On November 20, HBA’s Professional Women in Building Council and the National Association of Women in Construction Detroit held a networking mixer at the Habitat ReStore in Waterford. The two groups had joined forces to help make the holidays a little better for 5 families through Habitat for Humanity Oakland County, by purchasing, wrapping and donating much needed items.

t the age of 12, David Compo began to refine his skills at architectural drawing. By 15, he was doing the majority of the
working plans for his parents building company, James D. Compo, Inc., where he worked for 33 years. Since then, David has been designing and building his own company, Compo Builders, Inc., which he co-owns with his brother, Christopher. As the sons of HBA past Hall of Fame members Janet and Jim Compo, the brothers are carrying on a long tradition of building quality one-of-a-kind custom homes and creating additions, finished lower levels and other residential and commercial remodeling projects. Throughout his career, David has overseen the building of homes for over 600 southeast Michigan families in addition to hundreds more remodeling and indoor pool and spa projects. His company is known for their Luxury Ranches as well.
He and his company have been named Builder of Year, Developer of the Year and Remodeler of the Year from the HBA. He has also been a 20 year Real Estate Broker with his company, Compo REI Brokerage, LLC, and has 5 agents that take care of their building clients in land acquisition, selling their existing home, finding rentals to stay in during construction and representing others in buying and selling real estate in SE Michigan. He co-designs with architects like Todd Hallett of TK Design and other architects and designers.
David counts surviving Michigan’s tough economic climate through the downturn and being able to continue to employ their crews and employees through this period. He is currently
building a state-of-the-art model Ranch – The Lisa, in the Dunhill Park development in Novi which won the Parade of Homes in 2019 during construction. This home will have the most cutting-edge technology and energy efficiency of any home built in Michigan and Compo Builders is looking forward to the grand opening in May of 2020. He is also closing out his award-winning Casa Loma Estates Development on Beck Road in Novi as well as many other homes from Howell to Highland and Birmingham to Ann Arbor.
David has always been guided by his father’s favorite quote from Henry Ford. It is, “If you think you can, or you think you can’t, you’re right.” He applies this philosophy to many endeavors besides building, including flying as a private pilot in his Piper Commanche, mountain biking, weight-lifting, hiking, camping and spending time with his son, Dawson who is a senior at Catholic Central and Eagle Scout. David has been married for 21 years to Michele Compo, who keeps the company in check as their Secretary/Treasurer and accountant.
David also generously lends time and leadership abilities to several boards including leading HBA’s Executive Committee and Board of Directors as well as the HBA Charitable Foundation. He serves on the Executive Board for the state HBAM and National Board of the NAHB. David serves on the Executive Board of the CDS Foundation, which raises awareness and funds to support local rehabilitation treatment for those suffering from substance
abuse. He also serves as Deputy Grand Knight of the Knights of Columbus and is active in his church, Our Lady of Victory in Northville as greeter, lector and server. He also flies yearly trips for Operation Good Cheer which provides wrapped gifts for foster children all around the state in December.
David’s 2020 HBA Presidential Agenda is an aggressive list including:
• Continuing the growth of the association while continuing to utilize the 3-tier membership pilot program.
• Concentrate on and emphasize the importance of Workforce Development by visiting elementary, junior high, high schools and colleges and making between 30-40 presentations – with the assistance of other builders – to encourage a path to prosperity by our youth getting into the trades.
• Holding a 2020 Wild Game dinner for our members and their circle of influence and raising money for the HBA Charitable and Educational Foundation.
• Writing a monthly article for the magazine and submitting as many articles as possible to local media including radio, TV, magazines and newspapers promoting our association.
• Pushing a letter/email campaign to change the code review committee for the State of Michigan from the current 2 person panel back to the larger expert 15 person committee so Michigan Builders can avoid the implementation of the 2021 code which would include sprinklers, arc-faults and many other items that we have previously been able to eliminate from our state code.
• Promoting to our HBA many of the options that are open to them as members, like the NAHB 20 Club program, Tech Home X, substantial insurance discounts and many other options available. n

In new home marketing, DEFINING AND UNDERSTANDING YOUR CUSTOMER BASE IS VITAL. "Successful new home marketing starts
with really knowing your target market," said Nancy Rosen with Nancy Rosen & Company. "If your homes appeal to families, or empty nesters, or a specific ethnic group, or people from a particular geographic area, those groups can be reached through direct mail campaigns down to a zip code level or through specific publications targeted toward these groups.” Covering all the bases is also important, starting with signage. "Signage should be readable from a distance and contain all the pertinent information including the name of the property, company name, type of property, a phone number and website address," said Nancy. "I recommend creating a new website for each community, which links to the company website, and can be shut down when all the homes are sold. On the website, include a checkbox to sign-up for updates on the community. Also include an email address so prospects can directly contact your company, with the subject line programmed with the name of the community." Have prospective customers fill out a contact card, rather than a sheet of paper with other names on it, with their preference for future communications. "Follow up with these contacts monthly, and more often prior to a special event,” said Nancy.
HOME BUILDERS NEED TO MAKE SURE THEY ARE PAYING ATTENTION TO MULTIPLE POTENTIAL BUYER GROUPS and gearing their marketing specifically to each group. "Any decent marketing campaign has a good mix of elements to reach multiple groups of buyers," said Beth Monicatti Blank with All Seasons Communications. "Your signage should be well-crafted and placed both at the property for sale and directional. At a minimum, your website should contain basic information and be full of pictures. Make sure you have someone trustworthy managing your social media. Creating a schedule ensures a constant and consistent message. It is essential that the education materials you provide be well written and carefully proofed. Paid advertising is necessary and it is important that you are gathering and analyzing data to determine if you are reaching the right people. Don't overlook public relations activities that can provide you with no-cost advertising exposure and always pursue those grassroots efforts to get your name and product recognized, such as networking, shows and open houses."
BEING QUICK TO RESPOND TO CUSTOMERS IS ALSO KEY. "Artificial intelligence (AI) is making
headway in industries like medicine, automotive, marketing, and ecommerce," said Amy Thomas with The BDX - Builders Digital Experience. "Now builders across the nation are successfully using AI technology to answer customer and prospective buyer inquiries with great success using BuilderBot - a chat bot for builder websites. Consumer communication preferences have changed dramatically with less than 5% of phone calls answered and only 18% of emails opened. However, consumers will respond to 98% of the text messages they receive. Chatbots provide a highly effective solution for communicating with customers and prospects, delivering real time experiences
and working 24/7 to answer buyers in their native language." Chatbots were tested and refined in an experiment on NewHomeSource.com and were found to perform better than humans, spurring NewHomeSource.com to now use bots exclusively. "Every BuilderBot is customized to represent each builder's brand," said Amy. "BuilderBot engages with shoppers by asking and answering questions about the shopper's needs, builder, communities and home plans. BuilderBot works in tandem with a builder's sales team, focusing on gathering lead information, collecting new home shopper preferences and driving visits to the community."
STAGING PLAYS AN IMPORTANT ROLE IN NEW HOME MARKETING. "We recently worked with a client who was having trouble selling a new home," said Mary Olk with Designer Interiors. "We rearranged the furniture they had, brought in some good lighting, and cleaned some overlooked areas. The house sold quickly. That is the power of staging." Rooms have to be open and uncluttered and have good lighting. "Every day the home for sale has to look pristine, clean and inviting. Potential buyers have to be able to envision living in the home, so you want to set it up so it's user-friendly with items like wine glasses and a bottle of wine on the
island and coats hung on a rack over a bench in the back hall," said Mary. For spec homes she believes wood cabinets are still the best choice rather than painted cabinets. "Don't forget about items that give a pop of accent color," said Mary. "Blues, grays, oranges and even deep raspberry work well with the taupe gray wall colors which are popular now." Tile is also popular right now. "We've been using a lot of longer tiles to create whole accent walls," said Mary. "It is less expensive because it doesn't have to be as durable as tile used on floors, and it really looks good." Paying attention to the detail and making it all work together is the talent that interior designers and stagers bring to the new home sales team.
There is a huge focus with the home buying public on floor plans and usability or livability, according to Kate Brennan with Eleni Interiors. "Rather than having spaces that aren't used frequently, such as a formal living room, builders are responding to consumer desires for multi-functional rooms, like a living room that can also serve as an upscale lounge / library," said Kate. "Open concept space is still desirable but we often use bookcases or an open demising wall as a divider to make a huge open space more comfortable." OVERALL BUILDERS AND REMODELERS HAVE TO ALIGN THEIR PRODUCT WITH CURRENT STYLES. "A designer can help select and
source all the colors and finishes that are not only trendy, but also make sense for your market," said Kate.
COLOR IS A MAJOR FACTOR WHEN SELLING A HOME. “When it comes to selling, color is a business decision,” said certified color specialist, Allie Milus, of BLOOM That ROOM Home Staging & reDesign. “Color is an amazing tool that has the power to create emotional connections. When looking for their next home, buyers want to feel connected." Considerations for color selection are unique to each property and include enhancing the selling points – focal points and architectural features; natural lighting – the impact of directional sun exposure on color perception; socioeconomics of the targeted demographic; and listing price. "Ideally, a neutral color palette will appeal to the broadest range of potential buyers," said Allie. "Most buyers are looking for move-in ready and want colors that will define their desired lifestyle. Careful color selection isn’t only for walls, but for all of the fixed elements (interior/exterior) in order to create a cohesive whole house ColorStory." When selling, color can draw people in or turn people off, and has the power to add significant value: aesthetically, emotionally, and financially. n

Professional Women In Building Council News• Presents $12,000 Gift To Humble Design • Names Its Scholarship To Honor Carole Jones
Based on the exceptional success of the 2019 PWB Design Challenge,
the Council was able to present a check for $12,000 to Humble
Design to further the charitable organization’s mission to serve
individuals, families and veterans emerging from homelessness by
transforming their empty houses into warm, welcoming and uplifting homes.

New Housing Permit ForecastBased on residential
permit data compiled
by the Home Builders
Association of Southeastern
Michigan (HBA) and reported
in the HBA/Carter Lumber
Southeastern Michigan Residential Building
Activity Report™, a total of 259 single-family
home (SFH) permits were issued in Macomb,
Oakland, St. Clair and Wayne counties in
November 2019.
This total is down 34% compared to an
upward revised total for October 2019 of 390
permits (originally 348) and is also down 23%
compared to November 2018. The actual result
was also 40% below the HBA’s econometric-
based prediction of 362 single-family home
permits for November.
Based purely on economic factors, 2019
overall – and November as the latest example
– has significantly under-performed when it
comes to new single-family home permit activity.
I’m reasonably certain that the lower than
expected new home permit activity is the result
of a combination of external factors throughout
the year, the latest being the GM strike (now
resolved) and related uncertainty as UAW
negotiations (now completed) moved to Ford and
FCA. That, combined with the expected seasonal
slowdown, further magnifies November’s result.
Continuing their positive trend for the year,
multi-family housing (MFH) permits totaled 427
permits in November, bringing the year-to-date
total to 2,345, up 98% over 2018 (1,184).

Winter Safety Tips And Slips & Falls Safety

Obviously, driving in winter
weather is a monumental safety hazard due to slippery roads and drivers around you, but there are other hazards as well:
Plowed Snow Results in Blind Spots• Many intersections are blind now because
of high snow piles. Be extra cautious when approaching and moving through any intersection.
• Road shoulders are practically non-existent. As road crews work toward opening these passages, take extra precaution when determining the best location to stage the vehicle. Think through the possible scenarios of “other drivers” that might lose control of their vehicles and what that means to you.
• Always wear your reflective vest or jacket, especially when working along a roadway.
• There are a lot more hours of darkness during the winter months. Heavy cloud cover will cause dusk to settle in earlier making you hard to see.
• Sometimes in the rush of getting our work done, the sense of urgency overwhelms our thought processes about safe driving. Slow down, anticipate other drivers and be aware of the changing conditions. Never assume anything.
• Exercise caution when getting in and out of vehicles. Walk slowly and deliberately. Wear boots or other slip-resistant footwear.
• Be prepared for black ice formation after melting occurs.
Extreme Weather DrivingThere are several general rules for driving
safely in extreme weather.• Start out earlier and allow extra time
when weather conditions are difficult.• Turn on your headlights lights so you can
see better and so that other drivers can see you better.
• Slow down and match your speed to the weather conditions rather than the posted speed.
• Stay alert and watch out for other drivers and dangerous road conditions.
• Increase following distance from 2 seconds to at least 4 seconds.
• Prepare for stops so you can bring your vehicle to a halt quickly but safely.
• Get off the road to a safe place like a rest stop or turnout if weather conditions get so bad that it is unsafe to continue.
Slips & Falls SafetyHave you fallen and you can’t get up? Those
timeless commercials probably make you roll your eyes, but falls are actually the leading cause of nonfatal injuries in adults 45 and older. Not only do falls happen any time of year, but winters in the Midwest can be especially rough. We are often hit with the wombo-combo of snow, freezing temperatures and extreme wind. While the ice sculptures Mother Nature creates are pretty when you’re indoors, facing the treacherous walk from your office to your car, or helping a client, can become an Olympic sport.
Since very few people are trained Olympic ice skaters, it’s important to think about fall prevention techniques before winter becomes even colder. Most adults who fracture a bone do so because of a fall. Protect yourself from trips and slips with these winter safety tips.
1. Look Before You Step The best way to keep from falling is to watch where you are stepping. If that wet patch up ahead looks like it might be ice, avoid it. It’s also important to look ahead at what you might be walking into. Move slowly and examine your surroundings. Find the path of least resistance, or in this case, the least snow-covered ice.
2. Watch the Floors Even after you have made it inside, watch out for places that other people have walked. Snow and ice from other people’s shoes will most likely have melted into lovely, brown messes on the floor. Mix that in with tile or linoleum, and you have a recipe for disaster. Watch where you are walking for your first few steps inside
to avoid these potential slipping hazards.3. Wear the Right Shoes
Even if you are required to wear dress shoes to work, high heels and ice don’t mix. Wear boots with rough or textured soles to trek through the snow and ice. These boots will give you much more traction than any dress shoe. While changing into and out of different shoes might seem like a hassle, it’s much more important to protect yourself from falling.
4. Use Handrails Whether you’re inside or outside, handrails are available to you for a reason. Think of the mid‐west like an ice skating rink. Seems pretty accurate, right? Well, ice skating rinks have railings! They obviously work. Whenever a railing is available to you, use it. Railings have been proven to keep people upright when they begin to slip.
5. Relax Tensing up when you fall can actually cause you to injure yourself more. While it sounds impossible, relaxing and keeping yourself from fighting the fall can prevent serious injuries from happening. If you are falling forward, try to roll with the fall. If you are falling backward, attempt to sit down on your bottom.
6. Use Salt & Floor Mats After a snow or ice storm, be sure to use salt, ice melt or sand to increase traction on sidewalks, driveways and parking lots. Make sure floor mats are located at entrance way doors. This additional traction can be a deciding factor in whether or not you slip and fall.
Winter in the Midwest can be beautiful, and dangerous. Protect yourself by keeping these winter safety tips in mind. Accidents happen, and in the event that you do fall, report the incident to your supervisor right away. n

Emotional Support Animal Bills Gain Support
As you may recall from my October
article, AAM is supporting a two-bill
legislative effort in the Michigan House of
Representatives to strengthen state law to help
prevent the false representation of possession
of an emotional support animal (ESA). I am
pleased to report the legislation recently passed
the House Regulatory Reform Committee and
is gaining support as it now is being considered
by the House Judiciary Committee. House Bill
4910, introduced on September 3rd, would
create the “Misrepresentation of Emotional
Support Animals Act.” This bill provides a
definitional framework for state law, bars
individuals and health care providers from
falsely representing a disability or possession
of an ESA, allows for documentation requests
by housing providers, provides requirements for
health care providers who prescribe ESAs, and
includes criminal penalties for violations of the
law. House Bill 4911, would amend the Revised
Judicature Act to support termination of a lease
for misrepresentation of an emotional support
animal. Modifications to the bills are possible
as the industry continues to work with medical
interests who have expressed concerns with
parts of the legislation.

Emergency Contact Legislation Introduced
A measure which would protect residents
and property owners who request emergency
services has been introduced in the Michigan
House of Representatives. House Bill 5154
would prohibit local units of government from
enacting any ordinance which would penalize
a resident or property owner for contacting the
police or emergency services in situations where
it is believed abuse or a crime is taking place, or
if it is believed there is some type of emergency.
The legislation also allows a property owner or
resident to bring civil action against the local
unit of government which attempts to enforce
such an ordinance. n
