RockGreat beach, unbeatable buzz, fantastic restaurants and shops: your search for the perfect Rock self-catering holiday cottage starts – and ends – here.

St Minver is a pretty village, approximately two miles from Rock, and similarly placed for Polzeath Beach (as the crow flies). There is a good local pub within easy walking distance of the properties in the village, and a local post office.

Cant Farm is situated on the north bank of the Camel Estuary about a mile up river from Rock, and all the houses have lovely wide river views from their terraces.

Mullets’ extremely spacious, upside-down accommodation makes the most of the wonderful views across to the Iron bridge and Padstow.

accommodation: Four bedrooms: one king-size, en suite plus dressing room, two twin (one of which is on the upper floor) and one triple. Three of them have sliding doors onto the garden and all have sea views. Family bathroom with bath, walk-in shower, loo and hand basin. Wet floor shower room, with loo and washbasin. Garage with washing machine and tumble dryer. Games room with table tennis. Kitchen/breakfast area (with induction hob; electric oven; dishwasher; fridge-freezer and wine cooler) open to an enormous split-level sitting room and dining room (TV, video and entertainment space) opening onto the sun deck.

Large garden has private steps to the beach and is quite a feature as there is nothing but the hedge between you and the sand. Plenty of garden furniture. Ample parking. A dog-friendly holiday property in Cornwall.

Radoon|Rock

Completed in 2006 this eco-build – whose ground source heat pump and solar panels combined produce 100% of the hot water and central heating – is beautiful and striking.

accommodation: Six bedrooms: two super-king, both en suite, four twins, one shower room, one bathroom with a shower in the bath. Ground floor entrance to large boot room. Engine room housing all the eco workings and utility room. Large sitting room looking out over the estuary, with woodburner, plenty of seating and library. Dining room looking out over the estuary with a generous twelve-seater table. This opens into the kitchen, fitted with granite worktops, oil-fired Aga, high-spec oven and hob. Walk-in larder. Children’s sitting room with a couple of settees. Cloakroom. Balcony with outside dining table and gas barbecue.

Above the garage there is a games room. Behind the house, there is an outside shower and undercover hanging for wetsuits. The attractive gardens are maturing well. Plenty of parking. Maidenover is a stylish, light holiday home in such a good position, tucked away at the end of a no-through road, yet convenient to walk up to the shops. Secluded and peaceful, it overlooks fields. Footpaths run from the house across the fields and through the back of Rock to the golf course and beach, making it a popular base for family holidays and for dog-friendly holidays in Cornwall.

accommodation: Three Bedrooms: One king size, two twins. Bathroom with bath and handshower, handbasin and large, walk-in shower area. Separate loo. Second shower room with loo and handbasin. Large kitchen/dining room overlooking the fields at the rear of the house, sliding doors open onto the terrace, outdoor table and chairs for alfresco dining. Utility room. Sitting room. Wheel Cottage|Rock

This lovely fisherman’s cottage is situated on the waterfront, with fantastic views of the boats riding at anchor or racing in the estuary. After dark, the lights of Padstow shine across the water. An enchanting holiday cottage and ideal base for your stay in North Cornwall.

accommodation: Three Bedrooms: one king-size, one twin, and one with 3’ bunks. Two bathrooms, one with bath, loo and handbasin, the other with bath, loo, handbasin and separate shower. Utility room with washing machine and tumble dryer. Combined living room (with comfortable settees), TV, DVD, Hi-Fi and kitchen area with kitchen units incorporating electric cooker, fridge, dishwasher and microwave.

There is a small lawned area enclosed at the back, off its sunny courtyard to rear of the property. Immediately in front of the cottage, there is a paved area and outside tap. Opposite the cottage, there is parking for one large or two small cars, and a gate onto a lawn that is quite literally on the water’s edge, where you can sit in privacy and watch the activities on the water.

8Half-Way Tree|Rock

This popular holiday cottage in Rock has much to offer. The swimming pool is fenced and gated. It is heated from Whit to the end of September (but may be available either side of those dates, by separate negotiation) and sits in a large private garden.

accommodation: Four bedrooms: one king-size, one double, one with zip-linked singles and one with 3’ bunks. Bathroom with separate power shower, loo and handbasin. Shower room with power shower, loo and handbasin. Utility room with washing machine, tumble dryer and fridge-freezer. Sitting room with open fire (logs supplied). Dining room with large table and chairs open to the kitchen, great for entertaining. Well-equipped kitchen with electric cooker, microwave, fridge, dishwasher.

The lovely large garden is a real feature here, with a flat lawn that is good for croquet (set provided). Lots of parking for cars and boats and a big garage for wetsuits! A dog-friendly self-catering property.

Meadowside|Rock

This beautiful reverse-level house, totally rebuilt in 1999, provides a simply amazing holiday home. Standing in a quiet lane off the Rock Road, it is convenient for the shops, sailing, golf and walking.

accommodation: Five bedrooms: two king-size, one en suite. Two twin. Upstairs there is a single bedroom. Family bathroom with shower over the bath, loo, bidet and handbasin. Separate loo and handbasin. Shower room with loo and handbasin, upstairs. Utility room with washing machine and tumble dryer. Very well-equipped kitchen with electric cooker, microwave, dishwasher, fridge-freezer. The dining area opens onto the sundeck and round the corner, also opening onto the sundeck, is the large gable-ended sitting room with open fire, TV, DVD, video, Hi-Fi, WiFi, and plenty of comfortable seating. This property retains all the charm of a seaside holiday home. It is very spacious, well equipped, has a lovely south-facing garden and you can catch a glimpse of the estuary.

accommodation: Four bedrooms: three twin (two of which have twin bedded ziplinks which can be made up as super-kings) one with 3’ bunkbeds. Three of the bedrooms have handbasins, one is en suite. Family bathroom, with shower over bath, loo and separate handbasin; an en suite shower room with loo, and handbasin. Large kitchen with dining area overlooking the garden. The kitchen is very well equipped with electric cooker, microwave, dishwasher, fridge-freezer, television. The sitting room is comfortably furnished and has an open fire, TV, DVD and Hi-Fi. Beneath the house is a separate utility room with washing machine and tumble dryer.

The enclosed garden is quite a feature, as it is sunny, south-facing and lawned, with very mature shrubs. Heating is by night storage or panel radiators, with open fire. This is a dog-friendly property in Rock, Cornwall.

This spacious coastal Cornwall holiday home, occupies a prime location, central to Rock, yet set back from its hustle and bustle. Devoran abuts the St Enodoc Golf course and delightful walks are on the doorstep.

accommodation: Four bedrooms and three bathrooms, two of which are en suite. One master double bedroom with en suite shower room, a king-bedded room with ensuite bath and shower room, one twin bedroom, and one single room with truckle underneath; adjacent family shower-room and separate loo. The kitchen opens to a large open-plan living/entertaining room with open fire, flatscreen, DVD, music system, iPod, leading into a second reception room with sofa and desk with superfast wireless broadband. SKY TV is also included.

Outside, there is a secure, pretty back garden, perfect for small children, as well as a stone-terraced area with large table and chairs, suitable for al-fresco dining, and front garden. There is parking for two cars, as well as a garage which is useful for kit.

This impressive architect-designed property has been constructed to take maximum advantage of its fine, elevated position above the Camel Estuary. The principal rooms face south, with stunning views out across the water. Its airy social spaces make this an ideal venue for a larger gathering.

accommodation: Four bedrooms, two twins and two doubles mainly situated on the ground floor. There are two large bathrooms, each with bath and separate shower. Also on the ground floor is a large., entrance hall with occasional seating, a utility room, and shower/ WC. The ground floor shower/ WC has been designed to provide direct access from outside, ideal for washing off sandy wet-suits! Situated on the top deck, a large open plan living room, kitchen and dining area leads out onto a terrace. A further sitting room, study area, playroom and fifth bedroom (twin) with WC provide spacious living.

Tregylddins|Rock

This lovely character cottage is a part of our classic portfolio of Rock Holiday Cottages. It is surprisingly light, spacious, and very simply furnished with an uncluttered modern interior. Its location is peaceful, a short five-minute walk from the shops in Rock.

accommodation: Four bedrooms: two super king-size, two bunkrooms, two bathrooms, one with shower over the bath, and the other one with shower; both have washbasins and loos. Sitting room with woodburning stove, TV, DVD, Hi-Fi and WiFi. Playroom, TV and DVD. Main living room combines kitchen, dining and sitting area and is extremely well equipped. The kitchen has built-in electric oven, microwave, ceramic hob, fridge-freezer, and dishwasher. There is a separate utility/cloakroom with washing machine and tumble dryer, and lobby with wetsuit hanging. There is a separate sitting room with open fire and plenty of comfortable seating.

Loughrigg is a light, well-equipped holiday home in a good position, tucked away from the hustle and bustle of central Rock, yet within easy striking distance of all of the amenities of the village. It enjoys a peaceful location; close by is a footpath that runs down to Porthilly Beach.

accommodation: Three bedrooms: one double; one twin and one bunkroom. There is a family bathroom with loo, bath and shower over, with basin; a further, shower room with basin adjacent to twin-bedded room. The well-equipped kitchen/dining room is open plan has microwave, large fridge-freezer; electric cooker and dishwasher. Separate sitting room with open fire, and doors which open onto the garden, with TV and DVD player. The utility is separate from the house and houses a sink, washing machine and tumble dryer, together with garden furniture. Shower and toilet. The property has oil-fired central heating; an immersion delivers hot water. Padilly|Rock

Park your cars, as you do not to have to get into them again till you leave. Nearby are the village shops, the Sailing Club and from the front door there is a footpath leading down to Porthilly Cove, a mere 300 yards away! This is a lovely, bright and spacious property whose owners have thought of everything to make your stay comfortable.

accommodation: Three bedrooms, master with king-size bed and vanity basin; adjacent shower room with shower, sink, and loo; two further bedrooms, both with twin beds; separate bathroom with bath, sink and loo. Downstairs, there’s a utility room with small freezer, washing machine and tumble dryer.

From the entrance hallway there is a sunroom, with sofa, chairs and coffee table, opening onto the garden, with outdoor shower and wetsuit drying rail.

Upstairs opens onto a well-equipped kitchen, dining area and separate sitting room with windows looking across the estuary. A roof terrace, with outside furniture, leads out to a private place to sit.

Spectacularly sited on the waterfront is this spacious, reverse-level 1970’s property with fantastic views of Porthilly Cove and the Camel Estuary.

accommodation: Four bedrooms, the master double bedroom has a waterside outlook to the balcony and an adjacent bathroom, with separate shower; a second double bedroom has an adjacent bathroom. On the ground floor are two further bedrooms, one twin, one single with truckle under, with adjacent shower-room and a utility, ideal for storing kit and wetsuits. On the first floor is the kitchen, which opens to the dining room with sea views and leads to a large sitting room with very large picture window. Ample seating, open fire.

The property is approached over a sweeping driveway with parking for several vehicles. There are steps down leading to a private gate leading out onto Porthilly Beach. Dinghies can be stored on the beach at the bottom of the garden; further details of car access to the beach from the Latitude 50 team.

Apartment 1 enjoys an unrivalled position above the waterfront in Rock.

This property has plenty of outdoor space, and outdoor furniture. There are two decked areas to take advantage of the movement of the sun.

accommodation: one king-sized bed with ensuite shower; one double bed with ensuite bath, and private patio off; one further twin-bedded room with bathroom. The working kitchen area opens to a dining area which in turn opens onto the deep, decked structure via French doors.

There is a separate living room with two large patio doors out, opening to patio and views of the estuary, stretching out towards Padstow fishing village. This room houses the audio-visual equipment and has plenty of comfortable seating.

Parking for up to two cars is provided below the property, on the ground floor level.

This bijou and quirky property has plenty of outdoor space comprising one generous, decked area, enabling guests to take advantage of the sun during the day, and the frontline views.

accommodation: The bedroom comprises one king-sized bed with ensuite facilities, which is concealed behind double doors off the living. The compact kitchen area opens onto a generous decked area with plenty of outdoor furniture; meals can be taken here, or, within the apartment. The social space is largely open-plan in design, to take advantage of spectacular views out across the water towards the fishing village of Padstow.

Parking for one small car is provided below the property, on the ground floor level.

The eighteenth century Lynam Estate enjoys an enviable location in Rock, just above Porthilly Beach; indeed, a little pathway leading to Porthilly Beach and its foreshore can be picked up almost immediately from the doorstep, and is moments away by foot!

accommodation: A sitting room with open fireplace; well-equipped kitchen with dining hall off; a separate utility room; power shower/loo, ideal for peeling of wetsuits/storing boards/kit. Of the 3 bedrooms, one is a super-king bedroom; two further twin-bedded rooms each with hand basin; a separate family bathroom with shower and loo.

Outside, is a south-facing patio with plenty of garden furniture; accessed via a private drive, plenty of parking for cars, and boats, and the tennis court.

Little Lynam|Rock

This charming, character cottage enjoys the same enviable location as its sister property, Lynam, with which it has interconnectivity, if desired.

There is ample parking for cars and boats within the curtilage of the properties, accessed via a private driveway off the lower quarter of the Rock Road.

accommodation: Large utility room, with drying cupboard and shower; additional loo; well-equipped kitchen which opens to a dining area and sitting room. The bedrooms comprise: one king-sized bed (5ft) with basin; one flexible bedroom with 1 double bed, 1 single bed and a further guest bed, with hand basin; a third bedroom with a single bed within it; there is a separate and adjacent family bathroom and loo on this floor.

This property – the main part of Lynam Estate – enjoys the same location as Little Lynam (sleeping 6/7) and Lynam (sleeping 6), above Porthilly Cove.. Guests staying at Lynam Court benefit from the use of the Estate’s adjacent tennis court.

The Orchard|Cant Farm

Newly refurbished and extended for 2014, beautiful, wide river views are a feature of all of the principal rooms, the majority opening out onto the sun terraces.

accommodation: Two king-sized bedrooms, one with ensuite shower and bathroom; one with adjacent shower and bathroom; two twin-bedded rooms share a family bathroom with separate shower. The Farmhouse is the largest of the three Cant Farm estate properties. Its two storeys are on a large scale and it offers a sociable design, with plenty of fluid, open space for all of the family, and for entertaining.

The Barn|St Minver

This charming, reverse-level barn conversion is tucked away in the lee of the church at St Minver, just two miles from Rock – and similarly placed for Polzeath Beach, which is moments away by car, as the crow flies. There is a pub within easy walking distance that serves good pub grub, as well as a local post office.

Its social spaces flow well, and the kitchen opens onto a sunny, gated courtyard that catches the sun for most of the day. From the courtyard there are elevated views towards Rock.

annexe accommodation: The first of two bedrooms provides two single space-saver beds, with truckles underneath, so the room can be set up as a super-king, plus two further single beds, or can provide four single beds. Off this room, which has underfloor heating and exposed A-frames, is a well-appointed shower room with heated towel rail; separate loo and handbasin. There are beautiful, handcrafted mosaics in both shower rooms.

This charming, homely cottage is ideally placed for exploring so many of North Cornwall’s gems: sea, surf, harbours, coves and gardens. The fishing villages of Port Issac – home of Doc Martin and the sea shanty singers, Fisherman’s Friends; the beaches of Polzeath, Daymer, Rock and Trebarwith Strand are but a short drive away.

This property is deceptive as it sleeps eight with ease. It has truly jaw-dropping views of the bay, and a gate at the bottom of the garden takes you to a path to Daymer Bay and the coast path, so it will appeal to all the families with young children who would like to leave the car at home. It is very light and has a simple, modern finish.

accommodation: Four bedrooms: One king-size, one with ziplinked singles and two bunkrooms. Bathroom, shower room and utility room. There is an extra tumble dryer in the shed at the side of the house. Kitchen area, living room/dining room with woodburning stove (logs supplied). Snug with big L-shaped settees.

The garden is large, south facing, sheltered and private with a sun terrace immediately outside the back of the house with those wonderful views of Daymer Bay. Parking for at least three cars. Booking Conditions

1.THE CONTRACT. Latitude 50 here in after referred to as ‘The Agent’ acts merely as a booking agent on behalf of the property Owner. The contract entered into is between the owner of the holiday accommodation and the holiday maker herein after referred to as ‘The Hirer’. The contract is not effective until the required payment has been received and confirmation sent from the Agent to the Hirer. The Agent cannot be held responsible for the action of either party.

2.BOOKING. Bookings cannot be accepted from persons under the age of 18 years or from parties where the majority of members are under 18 years old. Further, no bookings can be accepted from single sex parties. The number of persons occupying a property must not exceed the maximum stated in the current property description (Babies who do not occupy a bed are not counted as a member of a party). The person who signs the booking form will be responsible for all persons included on the form and should ensure that they are aware of the booking conditions. The Agent reserves the right to decline any booking or to refuse to hand over a key to any person who is not considered suitable, or who has not complied with the booking conditions.

3.BOOKING FEE. A booking fee of £20.00 has been introduced to cover increased expenditure in accreditation, banking and insurance costs.

4.RESERVATION. To secure the reservation, complete all parts of the booking form, and send together with the deposit of 1/3 of the total cost of the holiday. The balance is payable 6 weeks before the holiday is due and it should be noted that reminders are not sent out. If the balance is not received, the Agent reserves the right to cancel the booking without refund of the deposit and the holiday will be offered for resale. Any bookings made within 6 weeks of the start of the holiday require full payment at the time of booking.

5.CANCELLATION. A holiday booking is a legally binding contract. In the event of a cancellation for any reason you will become liable for the full cost of the holiday. For this

reason, we strongly advise that you take out independent cancellation insurance when making a booking. It is a condition that we are notified immediately by telephone and then promptly in writing of the circumstances giving rise to a cancellation.

6.PRICES. Prices quoted include VAT where applicable. The Agent reserves the right to charge the Hirer any increase on either of these or any other levy imposed by the Government which affects the price of the holiday.

7.BOOKING ALTERATIONS BY THE HIRER. Any alterations to a booking by the Hirer will be subject to an administration charge of £15. Any transfer of booking to another property will be treated as a cancellation of the original reservation. Any change in holiday dates will be subject to the agreement of the Agent and the Owner.

8.BOOKING ALTERATIONS BY THE AGENT. If for reasons beyond its control the Agent has to cancel or alter arrangements made for the Hirer it will make every effort to offer an alternative property if appropriate. If the Hirer does not accept the alternative offered, the Agent will return to the Hirer any monies paid, whereupon the Agent’s liability will cease.

9.DAMAGE, LOSS AND NUISANCE. The Hirer agrees that the supervision of children, babies, dogs and any adults requiring care remains the responsibility of the Hirer at all times. The Hirer will be responsible for leaving the accommodation in good order and clean condition, otherwise a cleaning charge will be levied. The Hirer will pay for any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. The Hirer agrees not to cause nuisance or annoyance to occupants of nearby property, and to allow reasonable access to the property by the Owner or Agent if they deem it necessary. The Agent can supply a cleaner during your occupancy if required, charged at local rates. If in the opinion of the Agent or Owner any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be discharged

and the Owner may repossess the property immediately. The Hirer will remain liable for the whole of the cost of the hire and no refund shall be due.

10.OCCUPANCY. Occupancy shall be from 3pm on the day of arrival to 10am on the day of departure, unless special arrangements have been made (the housekeepers have only a limited time to prepare the property for the next guests, and you are asked to respect this).

11.SERVICES. The Hirer must pay the agent for all telephone charges during occupation, unless supply is included in the tariff.

12.DOGS. In order to ensure that owners will continue to welcome dogs into their homes, the Hirer must undertake the following: a.There must be no more than two dogs at the property at any time. b.All dogs must be kept under strict control at all times whilst on the property. c.Any fouling of lawns, paths, etc. must be cleared up without delay. d.The Hirer must bring the dog’s bed for it to sleep in. e.No dogs must ever be left in the property unattended. f.No dogs are allowed on beds, chairs or settees and hair must be cleared up before departure.

13.LIABILITY. Whilst the Agent makes every effort to ensure the accuracy of the property description, the Agent cannot be held responsible for any alterations made to the property or its amenities which are beyond its reasonable control. The Agent cannot accept responsibility for any sickness, injury, loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property and its appearance, plumbing, gas, electrical or otherwise exceptional weather conditions or owners negligence. Further, no responsibility is accepted for the personal property (including pets), car or the cars contents belonging to the Hirer or any member of the party during their occupancy.

14.DAMAGE DEPOSIT. A returnable damage deposit of £100 (£150 if you are staying at Seebreezes) is payable with the balance on all bookings, except where a

swimming pool is booked, in which case we ask that a damage deposit of £200 is lodged with us at the time of settling the balance. Damage deposits are an Industry norm, and are returned the week of departure, less any damage/breakages or additional cleaning charges. Additional cleaning is cleaning beyond the standard 3 hours departure clean.

15.BASIC STANDARD. Our eclectic range of houses has been chosen by us and is supervised by us on a weekly basis to ensure there are no surprises. All are comfortably furnished and well-equipped with crockery, cutlery, cooking utensils, cooker, fridge, toaster, iron and ironing board, television, video and HiFi, dishwasher, washing machine, microwave, telephone. All are centrally heated, unless otherwise stated. All are non-smoking. Please Note: Linen is included in the hire price of the house, but we do ask that you bring beach towels. You are advised to check details of individual properties at the time of making your booking.

16.BIN LEVY/DOG FOULING LEVY. We reserve the right to deduct a £30 charge in the event of having to clear or black-bag rubbish, or pick up dog mess.

17.PHOTOGRAPHS. Photographs in the brochure have been taken with a wide-angled lens which can exaggerate the impression of a rooms size.

18.ACCESSABILITY. We encourage guests to discuss with us access to Latitude 50 properties; we are able to advise on wheel chair accessibility.
