Do you know Arkholme? If not, how have you missed it in your house hunting? It’s an absolutely lovelyvillage and quite rightly has been a firm favourite for families and buyers over the years. The Main Street (onwhich you’ll find Brunthill House) was described as 'a very pretty street' in Nikolaus Pevsner's 'Buildingsof England, North Lancashire'. Another plus point, Main Street is a cul-de-sac and so doesn't get anythrough traffic which is part of the special appeal, especially if you've children and pets.

Arkholme is one of only two Thankful Villages in Lancashire and is located on the B6254 betweenKirkby Lonsdale and Carnforth. Six miles from J35 of the M6 it is handy for motorway commuters andgenerally getting about. It is one of the most popular Lune Valley villages having a strong sense of localcommunity, reinforced by the primary school, pub (currently undergoing refurbishment) and village hall.

Within a Conservation Area, the village is a great choice for families with a well-regarded primaryschool in the village and being in the catchment area of great secondary education - both QueenElizabeth School in Kirkby Lonsdale and the Grammar Schools in Lancaster have bus stops on the mainroad. You could of course widen your choice with independent schools at Sedbergh and Giggleswick.

Shop locally - there's a good range of local facilities in the traditional market town of Lune Valley gemKirkby Lonsdale (5.6 miles) with a greater choice in Carnforth (6.2 miles), Kendal (19 miles) or Lancaster(10.5 miles).

Getting about Oxenholme (15.2 miles) and Lancaster have stations on the main West Coast line with adirect line to London Euston. Carnforth has a station too (for film fans, it featured in the 1945 classic film‘Brief Encounter’!) on a branch-line with daily services to Leeds, Barrow, Manchester and ManchesterAirport. And if you do feel the feel for foreign shores then for air travel, airports are at Leeds Bradford (55.5miles), Manchester (71.6 miles) or Liverpool (78.2 miles)

If you love to embrace the great outdoors you’ve found the perfect place - for keen walkers, the LuneValley Ramble is on the doorstep, just over 16 miles from Lancaster to Kirkby Lonsdale taking in somebeautiful undulating scenery - this is particularly lovely if you live in the village and have a dog - a daily walkalong the river bank could hardly be better! Sandwiched between the Yorkshire Dales and the Lake Districtthe AONBs of the Forest of Bowland and Silverdale and Arnside are close by.

To find the property, turn off the B6254 opposite The Bay Horse pub onto Main Street and BrunthillHouse is on the right hand side about half way down.

Dating back to the 17th Century Brunthill House is thought tohave been a residential property since the 1920s, before that itwas a public house, believed to have been called the Hope andAnchor.

There’s abundant character features with oak ceiling beams, lintelsand uprights, stone fireplaces in the sitting room, dining room andsnug, period fireplaces in two of the bedrooms, windows seats,built-in cupboards, exposed stonework and lovely boarded doorswith Suffolk latches.

Bought by the current owners in 2006 it’s been a well-loved familyhome as well as a B&B over the years.

Since their purchase, the current owners have renovated theproperty and remodelled the ground floor layout by knocking autility room and conservatory together to form a large open plan, all in one living dining kitchen - it’s a cracking space and perfect forhow we want to live and socialise these days. The former kitchenhas been remodelled to create a practical utility room and usefuldownstairs wet room. They have also updated the bath andshower rooms on the first floor by creating two en suites from theformer house bathroom - great for guests or teenagers. In additionto the internal upgrades, a self-contained summerhouse offers atranquil spot for guests to stay; it would also make a crackinghome office with its own kitchenette and shower room. With aview out over the valley, could there be a nicer, quieter place forsome serious study? Your commute as you stroll down the gardenwill be the envy of many!

A deceptive property when viewed from the road as it is doubledepth contributing to the varying levels and creating extensiveaccommodation, with a gross internal area c. 2397 sq ft (222.7 sqm) excluding the garage, ideal for modern family life, for a retiredcouple with visiting family and friends or for someone looking foran income stream with B&B.

From the vestibule to the front, enter into a welcoming snugwith multi fuel stove and useful understairs storagecupboard.

Off here, there’s a good-sized reception room, presently used as adining room for formal entertaining but it would make a greatteenager’s den for TV and computer games.

From the snug, a short flight of stairs lead down to a charmingsitting room with a multi fuel stove for cosy evenings in andglazed doors leading into the conservatory which in turn has doorsout onto the terrace and provides a lovely outlook to the garden.

Opening as it does to the sociable open plan living diningkitchen there’s a great flow and perfect for gatherings. To oneend is the high ceilinged kitchen, an unexpected and lovely featurewith an island unit, Rangemaster stove and Belfast sink. The kitchenopens to the conservatory with space to dine and also soft seats -it’s a great all day room. In the summer months, throw open thedoors for dining on the terrace.

There are five double bedrooms, two with en suitefacilities and a house bathroom. Bedrooms 1 and 4 havelovely far reaching views across the garden to the valley and RiverLune beyond. Bedroom 2 is characterful with a ceiling rising highto the roof apex with exposed cruck beams and stonework.

Outside the garage (257 sq ft, 23.9 sq m) has power, light andshelving with traditional solid wood doors to the front and apersonnel door to the rear. There is also gated access to the sideof the property which leads to the rear garden - excellent forgarden deliveries.

The south-facing gardens are a major selling point andoffer something for everyone. Towards the bottom of the garden,at the southern end is a contemporary timber builtsummerhouse in front of which sits a decked terrace. There is arun of base and walls units and sink and a separate shower room.Guest suite, home office, reading room, hobbies area -it’s your call!

A flagged terrace with covered seating area is situated next to thehouse. There are gently sloping lawns, a pond, children's play area, additional seating terraces, two wooden sheds, a greenhouse, planted beds and mature shrubs. It’s a cracker! In all, 0.52 acres(0.21 hectares).
