Higher PerformanceAt Lower Mill

PermaRock’s insulated render systems are currently being employed on one of the country’s most ambitious rural building developments to date. The Lower Mill Estate in Gloucestershire is a unique development, built with nature conversation and ecology in mind. The site, built on an old quarry pit, is a development of contemporary, diverse and architecturally-progressive waterside holiday homes which, along with the new landscape, have totally transformed the area. The homes have been designed to capture the beautiful countryside and tranquil waterscapes which have been created on this 450 acre estate. The majority of the land will never be developed to guarantee refuge from the usual pace of life and planning permission was only granted due to the regeneration of the land and the great importance placed on nature conversation.

Throughout the scheme, care has been taken to invest in high quality materials, providing homes with lasting appeal. The development of the Lower Mill Estate has been planned to emulate village life, with a deliberate mix of terraced, semi-detached and detached luxury second homes, with each having its own individual, unique design. The architect behind these stunning homes, Richard Reid Associates, required the appearance of the homes to be as striking as the stunning landscape in which they now sit. All of the materials used, and especially those used on the exterior facades, had to be fully accredited, meet with NHBC approval and enable the thermal efficiency to surpass current Building

Regulations (Approved Document L Requirements). After much consideration, PermaRock’s lightweight, low density EPS insulated render system seemed to offer the ideal solution to all the specifiers requirements, providing exceptional thermal performance and through the use of PermaRock’s through-coloured renders, striking, clean facades could be created.

The chosen system, PermaRock’s EPS system, is a fully developed EWI composite system based on expanded polystyrene (EPS) insulating panels, and incorporated 65 mm of insulation, enabling a U-value of 0.30 W/mK to be achieved, well in excess of the current Part L building regulations. As a decorative finish, the architects opted for PermaRock’s silicone 1.5mm K Finish, a through-coloured silicone textured render, which was used in a number of colours to provide the stunning facades which these unique properties required. The chosen finishes contrasted and complimented the wide expanses of glass and other design features which were used to maximise light and capture the stunning views.

George Shearing Centre’s New RoofThe George Shearing Centre in Battersea has benefited from a completely new roof supplied by Esha UK. The Centre is home to a range of clubs and associations and is operated by the London Borough of Wandsworth. The roof was originally fitted with a metal faced system which had deteriorated over the years and was now unstable. Esha supplied over 300m² of EshaGum, a 2 layer APP mechanically fixed torch-on system which is fast, flexible and easy to use and be applied on flat and sloping roofs.

A challenging project to build a new 1,500 square metre school in just 17 weeks, whilst embellishing exemplar sustainability and innovative design, has been won by leading OSC (off site construction) building system developer, Framework CDM.

The £2.7 million Bicton Primary School for Shropshire County Council will be the first, complete all new build school to be built by Framework, testimony to the confidence the market has in the company’s innovative approach to architecture and construction. A select partnering project involving award winning architects Sjölander da Cruz, it will test the versatility of the Framework system to the maximum, requiring high speed delivery to meet the tight time-scales, without compromising design or build quality. The school is required for the new term in September, but before the team can start on site newt mitigation and infrastructure work has to be completed. Framework and its partner Sjölander da Cruz were chosen for the project following a rigorous tender selection process to find an organisation that could meet the council’s high expectations.

Shropshire County Council required a partnering contractor with which they could work closely to develop designs and deliver the project on time. Having achieved Beacon status for their work on sustainable energy, Shropshire County Council also insisted that sustainability was a high priority. Framework met their needs precisely. With time to spare before starting on site in May, Framework and Sjölander da Cruz have taken the opportunity to enhance the initial design of the school, creating a modern looking building that will benefit from high levels of natural light, a natural ventilation strategy and provide light touch on the immediate surroundings. The Framework system is based around a series of roof, wall and floor cassettes which are factory manufactured and then delivered to site for fast track building

construction. These will be used to offer a fast track construction solution which utilises efficient floor to external wall ratios to deliver an economic design whilst creating the exact design required by Shropshire County Council.

“When we selected Framework CDM from a world class field to undertake the Bicton project we were impressed by their commitment to the project and to providing a quality, sustainable solution,” commented Norrie Porter, Shropshire County Council’s Premises and Planning Manager. “Since appointment, we have had ample evidence of their commitment and that of Sjölander da Cruz to high quality design and partnership working. The XIO/XIA range incorporates a number of configurations can be used for different lighting requirements. The XIO produces direct light and can be supplied as a lighting column, wall unit, or a bollard. Its optical compartment is fitted with a ìR® micro-reflector. The XIA produces indirect light, by the use of a wing 1m above the top of the column or wall unit, coated in a reflective white paint. Ardex Arrives On ScheduleWhen London’s Heathrow Airport Terminal 3 extension was granted, ARDEX UK delivered the perfect tile fixing and grouting solution for the new Arrivals Hall extension. To fix the large format resin conglomerate tiles, ARDEX S 16 grey rapid drying and hardening wall and floor tile adhesive with ARDEX E 90 admixture was specified. ARDEX S 16 benefits from ARDEX’s ‘Rapidry Formula Technology’ which binds the mix water within the adhesive ensuring tiles can be grouted or trafficked 2-3 hours after fixing, and in addition virtually eliminates the risk of the mix water from the adhesive having an adverse reaction with the resin conglomerate tiles. To conclude, the tiles were grouted with ARDEX GK grey grout for wall and floor tiling.

SIZE MATTERS IN DEMANDING HONG KONG GLASS AND STEEL PROJECT

Wrightstyle, the Devizes-based glass and steel systems specialist, is again at the forefront of a major contract in the Far East, having undergone large-span fire testing on its approved SR curtain walling system “that far exceeded expectations.” The company has become a specialist in the provision of all-in-one glass and steel systems, offering its complete and guaranteed systems on a bespoke or standard-size basis through a network of licensed fabricators worldwide.

The Hong Kong fire test, at the prestigious HOKLAS accredited RED Fire and Façade Consultants, not only greatly exceeded the test requirement for 60 minutes by 150% but involved an area of glass far in excess of the required contract dimensions. The fire test now allows Wrightstyle to offer its technically-advanced and one-stop glass and steel system for between 30 and 90 minutes integrity and insulation using a single pane of 32mm glass – and in large sizes up to 5.5 sq metres.

The fire test was in support of a contract to supply glass and glazing systems for the Architectural Services Department (ASD) of the Hong Kong government, and which involved some 1,000 sq metres of glass with either 30 minutes or 60 minutes of integrity and insulation glazing. The project itself, now nearing completion, was a joint transport and education initiative to create a new resource centre for children with special educational needs, built over the busy Kowloon Tong public transport interchange – a strategic interchange on the rail, metro and bus network, and a key transport route from the New Territories into Hong Kong itself. The huge infrastructure project on the incorporated runs of fire-rated glazing around the perimeter of the building from floor to ceiling, with both internal and external elements, and with a maximum dimension of 3.1 metres in height. Instead of testing to the contract specification, Wrightstyle pushed the test envelope to a 1500mm wide by 2930mm high pane of 32mm F60 glass, to BS476: Part 22, using their highly-successful SR curtain wall glazing system.

The successful test has allowed Wrightstyle to increase its maximum glass dimensions for 32mm glass to 5.5 sq metres (30 minutes) and to 4.4 sq metres (90 minutes) – meaning lower costs, reduced weight over heavier glass thicknesses and, not least, easier installation on site. “A significant architectural trend is towards larger spans of glass but without the visual intrusion of transoms. At Wrightstyle, we understand the needs of specifiers and we work closely with customers both here and overseas to make sure that we are at the forefront in meeting their requirements, without compromising the safety of the systems,” said Lee Coates, Technical Manager, Wrightstyle. “In that respect, this project-related fire test exceeded our expectations, but once again demonstrates the importance of using a specialist steel system coupled with fully-guaranteed and tested glass to provide a complete and guaranteed solution. With that combination, almost anything is now becoming possible,” he said.

HM Prison Peterborough has been equipped with Honeywell pressure reducing valves, chosen for their quiet operation and performance. The valves balance water pressures to prison wings and to individual floor levels, so ensuring ideal water pressures and equal supplies to each cell block, even during periods of high water demand. Catnic has provided two specialist arch lintels in the shape of the ace of clubs for an innovative homebuild project in Surrey. The unique residential property has been designed to be functional and homely as well as striking. The two club-shaped arch windows make up an important architectural feature of the house. In order to create the perfect shape, specialist lintels were commissioned. The club arches were a bespoke design and manufactured from hot dipped post galvanised steel. Each lintel is double-spined and open backed and weighs over 135 Kg.

Barratt Chooses Pendock

The UK’s leading house builder, Barratt, has turned to Pendock to help provide the finishing touches in the bathrooms of its new Centreway apartment development in Essex. The bathrooms in each of the development’s one and two bedroom apartments uses Pendock pre-formed and pre-finished pipe boxing to conceal water and waste pipes as well as providing an integrated finish to the properties. Barratt specified the boxing for its aesthetic qualities and its ability to be installed quickly and easily. Additionally, as Pendock casing is pre-finished in durable ‘wipe-clean’ melamine, there’s no need for painting, which also saves time and cost.

Bespoke Columns for Lyric Square

The redevelopment of Lyric Square at the entrance of the Lyric Theatre, Hammersmith, included the installation of new lighting equipment along with new paving, a fountain and trees. A fountain dominates the centre of the square, which shoots plumes of water into the air at regular intervals. Aquila Design supplied bespoke lighting pillars which are constructed using a base unit of brushed stainless steel, topped with a light tube of slightly ponded acrylic. The base units contain two low level highly efficient flood lights, which provide area lighting.

Fast drying, high performance specialist surface coatings from Zinsser have been specified by Abbey National and Vauxhall for use on their branches and showrooms. The Abbey National contract involved coating shop fronts, staircases and aluminium and steel components, as well as some internal ceilings. As one of Abbey National’s approved spraying contractors, Abbey Coatings is familiar with the client’s demands and with the type of paints to use. “Some of the ceilings were stained and required a system that would protect against future staining,” comments Tony Critcher, Contracts Manager at Abbey Coatings. “Zinsser Odourless Primer Sealer was specified and applied to all water and nicotine stains, and Permawhite was specified as a topcoat, as it has superb coverage and adhesion onto very porous surfaces.” The same applied to the Vauxhall Garages, which involved spraying the premises in the same corporate colour scheme. Zinsser Permawhite Satin and Eggshell finishes guarantee no mould or mildew growth on the coating for up to five years. They are also scrubbable, and when spray-applied, dry to a very smooth, seamless factory finish. Permawhite - unlike all other acrylic emulsions - doesn’t create a textured orange peel effect when dry and can also be tinted to any pastel shade.

Zinsser Coatings A Hit For High Street Showrooms

CGL Systems Rainscreen Specified For £160 Million West Midlands PFI Hospital

Over 25,000m2 of CGL Systems’ aluminium rainscreen has been installed on the external elevations of the recently opened Russells Hall Hospital – part of a £160 million PFI funded project for Dudley Group of Hospitals National Health Trust. Architects, Capita Percy Thomas, specified CGL’s PVdF coil-coated aluminium rainscreen for the new build project, primarily because the system offered excellent whole-life costings due to its extremely low maintenance requirements and in excess of thirty year continuous performance capabilities. CGL Systems also had considerable experience in supplying to specification, rainscreen systems for other similar projects including; Birmingham City Hospital, Nuffield Hospital and Edinburgh Royal. The new hospital which has over 700 in-patient beds and a ‘state of the art’ maternity wing, is the flagship hospital for the Trust. The architects wanted the building to be light and spacious with special care paid to finishes and colour schemes for both the exterior and interior of the hospital. By selecting a CGL Systems aluminium coil coated, PVdF paint finish rainscreen, consistency of colour, appearance and panel flatness was assured.

Steel Appeal Steals The View In Victoria

London’s newest landmark building, the Cardinal Place building in Victoria, is already being hailed as a worthy contender as the city’s latest and greatest architectural structure. The outstanding feature of the building’s stylish futuristic structure, and the key to its unique design and construction, is its sweeping glass and steel ‘demi-dome’, which forms a combined front facade and roof to the 10-storey combination of office block and shops. This remarkable eye-catching feature, an immense all-in-one, ground-to-roof curved glass façade, has been made possible by the expertise of a Midlands-based steel engineering firm, the Angle Ring Company, which specialises in producing extra-long curved steel sections for the construction industry. Marketing Manager Paul Middleton said: “The challenge was to produce the long, larger diameter tubes that were to form the framework of the building’s sweeping joint roof and front, which is its key architectural feature, while providing the structural strength and accuracy required for the glazed facade. In achieving this feat I believe we have contributed to the creation of a magnificent new landmark for London.”

The recently completed London Borough of Hillingdon Athletics Stadium at Uxbridge is the first phase in a redevelopment programme for their Hill House Farm site. Environmental planning specialists, Gillespies, carried out the initial Environmental Impact Assessments and were also responsible for landscape treatments in conjunction with main contractor, Fitzpatrick. Gillespies had utilised SureSet resin bound surfacing for other projects and felt the system’s versatility and durability was appropriate. Colour palettes were prepared for assessment with a 3mm Pearl finish being specified for the track surrounds and adjacent areas. Outside of the track 3mm Pearl has also been used for the cycle parking area and Tree Pits have been constructed from porous 8mm Rounded White.

A crucial decision for architects and for owners of 20th century buildings requiring refurbishment is whether to repair or replace key elements in the building envelope. Here John Pyatt, Managing Director of Crittall Windows, looks at the options available to the specifier and building owner when considering steel windows. Windows are that part of a building’s fabric that so often defines the character and aesthetic of the property. In many early- to mid-20th century buildings across both public and private sectors, those windows are made of ungalvanised steel, and the passage of years may have taken its toll in terms of corrosion, failing paintwork, broken or bent hardware. The glass and glazing compound may also have suffered. Faced with ever more stringent Building Regulations, the owners of such properties need to decide how to proceed with improvements, but they can be reassured that excellent opportunities exist for either improving the condition of what is already there, or replacing them with modern equivalents. Crittall is the UK market leader, with 150 years’ experience in steel fenestration, and has a long history of involvement in repair and replacement of windows, working closely with local authority planning and conservation officers, with architects, and with conservation bodies such as English Heritage, to repair or replace windows installed from the early 1900s. Over 70 percent of the company’s UK work falls into this category, with Crittall providing a survey, design, manufacture and installation service, acting in many cases as main contractor. The decision to repair or replace depends on many factors, not least the amount of maintenance that has been undertaken on a property. Before 1947, steel windows were only zinc-sprayed, rather than hot-dipped galvanised as they are today. So pre-war fenestration may be deeply corroded. Successive layers of paintwork, bowed or misaligned sections, missing putty, and broken handles or stays are also likely to be factors.Repair work can be of a limited nature, performed on-site to tackle light corrosion, remove minor frame distortions, and re-glaze with perhaps the addition of draught-proof gaskets and secondary glazing. Costs can be relatively modest but, of course, the improved windows will not conform to modern performance requirements, especially in respect of energy efficiency. An alternative approach is to remove the units and return them to the factory for total refurbishment, where the frames are grit-blasted back to the bare metal, damaged units repaired with new sections welded in, hot-dip galvanising takes place, and the frame is polyester powder-coated, providing 15-20 years’ protection before any further painting is required. Draught-proofing and secondary glazing can be added and new hardware fitted to match the original. All this can be costly and the windows will still not meet modern performance standards. However, both the current and forthcoming amendments to the Building Regulations Part L on energy efficiency make allowances for work on buildings of historic or architectural merit, covering a wide range of properties either as individual structures or within the context of their neighbourhood. So this level of repair may be adequate to satisfy the requirement of the revised Part L. The aim, however, should be both to preserve the character of a building and to achieve betterment wherever possible. The answer is replacement steel windows which may be deemed a more economic solution in view of the findings of a condition survey and a desire to achieve modern performance standards. New steel fenestration will allow for double glazing that meets either a 2.2 W/m2 whole window U-value or a centre pane U-value of 1.2 W/m2k. This will contribute towards the new requirements for reducing a building’s carbon emissions total, as spelled out in the revised Part L. Weatherstripping, trickle ventilation, corrosion protection and polyester powder coating are also part of the package that ensures modern performance is achieved, while at the same time replicating the visual effect of the original windows. Examples of this abound. Look at the new façade of the Boots Company’s D10 building in Nottingham. This is a Grade I listed building, dating from 1932. Working with the original firm of architects and in consultation with English Heritage, Crittall supplied and installed its Corporate W20 windows to recreate the curtain walling effect for which this exceptional modern movement structure is famous. Social housing refurbishments include the high rise Avondale tower for the Corporation of London and Northwood House for Lambeth LBC. Then there is the neo-gothic Crown Court building at Wood Green in North London, the celebrated Hoover Building alongside the A40 in West London, and the Grade II listed Viceroy Courts, a private residential block with curved fenestration overlooking Regents Park. Crittall’s current range of windows provides modern high-performance replacements for the Universal range, first seen in 1909, and the imperial SMW introduced in the 1920s. The original fenestra joint, patented in 1905, is still available. Bespoke solutions can be created as required. Experience shows that each project must be reviewed on its merits, and that repair where possible is the first option and is preferred for aesthetic reasons. If, however, replacement is chosen to meet cost or performance requirements, then this can be done sympathetically with modern steel products that satisfy the regs and the aesthetic appeal of a project in equal measure.

St. Paul’s Cathedral has embarked upon a £40 million restoration campaign, which will see the interior and exterior repaired and cleaned. ARDEX UK provided an advanced system solution for the restoration of the Whispering Gallery. The project required one of the existing glass mosaic pendentives to be removed and subsequently reinstated. The exposed background required smoothing with a render to accommodate varying thickness requirements whilst providing rapid setting and hardening properties. ARDEX AM 100 one coat tiling render was specified as it can be applied from 2-20mm in a single application. The mosaics could be reinstated only 2 hours after the render had been applied. The mosaic below the Whispering Gallery forms a curved surface and the reinstatement incorporated a stainless steel 95F mesh reinforcement, which allowed the ARDEX AM 100 to be mechanically secured to the backings. ARDEX X 7 W white cementitious tile adhesive was selected to fix the reconditioned glass mosaics. The mosaic tiles were then grouted using ARDEX C 2 white cement-based tile grout.

The refurbishment and regeneration of old buildings is all about getting the best out of them. This often means retaining or reinstating period features at the same time as bringing the building up to modern standards and incorporating modern materials. In the past, where PVC windows are concerned, this marriage of old meets new has often been unacceptable to conservationists and planners, but things have changed. Over the past few years there has been a significant increase in the use of Sheerframe PVC windows in refurbishment projects, not only in general terms but also for more sensitive projects. Taking into account all aspects of the window, from its raw materials, the manufacturing process, its in-use function and post-use disposal, PVC is an extremely sustainable product. The Building Research Establishment in conjunction with the British Plastics Federation has recently extended the official lifespan of a PVC window to 35 years. The long overdue review comes at a time when some of the first PVC windows installed are reaching and, in some cases, exceeding 20 years in service. The PVC window industry has responded well to increased concern over environmental issues. Ahead of the Europe-wide EU monitored voluntary agreement to stop using lead stabilisers as a precautionary measure, some systems companies have now switched to calcium organic stabilisers. Most notably in the UK, producer L.B. Plastics went calcium organic in 2005. From raw materials to processing and end of life waste recovery, there are important targets and agreements to reach improved environmental levels across Europe. The PVC window industry as a whole is also on course to achieve a waste recovery target well in excess of almost every other material used in windows. The sector has already passed targets to fully recycle 50 per cent of collectable end of use frames, and L.B. Plastics is an active partner in helping to deliver this pledge. Aside from the advanced technical qualities of PVC windows, the deciding factor on a window’s suitability for a refurbishment project may well still be aesthetics. If period features are to be reinstated or retained then the obvious choice is a like-for-like replacement. However, like-for-like does not necessarily have to mean an exact replica of materials, and increasingly the replacement of traditional timber sliding sashes with PVC is becoming more acceptable. For many years L.B. Plastics has invested in the development of its sliding sash window pre-empting the recent boom in the refurbishment of older buildings. Environmentally friendly in production, use and disposal, upwards of a 35-year life expectancy with minimum maintenance needs, the flexibility to recreate period styles and features, topped with excellent thermally efficiency, especially when using Sheerframe patented Thermlock® reinforcing, makes the Sheerframe PVC window an obvious choice for any refurbishment project.

Uplyme line-up gets a Limebond LiftA NEW housing development set among the rolling hills of Dorset is providing a vivid demonstration of what Limebond mortar can do. The Glebelands comprises 16 prestigious homes in Uplyme, a charming village just up the road from Lyme Regis. The homes have been carefully crafted, using materials traditional to the area. Limebond has played a leading role. The mortar combines the strength and durability of Portland cement with the flexibility and workability of lime. It’s used for brick and blockwork above and below the damp-proof course, and for internal plastering and external rendering. Limebond provided an extra touch of class and helped to capture the local vernacular style. Blockwork elevations on four of the homes were finished in the local Chert knapped stone embedded in Limebond render, detailed with brick stretcher courses and quoins. Most of the homes are large 4-bedroomed, detached properties with three bathrooms and double garages. One of the four where Limebond features has a thatched roof, an enduring and intrinsic characteristic of the region. Limebond is produced by Buxton Cement, the cement-making arm of Buxton Lime Industries. It’s a unique formulation of Portland cement, hydrated lime and chemical admixtures. It is factory-blended, so it avoids the pitfalls of mixing ordinary mortars on site. This means a consistent result every time – one that meets the NHBC’s rigorous requirements. Limebond becomes stronger and denser with time and is less prone to cracking than an ordinary cement and sand render.

A truly historical restoration using Rubbol SB is being carried out in Whitby on the town’s famous 199 steps. Leading to St Mary’s Parish church and Whitby Abbey, the steps are cut into the hillside overlooking the sea and date back to 1270. Originally constructed from multi-coloured wood, recycled from shipwrecks off the Whitby Coast, the stairs were rebuilt in the eighteenth century and the number increased from 194 to 199. Now designated a Grade I listed structure, the stairs have endured centuries of visitors and pilgrims, and the need to restore them to their original glory has become a paramount issue. In addition, the railings accompanying the stairs have to be restored and repainted, and Rubbol SB, from the Sikkens range of coating systems, has been specified for the task. An £11,000 grant awarded by English Heritage began the programme of restoration, and the local townsfolk rallied round by sponsoring each step at £1000 each. This raised a significant amount of money (over £200,000) allowing the work to take place. For the wrought iron railings, Rubbol SB was specified - an outstandingly high performance, high gloss opaque finish exterior coating system. The performance of this innovative new product is based on the use of a silicone modified, alkyd based resin which resists the degradation processes, helping the paint film remain stable for a much longer period of time. This will significantly limit any corrosion of the railings in the future and, as a consequence, the maintenance cycle is extended to at least eight years. Work on repairing the Whitby stairs began in September. Canon Newlyn, Parish Building Advisor, is delighted that work has finally begun to restore this historic landmark. “We have had a fantastic response from the local community and have raised enough money, not only for the stairs and railings to be repaired, but also for lighting and paths within the church grounds to be done,” he comments. “The railings are to be completed once the stairs themselves have been repaired, and finished in Rubbol SB in black in accordance with guidelines from English Heritage. Once completed, the Whitby 199 steps will be open to the public once more, safely and sympathetically restored to their former glory.”

Beverley Minster in East Yorkshire is one of the great churches of England. It was built mainly during the 13th and 14th centuries on a site originally founded as a monastery early in the 8th century. The magnificent church has splendid external decoration, rich with sculptures and intricately carved detail. The impressive 14th century nave and beautiful 15th century east window, that still contains much of the original medieval stained glass, dominate its spectacular interior. Today, following major restoration work during the 18th and 19th centuries, work to preserve the fabric of the structure still continues. One such scheme involved the stabilisation of foundations to halt a continuing problem of movement in the Nave. Minster surveyor Ross Allenby said: “Measurements of vaulting in the nave roof indicated that there has been about 150mm of movement over the 700 year life of that part of the building. We have taken measurements over the last 10 to 12 years and the movement has continued, although it is only a few millimetres, we have to look ahead to the next few hundred years and ask if there will be a problem then.”The Minster Old Fund, which is the trust responsible for maintaining the fabric of the building, appointed consulting engineers Price Myers to determine how and where the movement has occurred. A series of test bores and small excavations were made to ascertain the nature of the Minster’s foundations and the land on which is it is built. Mr Allenby explains: “Tests showed the basic foundations to be sound, but where foundations had been extended for the flying buttresses of the present building, in the 14th century, they were set on loose blocks of chalk with no mortar and many voids. It was

determined that movement was the result of the degrading of the small points of contact between the block chalk fill. Any slight movement under the toe of a buttress is amplified at roof level 15 metres above, even if it is still only measurable in fractions of a millimetre”. The Minster Old Fund contracted specialist ground engineering contractors Fondedile Foundations Ltd to stabilise the foundations under five flying buttresses on the north side of the Minster and eight on the south side. The Fondedile team used controlled low-pressure injection techniques to consolidate the blocky chalk foundations. Heritage Grout 1.5, a specially formulated low strength lime-based grout, from specialist grout manufacturers Tarmac CMS Pozament, was selected. The grout is designed as a void-filler for historic structures where low strengths and the absence of Portland Cement hydrates are desirable. 14 tonnes of grout was successfully injected reaching a strength of 1.5 N/mm2 after a period of 28 days. The grout developed sufficient strength to consolidate the chalk, yet was weak enough to facilitate any future archaeological excavation of burial grounds that lie beneath.

Cast stone is a firm favourite for conservation and restoration work. Andy Cotton, chairman of the UK Cast Stone Association (UKCSA) explains why. CAST STONE is part of our great tradition of building conservation and restoration. Since Georgian times, it has been a familiar and much-used alternative to expensive natural stone. Its classical details are used to enhance entrances, openings and gables, adding distinction and value out of all proportion to cost. A special form of simulated stone, cast stone is a high quality facing material synonymous with reconstructed stone. According to the UKCSA, it is ‘any material made with natural aggregates and cementitious binder that is intended to resemble and be used in a similar way to natural stone.’ Cast stone is regularly used in areas of sensitive planning constraints or where stone is a predominant material. Its use in restoration and conservation includes the replacement or repair of natural stonework damaged by exposure or neglect. The material evokes a sense of timelessness which fits in with any type of massive construction, from domestic housing to cathedrals. It’s highly versatile, suitable for period and contemporary styles, stone and reconstructed stone buildings, and it complements brickwork and render. All types of architectural stonework can be produced – large, small and structurally reinforced – and cast stone’s ability to form complex shapes makes it ideal for ornate detailing.Since at least the eighteenth century, cast stone has been used for mouldings, columns and their entablatures, cornices, statuary, obelisks, balustrading and keystones. In housing, cast stone details such as string courses, window heads and cills, porticos and quoins are a tried and tested solution. It can also take the form of ashlar masonry. Cast stone not only satisfies the ‘truth to construction’ architectural argument but can perform and weather in the same way as natural

stone. Indeed, it can beat natural stone on strength, moisture penetration, colour and textural consistency. Stratification is never a problem and it’s free from imperfections. Often its colour is the result of choosing a natural aggregate with the appropriate inherent colour. So the final product can mirror the way natural stones are coloured. But it’s more readily available than worked natural stone, generally costs far less and it looks much the same. Many UKCSA members have built up big ‘libraries’ of moulds of standard details, so designers seldom have to reinvent the wheel to get the look they want. And since these are based on centuries-tested stone details, they work first time. What about aftercare? Although cast stone elements may become dirty during weathering, this is unlikely to cause a problem unless the encrustation of dirt is neglected: in these cases some remedial action may be appropriate. The same precautions required for cleaning natural stone should be used for cast stone. As with any building material, it’s important you can trust the manufacturer. When it comes to cast stone, the UKCSA is the guardian of quality: the association sets high performance standards and members must go through a strict vetting procedure. Lime is finding a growing market in conservation and restoration work says Phil Richards, Commercial Director of Buxton Lime Industries.

ARDEX UK provided the perfect tiling system solution for a major shopping centre refurbishment and new build project in Doncaster. The newly developed Frenchgate Interchange incorporates a total of 9000m2 including new shopping malls and a sophisticated transport interchange facility. The existing terrazzo tiles within the Frenchgate Centre were overlaid, with certain areas pre-smoothed using ARDEX’s multi-award winning latex smoothing compound ARDITEX. The new tiles were fixed using ARDEX S 21 rapid hardening floor tile bedding mortar in conjunction with ARDEX E 90 admixture. The inherent hardening properties of ARDEX S 21 allow walkability and further work to commence after only 3 hours, thereby helping to significantly reduce downtime. The tiles were grouted using ARDEX C 2 grey cement-based tile grout. Throughout the new malls, floor tiles were fixed to the prepared sub-floor using ARDEX-FLEX S 38 flexible rapid hardening floor tile bedding mortar. To fix the wall tiles ARDEX X 7 G grey tile adhesive was specified. ARDEX C 2 grey cement-based tile grout was used to grout the wall and floor tile joints.

THE BEAUTY of lime is its ability to work with nature rather than against it. Use it properly, and you harness natural processes that can strengthen a building’s structure and add a touch of class and character to the way it looks. The Romans knew that, and through the ages, lime has proved itself over and over again. Still today, it’s finding a growing market in construction, equally popular for restoration and newbuild. Buxton Lime Industries is the UK’s largest producer of lime and lime products.Its lime production facilities are used to manufacture finishing plasters and ready-to-use mortars, renders and coatings. Lime adds flexibility to mortar, making it more cohesive, adhesive and workable. It can be used for brick and blockwork above and below damp-proof course, and for internal and external rendering. Because it’s a traditional building material, lime-based mortar is widely used for historic building conservation, and in the restoration market. It allows good quality workmanship, as the mortar spreads well on the trowel and forms a better quality bond with the masonry units. Lime-based mortars become denser and stronger over time. They are less prone to cracking than ordinary cement and sand mortar, which

can become brittle. Lime also scores on water tightness. It reduces the penetration of water into masonry and allows the wall to breathe.Any minimal cracking heals itself. Should water penetrate, it migrates to any cracks, dissolving lime in the process. The lime is deposited as the water evaporates. Then carbon dioxide in the atmosphere converts this deposited lime into calcium carbonate (chalk), so sealing the crack. It’s a similar story for lime-based plaster: better bonding and workability. The material has traditionally been used to give a flexible, crack-resistant external rendering. So it’s in big demand for renovation work – not just for its authentic look. Finishing plasters, using a combination of hydrated lime and cement, can also help out in tricky building situations.For example, where damp penetration rules out the use of gypsum plasters. Old buildings have no damp-proof-course, which means they need to ‘breathe’ to let water evaporate. Lime-based plasters assist in this. They are more flexible, accommodating movement that often comes with an older structure. And, again, there’s the self-healing quality should cracking occur. In one of the country’s leading restoration projects, BLI showed how its modern lime production facilities could meet the

traditional specification for a Victorian plaster mix. The Grade ll* - listed former Devonshire Royal Hospital in Buxton was recently converted into a campus for university students.The building’s spectacular dome is still one of the largest unsupported structures in the world, larger than St Paul’s in London and St Peter’s in Rome. BLI helped re-create a Victorian recipe for traditional lime plasters to renovate plasterwork beneath the dome and on various ceilings and walls. Yet another product widely used on conservation projects, from period houses to castles, is BLI’s White Peak traditional limewash. Applied on render, plasterwork and masonry, on internal and external walls, it offers an attractive and inexpensive coating that lasts. And as it ages, White Peak limewash develops an attractive patina unrivalled by paints and renders. It too allows the building fabric to breathe. What’s more, a range of colours is available to match authentic historic shades.

The award-winning York Handmade Brick Company’s ability to be entirely flexible in its production means that it has a very strong hand to play when it comes to conservation and regeneration. The art of hand-moulding bricks, which dates back to Roman times, reflects the fact that each non-standard size can be made in an individual mould or individual sets of moulds which can almost as easily produce non-standard sizes for conservation as bricks to the normal British standard. When you add to that the fact that York Handmade replicates clamp firing in its new kilns and also produces a range of textures, you have an almost unbeatable package for conservation.Early in its history, York Handmade was successful in exporting bricks to the then recently united Germany. There was a vast heritage of magnificent brick buildings erected in medieval times in the Hanseatic League cities typically found up on the Baltic coast but also well down the country towards Berlin and indeed to the South. These bricks which in German are called Klosters are two and a half times the size of a British brick and were used by the Franciscan Monks who were largely responsible for the design and build of many of the churches and other structures in this historic part of Germany. Closer to home, YHM have been involved in a huge range of projects ranging from historic national landmarks such as Jesus College, Cambridge and Hatfield House in Hertfordshire, to privately-owned period country houses such as Broughton Hall, near Skipton, and Scampston Hall, near Malton. The company was commended in the annual BDAs awards for the bricks it supplied to the refurbishment of Myton Bridge at Myton on Swale near Boroughbridge. This project was interesting because the bricks supplied were not handmade, but were extruded thus indicating the company’s ability to produce more uniform Victorian style bricks as well as just handmade for conservation purposes. Meanwhile York Handmade has just supplied 100,000 special-sized and special-textured bricks for the restoration of the iconic Murray Mill in Ancoats, Manchester. Murray Mill, built at the beginning of the industrial revolution, is the oldest surviving cotton mill in the city. The modernisation which York Handmade have carried out in recent years has played a big part in product which can make a real difference to any conservation scheme involving brick or other clay products. The company is now developing and expanding its range of conservation products at its factory at Alne near York.

Highpoint 1 and Highpoint 2, Grade 1 listed Modernist apartment blocks in Highgate N6, have recently been refurbished using Sika concrete repair materials and protective coatings. Dating from the 1930’s, the blocks were designed by the Russian architect Berthold Lubetkin, a leading exponent of the new Modern Movement in Britain. They are one of the earliest examples of ‘slip-formed’ construction. Lubetkin was also responsible for the famous Penguin Pool at London’s Regents Park Zoo, which has also been recently refurbished using Sika systems.Although in fairly good condition, micro cracking had occurred on the external coatings of the blocks allowing water ingress, and it was decided to refurbish using an elastic coating, thus preventing any future problems. Architect John Winter, and structural engineers Alan Conisbee Associates, who have great experience in this type of structure, were appointed to oversee the renovation. Main contractors, Makers UK were appointed to complete the contract, with work starting in May 2005. The original coatings were removed, and defective concrete

repaired with the Sika MonoTop concrete repair system. SikaGard 550W, anti-carbonation, protective, decorative coatings were chosen to complete the project.BBA approved SikaGard elastic coatings are water based with excellent UV and crack bridging properties, and can be manufactured by Sika to any colour specified by the client. Facing tiles on Highpoint 2 were coated with Sika Elastocolor W, produced to match the original colour of the tiles. To complete the project, all windows were repaired and painted, and new water tanks were fitted. Other successful refurbishment projects of Modernist structures from the 1930’s, recently com-pleted by Makers using Sika materials, are Isokon flats in Hampstead, Embassy Court in Brighton and De La Warr Pavilion in Bexhill on Sea.

Regent Quarter located in the heart of Kings Cross, is one of London’s most eagerly awaited regeneration projects and will cater for residents, professionals and visitors. The first UK application of Sikkens’ new Alphacryl interior finish has seen the product used in the refurbishment of a number of Baroosh Bars throughout the south-east of the country. Rubbol AZ and Rubbol AZ Express high gloss opaque products and Rubbol Satura, a matt opaque finish, were applied, which significantly improved the exterior finish. The quality and innovative technology of these coatings offered the basis for Sikkens to specify their new interior range of coating finishes. Alphacryl Mat is a premium quality acrylic finish which is non-burnishing and scrub-resistant. As with the rest of the Alpha range, it offers low odour and low solvent content, with faster drying times. Having campaigned over several years to make parents and carers aware of the danger of scalding water in bathrooms, Honeywell welcomes the ten minute rule bill tabled by Mary Creagh MP in the Commons which calls for thermostatic mixing valves on all new baths to prevent scalding hot water from taps. Children and the elderly are at particular risk of life-threatening scald burns, but scalding is wholly preventable, says Honeywell, a leading manufacturer of heating and water controls including thermostatic mixing valves. A few seconds’ lapse can damage a child for life, warns Honeywell. Those who complain that this is an invasion of civil liberties cannot have not seen photographs of a seven year old girl, with no skin from the waist down, who will need skin grafts from somewhere else on her body every 12 to 18 months until she stops growing.The elderly are at increased risk because their skin tends to be less sensitive, says Honeywell, so they might not be able to pull away from hot water quickly enough to avoid scalding. They also tend to be less agile and so are at risk of injury while trying to escape from a scalding bath or a blast of hot water from a shower. Scalding injuries often cover a large area of the body, leading to high rates of morbidity and mortality.” People who are physically or mentally impaired are also particularly at risk due to their slower reaction times and inability to respond. In healthcare, valves certified to Buildcert TMV3, such as Honeywell TM200VP, must be fitted.

Valves to the domestic TMV2 standard, such as Honeywell TM300, are acceptable for most other premises but a risk assessment should be carried out to determine if the facilities are used by vulnerable people, such as the elderly, young children or the mentally or physically disabled. If so, TMV3 valves should be installed to provide the maximum safety level. Honeywell thermostatic mixing valves employ a highly sensitive wax element which controls the hot and cold water inlets to provide a safe uniform temperature.They also ensure safety by cutting off the hot water inlet automatically if the cold supply fails. They are designed for convenient “under-basin” and “under-bath” installation. A lockable safety cap displays the temperature set point and prevents unauthorised adjustment. Honeywell explains that the problem of scalding water has become more acute in communal and public buildings because, to prevent risks from Legionella, hot water must be stored and distributed at a high temperature, so there must be fail-safe mixing control at the outlet to prevent scalding.

Genuine hand made clay tiles from Keymer were the natural choice for a development of 12 character style period cottages at Orchard Dean in the traditional town of Alresford. For such an important location, superior materials were employed. Hand made clay tiles were the natural choice to enable the properties to complement the surrounding architecture. Two colours from Keymer’s Traditional range were chosen for the project - Elizabethan for the roofs and Wealden Red for the verticals. Each tile is genuinely hand made by Keymer using Wealden clay dug from their own pits.

Ward Topdek is a factory pre-engineered composite roof panel that facilitates faster onsite assembly. There’s a growing trend to insulate properties with Renotherm spray-applied polyurethane foam rather than using pre-formed sheets. It can save on time and labour costs since it’s much faster to apply. Renotherm provides a waterproof barrier to damp and binds the materials on either side of the cavity together to form a stronger overall structure – so strong that it can be used to replace wall ties. The greatest advantage of using spray-applied foam is that it expands to seal all gaps, setting solid within minutes – an important quality now with pressure testing becoming a requirement. Renotherm foam carries two BBA certificates – the first for the stabilisation of roofs, the second for the thermal insulation of pitched and flat timber roof constructions, timber-framed walls and timber and concrete ground-floor constructions.

Proteaduo, the APP/SBS composite roof membrane from Index has been awarded British Board of Agrement certificate 05/4291. Proteaduo was created to extend membrane performance across a wide temperature range. The composite solution was reliant on their having the manufacturing technology to be able to stack an APP plastomeric impregnated carrier above a central non-polyester woven carrier, which is then placed above a third carrier impregnated with SBS elastomeric modified bitumen. In practical terms it means that the APP top surface is better able to combat the destructive effects of solar radiation while the softer SBS base layer offers exceptional elasticity and is close to the roof deck, the point if most stress and movement.

External Work

A large development of 270 houses and a Greyhound Stadium is being constructed at Wallyford in Edinburgh under award winning housebuilder David Wilson Homes. The site includes 39 ‘affordable housing’ units for East Lothain Housing Society with A-frame timber construction and the balance consists of traditional brick built homes. Clearly with such a large area including concrete drives and with massive run-off from the house and stadium roofs, drainage, especially storm drainage, was a major consideration. It was decided that the best solution was to use Polystorm Modular Water Storage Units in a pit 55 metres long, 28 metres wide and two metres deep, making an attenuation tank of around 3,000 cubic m. area, the largest in Europe. Each Polystorm unit is one metre long x 0.5m. wide x 0.4m. deep and weighs only nine kilograms. It has a minimum 40 tonnes compression strength and a storage capacity of around 190 litres, giving a 95% voiding ratio. The units can be interlinked in any configuration and then form a tank that is easily installed since the pit is comparatively shallow, yet is strong enough to bear any reasonable weight on the surface. At Wallyford the groundwork was done by W.J. Harte of Bothwell and the 15,000 modular drainage units were ordered through Plumbing & Drainage Merchants [PDM] also of Glasgow. The Polystorm units were manufactured in Polypipe’s Horncastle factory and delivered to site in four loads per day. The pit was lined in an impermeable geo-membrane, which was then wrapped round the tank, covering the base and sides. With a permeable membrane attached to the top the structure was ready to accommodate rainwater from a ‘one-in-thirty-years’ storm without surface flooding, with the water then released gradually into conventional drainage

channels. At Wallyford it will feed through an existing storm water sewer for eventual discharged into the Firth of Forth. Drainage from the housing and stadium area is fed first through a silt trap then via a 600mm concrete pipe with five 300mm clay pipes leading off into the attenuation area. Beyond and below the tank is a Hydrobreak fitting limiting discharge into the storm water sewer to 15 litres per second thus preventing any water surge. Backed up water drains naturally into the attenuation area for later release. Even the greyhounds will be able to keep their paws reasonably dry. Polystorm is proving extremely popular with architects and specifiers since the modular construction grants great flexibility in design and facilitates rapid installation without the transport problems involved with large rigid tanks. The system is as suitable for soak-away purposes as it is in attenuation mode.

Get To Grips With Slips And TripsSlips and trips remain the most common cause of workplace accidents. Horrifying statistics reveal their huge impact on individuals, employers and the health service, with a cost to the UK economy of more than £0.5 billion each year. Now, as new regulations and standards are put into place, it is clear the construction industry has a legal duty to incorporate safety into their design. The HSE backs this view that clients, specifiers and suppliers all have a vital role to play in promoting safe flooring. A new publication, Safer Surfaces To Walk On, gives clear direction for those responsible for designing flooring on reducing the risk of accidents. The guidelines will help building professionals to assess risks and select suitable flooring materials for new projects and refurbishments.Produced by CIRIA, the independent organisation promoting best practice in the construction industry, the report reviews the extent of the problem, shows examples of good and bad practice, and suggests which materials and slip test methods to recommend. The most pertinent tool for architects and contractors is the new Slip Potential Model, which ensures all “walking surfaces be safe and with an effective means of drainage where necessary”, as required by Health and Safety legislation. Two versions of the model are provided - one for new design and another for review of existing floors. In all locations where the occasional spill may present a risk, even in corridors, and anywhere where floors may be wet after cleaning, a floor covering with a minimum Slip Resistance Value (SRV) of 36 is now clearly recommended. It is also considered

necessary to specify flooring that complies with or exceeds this requirement throughout its working life if safety levels are to be maintained. There is a huge variety of flooring materials on the market, many of which claim slip resistance qualities and other features, at what often appear to be “bargain basement” prices. However, the factory finished coatings offered with some materials, mean that their slip resistance is unlikely to last beyond a few months. Disabled Access Lift installed at Historic ChurchBritannia Lift has installed an Ascenta disabled access lift at St Mary’s church at Beaminster in Dorset. END OF ILLEGALLY WEDGED OPEN FIRE DOORSGeofire has launched a system of wire free, fail safe, battery powered magnetic fire door holders under the Salamander brand. Salamander eliminates illegally wedged open fire doors. The system enables fire doors to be legally held in an open position to allow free entry into a building and improve wheelchair access in line with the Disability Discrimination Act. If there is a fault in the system, a power failure, sudden radio interference or any other unexpected problem, the fire doors must be released so that they close. This fail safe requirement takes precedence over any other consideration in the Salamander system. Geofire say reliability and robustness against false alarms, effective range from controller to any door, long battery life and ease of installation, make the system practical and convenient. The door holders are linked by radio signals to a central controller which is mains powered and hard wired into a building’s fire control system to indicate when there is an alarm. Unlike conventional fire door holders, no wiring has to be run through a building which makes the system economical and simple to install. Salamander is suitable for normal and noisy environments, whether offices, hospitals, care homes, hotels, schools, universities or heritage buildings where a fire detection system is installed. Products using the technology can be used for releasing fire doors and assisting people who are deaf or hard of hearing.

Radio System There are a number of different radio bands available that do not require any special licence for broadcasting. Salamander uses the 868 Mhz frequency band, a modern low power radio standard that is not over used by other types of equipment and is approved throughout Europe. The standard also has the advantage of being very close to a North American radio standard that Salamander can meet with only minor changes. Some other radio fire systems use frequency bands which are being phased out in the next few years. Each door holder or controller uses an Atmel single chip transceiver, a combined radio transmitter and 2 stage superheterodyne radio receiver. The transceiver interfaces with a microprocessor that controls both the communication protocol and all other functions of the unit. Salamander uses its own special communication protocol, developed by Geofire in conjunction with Durham University, to meet the requirements of the system. When the system is switched on, it scans the radio band for interference. The band is split into a number of channels just as the UHF television band is split into different channels. The controller automatically selects the best band for a particular installation. This is the first stage in ensuring the reliability of the system. All communications, including the digital messages sent between the door holders and controller, are coded using a cycle redundancy check or CRC. This is a further stage in making the system robust. If part of a message is corrupted by any kind of interference the CRC enables the message to be reconstructed. Each door holder – and controller – is given a unique serial number when it is built. Each time a door holder is ‘enrolled’ into the system, the holder and controller take note of each other’s details so that they know they are part of the same installation. Envrolment is by one press of a button at the controller. Most other radio systems have to be set up by the manufacturer at the factory, but with the Geofire system this is a straightforward part of the installation work done on site. Extra door holders can be added at any time and, if no longer required, can easily be unregistered. To conserve battery power, the transceiver in each door holder spends most of its time asleep. Every 30 seconds it wakes to receive a pre-arranged message from the controller. All the door holders in the installation are synchronised with the controller at

enrolling and recalibrate with each message. If that message is not received, either because of an alarm or mains power failure at the controller or even through a physical barrier to the radio signal, the door holder fail safe releases the door and will not hold the door again until it has established contact with the controller. Each device in the installation takes its turn to send a message to the controller with details of its status. The controller asks each door holder to report its status 10 times a day irrespective of how many door holders are in the installation. If a door holder senses a low battery, or fails to receive a radio signal, it releases the door immediately – regardless of when it next reports back to the controller.

Door Holder Salamander, just like conventional fire door holders, uses magnetism to retain the door in the open position. The magnetic door holders are mounted on the wall behind the fire door with a multi-position keeper plate on the door allowing ease of installation. The holder is either magnetised to hold the keeper or de-magnetised to allow the door to close. The arrangement has many advantages over a mechanical lock: • It requires no great accuracy in the alignment of the holder and keeper • Salamander has no exposed parts that can be damaged • It is not subject to wear or corrosion of exposed parts • Any damage to the magnet or keeper faces will only reduce the holding force and cause the unit

to fail in a safe way

In all other respects Salamander and conventional fire door holders are very different. Conventional fire door holders use an electromagnet that must be powered continuously to retain the door. Salamander uses a unique patent pending mechanism to minimise battery consumpt5ion and provide a retention force of 200Ns or 20kg – more than sufficient to hold all but the largest of industrial doors. On activation of the fire alarm a RF signal is sent to each door holder causing the permanent magnet to reverse its polarity and release the door. This is de-activated using a rotating magnet and geared motor assembly. In this way only a small electric current is required and, most importantly, only when Salamander changes state from hold to release or back again. This action gives the unit up to two years life from standard batteries. Each door holder is in regular radio contact with its controller. It will report to the controller the state of its batteries and the strength of the radio signal it receives. In the event of a holder failing to receive the regular ‘ok’ message from the controller – either because of a systems failure or an alarm is triggered – it releases the door and will not hold again until an all-clear message is received from the controller. Each magnetic door holder has a release switch built in to manually release the fire door and it has the intelligence to automatically close at pre-set times which is useful for night time release.

Standard Controller The standard controller has been designed to be quick and simple to commission with user-friendly operations and enrolment of each door holder is carried out with a single press of a button. Three LEDs – system working, low battery and low signal – and a two digit number display monitor the status of the system. The standard controller has four buttons – activate, enrol, unenroll and release.

Advanced Controller The advanced controller has a full two-line alpha-numeric LCD display. It has a full 0-9 keypad with two additional function buttons. All commands are menu driven via the display and keypad. Operator and installer commands can be PIN number protected to safeguard against tampering or accidental use.

The advanced controller also offers: • Security code protection • Automatic daily release of some or all doors at a programmable time • Event log to record system faults • Full percentage indication of battery and radio strength at any door holder • Ability to perform a detailed radio survey of a building • Booster facility for large installations

Radio Booster In tests during development of the radio system a range of well over 100m could be achieved outside. The range through walls and floors depends on the structure of the building. Without a full radio survey of any building, it is not possible to guarantee that a good radio signal will be received in every location where a door holder is to be fitted. Because of this an important part of the Geofire radio system is the radio booster unit. For very large installations a wired-in radio relay unit or booster is being developed in conjunction with Durham University.

Hanson Success with Thermalite Air Seepage Tests

Four homes at Church Gresley, constructed by David Wilson Homes, have achieved success in air seepage tests carried out in compliance with the amendments to Approved Document L, effective from 6th April 2006. Using Thermalite aircrete blocks throughout the inner leaf of a cavity wall, the houses all achieved less than the required airflow rate of less than 10m3/hm2, tested at 50 pascals. These plots, constructed in traditional mortar, returned results that ranged from 2.60m3/hm2 to 8.81m3/hm2, with the highest figure recorded for an uncompleted house. With the new amendments, target and elemental U values have been replaced, with minimum performance targets to be set up using the SAP rating for dwellings. These SAP ratings are converted to a building’s carbon dioxide emissions. Air leakage is quantified as air permeability. This is the rate of leakage (m3/h/m2) in or out of the dwelling. It is measured at a reference pressure difference of 50Pa between the inside and outside of the dwelling. To ensure airtightness, the issue needs to be addressed at design stage. Air leakage improvements provide major benefits in carbon emissions from the dwelling. Thermalite blocks combine all the normal qualities of Aircrete, with extremely good resistance to air leakage; it is therefore ideal for use in composite constructions incorporating secondary insulation. The high level of thermal performance achieved by Thermalite products, combined with the extensive product range offered, allows the specification of cost-effective solutions for wall, floor and below-ground constructions to satisfy the energy efficiency requirements of the Building Regulations.

Over the last few years, sustainability has become an increasingly important factor greatly affecting the design, specification and construction of buildings. There are many aspects to sustainability – environmental sustainability, economic sustainability and social sustainability for starters. Go one step further and Constructing Excellence states there are seven key environmental sustainability areas to think about, all of which can be assessed effectively through the use of BREEAM (BRE Environmental Assessment Method). They are energy, transport, materials, waste, water, biodiversity and internal environment – each with a part to play when considering the construction of a new building. To simplify matters, it would appear that there are two distinct schools of thought when it comes to sustainable construction. The first looks at lightweight, airtight structures that are highly insulated and, in many cases, manufactured off-site. These are often combined with numerous high-tech gadgets to control the internal environment and minimise the use of energy. The second school of thought is concerned with looking back at

robust, traditional structures and identifying those construction methods that have worked in the past to produce comfortable houses with healthy internal environments and low energy use. One of the key sustainability drives, following government legislation and changes in building regulations, is focused on the reduction of CO2 emissions - in the UK the construction and use of buildings accounts for over 50% of the carbon dioxide produced. Studies have shown that hundreds of kilos of CO2 is emitted in the production of each square metre of walling for houses alone. For a typical house this can mean up to 40 tonnes of emissions. If we consider alternative construction methods to produce buildings, can this figure be reduced? Historically, earth, vegetable and animal materials were used, either combined or independently, to make low energy buildings, e.g. cob (including wytchert), turf, timber frame, wattle & daub (including mud & stud), unfired earth blocks (clay lump or adobe), rammed earth and timber baulk or log buildings. Although all of these have worked historically and are

low energy in their construction, they do not all perform in a way that would be considered satisfactory for a new building today. Some are, however, still used such as cob, unfired earth block, cast lime hemp walls, lime hemp blocks and solid timber walls. All of these options combine thermal mass and/or insulation with a degree of hygroscopicity and thus create healthy living environments with the ability to passively regulate internal temperature and humidity. Not all of these are appropriate everywhere and some may have limitations on design, which means they are mainly reserved for use on conservation type projects rather than commercial applications. Unfired earth (in various forms) has been used for centuries and many people live in houses with brick facings, not knowing there is unfired earth behind. Unfired earth can provide good insulation when mixed with materials such as straw and it can perform adequately from the structural point of view, providing the ratio between the height and thickness of the wall is correct. Houses constructed in this way are comfortable to live in, cool in summer and warm in winter. The extraction of earth and its manufacture into blocks requires very little energy and no firing so the carbon dioxide emissions are very low. However, creating blocks that are commercially viable for large projects has always been a stumbling block. Until now. Large s c a l e manufacture of structural compressed earth (or chalk) blocks is now happening, making commercial application viable for the first time. The solution has been developed by Lime Technology, market leader in the development of lime based products. The company produces a range of lime mortars, renders and plasters that offer a host of benefits over cement based products. For example, lime mortar has the dexterity to accommodate slight movements in the building caused by settlement or thermal movement without cracking and it can eliminate the need for expansion joints. It can also be reworked for up to 24 hours, has a long-proven performance, offers enhanced aesthetics over similar products and is vapour permeable (breathable). However, mortar only makes up a small part of the structure of a building and although lime mortar offers sustainable properties, the bigger picture needs to be addressed, and that is the masonry. The development of commercially viable compressed earth or chalk blocks achieves this, but it is only part of the picture. Lime Technology can go even further in reducing CO2 emissions, by actually locking up carbon in the walls of buildings. Hemcrete™ is a material made from chopped hemp and special lime based binders. The hemp absorbs CO2 as it grows and it is then locked up in the finished hemcrete™ walls as they are cast into buildings. Sumatec, the company’s compressed earth and chalk blocks, and hemcrete™, their cast in-situ hemp-lime walling, are complementary products to limetec, its range of mortars, renders and plasters, and for the first time they offer a complete sustainable solution for the commercial creation of structures. The compressed earth and chalk blocks can be produced on site, using Lime Technology’s innovative

block press and utilising waste subsoil and chalk. Once pressed, they offer high performance, excellent strength and high cost savings in terms of manufacture and delivery. The cast in-situ hemp-lime walling has been developed by Lime Technology working with partners Lhoist UK and Hemcore, two of the world’s leading authorities on hemp based products. Capable of locking up CO2 within the wall construction – around 110kg of CO2 can be locked up per m_of wall - it enables fast track construction as well as high levels of airtightness and sustainability. This will make a huge difference to the reduction of CO2 emissions, reducing the figure of 40 tonnes of CO2 produced for the construction of the walls of an average house to zero or even less. The perfect combination of these products is to use the hemcrete for the external walls, where its insulation is very good and the compressed earth/chalk blocks for the internal walls where their high thermal mass can be used to store heat. Both are then finished with Limetec plasters and renders. This was demonstrated at the recent EcoBuild exhibition where Lime Technology created the Hemp House. The system has already been embraced by a number of the UK’s leading architects including Aukett Fitzroy Robinson who are using it to create a new distribution centre for brewer Adnams outside Southwold, Suffolk. Once completed, it will lay claim to being Britain’s greenest warehouse. The 8,000 sqm logistics centre is being built by contractor Haymills in line with Adnams’ corporate ethos of seeking to take a lead in corporate responsibility. The design team at

Aukett Fitzroy Robinson is achieving this by specifying compressed blocks made from lime, quarry waste and hemp which will be

laid using lime mortar to create diaphragm walls. These will then be filled with hemp-lime (hemcrete™) and

finished with lime render.Compared with cement based products, the

lime-hemp walls combine a good balance of thermal mass and insulation with a degree of hygroscopicity, creating healthy living environments with the

ability to passively regulate internal temperature and humidity. They

are also vapour permeable and offer the potential

for up to 30% c a r b o n sequestration (creating up to

30% of the mass of the wall as locked-

in carbon dioxide). The project is just one commercial

new build project in which Lime Technology is currently involved, providing

sustainable masonry. New schools, visitor centres and social housing projects will also soon be

constructed in compressed earth/ chalk blocks and cast in-situ hemcrete™ walls, creating a totally new sustainable environment. In an industry that is seeking sustainability, best value and modern methods of construction, sustainable masonry could well become the norm. Whilst it’s one step back to traditional structures that offer low energy, it is a massive step forward to a solution that is viable for the commercial market – and a solution that does more than tick all of the sustainable boxes.

NATURAL VENTILATION PROVIDES THE SUSTAINABLE SOLUTION

The Kyoto agreement, the climate levy change and changes to Part L all need to be considered when looking at the energy efficiency of buildings. Considering the fact that the servicing of buildings produces about half of all UK carbon emissions, it is clear to see why and this is just the beginning.

Creating sustainable environments – in terms of both constructing and operating them – is now a major factor. This includes a number of individual considerations ranging from selecting locally produced products to help reduce transport costs through to creating a natural and healthy internal environment with low energy use. Good ventilation and indoor air quality control is paramount to creating this environment. The importance of clean fresh air at a comfortable temperature cannot be overstated. A proven method of reducing ‘sick building syndrome’ is by ensuring fresh, clean air is delivered into a building. This will have a positive effect on our everyday lives, helping to produce a stimulating environment. Fresh cool air also has the benefit of eliminating the need for air conditioning, one of the largest culprits of energy use in commercial buildings. For many years, getting fresh air into a building simply meant opening a window.

However, this offers little control, and in most environments, is simply not enough. That’s where Adaptive Natural Ventilation systems come into their own and a host of different buildings are embracing this technology to help create the perfect living, learning and working environment. SE Controls is at the forefront of Adaptive Natural Ventilation working with architects, contractors and developers to create highly sustainable environments. The strategy to create an Adaptive Natural Ventilation system is relatively simple. The application – bearing in mind every modern building has it own nuances and the occupants have a host of different needs – is more complex. Natural ventilation is a method of expelling stale air and introducing fresh air through the use of climatic changes. It consumes very little energy and has zero emissions, making it highly sustainable. In simplistic terms, it enables windows throughout a building to be intelligently opened to create natural ventilation.

To provide exact control, the system can be linked to a BMS (Building Management System). This monitors a building’s internal and external environment. As CO2 levels or the temperature rises above a set parameter, the windows and / or rooflights are automatically opened to allow cool air in and the warm, stale air out. As the temperature and CO2 levels return to the correct level, the windows and rooflights close incrementally. The company has recently worked with architects Feilden Clegg Bradley and M&E engineers Max Fordham on what is probably the most sustainable office development in the UK – the National Trust’s new central office in Swindon. When creating the new central office, it was of paramount importance to the National Trust that the building was highly sustainable. With air conditioning one of the largest producers of CO2 emissions in buildings and incurring large running costs, natural ventilation provided the answer. SE Controls designed, installed and commissioned the system which is based around the company’s OSO controller and actuators which were fitted to the façade windows and a series of roof vents. The innovative OSO controller acts as an intelligent interface between the actuators and the BMS to which it communicates using the Lonworks interface. Working in harmony with the building, windows and rooflights are automatically opened and closed to maintain a constant, comfortable environment. The system is becoming commonplace in educational establishments, accepted as one of the most important working environments with which we come into contact. SE Controls has recently worked with architects Foster and Partners on Bexley Business Academy and Capital City Academy and architects Curl Le Tourelle, at Peckham Academy.

In each case, an adaptive natural ventilation system has been created to provide a sustainable and cost effective method of maintaining an optimum internal environment. However, it’s not just commercial and educational buildings where natural ventilation is proving its worth. The system is now starting to be used in residential properties. Architects Terry Farrell & Partners working for developer Taylor Woodrow, specified a natural ventilation system by SE Controls for their landmark Green Building. Created to demonstrate that private house building can be highly sustainable, it had a target of a 75% reduction in carbon dioxide emissions across the manufacture of components, overall construction and the long term operation of the building. The natural ventilation system is quite literally at its heart of the building and instrumental in achieving part of the long term gains desired from the building which was designed under the influence of the BRE’s EcoHomes assessment. The drum shaped building features a central atrium from which the 32 apartments can source fresh, cool air. SE Controls designed the system so that 12 sloping and 4 vertical actuator fitted vents in the atrium roof can be incrementally opened to allow cool air into the building. This cool air can be harnessed by any one of the residents by simply opening the windows in their apartments that overlook the central atrium. The importance of creating the perfect environment – for our education, through our working lives and our private lives - cannot be overstated. With the increasing move towards environmentally friendly and also cost effective alternatives of creating that environment, it looks like natural ventilation could hold a vital key to creating sustainable environments.

Honeywell wireless controls, cylinder thermostats and control valves are used to maximise comfort, energy efficiency and speed of response. The underfloor heating and radiator heating zones are regulated by a Honeywell CM60RF wireless programmable thermostat. Coloured Profiles Add Variety

A variety of coloured PVC windows have been installed by Sheerframe fabricator H Jarvis Ltd for Bellway Homes, North East, at Marske-by-the sea. The houses are part of a larger development and have been built in three individual styles to create a distinctive community. Three different window colours were chosen, with the more traditional house types installed with mahogany or cream profiles, and the more contemporary homes fitted with white. To maintain a clean and contemporary look inside the homes, the cream or mahogany foils were only added to the outside face of the window frames.

A demanding specification for a luxury housing development in central London was a walk in the park for hardware manufacturer SIEGENIA-AUBI. Each apartment has its own outdoor space, in the form of glazed, enclosed winter gardens designed for year-round use. Kent-based Soundcraft was charged with delivering 250 glazed screens and 400 sliding doors providing access from bedrooms and living areas into a glass-walled ‘conservatory’, many of which overlook the river. Says Soundcraft MD Terry Marshall, “Our glazed screens form the external walls for bedrooms and living rooms, but when it came to the doors we needed hardware with exceptional load bearing capabilities because of the door size. “The glass is 16mm thick and some of the doors weigh more than 200kg. The SIEGENIA HS Portal sliding door hardware was ideal - its load bearing capabilities are extraordinary, and we are delighted with the results.”

Glass UK Lands Impressive Contracts At HeathrowHeathrow Airport is becoming a showcase for Glass UK’s expertise in producing oversized glazing panels. Staff at BA’s Compass Centre, for example, now enter the building beneath an impressive glass canopy – courtesy of Glass UK, whilst its sister company, Metal UK, installed the glazing and engineered the support structure. The design, which features a level centre span, with uptilted ‘fly-away’ side panels, was created by Metal UK along with the design for the support structure of shallow triangular cross members. At Virgin’s new London Heathrow Clubhouse, Glass UK has worked closely with installation experts, Glass by Design, to supply oversized solar controlled structural glazed units. Glass UK used a St Gobain Antilio Clear EN 1279 for this contract, which called for a fast turn-round of two weeks. The argon-filled glazing units have a Ritec Clearshield Low M coating.

Kawneer Systems Help School Win RIBA Award

When materials were being selected for the external envelope of an award-winning part of the £130 million Clacton Schools PFI there was really only one choice for the architect and contractor as far as the curtain walling and windows and doors were concerned … and that was Kawneer. The system company’s casement windows, doors and curtain walling were the preferred specification for ACP Architects and Wates Construction for the £15 million Bishops Park College that won the RIBA Spirit of Ingenuity Architecture for Education Award 2005. Kawneer-approved installer Elliston Steady & Hawes worked with a mixture of window types to achieve ACP’s ventilation requirements – the system company’s thermally enhanced casement and pivot windows, designed to optimise thermal performance as recommended by Document L. Two types of Kawneer’s curtain walling were also used, with slope glazing on the main entrance and custom-colour spandrel glass and multi-coloured spandrels on elements of facetted curtain walling.

New Smoke Curtain Offers Unparalleled SizeA partnership between an international glass manufacturer and one of the country’s most respected metalworking companies has led to a major advance in large-size passive glazed smoke curtains. The partnership between Halifax-based Arkoni and Vetrotech Saint-Gobain has resulted in the Arkoni Smokeline Glazed Smoke Curtain, offering enormous advantages over older-style active drop curtain systems. The new system has been assessed by Warringtonfire, the leading independent fire safety organisation, for up to 60 minutes resistance to smoke, and hot toxic gases in accordance with BS 7346: Part 3: 1990. The Arkoni system offers a maximum drop of 1500mm, with an unlimited length. When utilising the maximum drop height, a width of 1100mm wide is possible

– or any size within those parameters. With the Akoni system, the initial installation cost is lower than with an active system and, once fitted, is entirely maintenance-free. In addition, with the system being frameless, the screen is visually unobtrusive. Brackets for the system are available in a number of finishes, including polished stainless steel, polyester powder and bright zinc plate – and therefore able to flexibly fit within virtually any workplace.

The ticket office at City Thameslink Station has recently been refurbished. Manufactured and installed by Sonic Windows Ltd, the refurbishment has extended the glass area to give a sense of space and light that blends effectively with the existing modern high-finish surrounds. Counter tops have been rounded and to each of the two Ticket Stations, lower level windows have been added to accommodate easy wheelchair access. Clearshield Strikes The Right Chord With Vivaldi

Comar Architectural Aluminium Systems supplied a range of profiles for over 500 windows and entrances in Priory Mews, a prestigious new development of flats in Southend-on-Sea. The envelope consisted of plain white plaster walls with sand coloured brickwork, wood panelling and white coloured fenestration. Design & Creation, a Comar approved fabricator, installed Comar 5 Tilt & Turn Windows, Comar 2 Window Walling and Comar 7 Doors. Comar 5 is a thermally broken window system with extra slim 50mm sight-lines available in window configurations such as casement, horizontal and vertical pivot, top-swing and tilt & turn. All window profiles were polyester powder coated to standard white RAL 9910. The main external entrances consisted of Comar 2 Window Walling. This provided the glazed screens and housed Comar 7 swing doors. The visual unity of the envelope was realised by polyester powder coating Comar 2 and Comar 7 to the same standard white RAL as Comar 5 windows.

The Noble Field exhibition at the Noble Institute Norway is now enclosed within 45 panels of very special decorative glass, totalling 150m2. Romag utilised the ‘Dupont Expressions’ interlayer, which comprised of a bespoke graduated design and was electronically printed onto the interlayer. Romag developed the decorative laminated glass to meet the client’s design and colour requirements precisely. To avoid colour distortion ‘low iron’ glass was used which reduces the natural ‘green’ tint that effects standard float glass. The panels stand 2.8metres high are of varying widths and all edges of the panels were polished to provide the best possible finish to the glass in keeping with this prestigious exhibition. The glass was delicately packed for its journey to Norway where it was installed by the specialist contractors Idema AS, of Haslum, Norway.

The eco-friendly Vivaldi building features a zero emission heating and cooling system using geothermal power. Passengers arriving at and departing from Guernsey’s new airport terminal building, are given a close-up of glazing expertise at its best in the passenger walkway between the terminal and the aircraft stands. It’s also proving to be something of a showcase for glass manufacturer Darby Glass, which supplied over 3,500sq.m. of 10mm polished and drilled glass for the enclosed canopy. In addition, the roof panels were part-screen printed with a 40% white dot matrix to provide protection from the sun. The canopy forms a bi-directional walkway engineered by Woodhouse UK, with a central screen to keep passenger flow separated. Glass panels stretch for a distance of 325m to the aircraft stands, whilst a further 80m integrates with the terminal building providing access for arrivals and departures.

The new European fire test classifications are a vital target and integral part of the continuous improvement and development of Envirograf® passive fire prevention products. The detailed and extensive programme of tests complements many of the existing British Standards test approvals already gained for the extensive range of Envirograf® products distributed throughout the world. Over the past 12 months of research, numerous European test laboratories have been contacted, visited, and assessed, in an attempt to establish the most suitable testing authority with the test facilities required to meet the new EU criteria. TNO Centre for Fire Research in the Netherlands and Laboratoire National d’Essais (LNE) in France were identified as suitable authorities to conduct the initial tests.The first test was conducted using Envirograf® Product 42 intumescent paint and varnish. The test was planned to obtain EN13823 (2002) SBI (single burn item) and EN11925-2 (2002) ignitability test classifications, examining the reaction to fire performance and smoke production, comparable with British Standards Class 0 and Class 1 spread of flame classifications. This particular test was conducted in conjunction with a European customer: Orac of Belgium, a specialist in the manufacture of decorative polyurethane and polystyrene mouldings. British Standards Class 0 and Class 1 had already been achieved on Orac mouldings by using Envirograf® intumescent coatings, but Orac also required EN classification to satisfy their expanding European customer base.Orac supplied substrate material in August/September 2005 and Environmental Seals Ltd manufactured the test specimens, made from 9mm WBP plywood, 12mm plasterboard, and Orac’s moulding (all of which were not fire-rated) and then finished with Envirograf® fireproof coating.

The test was carried out on 11th January 2006 by TNO in conjunction with LNE, to gain European approval. For the single-burn item (SBI), three test samples had to be supplied, together with 12 smaller samples for the ignitability test. Two samples are normally tested, although Environmental Seals Ltd opted to test all three for the full classification. The test result was that Envirograf® protective coating applied to the moulding achieved European SBI classification C/S2/d0 (a TNO representative remarked that this was an extremely good result on PU Foam). Adjacent is part of the data and classification of one SBI test specimen. A copy of the full test report may be obtained upon request. Following the success of the initial EN classification, Environmental Seals Ltd is planning the next Envirograf® products test programme and preparing specimens in chipboard and MDF. UK clock manufacturer Good Directions Ltd has unveiled its new clock control systems at Interbuild. With a large range of clocks available in a choice of colours and styles, their clocks can be housed in any of the standard roof turrets, bezels, drums or pillar structures that they also manufacture. Red Bank Says Chimney And Flue Sales Set To RiseFollowing the revisions to Approved Document L of the Building Regulations, chimneys and flues have emerged as viable solutions in the fight to combat carbon emissions. This, according to leading chimney and flue component manufacturer Red Bank, part of Hanson Building Products, is excellent news for the industry. Part L has been revised to calculate the energy efficiency and carbon output of the whole property, in order to meet government targets of a 20% reduction in carbon emissions. Compliance with the Standard Assessment Procedure (SAP) requires secondary heating appliances to be specified in order to calculate the overall carbon usage efficiency. Carbon usage efficiency is determined by assessing the size and type of the house, the efficiency of the primary heating boiler, the efficiency of the secondary heating appliance, the diameter of the secondary heating appliance outlet (appliance outlet and flue), and the type of secondary heating fuel. The SAP calculation adopts electric as the default form of secondary heating, which is a carbon intensive energy source. As a result, appliances such as chimneys and flues that offer greater carbon efficiency allow economies in other aspects of construction, such as thermal insulation requirements and glazing specifications. People Like Cast Stone According To Ipsos MORIA new survey has revealed how much profit housebuilders could make by using cast stone to enhance their properties. Conducted by Ipsos MORI, the survey shows that the vast majority of the British public – 79% – prefer properties detailed in cast stone when given the choice between a property with this feature and one without. The survey suggests that cast stone could boost the perceived value of a housing development. For the builder that means more sales and more profit. Cast stone is ideal for any architectural purpose that calls for fine detail at an affordable price. It’s suitable for period and contemporary styles of housing, whether they’re finished in brickwork, stone or render. For the property used in the Ipsos MORI poll, the cast stone details cost under £500. Yet the people who preferred it said they were willing to pay, on average, an extra 4.9% for the property. This equates to a massive £9,221 when factored up to the national average house price of £188,191. That’s a clear profit of £8,721 per property. The survey was commissioned by the UK Cast Stone Association (UKCSA). It wanted to assess the public preference for cast stone and to quantify the value of that preference to housebuilders. Ipsos MORI showed more than 2,000 people two photos of the same new-built property. They were identical, except that one had cast stone details around the doors and windows. Asked for their preference, 79% picked the property with the cast stone, 10% without, 8% neither and 3% didn’t know. Of those who preferred the cast stone property, 71% said they’d be prepared to pay an average 4.9% extra to secure it.

Steve Dillon and Joe Blower, respectively CEO and technical director of Manchester technology firm Adam International have set an example, in a practical and no-nonsense manner that politicians trying to win the environmental vote, should look to. The co-founders of Adam, established in 1990, have developed and designed a suite of wireless ‘smart’ products for the domestic and retail market that not only look good, but slash energy bills and cut carbon dioxide emissions. Witness to this is a full order book and past contracts have included supplying over 8000 SMARTbuilding Systems to world-class organisations. If the holy grail of luxury in the home is to have all the functions you need on a single device that controls your entire household settings, then SMARThome must be it. It is the world’s only home control system to operate through wi-fi technology. This means that all the home’s functions are connected remotely to the Internet through the SMARThome connector via a broadband connection – so it can also be operated by a mobile phone or handheld. In terms of building size, according to Steve Dillon, there is no technical limit with the technology because signals are relayed between devices, so it becomes a matter of placing devices within a certain distance of each other for onward signaling. On cost alone it is cheaper to supply a signaling device than run a cable for a certain distance. It is this impressive list of features that has won SMARThome many admirers. It is also why Adam is the preferred supplier in a Government-backed Building Research Establishment trial being undertaken in Irlam, on the south-west side of Salford in Manchester and at other sites across the UK including a modular construction village in Edinburgh. It is partly the BRE trial which convinces Steve Dillon that wholly intelligent or smart buildings, a dream since the invention of the microprocessor, are now practical for two fundamental reasons; the availability of a publicly accessible communications network the Internet, and uniquely in Adam’s case, the development of wireless technology. ‘The combination of the two elements us to deliver economically viable systems that add intelligence to inanimate objects – buildings – meaning we can make them more energy efficient, safer and more secure,’ says Dillon who adding that his vision – underpinned by the BRE and Government commitment to the trial – is of a construction industry routinely and simply installing wireless smart technology into all building types that can then be operated and managed via the Internet from anywhere in the world. ‘Although our main market remains new buildings, this technology can be used anywhere. SMARThome can be used quite safely in any Grade 1 or Grade 2 Listed buildings because being wireless there’s no danger of damage to internal fabric of the building, nor is there any need for drilling or ugly cables. Ironically, the price tag for this innovation is way the under the price of our competitors wired products, so there’s everything for architects, designers and developers and individuals to gain by using our products,’ said Dillon. It is an announcement that should cause a mixture of elation and bewilderment on the side of Adam’s many observers; happiness on the part of those queuing up to use SMARThome and puzzlement on the faces of Adam’s rivals.

Alliance Warranty ManagementAlliance Warranty Management (AWM), the coordinators of the QA+ range of Insurance Backed Guarantees (IBGs) and Warranty products, have issued their first set of guidelines on IBGs to the Architectural, Construction and Property Investment Sectors.

QA+ is a programme which aligns ’Integrated Supply Chains’ and ’Single Point Responsibility’ with rigid Quality Control, on-site Quality Audits and accredited, fully assessed, product manufacturers and system installers. The QA+

programme has been designed in partnership with Oval Insurance, one of the UK’s most respected Broking companies and has taken many many months to bring to fruition. QA+ is only available through the AWM alliance which has now attracted many if the industry’s major materials manufacturers and installers.

CentraLineCentraLine energy-saving heating control systems will greatly reduce a school’s heating costs while providing a valuable classroom resource to teach energy efficiency. This shows students how their school avoids energy wastage.

The CentraLine interface uses a standard web browser on any PC, either on the school’s network or elsewhere over the internet. Authorised staff can easily prepare a standard schedule of rooms that will be used on each

Multiwood Conservatories Ltd of Manchester has entered into a partnering arrangement with Sikkens, signing up for the Sentinel Plus® Wood Protection Programme and agreeing a contract for a 25-year guarantee for all Multiwood’s products.

The total system approach involves a team of Akzo Nobel’s Technical Consultants working closely with specifiers and joinery manufacturers at the time of specification, for correct initial identification of the product and

its location. These details are incorporated into a database which then enables the tracking of the maintenance cycle of these timber components. Technical consultants will also monitor the project to assist with professional advice on the maintenance required and the appropriate coatings to be applied.
