience of weatherboard claddings in seismic events.

Weatherboards also offer little range of choice in their finished appearance. While some variety exists between the different styles this is quite minor and fundamentally they all offer a linear, horizontal look. While this look suits the bungalows and vlllas of the past, many houses built in the 1990s and early 2000s were not designed with such claddings in mind.

Therefore when remedial work becomes necessary due to weather-tightness issues, the original design intent can be compromised if weatherboards are used to re-clad.

Nu-Wall on the other hand, offers all the benefits of a traditional weatherboard cladding in a modern low-maintenance cladding system with a wide range of styles to suit any house design.

As far as repairs following the Canterbury earthquakes are concerned, the Nu-Wall system takes the fundamental qualities of a weatherboard cladding and improves upon them. Each Nu-Wall

weatherboard is fixed to a building’s structure independently with purpose-designed hidden brackets which avoid any necessity for the fixings to penetrate the material. In the event of any seismic activity the boards are free to move with the flexing of the structural framing and in relation to each other, thus preventing them from buckling under stress and/or becoming detached from the structure. This has been verified by BRANZ structural engineers through testing under conditions of simulated seismic activity in their laboratory.

Nu-Wall is supplied pre-finished in a wide choice of factory-applied powdercoat or anodised colours which will stay looking good for many years with only washing required.

Strict criteria for Red Zone residents seeking extensions

This criteria has been in-part developed after the Canterbury Earthquake Recovery Authority hosted four Red Zone workshops for flat land property owners last month.

At these sessions over 400 residents who are concerned about their ability to move out of the Red Zone were able to further discuss their specific circumstances with CERA staff.

These workshops are a further step in the work CERA has done over the past two years to ensure Red Zone residents have all the information they need to make a decision about their future. That includes the hundreds of community meetings, individual meetings, mail outs and online video sessions created to distribute information to those who need it.

CERA chief executive Roger Sutton says hearing more from the affected residents at the workshops has been helpful.

“We have already been in contact with the majority of these people for a long time, so we have been aware of their concerns. However the workshops just gave us a chance to get more information about their situations, as no two cases are the same.”

Mr Sutton says cases for an extension

Residential Red Zone residents who meet specific criteria will now be able to request an extension to the settlement date of their Crown offer by up to six months.

will only be considered on strict criteria. That includes whether obstacles a property owner may have in settling are beyond their control, their particular health or age-related vulnerabilities, and the impact an extension may have on activities such as property clearances and infrastructure services.

Letters are going out to affected Red Zone property owners to explain the case by case extensions, and information can be accessed on the CERA website www.cera.govt.nz.

This includes information about services and support that may assist property owners to address the issues they are facing in meeting their settlement date.

While requests for extension up to 31 January 2014 are being considered, property owners will need to continue to progress towards their originally agreed settlement date. Many people may only need to extend their settlement date out by a matter of weeks, while others will need longer.

However Mr Sutton says the aim is to ensure people can move on as quickly as possible so that the clearance of the Red Zone areas can continue and a future use of the damaged land then determined.

This extension process only applies to owners of flat land property. Land in the Port Hills is still subject to a zoning review process and until decisions are made in regard to the overall zoning of land in that area, the potential for settlement extensions cannot be considered.

Those interested in seeking an extension or hearing more about the process can contact CERA on 0800 RING CERA.

Mid Canterbury offers accommodation solution for rebuild

Grow Mid Canterbury

chief executive Rob Brawley

A new initiative by Grow Mid Canterbury could see long term accommodation for up to 700 rebuild workers in Ashburton.

The Christchurch Worker Rebuild accommodation solutions scheme will include not only accommodation but meal and transport packages which will be available to construction companies and lead agencies. Accommodation would be supplied through existing accommodation suppliers in the Mid Canterbury region including apartments, motels and lodges.

It is expected that there will be 500 long stay rooms available immediately with a further 750 rooms available from September to July each year.

Grow Mid Canterbury chief executive Rob Brawley says the scheme carries on from the assistance offered by many of its residents through fundraising and the work of volunteer organisations such as the Farmy Army, immediately after the quakes.

“Quite simply because Mid Canterbury has always been pretty closely associated with Christchurch and wider Canterbury and wanted to do more to help with the Christchurch rebuild.

“Because we have spare capacity here in our community – it seemed stupid not to make that available to help the rebuild get underway.”

“We also want to protect the Christchurch tourism industry by freeing up those beds which could be used by workers and also to

By Karen Pasco

make it easier for residents who have had to find accommodation in Christchurch,” Rob says.

Grow Mid Canterbury will oversee the project through a “single desk” contact point which would manage and co-ordinate bookings to ensure the scheme did not compromise its own tourism market but instead utilise spaces available on a long

term basis. It would also manage rebuild companies' accommodation, meals and transport logistics as well as invoicing payments.

It has been estimated that Christchurch may be short up to 20,000 beds providing a real constraint on the recovery of the city.

Christchurch Chamber of Commerce chief executive Peter Townsend says competition for accommodation is hampering the recovery of the tourism sector and the housing needs of displaced residents which is yet to peak.

“Workers need quality accommodation. While a range of options are being considered some will take time and the

scale of demand requires Canterbury wide thinking,” Peter says.

“This solution supports city based efforts to address the accommodation shortage, protect the region's tourism sector and free up accommodation for residents.”

Rob says it also provides Mid Canterbury accommodation suppliers with a way of helping - “People

who own these businesses they want to do their bit to help as well so it is a win, win.

“It's not just about money making. Businesses' social conscious is also a growing driver.”

German precision, European elegance

Haro Flooring NZ imports and distributes top-quality German wood flooring that performs extremely well in New Zealand environments. Hard wood flooring in an array of sizes and patterns allows you to choose flooring that suits your tastes and style of home. Choices include a classic three-strip wood floor and the popular 180mm-wide plank flooring.

The wooden flooring is available in a variety of species and colours from lighter coloured oaks to dark African woods, allowing you to match your flooring to the atmosphere and appearance you want to achieve for your home.

This is German quality at its best. Haro Flooring was established some 70 years ago in southern Germany and is still run by the original family in Europe, with the fifth generation currently at the helm.

"Haro Flooring is well established in New Zealand and has been marketed here for 10 years," says Graeme Rodwell, who recently purchased the

He points out that Haro Flooring is extremely eco friendly and the company has won numerous awards, including the Blue Angel. (The Blue Angel award was initiated by the German government and is awarded by an independent jury to products that are

environmentally friendlier than others serving the same use.)

The flooring has a 30-year warranty and is “incredibly stable in our New Zealand environment, which is important when considering replacing old wooden floors”.

Floors are put together using a top-connect system, which is very strong and incredibly easy to install, as well as being great looking, Graeme says.

In addition to wood flooring, Haro offers a huge range of laminates that Graeme describes as “super affordable”. Haro’s Tritty laminate floor is impact and scratch resistant and

easy to maintain. The company has a number of projects on the go at present, including work at a brand new childcare centre in Queenstown, where the laminate is being laid.

“The wide 243mm plank laminate (Gran Via) will look fantastic and very authentic,” Graeme says.

To complement the wood and laminate ranges, Haro Flooring supplies Celenio real wood tiles. This is a product that looks like a ceramic tile but

Art installationin Avonside

How you have held things, which will be presented at 49 Patten Street in Avonside until 12 July 2013, brings together a rich array of salvaged and reclaimed materials to create a remarkable site-specific installation for Christchurch.

"My work usually employs existing structures to 'hang off', but for this project I have had to build my own, as have the many people who have built temporary structures and dwellings here in Christchurch since the earthquakes.

“This speaks to a resilience and a resolute spirit that I have huge admiration for in the local response to disaster. I wanted to honour this by building something that observed the approaches people have used to hold

A previously empty Avonside section is hosting a new installation by Wellington-based visual artist Sian Torrington, in Christchurch Art Gallery’s latest Outer Spaces project.

together buildings as well as their communities," Torrington says.

The installation has four major elements to it: metal structures clad with weatherboards; a ‘floating floor’ made from tongue and groove; a bush walkway and a shed with a wall-papered interior. Torrington did a great deal of research before deciding to make a work in Christchurch, visiting

the city numerous times and speaking to local people to learn about their experiences.

She has been working on

elements of the work for the past five months in her Wellington studio and travelled to Christchurch last week to complete the installation. The majority of the materials used have been supplied by Christchurch company,

Musgroves Limited, which specialises in recycled building supplies, as well as being donated by the public following an appeal Torrington made through the gallery’s website. Fabric was donated by Global Fabrics. “They have been really supportive of the project. The use of fabric in the installation has a lot of resonance with tents and temporary structures that people had to build immediately after the earthquakes. But I have tried to make this work beautiful and hopeful.”

Gallery deputy director Blair Jackson says he is pleased the gallery has been able to extend its Outer Spaces programme into Avonside, an area that has been especially hard-hit by the earthquakes.

“We are very grateful to the owners of

49 Patten Street, who have been extremely generous in their support of the project by allowing us to use their property.”

Gallery curator Felicity Milburn says the key ingredients in Torrington’s project are noticing, remembering, and an eye for the potential in chaos.

“Honouring the steadfast ingenuity with which our city’s residents have responded to the earthquakes, Torrington is offering up a different kind of structure – a damaged, beautiful palace built from texture, colour and light.”

New high performance centre for elite athletes

The new centre includes a full-size netball court which is being used by the Canterbury Tactix for training, a high performance strength and conditioning gym, and a 40m long running straight where video analysis and electronic speed timing can be carried out. High Performance Sport New Zealand (HPSNZ) chief executive Alex Baumann says that with Canterbury’s high performance athletes now using the facility, the Apollo Projects Centre will be a vibrant training hub.

“Our role at HPSNZ is to provide a one stop shop for elite athletes, so that we can support them to perform on the world stage. We provide financial investment, we employ specialists to work with athletes and coaches, and we operate a network of world-class high performance training facilities throughout the country,” he says.

“I’m delighted that we now have this fantastic facility for Canterbury athletes to use. Elite athletes travelling in and out of Christchurch will also be able to train at the Apollo Projects Centre, and there are staff from a number of the sports we work closely with that are also based there.”

Sport New Zealand Chief Executive Peter Miskimmin says that a unique feature of this high performance training centre is that some facilities, such as the netball court, will also be available for community use when not being used by elite athletes.

He says that building the Apollo Projects Centre has been a collaborative effort.

“The Government has been committed to providing a new training base for Canterbury athletes since QEII Park was taken out of action in 2011. When we saw what had happened at QEII, we knew we had to move quickly, which we have done in getting this new high performance training centre officially opened today.”

The building is owned by Sport New Zealand but has been built on land

The Apollo Projects Centre, a government-funded $3.5m purpose-built high performance training facility in Christchurch recently opened.

generously provided by Christchurch City Council within the precincts of the Jellie Park Recreation and Sport Centre complex, he says.

The International Olympic Committee (IOC) also contributed funds to ensure the centre featured state-of-the art strength and conditioning and other training

equipment. “We have been delighted to work with

the International Olympic Committee to source this significant contribution on

behalf of our Christchurch athletes,” says Kereyn Smith, Secretary General of the New Zealand Olympic Committee.

Apollo Projects was engaged in 2012 to design and build the centre, and then also offered its support through a naming rights sponsorship.

Apollo Projects Group CEO Paul Lloyd says his organisation has quite literally been involved in the project from the ground up when building the centre, and is delighted to be able to offer the naming rights sponsorship.

“We’re really proud to be involved and to be able to support Canterbury’s elite athletes. This centre is something special.”

“What we need is a number of major projects all to be going at once because we're still not as busy as has been predicted,” he says.

Despite there not being a desperate shortage, there is still a lack of qualified tradesmen in Christchurch, so to try and combat that Craig and others from his company recently travelled to the United Kingdom to recruit staff.

They attended an international job expo in London and Dublin which saw more than 500 people register their interest in working in Christchurch. “We're now working through the process of bringing many of them over to work for us.”

Craig says that it took about three to six months for an applicant to begin working in New Zealand. “Basically we had to go over there in March to make sure we had enough staff on our books for when expected demand increased in September,” he says.

AWF's process of recruitment includes reference and police checks, organising working visas and getting workers settled in the country – including providing temporary accommodation when they arrive. They are also given, assistance in setting up bank accounts and safety training before they start working. The company currently has three or four overseas workers arriving each month and

predicts this will double this spring. The decision to target the UK market

first was because of the easy transition. “Their culture is similar to ours, there are not language barriers, and the standard of building and safety procedures are comparable to ours.” However if staff from the UK became more limited, AWF would continue to look at other markets in Asia and elsewhere to ensure it met the demand of companies requiring staff.

Given that demand had remained steady, pressure on increased wage rates has remained sensible, but predicts wages to increase over the next 18 months.

Using a recruitment agency provided many benefits for construction companies as they can “try before they buy”, Craig says. “They get to see if an employee fits with their company and gets on with the staff. It also allows a prospective employee to see if the company they are working for is one they would like to join on a longer term basis.”

AWF is a publicly listed company which has a strong track record of revenue growth. It provides semi-skilled and skilled staff to all manner of industry in New Zealand, on both short and long term assignments. AWF employs both temporary and full time, permanent staff for placement.

Surge of labour still to come

The surge of the labour force has not yet reached its peak and may not for another year, according to AWF area manager Craig Henwood.

Despite there not being a desperate shortage, there is still a lack of qualified tradesmen in Christchurch

Dust Control - serious problem

The controlling of work-generated dust is an age-old problem. Apart from the inconvenience and cost of clean-up, increasing awareness of dust related health hazards in any environment make the issue of dust control more critical than ever before. The need to control dust contamination is important for workplace efficiency and cost saving. It is also very important for personal health and safety. However, effective control measures traditionally are difficult and expensive to install. Often many hours are required to successfully install a suitable means of control – and often a lot of time is required to dismantle and repair the site after the barriers are removed. Because of the problems and costs involved, in many situations dust control is avoided if possible leading to other costs, nuisance and health hazards. A simple, fast and effective solution is now available. The ZipWall barrier system was developed to provide a quick and easy way to set up a dust barrier. Harmful mould in buildings

Construction workers doing renovations, maintenance workers and those living in houses with mould are particularly at risk of toxic mould affects. Mould, fungi and some bacteria are found in moist, humid, damp and dark spaces. Mould reproduces by creating tiny spores that float through the air. Mould can be found where water has leaked into houses from damaged roofs and tiles, windows and gutters, and where wet silt has been in contact with house structures such as wooden floors, piles or where dampness has entered wall cavities.

The dangers of mould

Moulds digest whatever they land on in order to survive. Mould eats away at materials such as wood-framed buildings, affecting their structural integrity of the building.

Moulds, in particular the greenish-black mould stachybotrys chartarum, can produce mycotoxins, which are toxic by-products. These toxins can slowly wear down the human immune system and can lead to allergic or respiratory problems.

Not all moulds are harmful, but to be safe treat all moulds as potentially harmful. Indoor mould-related health affects depend on the mould type, length of exposure, and individual health status or sensitivity. Mould can cause a runny nose, eye irritation, cough, congestion, asthma aggravation and respiratory problems, headache, flu-like symptoms, fatigue, and skin rash and other allergic reactions.

The Canterbury earthquakes have caused widespread liquefaction. Silt gives rise to dampness and subsequent mould growth, which makes working and living environments unhealthy.

Mould control

It is impossible to eliminate mould entirely but mould growth levels can be minimised through the following controls:

Environment: Prevent condensation and wet spots by increasing surface temperatures through insulation, air circulation, or leak repairs. Use wet vacuums to remove accumulated water from floors, carpets, and hard surfaces. Remove rotten wood.

HVAC (Heating Ventilation and Air Conditioning): Keep HVAC drip pans clean, flowing properly, and unobstructed. Have a competent person perform regular scheduled building/ HVAC inspections and maintenance.

Venting: Moisture arising from ‘wet rooms’ and appliances must be vented outside.Building: Provide adequate drainage around buildings and slope the ground away from foundations. Repair plumbing and leaks in the building structure as soon as possible. Identify the cause of leaks and take preventive action to ensure they do not re-occur.

Cleaning: Mould can generally be removed from nonporous, contaminated surfaces by wiping or scrubbing. Note: take care if you use biocide products, as while they are effective – they are highly toxic and may pose serious health affects to the occupants.

Personal protective equipment (PPE)

When working around or removing mould it is important to wear appropriate PPE such as masks/respirators, long sleeved gloves, properly fitted goggles and protective clothing (ie. aprons, body suits).

PPE Quick Tips:

Select PPE based on the type of substance/chemical being handled Employees must be trained in using particular PPE (such as respirators) Manufacturer’s instructions must be read prior to use All disposable PPE to be discarded properly.

Mould must be prevented at the source – eliminate excessive moisture and dampness. If in doubt about mould or the severity of the contamination of a building, seek further advice from: Community and Public Health, phone 03 379 9480 Ministry of Business, Innovation and Employment-Labour Group, phone 0800 20 90 20

Shrink wrap is a material made up of polymer plastic film. When heat is applied, it shrinks tightly over whatever it is covering. This makes a protection bubble and works for almost everything. Shrink wrapping is still a fairly new concept in construction and Wrap Tech are willing to introduce and educate its clients on the services it provides. It believes that shrink wrapping will soon be a necessity for projects during the rebuild.

Wrap Tech works closely with scaffold companies, this is to ensure that its products exceed expectations in all areas and situations. The materials Wrap Tech use are top of the range and will protect any site from the howling winds, rain and even UV rays. Not to mention containing all dust and debris within the site. Wrap Tech's aim is to reduce any costly delays during construction, especially at this time of year when construction work tends to slow down because of the weather. Wrap Tech can stop that happening

with its specially made shrink wrap that is completely waterproof. An added bonus is that the shrink wrap is 100 per cent recyclable. Wrap Tech also install zip windows and doors to ensure easy access and increased air flow.

Wrap Tech have been involved in some great projects. It was recently involved with the Cardboard Cathedral project. Brayden VantVeen, owner of Wrap Tech, described the project.

"We approached the project managers working on the Cardboard Cathedral. They needed a

weatherproof system to protect the cardboard columns until the roof was installed; we were able to fix the sheet directly to the purlins creating a 100 per cent watertight barrier."

Not only does this shrink wrap specialist provide services for construction, Wrap Tech provide a variety of different types of services. From home renovations to temporary

weather protection and it can even shrink wrap vehicles for transport. Wrap Tech also offers every client a

friendly experience and it will do all the problem solving involved to give its client a stress free solution.
