Furthermore, the construction of these are shown to be a no dig grass crete solution. Bin and cycle store re-positioned to free up the north corner of the site and ensure no disturbance whatsoever to the trees at this location. The new location of the bin store is now shown in the area suggested in your letter. Spaces 21 and 22 on revised drawings 3142-010, revision I, also shown as no dig grass crete construction. Additionally, there is approximately 2m between the trunk and car parking space number 22. It is considered that the location of the car space as shown is more appropriate than closer to Highfield House an4 its resulting relationship. Massing, Roof and Balconies The eaves have been lowered on the latest drawings as suggested. Shallower roof pitch similar to Highfield House, as suggested. Massing of the roof reduced as suggested. • Balconies removed to the elevation facing Highfield House as suggested.

• Reducing the total number of units to five will not necessarily reduce the footprint any further (as 3 units will need to be accommodated at ground floor).

Internal Layouts

• As stated in your letter, the floor areas meet the minimum standard and therefore, it is not considered that the new accommodation proposed is very cramped.

• In addition to the floor areas of the flats, we have designed generous riser cupboards and lobby areas from the common area.

• Since the apartments do meet the minimum floor areas as stated in your letter, we will ensure that Bedroom 1 in the two bedroom flat is large enough to accommodate a wardrobe at design development stage.

• Ground floor kitchen windows are not a requirement, as they are not habitable rooms. However, we have included these within the design to improve the amount of natural light and quality of space. As stated in your letter, there is sufficient room to open the window (in excess of l/2m from the boundary). We can, however, remove this window if so required.

Car parking layout and amenity space

• The revised car park layout has been designed to ensure the sufficient amenity space in front of Highfield House has been allowed for.

We feel that the above points address all the concerns raised in your letter. We are very keen therefore, that the application is allowed to run its course and is considered at the next committee meeting. The proposed changes are not considered to be major design amendments to the scheme and hopefully do not therefore require re-consultation.

In the unlikely event that this application is unsuccessful, we will have to take this to appeal. We feel that we have now liaised extensively with you through the course of both applications to accommodate the concerns raised.

Further to our meeting of 15th August 2007 and my e-mail of 22nd August 2007, please find

enclosed updated drawings for the above project as per the enclosed issue sheet.

These drawings have been updated as summarised below:

• Bin store and cycle store split into two for both buildings and re-located as shown on the

plans.

• Ground floor one bed flat by bin store enlarged to 52.6 m2.

• Side elevation gable by the binlcycle store centralised.

• Eaves to the side elevation lowered slightly. Gable entrance feature also lowered slightly.

• Roof ridge height raised by 700mm together with a steeper pitch (changed from 30° to

35°).

• Juliette balconies to the ground floor front elevation and rear elevation.

• Parking layout revised to create amenity space infront of Highfield House.

• Coloured up elevations on drawings 3 142-012 Rev K and 3 142-017 Rev F.

• Context elevation showing relationship of the proposal with existing Highfield House

and existing houses to Town Mead shown on drawing 3142-018 Rev K This thawing

has been coloured in and shows that the window to window distance between the

proposal and existing houses on Town Mead are approximately 27m.

• No dig root protection sketch 1 showing typical tree route protection construction to car

park bays 1-5 and car park bays 21 & 22.

• Design Statement updated to reflect the above changes.

As has been detailed above, the scheme has been comprehensively updated to incorporate your

comments from our meeting of 15 August 2007. We are therefore very keen that this application

is determined at the next committee meeting on 24th September 2007.
