Decent, affordable homes. Habitat for Humanity GTA has built 334 so far, providing the chance for homeownership to low-income families who need it. We build in Toronto, York Region, and the cities of Brampton and Caledon. In 2015, 26 families moved into Habitat-built homes, and we’d like your help to keep that number growing every year.

Families who own their own homes through Habitat GTA’s work build strength, stability and self-reliance. They become more confident, and their children are healthier and perform better in school. They have a place not to just live, but to flourish. Every gift, every volunteer, every smile on a family member’s face helps us grow towards our vision of a world where everyone has a safe, decent and affordable place to live. Now we’d like to ask, are you ready to join us?

It’s impossible not to think of housing when you think of the challenges facing Toronto. With over 100,000 households on the waiting lists for affordable housing, the need for housing has never been greater. With an estimate $4 billion needed for capital repairs to our existing social housing stock, never before has the task been so daunting. With average house prices now over $1 million, never before has the chance of owning a home seemed so out of reach.

As overwhelming as this may seem, Habitat for Humanity is here to help. Each time we build a Habitat home, there is a ripple effect. Homeowners move into their own homes out of rental units, freeing them up for others. Their children go on to realize financial independence as adults, breaking the cycle of poverty. And increases in homeowners’ financial well-being turn them into net contributors through their property taxes. Habitat homeownership demonstrates there are viable strategies to deal with the challenges of housing in this city.

What Owning a Home MeansThere are over 106,000 households in the Greater Toronto Area waiting for affordable housing, the most of any region in Canada. With aging rental apartments increasing in price each year, and reduced expenditures on social housing, these families have some of the longest waitingtimes in the country, and few options on the private housing market.

Pinery Trail is Habitat for Humanity GTA’s largest construction project yet. It is the most prominent part of a larger campaign to increase the number of homes we build each year, so that

families stuck between rising costs and diminishing returns can hope to one day own their own home. For 23 families, Pinery Trail represents a new, better, life. One where their children can flourish. One where they can take pride in where they live. One where they won’t have to make the choice between paying the bills and taking care of their family.

HowWeDo It

Habitat for Humanity was founded in 1976 by Millard and Linda Fuller. Inspired by their faith, they founded Habitat for Humanity to create a world in which everyone has a decent, affordable place to live. Habitat for Humanity GTA is one of 56 Canadian affiliates building homes in every province and territory in Canada, and has been building homes in the Greater Toronto Area since 1988.

Our strength is our unique model that focuses on sustainability. Each home we build is paid for with a 0%-interest mortgage held by Habitat for Humanity. Payments on that mortgage are

calculated to never exceed 30% of their shelter costs, and deposited into the Fund for Humanity, where they are bolstered by donations. Donor dollars are recycled constantly towards the cost of further land acquisition and home construction, with the bulk of our operating and administrative costs covered by our ReStore social enterprises. This creates a “virtuous spiral” where every home built pays itself forward to assist another family in need.

Prior to taking ownership of their homes, partner families make a “down-payment” of 500 hours of volunteer labour, where they

build their own home and the homes of other families, as well as working in our ReStores. Habitat for Humanity GTA’s focus on homeownership means that families build strength, stability and self-reliance as their needs for shelter are met. They’re not just paying a rent like in other affordable housing programs, they’re building equity in a home they own.

The Campaign for Pinery TrailPinery Trail is Habitat GTA’s largest project to date, with 50 families moving into homes in the Malvern neighbourhood of Scarborough by the end of 2019. Malvern is one of Toronto’s most ethnically diverse neighbourhoods, and has the highest concentration of young people in all of Canada. Habitat GTA has built extensively in the neighbourhood since 2004, with 52 families living as Habitat homeowners nearby. Because of our familiarity with the neighbourhood and the availability of land, Pinery Trail is the ideal location to begin our biggest build yet.

To build homes at Pinery Trail in three years (2017-2019) will take $18 million, with an average construction cost of

$365,000 per home. Thanks to donations of material and services from local businesses reducing our construction costs, we anticipate requiring $9.25 million in cash donations to build 50 homes.

The homes at Pinery will be built in three blocks of stacked

townhouses, allowing us to maximize the available land and minimize costs without sacrificing the quality or size of units. We anticipate the first block finishing in 2017, the second in 2018, and the third in 2019, with families moving into their new homes on each block shortly after volunteers finish building them.

To achieve our fundraising goal, we are assembling a campaign cabinet, as well as approaching corporations that sponsored homes through Habitat GTA in the past. But our fundraising depends on grassroots support from the community. Your decision to donate will ensure volunteers have the tools, equipment and materials need for the homes.

We’ve rezoned the land, installed sewers and power lines, and poured foundations on Pinery Trail. Now Habitat for Humanity GTA needs your help, so that our amazing volunteers – over 8,000 each year – can complete the homes. Even with their generous help, running a build site is expensive. That’s why donations from members of the community like you are so important. Your gift will go to work putting hammers in volunteers’ hands and supplying wood to become the walls of a home.

What Pinery Trail MeansThe new homeowners at Pinery Trail can delight in where they live, no longer crowded into homes that are too small because of the high cost of rent, no longer stuck in dangerous neighbourhoods, and safe from the cold of improperly insulated apartments in poor repair. Having enough room allows parents and children to spend quality time with one another. It could be as simple as finally having a place to all sit down and eat together. It could be the joy of playing together in their own backyard. For many families, owning a Habitat GTA home makes these simple pleasures possible for the first time.

Meet the Zeleke-Belew family

In 1991, Getenet and his wife, Tadelech, were forced to flee their home in Ethiopia for Canada, due to ethnic conflict and a change in government. They settled in, learned English, and had their first child, a son named “Joseph”. They were very surprised when their doctor told them that Joseph had autism, and would probably need assistance for the rest of his life.

Getenet and Tadelech applied for subsidized housing through the city, and were lucky enough to eventually get a first floor apartment in Regent Park. The neighbourhood isn’t very safe or quiet, and the entrance to the building is littered with trash after busy weekends. The whole family has to check outside and clean up whatever they can before they take Joseph for a walk, so that he doesn’t trip and fall.

But there’s a bigger problem lurking in wait – rules and regulations mean that when Joseph turns 21, he can no longer live with them at their assigned apartment. That means the entire family will have to move. “I want to take care of my son,” said Getenet, explaining why he applied to Habitat GTA’s affordable homeownership program. A home of their own would mean that Joseph could continue to live with his parents, instead of sending the entire family out on a desperate hunt for apartments in Toronto’s overheated rental market.

Becoming homeowners means the family can stay together and continue to look after one another. When asked what he’s most looking forward to after they move into their new home, Getenet smiled and said, “Finally relaxing”.
