certainly loved finding out about some of the handsome – and often historic – homes our region has to offer.

Lavenham Priory, which is Grade I listed, has its origins in the 13th century when a hall house was erected on the site. New market insight from housebuilder Crest Nicholson suggests that a large proportion of second-time buyers are unaware of how the Government’s Help to Buy scheme could assist with their next step up the property ladder. Across the company’s developments in Su� olk there has been no uptake of the scheme amongst second steppers, which indicates that many could be missing out on their dream home.

With the average second stepper now confi ned to their starter home for 14 years after purchase, a recent report has revealed that it is not just fi rst-time buyers who struggle to ascend the property ladder. Whilst former schemes focused exclusively on fi rst-time buyers, Help to Buy is available to second steppers.

Requiring just a fi ve per cent deposit on a property, a 75 per cent mortgage and a 20 per cent government loan on homes worth up to £600,000, the fi nances necessary to ascend the property ladder with the scheme are

instantly more a� ordable. Simultaneously, Help to Buy also has an impact on the types of properties that second steppers can live in. Whilst a minimal move from a one-bedroom fl at to a small two-bedroom house might previously have constituted a second step, the initiative has made three- and four-bedrooms a viable purchase.

At the Laurels in Stowmarket, the four-bedroom house type The Gosfi eld, with extensive living accommodation and garden, is on the market for £215,600 with Help to Buy. With a full market value of £269,500, the scheme alleviates the need to borrow so much, without jeopardising the ability to accrue equity.

Benefi tting from adaptable living accommodation, The Gosfi eld o� ers an open-plan kitchen/dining room, as well as a downstairs toilet. The separate living room alongside the garden room, which both feature double doors onto the garden, can be used as an entertaining space or extra living space if required. On the fi rst fl oor are two good-sized bedrooms which benefi t from en-suites in each as well as a dressing room. Upstairs again, the second fl oor features two more bedrooms and another bathroom.

Annette Cole, sales and marketing director at Crest Nicholson Eastern, explains: “Whilst fi rst-time buyers have taken full advantage of the government’s Help to Buy scheme, it seems that very

few second-time buyers are aware of how it can assist them too. There have been numerous reports outlining how people are putting their plans to start a family on hold because their homes are too small, but Help to Buy can help them to upsize into a property that is designed for a growing family.

“Although both phases of Help to Buy have launched, the fi rst o� ers a completely di� erent proposition to the second. Available exclusively on new build properties, the fi rst phase of Help to Buy enables house purchasers to increase their budget by up to 20 per cent. Furthermore, the fi rst phase ensures that second steppers are no longer hampered by a lack of equity in their current property. Although the government funding amounts to £12 billion, the pot isn’t limitless and there is a chance that it will run out before its three-year expiration period, so we would urge house buyers thinking of using the scheme to discuss their options with a fi nancial advisor, ensuring a greater choice when choosing their property.”
