While touring the building and enjoying the unprecedented quality of finishes, you should also know that significant quality resides in the areas you cannot see. Through innovative design and a HVAC system designed for high occupancy load, The Tower Building uses approximately 30% less energy and water than 99.9% of all buildings in America. The air you are breathing is triple scrubbed through an exchange air ventilation system and completely replaced every 55 minutes; thus reducing absenteeism and increasing productivity. Green building materials are used wherever possible and the building is 100% wind energy powered. We are proud to call The Tower Building a LEED Gold building. This is the new definition of a Class A office building.

The most crucial and expensive component of any business is its employees. The cost of human capital is $400 per square foot while rent is less than 10% of that cost. GREEN CHARACTERISTICS

• Indoor Air Quality: Triple-filtered, 3-stage, outside air filtration system

• Day light availability: A low E glass had been used that allows the daylight in, but keeps the heat and cold out and maintains a steady and more comfortable temperature in the space

• Air Conditioning: Low temperature central plant chilled water air conditioning system with economizers, which is 30% more efficient than typical “market” air conditioning systems

• Double wall construction for air conditioning units providing cleanable interior surfaces and superior acoustics and moisture removal features that minimize microbial growth

• Ventilation systems: Exceed the ASHRAE 62 standard by more than 25% and exchange air in the building every 55 minutes

• Energy adaptive smart elevators (they learn the traffic patterns of the building)

• A high percentage of recycled and recyclable materials, including the carpet
