LOCATIONThe subject property is in a convenient location off St Margaret’s Road, on the southern fringe of the M50 between junctions 4 & 5. The site is located to the rear of Mayeston Hall, an existing residential development accessed from St. Margaret’s Road.
The area has experienced significant residential development in recent times and the subject property is well served by retail amenities at Charlestown Shopping Centre and IKEA. Silloge Park is located approx. 1km from the property while Silloge Park Golf Club and Ballymun Kickhams GAA Club are also nearby.
The area is highly accessible to the M50 located close to Dublin airport. The area is a served by Dublin Bus routes to and from the city centre at St. Margaret’s Road.
DESCRIPTIONThe site comprises a strategically located site extending to approx. 0.67 ha (1.65 acre). There is an established pattern of residential development surrounding the subject property. Development had previously commenced on the property with the provision of access to the proposed development and 28 units completed to foundation level.
The Mayeston Hall scheme was developed in the period 2000 to 2008 and comprised a mix of mainly apartments and duplex units (plan Ref: F04A/1127). The subject site is the last remaining portion of the original overall site to be developed. There are two lapsed planning permissions:

The property is zoned objective “RS” Residential under the Fingal Development Plan 2017 - 2023. Permissible uses under this zoning objective include Residential, Guest House, Bed and Breakfast and Retirement Village.
DEVELOPMENT POTENTIALThe expired planning permission (Planning Ref No. F06A/1348) was granted on 7th April 2007 for the construction of 28 houses. Fingal County Council granted an extension of duration to this permission on 13th June 2012 for a further 5 years which expired on the 16th May 2017.
The site could now be suited to a higher density scheme (subject to pp) similar in scale to other recent schemes in the area.
The Fingal Development Plan 2017 – 2023 states that residential densities are to be in line with the Sustainable Residential Development in Urban Areas – Guidelines for Planning Authorities (2009).
