StaBle and Steady iS the general conSenSuS when induStry insiders and analysts discuss the Metro Vancouver and Lower Mainland housing market. Ongoing historic low interest rates, increasingly savvy homebuyers who aren’t afraid to speak up about what they want, plus Canada’s financial stability and positive growth appear to be successfully edging out concerns about global economic turmoil, especially here in BC where some 18,000 housing starts are anticipated by the end of the year.

New Home SaleS RebouNdiNgWith HST transition rules and a $10,000 government incentive for first time homebuyers now a reality, new home sales are gaining strength. “Housing projects we’re involved with are selling at a strong pace, and we anticipate finishing out this first quarter with exceptional sales performance,” says Mark Belling, president of Fifth Avenue Real Estate Marketing, adding that many of his competitors report the same type of activity.

According to the mid-march RE/MAX Market Trends Release & Report, a total of 4,142 homes changed hands in the Greater Vancouver area during the first two months of 2012, down approximately 16 per cent from last year’s levels. “While the vast majority of communities saw homebuying activity taper, affordable neighbourhoods such as Coquitlam, New Westminster, and North Vancouver bucked the trend, reporting a year-over-year increase. Housing values have shown remarkable stability, given the substantial influx of new listings, and the year-to-date average price hovers at $786,695, just slightly above the 2011 figure of $786,233 for the same period.”

At a recent Urban Development Institute presentation, panelists agreed Canada’s prudent banking laws and reduced exposure to the “hurt sectors” such

as auto, finance, and biotech have significantly help insulate the country overall from the impact of faltering global economics. And as Metro Vancouver continues its reign as one of the most desirable places to live anywhere in the world, property has retained its value better than many other areas.

Eric Carlson, president of Anthem Properties, also took this concept one step further. “There are plenty of cool things about Vancouver, but it’s important to remember Vancouver is still part of Canada. We talk about Canada, the true north strong and free. That’s exactly what Canada is — it’s true, it’s north, it’s strong, and it’s free. We have a relatively stable economy, a strong central government, abundant natural resources, oil, good public education, free health care, beautiful cities, strong public safety, moderate taxes, and unlike the US and Europe, there’s no massive day of fiscal reckoning on our immediate horizon.”

wHo’S buyiNgAccording to Michael Ferreira, president of Urban Analytics, today’s buyers can be divided into four primary groups: first time buyers, downsizers, investors, and Mainland Chinese.

Once again bringing a strong presence in the market, the first time buyer demographic is no longer predominantly young couples who’ve now adjusted to the new mortgage rates and tighter lending regulations. The mature, single female with a good job, money saved up for a down payment, and very likely an older child or two in tow now making up a large percentage of this important demographic

— a demographic he believes developers can’t underestimate.Downsizers, too, are making their presence felt. Often

well-heeled and well-travelled, this discriminating market is looking for luxury and space. “We’ve seen a very strong demand from local residents who have been searching for a high end, condominium residence with room for their single-family furnishings,” says Ryan Bosa, president of Embassy Development. Vantage, Embassy’s current Brentwood highrise, is, Bosa says, “a conscious decision to build homes that satisfy this unmet demand.”

PoSitive goveRNmeNt moveSAfter a protracted waiting period, a waiting period often fraught with bitterness and anger, Friday, February 17th, 2012, saw the unveiling of the long awaited HST transitioning rules. In a dramatic response to industry pressure and the dictates of logic, on April 1, 2012, the HST rebate threshold will be increased by a factor of over 60 per cent from $525,000 — an amount long acknowledged as completely incompatible with the reality of today’s Vancouver housing market — to $850,000. This new threshold means approximately 90 per cent of the new homes built in BC will now be eligible for tax relief and that the maximum rebate will follow suit, rising from its previous level of $26,250 to $42,500.

In an unexpected bonus move, the new regulations also provide HST rebates on recreational properties and second homes located outside the GVRD and CRD — taking this previously excluded segment of the new housing market from a threshold of $0 to $850,000 in a single, bold step.

“Including the second home market will create a huge boom, creating jobs and pushing the industry forward in very innovative ways,” says Doug Wittal, president of CHBA-BC.

bottom liNeDespite the ups and downs of the last few year, if you’re looking for a new home, 2012 should continue the trends seen over 2011. Great mortgage rates, innovative homes often ready for immediate occupancy, and housing prices anticipated to rise only modestly. It’s a good time to become a homeowner.

Where should We live?

Choosing a locationLocation is a criticaL factor when shopping for a new home. After all, a home with everything you need – but in the wrong location – is still not likely going to be the right home for you.

Here are some tHings to consider about location:» Do you want to live in a city, a town or in the countryside?» How easy will it be to get to where you work? What are the commuting costs?» Where will your children go to school? How will they get there?» Do you need a safe walking area, or recreational facility, such as a park, nearby?» How close would you like to be to family and friends?

sustainable neigHbourHoodYou also may want a “sustainable neighbourhood” that meets your needs, while protecting the environment. Homes in a sustainable neighbourhood are located near shops, schools, recreation, work and other daily destinations. This helps reduce driving costs and lets residents enjoy the health benefits of walking and cycling. Land and services, such as roads, are used efficiently. Sustainable neighbourhoods also feature a choice of homes that are affordable.

In your search for a sustainable neighbourhood, here are some key questions to ask:

easy transportation» Are stores, schools, recreation facilities, restaurants and health services within

walking or cycling distance? Will your children need to take a bus to school? Can they walk to the park? Can you do most of your shopping without a car?

» Are there nearby bus stops and cycling lanes? How long is the bus ride to work, or school? Can you safely bike?

House size and features» Are the homes compact with shared walls to reduce heating costs?» Are homes reasonably sized with lots requiring less upkeep?» Are there different dwelling types (such as single-detached, semi-detached,

townhouse and apartments) in the neighbourhood?» Are the lots modestly sized? Roadways narrow? Driveways/parking areas small?

Do natural drain ways lead to streams and storm water ponds or parklands? Is there native vegetation and streams with woodland edges?

» Is there adequate street lighting?» Are there safe places for children

to play?» Are the streets safe for cyclists

and pedestrians?» Is traffic slow moving and light?

HERE ARE SOME BASIC SCENARIOS TO EXPLORE: » Single-family detached

A single-family detached home is one-dwelling unit. It stands alone, and sits on its own lot. This often gives the family a greater degree of privacy.

» Single-family semi-detachedA semi-detached home is a single-family home that is joined on one side to another home. It can offer many of the advantages of a single-family detached home. It is often less expensive to buy and maintain.

» Duplex A duplex is a building containing two single-family homes, located one above the other. Sometimes, the owner lives in one unit and rents the other.

» Townhouse Also sometimes called row houses, these homes are several similar single-family homes, side-by-side, joined by common walls. They can be freehold or condominiums. They offer less privacy than a single-family detached home, although each has a separate outdoor space. These homes can cost less to buy and maintain, even though some are large, luxury units.

» Stacked townhouse Stacked townhouses are usually two-storey homes. Two two-story homes are stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside.

» Link or carriage home A link, or carriage home, is joined by a garage or carport. The garage or carport gives access to the front and back yards. Builders sometimes join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family detached homes.

FORMS OF OWNERSHIP: » Freehold This means that one person (or two, such as joint ownership by

spouses) owns the land and house outright. There is no space co-owned or co-managed with owners of other units.

Freehold owners can do what they want with their property – up to a point. They must obey municipal bylaws, subdivision agreements, building codes andfederal and provincial laws, such as those protecting the environment.

Detached and semi-detached homes, duplexes and townhouses are usually owned freehold.» Condominium Condominium ownership means you own the unit you live in

and share ownership rights for the common space of the building. Common space includes areas such as corridors, the grounds around the building and facilities such as a swimming pool and recreation rooms. Condo owners together control the common areas through an owners’ association. The association makes decisions about using and maintaining the common space.

Condominium ownership is ownership of a unit, usually in a highrise but can also be a townhouse or in a lowrise.

Spring 2012 has been a spectacular season for Portrait Homes. It’s been a season � lled with milestones and accolades, with unanticipated acknowledgments and rea� rmations that after

Silver Ridge ExcellenceIt began in February when Silver Ridge, Portrait’s dazzling 105-acre master planned community in Maple Ridge, was awarded a total of four Georgie Awards including the elite Platinum Georgie for achieving a lifetime total of more than 25 Gold Georgie Awards something only three other companies have ever achieved. � e win brought Silver Ridge’s total to 103 major industry awards — more than any other single community in BC — although more were about to come.

Once again, Portrait was named Large Volume Home Builder of the Year making this the seventh time in eight years to have been so honoured at the Georgies. backs or fronts onto preserved greenways, so they’re going to be extremely quiet and private.” Small wonder 10 of these 73 homes sold in the � rst six weeks even without the bene� t of a showhome.

Like earlier phases, each home at Hampstead will be tweaked so it’s an ideal match for its speci� c site. It could be as ‘simple’ as reversing an upper � oor plan so the master bedroom is on the view side or it could be moving a wall or closet just a few inches to improve overall tra� c � ow. Often it’s more complex — and costly. In one home, Rob explains how by “changing the backyard’s grade slightly, we were able to create more usable outdoor space.”

He says it in such a straightforward tone it’s easy to overlook the fact that changing the grade even ‘slightly’ meant carving out an additional section of the hillside and adding natural boulders to act as retaining walls. “Sure it cost us extra, but it made this speci� c home better and the homebuyer happy — which is really what it’s all about.”

And here’s great news for people who remember Portrait’s entry into the Lower Mainland’s residential building scene. “We’re getting ready to make a return to Surrey, to the municipality where Portrait began and where we still

have roots,” Troy says. � e community will be named Panorama Woods — 91 townhomes showcasing the creativity and innovation that de� ne Portrait.

Located directly opposite the Orpheum � eatre in the heart of Vancouver’s arts and entertainment district, Symphony Place is an iconic pair of mixed-use highrise towers with majestic two-storey porte-cochère entry and one of the city’s largest works of public art — Cadenza. Hundreds of glass pieces set on edge, this undulating sculpture measures 102 by 28 feet across the west wall of the project’s public parkade and creates a moving lightshow as vehicles pass along the four levels.

“Mix-use residential is now becoming an accepted, almost anticipated, norm,” Mike says. “But when we � rst began planning for Symphony Place, it was only the second mixed-use project ever in downtown Vancouver.” � e logistics of keeping the retail, o� ce, residential, and public parking areas separate were staggering. Ten di� erent concepts were analyzed and discussed before a solution allowing each to coexist within the overall footprint but without overlap was arrived at.

A multiple-award winner from last year, Sun at 72 is yet another of Solterra’s outside the box thinking. Located in Surrey’s Clayton neighbourhood, Sun at 72 is a bold departure from the surrounding traditional townhouse design. “We decided to create a very

Just south of Sun at 72, Sunset Grove is a collection of townhomes and lowrise condos clustered around a central courtyard. Its lush, green landscaping and focus on sustainable design were two of the reason Sunset Grove was nominated for Best Multi-Family Landscaping at the prestigious Georgie Awards and was a � nalist for the national SAM award honouring Community Development of the Year. Best of all, remaining condos are now on sale at close-out prices.

Looking AheadFor the future, Solterra already has some ambitious plans underway. “We are just preparing for the spring launch of an 11-storey boutique tower in South Granville,” Mike says. “It’s going to have a very modernistic architectural style, and each façade will be designed to maximize the unique attributes of that side.” � ere will also be two-storey penthouses with private, rooftop decks and all kitchens will feature cutting edge Italian design.

Capturing the distinct vibe that is Chinatown will be nine-storey, heritage-inspired tower anticipated to bring 90 apartment residences to the corner of Keefer and Main. “Chinatown is a very up and coming area and great for � rst time buyers,” Mike says. “And this project will be just steps from the Sun Yat Sen Chinese Gardens, amazing shopping, and the Keefer Hotel & Lounge, one of the newest hotspots for young urban professionals. Plus we’re going to have some great amenities including a rooftop amenity space with a cinema wall so in the warm weather you can sit outside and watch movies.”

Solterra will also stay active in the industrial sector with a campus-style business park on 20 acres the company recently acquired in Squamish. Plans are also underway in the same municipality for future phases of the Eaglewind master planned community which includes a national SAM for Community Development of the Year among its many awards.

Farther south in South Surrey, the initial phase at Breeze sold out in less than two months and the second is well on its way to following suit. A collection of 227 townhomes, Breeze takes its design cue from seven35 — dramatic � at roo� ines with large overhanging cedar so� ts, lush landscaping with extensive water features, and a portico-style entryway to each home — but will add some exciting amenities. “� e West Coast Club at Breeze will be an entire wellness and social centre,” Eric explains. Plans for the private club include yoga room, gym, indoor/outdoor � replace, and a huge entertainment room surrounded on three sides by decks and a cascading re� ection pond.

Making ConnectionsIn an ever-more wired world, Adera is adding an important element to the way they communicate with both their existing homebuyers and an upcoming generation of homebuyers. “Our customers tend to be very heavy social media users, so we’ve just launched our Web 2.0,” Eric says.

“People today spend so much time Tweeting and Facebooking that this is a highly relevant communication tool. People love the concept and we’re already getting a great response.”

PerhaPS it waS when “VancouVeriSM” achieVed status as an official word. Maybe it was when planners and developers began putting Vancouver at the top of their “must see for new ideas” list. However it came about, there’s simply no denying that British Columbia in general and Metro Vancouver in particular are now acknowledged as world-class innovators and leaders in the residential building industry.

And nowhere are the results of this tradition of cutting edge design more evident than our province’s award competitions. From über-urban to classic, from compact condos to multi-million dollar mansions, this is where builders and renovators truly get to strut their stuff. This issue, we give you an overview of BC’s building awards.

GeorGie AwArdsCanadian Home Builders’ Association – BCgeorgieawards.ca Arguably the awards best known among consumers, the Georgie Awards turned 20 in 2011. As always, the mood was festive on February 25, 2012, when more than 700 people gathered to celebrate the best of the best in almost 50 categories of residential construction, renovation, and marketing.

This year saw the surprise addition of a new category at the judging stage: Best Single-Family Detached Home valued over $10 Million by Kelowna-based Homescape Building & Design Inc. for their dazzling Holler Residence custom-built home. Two companies, Portrait Homes and MAC Marketing Solutions, were also acknowledged as the elite of the elite when they both took home Platinum Georgie Awards — only the third and fourth companies to ever achieve this milestone.

ovAtion AwArdsGreater Vancouver Home Builders’ Association gvhba.org/ovationawardsOriginally the RenOVATION Awards, finalist for this newcomer to the Vancouver awards scene are announced in March with the grand reveal of winners taking place on April 28th, 2012, in downtown Vancouver.

The Ovation Awards originated to fill the void for a competition showcasing exclusively Vancouver/Lower Mainland renovation projects. In just three short years, it’s grown to 41 categories covering both new homes and renovation projects, and Peter Simpson, president and CEO of GVHBA says there will be more categories added for next year’s competition.

Built Green AwArdsCanadian Home Builders’ Association – BCchbabc.orgNow in its third year, the Built Green Awards lives up to its name as a showcase of all things eco-friendly in the world of BC building. Still one of the more low-key competitions, but definitely one to keep an eye on every fall.

CAre AwArds of vAnCouver islAndCanadian Home Builders’ Association – VictoriaYet another competition celebrating two decades of excellence, Vancouver Island’s 2011 CARE Awards drew a crowd of almost 300 people. A spontaneous murmur of approval rapidly changed to a standing ovation when first-time entrant Michael Knight, owner of M Knight Construction Ltd., took the stage for the eighth time to accept the evening’s final gold award — Single-Family Project of the Year for Windward Oaks. The spectacular, 7,000-plus-sq.-ft. custom home in Oak Bay later went on to win a Gold Georgie award in Vancouver.

reAl estAte foundAtion lAnd AwArdsReal Estate Foundationrefbc.comThe second annual Land Awards took place in November 2011 and was attended by a crowd of almost 300 industry leaders and visionaries. With only four categories — private, public, and non-profit sectors as well as the Land Champion for outstanding personal contribution — this is the most diverse, most difficult to judge competition. It’s a night honouring integrity — doing what’s right not necessarily what’s easy in the fight to develop new, more sustainable methods to ensure a better, greener world for future generations. Winners were ParkLane Homes for their 130-acre master planned community of River District, Metro Vancouver’s recently adopted Regional Growth Strategy, and the Nature Conservancy of Canada’s Darkwoods Forest Carbon Project. Mark Angelo, internationally renowned river conservationist and founder of both World and BC River Days, was named 2011 Land Champion. Proceeds from the event support the BC Water Sustainability Endowment Fund.

TransiT: The new Face oF convenienceIn early March 2012, one condominium development proved what industry watchers have long known to be true: proximity to rapid transit is a deal maker. In a launch that could lay claim to being even more dramatic than last decade’s Woodwards sellout, Marine Gateway sold out its entire offering of 415 units in just over four hours. What makes this accomplishment in presales truly one-of-a-kind is the fact there were no multi-suite grabs — only one home per buyer was allowed.

“This is the first time in my career I’ve seen this kind of response,” says a clearly elated Tracie McTavish, president of Rennie Marketing Systems. “And it certainly bodes well for Vancouver real estate.”

innovaTive, aFFordable liFesTylesThere’s no denying the fact that today’s urban homes are getting smaller. But small certainly no longer excludes style, luxury or comfort — especially in the city that spawned the term Vancouverism as a design concept to be emulated.

“Magnificent smaller spaces are part of what happens in any world-class city — including Vancouver,” says Maureen Enser, the Urban development Institute. “In order to keep costs down, spaces have to get smaller. But what’s important to recognize is that many of today’s 750-sq.-ft. condos are just as functional, sometimes even more so, than a boxy, 1,000-sq.-ft. apartment built 30 years ago. It could be higher ceilings, views, efficient layouts but it’s all about making smaller spaces live large.”

Today’s condos, she adds, have also taken a whole new direction structurally. “originally condos copied single-family home design. Now, with so many people wanting the condo lifestyle, many single-family developments are taking their design cues from condos.”

Ben Taddei of ParkLane homes/Bluetree homes is also a fan of smaller, more efficient housing. “The future is all about density — even in the single-family market,” he says naming smaller lots, more compact houses, coach homes, and legal basement suites among the many possible alternatives to address Vancouver’s high priced real estate.

Michael Geller, longtime and often outspoken advocate of innovative new forms of housing, believes one of the things

missing on the Vancouver housing scene is “in between housing” — a design form that’s not quite conventional single-family houses nor is it apartment living. “Within the City of Vancouver there is a pent up demand for options such as townhouses, stacked townhouses, and garden flats — options that provide housing for young singles and couples who don’t want an apartment but have been priced out of the single-family market. This option also appeals to empty nesters who are looking for something other than their large, single-family home,” he says.

Geller predicts the next two decades will see increased growth of a new style of neighbourhood development especially along the arterial roads of transit-oriented areas including oak, Cambie, Main, and fraser. “Instead of large, single-family homes, I expect we will see high density development along the major routes with transitional housing like duplexes or townhomes immediately behind. This is a gentler form of densification and one we’re already seeing in some municipalities like Richmond and Burnaby.”

Semi-detached housing, where two homes share a single party wall but are two legally independent lots, is yet another possible solution Geller would like to see implemented. “Semi-detached is common in England and ontario, but it’s rarely seen in Vancouver. you get the feel of a single-family house, but it uses less land and is lower cost.”

Eric Carlson, president of Anthem Properties, points out a further positive to our acknowledged high real estate costs — the increasing quality and innovation in neighbourhood design.

“We’re developing so many cool spaces located near cool places to go. for example, if you live in a little apartment in yaletown or other municipal hub, you can hang out in a neat

new coffee shop and that becomes an extension of your living room.” In many ways, it’s a return to the traditional, European village center.

Mix iT Up“Mixed use buildings with residential suites above retail and services are already a trend that’s gaining strength,” Enser says. “But I believe we’ll see more innovations like condos built right over transit stations so you won’t even have to go outside to get on a bus or the SkyTrain. And as some of our shorter, older condos reach a point where they need to be redeveloped, we must consider replacing them with more energy-efficient, higher-density structures that will be sustainable over the long run.”

on the horizon Enser also hopes to see more creative, blended forms of ownership — perhaps market ownership, subsidized ownership, market rental, and subsidized rental all in one structure.

The Move in ready edgeA trend expected to continue gaining momentum in the coming year is move in ready product — just note how many advertisements now emphasize when a development has finished homes simply waiting for buyers to unpack their belongings.

“With a lack of available supply of new, move-in ready homes, buyers will flock to communities that are well established and built by reputable developers,” predicts yosh kasahara, sales and marketing general manager with ParkLane homes, adding he’s seen it happen repeatedly at ParkLane’s Winchester community in Murrayville.

Sometimes this move in today status is even created by design — in Burnaby, firma by Boffo didn’t even open a presentation centre or display suite until the entire building was completely

finished and ready for buyers to experience.

TrUsT Me on ThaTAs buyers become increasingly sophisticated and knowledgeable, credibility is clearly a watchword when it comes to buying a home in 2012. “Today, more than ever, developer credibility is at the top of the criteria list for purchaser decision making,” says Mark Belling, president of fifth Avenue Real Estate Marketing. “Buyers demand to know more than just who the developer is. They want to know how long they’ve been in business, what their track record and reputation are like, and whether there’s a customer service division. The internet has helped make this kind of transparency a reality. Combined with BC consumer protection systems

— one of the best in Canada — this creates a win/win situation for the consumer.”

Belling also stresses luxury is no longer an enticement, it’s a necessity — and successful developers can’t simply pay lip service to providing the extras. “details like brand name stainless steel appliances, granite/quartz countertops, and hardwood flooring are no longer an option, they’re the standard consumers expect,” he says.

“Spectacular interior design is the new winning edge and a must have feature.”

A return to the basic values of customer service will be yet another factor in the market of 2012.

“Sales are going to be far more about information and far less about fluff next year,” says Bill Szeto, regional director of residential and project marketing for Colliers International. “Sure people are getting their facts from the internet, but it’s like buying a car

— I can know the size, the cost, the colour, and the horsepower, but I still have to test drive it to know whether it feels comfortable.”

WHEN YOU DECIDE TO BUY A BRAND-NEW CONDO, choosing the right builder is as important as choosing your home. When you purchase a condo, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifi cations and is able to meet your needs and expectations – for the quality of the home and for the buying experience.

WHAT YOU WANT TO KNOWThere are thousands of builders in Canada, ranging from small boutique companies to large builder-developers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specifi c market segments or neighbourhoods. Others may specialize in particular types of homes or have certain distinctive expertise, such as energy effi ciency. And every company does business in its own unique way.

As you tour prospective condos and communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions:

» Who are they?» Do they build a quality condominium?» What are they like to buy from?» What is their after-sales service like?» What’s their reputation?

START YOUR SEARCH01 Check local magazines and newspapers to fi nd out which

companies are building in your area, the types of homes they offer and the prices you can expect to pay.

02 Ask friends, family and coworkers for names of reputable builders they have dealt with.

03 Call or check the website of the Building Industry and Land Development Association and the Canadian Home Builders’ Association for the names of builders in your area.

you go through your home search, collect as much information as you can – pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a fi le of everything that interests you.

10 Always carry a notebook with you and write down information about the builders and their product, what you liked and what you didn’t. If you don’t, it can be diffi cult later to remember the details of a particular condo suite or discussion, or to recall which builder said what.

You may also want to bring a camera along. When you keep track, it is easier to remember to collect the right information from every builder you visit. It also makes it much easier to compare the companies, their products, their selling process and their reputation, when you are ready to make a decision.

The type of builder you will be looking for depends on the area you live in, and the type of home you want. Here is a general overview of different types of home building companies.

DEVELOPERS are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads and sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also handle the condo building construction.

LARGE BUILDING COMPANIES specialize in building homes in larger developments. These companies generally offer a selection of homes designed specifi cally for the development. Minor customization by homebuyers is often permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection.

MEDIUM-SIZED COMPANIES can be quite diverse, building as part of a larger development as well as on individual lots; constructing single-family dwellings as well as townhouses and lowrise condominium buildings.

SMALL-SIZED COMPANIES build under 10, and often less than fi ve homes a year.

CUSTOM BUILDERS build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete fl exibility, within the limits of municipal regulations and what’s possible technically.

CONSTRUCTION CONTRACTOR is another term for builder. Most commonly, the term is used for companies who are contracted by purchasers to build a home on land they already own.

MANUFACTURED HOUSING BUILDERS construct homes in a factory and bring them to the building site as panels, modules or fully completed units, which are referred to as “pre-fabricated” homes. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.

PREVIOUS BUYERSBuilders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often, homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind being contacted.

Before you call, make a list of questions you would like to ask, such as:» In general, what was the builder like to buy from?

Was it a good experience?» What particularly did they appreciate about the company?

What did they not like about it?» Did they run into any problems, and if so, were the problems

solved to their satisfaction?» Was the home completed on time and on budget?

If not, what were the circumstances?» Were there missing or incomplete items at the time of

possession, or items that had to be fi xed?» Were all of their colour selections, upgrades and extras

done as requested?» How was the company’s after-sales service?» Are they happy with their purchase? If not, why?» Would they buy from this builder again?» Would they recommend the builder?

Do a random check of past customers. Visit condo communities and talk to people in the front lobby. “I’m considering buying a home from this builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.

Why brands are good for homebuyers.

REGARDLESS OF WHAT IS GOING ON IN THE ECONOMY,some people will always want a new home. The arrival of a new baby necessitates an extra bedroom. Kids leave home for school, so ‘empty nesters’ will want to downsize and move closer to downtown. Students move to a new area to be close to a university. Retired couples move to a beach home they’ve always wanted. Employers transfer employees to new jobs in new cities.

These people need to make a buying decision and they often need to make it pretty quickly. Looking for a new home or condo in a market like Vancouver, where we have world class builders and a myriad of choices, the decision can be tough to make when comparing new home developments. New home developers recognize this and go to great lengths to ensure that their brand is top of mind when when it comes time to the buying decision.

GOOD BRANDING VERSUS BAD BRANDINGFrom a homebuyer’s perspective, looking at well-known brands can be an excellent way to start with their new home search. But not all branding is equal. There is good and bad.

Brands began over a century ago as “makers of quality”. You wanted to know that your whisky wasn’t actually cold tea—so you came to trust a brand that delivered consistent quality.

Today’s more sophisticated audience is now asking more from a brand. They’re looking for brands that help them make smart and informed decisions. The best real estate brands deliver quality. But they also assist in informed decision making.

How would you feel if you were advertised a 24/7 party room only to turn up and fi nd that the space was actually part of a retirement villa complex? You’d be angry. And rightfully so. Moreover, you’d categorize that brand as a bad brand. Next time you see it, you’ll remember not to waste your time—you know it won’t meet your expectations.

New home walk-through

BEFORE YOU TAKE POSSESSION OF YOUR NEW HOME, you and your builder will “walk through” the house to conduct a fi nal inspection. According to the Greater Vancouver Builders’ Association, walk-through provides an opportunity for you to spot items that may need to be corrected or adjusted. It also allows you to learn how your new home works.

A PROFESSIONAL BUILDER WILL USE THE WALK-THROUGH TO EDUCATE BUYERS ABOUT:

» The operation of the house’s components» The buyer’s responsibilities for maintenance and upkeep» Warranty coverage and procedures» The larger community in which the home is located

When you buy a new appliance or piece of equipment, such as a PVR, you usually have to read the instructions before you can understand how to use all of the features. With a new home, you will be receiving a stack of instruction booklets all at once. It helps if someone can take the time to show you how to operate all of the kitchen appliances, the heating and cooling systems, the water heater, and other features in the home. Such an orientation is particularly useful considering that when moving into a new home, people often are so busy that they have trouble fi nding time to carefully read instruction booklets. When for example was the last time you looked at the owner’s manual for your car?

Learning about your maintenance and upkeep responsibilities is very important. All new homes in B.C. come with a comprehensive warranty on workmanship and materials. However, such warranties do not cover problems that may develop because of the owner’s failure

to perform required maintenance. Many builders give new homeowners a booklet explaining common upkeep responsibilities and how to perform them.

Should a warranted problem arise after you move in, the builder is likely to have specifi c warranty service procedures to follow. Except in emergencies, requests for service should be in writing. This is not because the builder is trying to be bureaucratic. Rather, it is to ensure that everyone clearly understands the service to be performed. The person receiving a service request is not likely to be the person performing the work, and you don’t want to rely on word of mouth for transmission of your service order.

You should not expect a builder to rush out immediately. Such problems occur because of the natural settling of the house and are best addressed in one visit near the end of the fi rst year.

If you have moved to a new home from a nearby area, you probably will not spend much time at the walk-through talking about the larger community in which the home is located. However, if you are moving to a new community, a builder can often provide a packet of material to help you become acclimate.

An effective way to handle the inspection of the house is the checklist. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Builders prefer to remedy problems before you move in, because it is easier for them to work in an empty house. Some items may have to be corrected after move-in. For instance, if your walk-through is in the winter, your builder may have to delay landscaping adjustments until spring.

It is important that you be very thorough and observant during the walk-through. Carefully examine all surfaces of counter, fi xtures, fl oors and walls for possible damage. Sometimes, disputes arise because a buyer may discover a gouge in a countertop after move-in, and there is no way to prove whether it was caused by the builder’s workers or the buyer’s movers. Many builders ask their buyers to sign a form at the walk-through stating that all surfaces have been inspected and that there was no damage other than what was noted on the walk-through checklist.

Ask a lot of questions during the walk-through, and take notes on the answers. Never be afraid to appear stupid by asking too many questions. That is how you learn. It is important to view the walk-through as a positive learning experience that will enhance your enjoyment of your home.

It was 1945 when a 19-year-old Keith Beedie and his partner bought their � rst 33-ft. lot in Marpole. � ey paid the City of Vancouver $190, drew up plans for their new construction workshop over the weekend,

and by Monday morning, all the necessary permits and approvals from City Hall were in place. � e deal was sealed with a handshake and a new business venture begun.

By 1954, the � edgling company had developed a reputation for excellence and quality, and Beedie Construction was born. Today, with over six decades of expertise behind them, this second generation, family owned and operated company is undergoing yet another metamorphosis.

Exciting New VistasAfter specializing in the design, construction, and management of industrial buildings throughout Metro Vancouver and Calgary, while also quietly participating behind the scenes on some of Vancouver’s most prestigious multi-family developments, the company’s newest division, Beedie Living, will focus on innovative, large-scale residential and mixed-use projects. Still, Ra� i says, it’s Fraser Mills that will be the company’s most ambitious project to date. Located adjacent to the Fraser River on the corner of Coquitlam that touches Burnaby and New Westminster, during the 1800s this property was the location of the largest working mill in the entire British Empire. “� is site is steeped in history, and our plans will honor that unique heritage while introducing forward thinking planning and architectural design in a sustainable mixed-use community,” Ra� i says.

Plans include four million sq. ft. of residential including many highrise towers, 275,000 sq. ft. of commercial/retail, and over 75,000 sq. ft. of public amenities. “� e � rst phase will be a 21-storey residential tower, two midrise buildings, a community plaza, a stand alone restaurant, and a public pier that will be truly iconic,” Ra� i says as he reveals a rendering of a circular, � oating structure unlike anything seen in the Lower Mainland to date.

A Family Tradition of ExcellenceAlthough Keith Beedie remains hands-on and still comes into the o� ce every day, his son Ryan Beedie is now president after being appointed to the position in 2001. The Residential Construction Performance Guide is the newest online resource available on the provincial Homeowner Protection Office website at www.hpo.bc.ca. It explains how homes covered by home warranty insurance should perform.

Every new home built for sale by a licensed residential builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada.

“For most consumers, buying a new home is one of the largest financial investments they will make. So it’s essential that homebuyers can make that investment with confidence, knowing that they will not be faced with additional expenses to repair defects after they move in,” said Tony Gioventu, executive director of the Condominium Home Owners’ Association and an advocate for consumer protection.

This simple, practical guide is easy to use. It outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled.

Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings. Builders can also use the guide to help ensure that they deliver high performance homes.
