Practicality of Design



• Additional cost to build a ZEH: 8% increase in house price.

• Our Z-Range upgrade package pays back inside 10 years assuming electricity prices increase & the feed in tariff is not eliminated.

• Most effective upgrades financially: Solar PV System & Heat Pump Hot Water System.

• Least effective upgrades financially: Insulation & Building Envelope (take longer than 10 years to pay back).



• When consistency of build quality is achieved the results of verification testing are easily achievable on standard builds

• Verification versus building regulations (eg, Aust Standards: insulation installation)

• Additional costs involved for methods of verification (eg, blower door testing)

What We’ve Learnt

As Built Verification


• Whilst consumers recognise the benefits of solar power and energy efficient homes it is not enough motivation for them to spend extraordinary amounts on a home.

• Uptake by consumers to spend the extra upfront cost is primarily price driven. If the price is right, it’s a no-brainer to invest in a ZEH home.

• Secondary motivations include lower ongoing power bills (due to rising cost of electricity), healthier & more comfortable living, & the impact on the environment.

What We’ve Learnt

Marketing & Selling a Zero Emissions Home

SJD Homes built a 7 Star home in 2009 but the market was not ready to invest in sustainable housing at this time.


Our Marketing:For approx. $10k home buyers can achieve a Zero Emissions Home on any of our home designs. This equates to approx. $171 cost per square metre to upgrade to an energy efficient home.

There is no point designing & producing energy efficient homes that are out of the average consumer’s reach, as this does not solve the issue of getting large scale uptake.

Sales Success to Date30 ZEH Homes Sold – proof that the cost of such technologies have the ability for application to the broader market (if the price is right!)

• Everything to date to produce a complete ZEH home is in theory

• A Zero Emissions Home is also largely dependent on occupant behaviour

• Research, monitoring & education of people and their habits is needed.
