LOCATIONThe Brucklay Woodlands are situated just 1 mile north of the village of Maudin Aberdeenshire. The woodlands are established around the fringes of theBrucklay Castle Policy Woodlands on former agricultural land. The area isrenowned for its fertile soils with attractive rolling countryside within easyreach of Aberdeen. Various lots are shown on the location and sale plans andcan also be found on OS sheet 30, Grid reference NJ 923506.

ACCESSLot 1Access is taken off the A950 at point A1 along the shared access road,connecting with the outlying woodland across the disused railway line whichis now part of the Formartine and Buchan Way walking route. The accesstrack up to the former railway line is included in the sale of Lot 1 with ashared right of access across to the outlier at point A2. Maintenance isaccording to user.

Lot 2There are two access routes, as shown on the sale plan between points A3-A4and A5-A6. Access along the track from point A3 is shared with maintenanceaccording to user. Ownership of the access track between points A5-A6 isincluded in the sale of Lot 2.

Lot 3Access can be taken at any point off the public road following consultationwith the council and also along the shared access track between points A7-A8 to Meikle Aucheoch Farm. Maintenance is according to user.

Lot 4A minor single track public road between the A950 and A981 provides accessfrom point A9 up to point A10. Ownership of the access track is includedin the sale of Lot 4, however there is a shared servitude right of access withother users between points A3-A4-A9 with maintenance according to user.

Lot 6This is surrounded by arable land with as yet no developed access routefrom either of the public roads that are situated close by.

DESCRIPTION

Lot 1 - 15.91 Hectares / 39.33 AcresOffers Over £57,000

This woodland was planted under the Grampian Challenge Fund withpredominantly Sitka spruce in 1993 on fertile agricultural land with somepockets of mixed broadleaves and open rides, creating an attractivewoodland design. The roadside strip is included with some mature Beech,Elm, Ash and Sycamore.

Lot 2 - 9.59 Hectares / 23.70 AcresOffers Over £35,000

An interesting mix of Sitka spruce planted in 1993 and some mature Sitkaspruce planted in the 1960’s adjacent to the A950 public road. The maturespruce is now ready for felling and would provide some instant timberrevenue. Also included within this lot are two fields totalling 5.18hectares/12.80 acres, partly sown with game crop and the remainder hasrough grassland with a pond. This area has great potential for further treeestablishment or grazing.

Lot 3 - 5.92 Hectares / 14.64 AcresOffers Over £20,000

This shelterbelt was established in two stages 1993 - 1997 with Sitkaspruce, which has established very well on the fertile farmland. Somethinning could be expected within the next 5 years and would provide acash crop in the not too distant future.

Lot 4 - 7.45 Hectares / 18.41 AcresOffers Over £30,000

An attractive woodland with maturing Sycamore, Birch, Elm, Cherryand other mixed broadleaves and remnants of conifer planted in the1960’s. The lower half of the woodland was felled and is nowestablishing with Birch natural regeneration, creating an attractivemosaic of woodland and open space. A ruined barn is included andsituated in a raised position with lovely views across the farmland tothe east. Lot 6 - 3.40 Hectares / 8.41 AcresOffers Over £5,000

A mixture of Sitka spruce and mixed broadleaves surrounded byarable farmland, this occupies a knoll with lovely views and liesadjacent to the Formartine and Buchan Way footpath.

SPORTING RIGHTSThe sporting rights are the subject of a lease for a three year period,after which the sporting rights will revert to the title holder for eachlot. The present owner is the sporting tenant and will work closelywith the owner/owners to assist with pest control, permittingconcurrent rights. This will certainly be the case for controlling anybrowsing damage on newly planted trees or crops.

BOUNDARIESWhere boundaries adjoin public roads these will be the responsibilityof the purchaser. Where stock fences exist along the boundaries withadjoining proprietors these will be shared with the neighbouringproprietors for maintenance and replacement.
