Community Information

WELCOME ALL TO OUR FIRST BRIDGEMILL COMMUNITY ASSOCIATION NEWSLETTER MAGAZINE!

I have the privilege of serving as the President to your Board of Directors and am honored to work closely with cooperative, caring and dedicated Directors. Your fi ve-member board has been working together to promote communication and solidify the foundations and procedures for our community. This monthly magazine will fulfi ll our mission to keep residents informed through direct communication and is one more step on the road to fully communicate and inform all residents in BridgeMill.

Your 2017 Board of Directors board freely admits that we are a work in progress. We are working together to accept the challenges and address community concerns to take a positive proactive approach for the future. Our goal is to inform and allow for comments, questions and suggestions from the community. The Directors together with Skyline Management can work more effectively for you when you tell us what you need or want. If you see water running all day, or a light out at our signs or entrance, then please send an email to [email protected], or pick up a phone and call the offi ce 770-345-1888. We believe that if you see something then please say something.

In December look for information about the election which is underway for the three director seats to be determined at the Annual Meeting on January 29, 2018. All applicants should have received a confi rmation email and date to interview with the Election Committee. Our current Treasurer, Mark Hickman and VP, John Cuomo have chosen to stay and stand for election. They have been instrumental in accomplishing much of our needed work on the board. There will be one more open seat in January as Mr. Johnny Rich will return to his busy life outside of the Board, and we thank him for his service.

Finally, the intent of your Board of Directors is to have this publication on the 15th of each month to provide information to all in our community. The magazine will include items such as the Board of Directors meeting minutes, important dates for your calendar, relevant volunteer committee information, as well as photographs and short articles submitted by those who live in BridgeMill. Our fi rst issue is a great start, and we know it will improve with your help. If you wish to join in and help your community as a volunteer, please fi ll out an application on www.BridgeMill.org or contact the offi ce. We need volunteers for Communication, Covenants, Landscape, Web, Welcome and Yard of the Month committees.

Meeting Minutes

Open Session Meeting Minutes - October 9, 2017

OS1,2 - CALL TO ORDER:The meeting was called to order and a quorum confirmed by CW at 6:30 p.m. on Monday, October 9, 2017.

OS3 - APPROVAL OF PRIOR MINUTES:Unanimous email approval of September 11, 2017 Open and Executive Minutes confirmed into the record.

OS4 - OFFICER REPORTS:a) See President's report on page 8. CW spoke about the issues and controversy surrounding the striping of BridgeMill Avenue. CW stated the Board was in the process of gathering all subject matter documentation so that (1) the Board would have a paper trail for record keeping purposes, and (2) the Board would be able to provide a summary of the information received to the community. The documents will be made available for review in the office.

c) Treasurer's Report: MH stated that due to the poor record keeping of past management for the past several years, the financials were a mess and are still being reviewed, analyzed and revised. MH stated he is working with Skyline Properties for the 2018 budget. MH stated there has been difficulty in the process of converting and reconciling everything from Heritage to Skyline Properties. The Board agreed to have a separate meeting to review the budget in order to finalize. MH will provide the community with an understanding of the financial information from 2015 through 2018 at the Annual Meeting.

No other officer reports.

OS5 - COMMITTEE AND/OR BOARDa) ARC: 19 ARC requests were submitted for ARC review. Chair, Tom Kirksey, talked about the new forms on the bridgemill.org website for homeowners to fill out requesting modification requests such as installing a pool, painting to change house color, roofing, fencing, etc. TheARC is diligently working to make this a smoother process for the homeowners. Board liaison, CW, discussed the process and the display of the "golden ticket" once approval by the ARC is given.

f) Website: Board liaison, DB, stated that the Board needs to discuss improving thebridgemill.org website. DB requested and Board agreed to put on November BOD agenda for further detailed discussion. DB to follow up and discuss with DL.

No other committee reports.

OS6 - CHEROKEE SHERIFF OFFICE REPORT:

CSMART Report attached. Lt. Sims and Lt. Grier present. Lt. Sims emphasized that BridgeMill residents need to lock their car doors and close their garages. Lt. Sims stated that Cherokee County is a booming county and that b/c of that, burglaries will happen. Lt. Sims encourages homeowners to keep nothing in your car and if you do have stuff in your car, keep it out of sight. Lt. Sims stated that if a homeowner is going out of town, the homeowner can call the Sheriffs Office to request extra patrol near their home. Lt. Grier encourages homeowners to slow down . . . get home safely . . . don't drive distractedly. Lt. Grier stated that the fine is $150.00 and one point on a minor's (under 18) license if they have a cell phone in front of their car. He stated the Sheriffs Office needs a speed detection permit and that he will contact Geoff Morton to do a study and will follow up with DL.

OS7 - COMMUNITY TIME:Questions, suggestions and comments related to street parking, stop signs, speed signs, annual dues, budget, exterior house colors and the Georgia State Patrol.

OS8 - SKYLINE PROPERTIES MANAGEMENT REPORTS:

a) Closing Letters: See attached Management Report.

b) Violations Report: See attached Management Report. BOD discussion. Specific homeowner information continued in Executive Session.

c) BMAC Newsletter and YOM: Report submitted on time. Completed.

d) BMCA Newsletter: See attached Management Report. DL stated attorney reviewed the contract. Necessary revisions were made to proposed contract. HOA has until Friday, October 27, 2017, to give DL information to put into newsletter. DL to follow up with offer to HMS to post content.

e) New Items: DL to follow up with High Grove regarding identification of irrigation zones.DL to obtain quotes on dead trees. JC to coordinate with DL to meet with vendors to identify zones and location of two meters on Gold Bridge Crossing. DL discussed possibility of including new Gas South program in BMCA Newsletter.

OS9 - UNFINISHED BUSINESS:a) Reserve Study Update: Board discussion and review of information and bids. CW made a motion 2nd by MH to accept the Ray Engineering, Inc. update to the Capital Reserve Study. Motion passed 5-0.

b) Proposed Budget for 2018: Due to prior management company's poor record keeping, DL and MH will continue working on 2018 budget. BOD discussion on budget tabled to special meeting on October 30th.

c) ARC & Community SOP Approval & SOP File: Board discussion and review of SOPs foroffice file. MH made a motion 2nd by CW to adopt the Community Time SOP. Motion passed 5-0. CW made a motion 2nd by MH to approve the ARC SOP. Motion passed 5-0.

d) Initiation Fee Update: Board discussion on amount and for community approval of

amendment at Annual Meeting. CW to follow up with attorney for a $500 initiation fee for new home buyers. Board consensus to post when appropriate to community.

e) Tree/shrub removal bids for main entrance and Pinnacle: Board discussion and review ofbids. DL will follow up on board request for additional information on specific bids and to obtain updated bid to include stump grindings, if necessary. DL to find out if one identified tree is on HOA property or on golf course property. Tabled. DL to obtain updated bids and photographs of specific areas.

f) The Manor Ponds and mapping: Board discussion. DL is following up with county diligently. DL to have more information by November 1st• DL informed BOD that she received information from Cherokee County regarding installing sidewalks in cul de sac in The Manor. Upon investigation, DL informed BOD that sidewalks did not connect to each other. DL to follow up with Cherokee County and developer regarding BMCA must be informed before work is done that substantially affects or impacts homeowners and/or their property. DL has requested from Cherokee County the documentation regarding the installation of the sidewalks. DL to send letter to homeowners in cul de sac to see if they want sidewalk completed since only dirt has been dug out.

g) Electrical Repair at Main Entrance: Board discussion and review of bids and information for electrical repairs. JC made a motion 2nd by JR to accept North Peachtree Electric's bid to replace electrical box. Motion passed 5-0.

h) Mailbox/Post/Numbers: Board discussion on status. Skyline authorized to continue vendor search as needed. BOD consensus to authorize Skyline to order mailbox numbers. Mailboxes now available for sale at cost at HOA office.

i) Irrigation Lockbox Keys to Landscape Company: Board discussion. Skyline to obtain a Do Not Duplicate key to make available as needed for irrigation.

j) Stop Sign Petition for Community/Millwood Streets: Board discussion regarding speeding and traffic issues. CW will provide county petition information to AS for office and

homeowner pick up. DB to have petition information process posted under FAQ on bridgemill.org.

k) High Grove Enhancement Credit Use: Board discussion. CW to work with Skyline andobtain Landscape Committee 's input.

l) Bank Accounts and Updated Signature Cards: Board discussion on update of accounts and scheduling of CW, MH and DB to meet on Friday, October 13th at 11:45 at Wells Fargo Bank to update signature cards.

m) Fox Croft Place Quit Claim update: Board discussion. Original signatory discovered fordeveloper. CW to send information to attorney for preparation of Quit Claim Deed to be signed by developer and thereafter recorded.

n) BridgeMill Community Wide Design Standards Resolution and recording: Board discussion. DL to follow up with attorney regarding status.

o) Attorney SAW attend November Meeting: Board discussion. CW to confirm with attorney that he will attend from 8:00 p.m. to 10:00 p.m. the Executive Session portion of the November HOA Board Meeting.

OSlO - NEW BUSINESS:a) Confirm Electrical in Working Order for Holidays: Board discussion. Skyline will follow up and confirm completion of work and testing for holiday use.

b) Board Election Notice Mail Out: Board discussion. Election Notice seeking candida tes for open positions is ready for mail out. Election Notice to be posted on bridgemill.org and social media websites.

c) Overlook, Summit and Pinnacle Monument light repair: Board discussion on preliminary findings. Some costs are high. Board agreed for Skyline to investigate further and obtain additional bid . AS to follow up with North Peachtree bid and seek additional information. DL to obtain more information regarding numbers 1 and 2 on Gerri co Electric ' s bid and to move forward with Board approval on number 3 for repair. DL to inquire regarding using standardized LED lights with 2800 color temperature.

d) Establish Date for Annual Meeting and Mailing: Board discussion. The annual meeting will be scheduled on the BMCA calendar next year and, thereafter , as set for the last Monday in January to allow for continuity and a cohesive BOD calendar plan . January 29, 2018 is the date set for the annual meeting. BOD, Skyline and Election Committee will set timelines into SOP for mailings.

e) Halloween coverage by CCSO: Board discussion and agreement regarding additional patrols within the community on Halloween on October 31st .

f) Speed Signs: Board discussion on follow up with Lt. Sims to get BOD information regarding flashing speed signs. DL to obtain bids for installing speed limit signs.

g) HOA Dues : Board discussion and agreement that based on preliminary reviews of budget and accounts, the annual dues will stay at $175 for 2018.

EXECUTIVE SESSION TOPICS:CW announced the Executive Session Topics of homeowner accounts, collections, violations, abatement and legal, security and staffing.

Open Session Meeting adjourned by CW at 9:40 p.m.

RESOLUTION:DB made a motion and CW 2nd to go into Executive Session at 9:40 p.m. Motion passed 5-0.

ADJOURNMENT:The open session of the meeting was adjourned at 9:40 p.m.

President's Report

I'm happy to report that your Board of

Directors continue to work together for our

community to address the past and present

concerns, and to take a proactive positive

approach for the future.

I am also happy to inform everyone that the

majority of the 1000 plus violation notices that

went out have already been remedied. We

thank everyone for their cooperation and work

to make BridgeMill better. Many abatements

have been done and homeowner accounts

charged, legal is proceeding where needed.

It's only been a few months but Skyline

Management is doing an excellent job.

The community landscape plan is underway.

Diseased trees and overgrown areas that

present a problem to homeowners' property

are being addressed.

We have improved our BridgeMill roads and

are still working with the County for areas.

One is to complete connecting the sidewalk

for the Bridge on Gold Bridge Crossing and

for sections in the Manor. The Board and

Management continue to work on resolution

of the problems left there by developer in The

Manor before the county allows that Bond to

be released.

As many people know, Nicole our onsite

manager had emergency surgery for

appendicitis and had been out recovering.

There were a few other issues arise and she

has regrettably resigned. In the meantime,

Amanda is and continues to be doing a

wonderful fill in job. We have volunteers who

have stepped up to help out as well. The

board is working with Skyline Management

and are in process of interviewing and hiring

an on-site manager and a part time assistant

to work for the community.

Our Election process has started to fill the 3

end of term positions. Election notice is being

sent.

The board has the director's job descriptions

and SOP's almost complete. We have drafts

of the SOP's for the ARC and Elections and

Landscape committees and updated forms

for all.

The board is updating the BMCA Capital

Reserve study and progressing on a schedule.

This will also allow a supplement to the

community insurance coverage.

The BMCA BOD Calendar Plan is done to

allow a framework for future boards.

One of the biggest challenges was the

recording keeping, and follow up with legal

issues. It's taken a great deal of time but we

are almost there.

The BMCA will have a newsletter (at no cost

to the association) where we can send out

monthly information to everyone . If all goes

according to plan it is scheduled to start in

November.

Mark Hickman the Treasurer and John Cuomo

choose to and are voted in to stay on the

board because they have been instrumental

to accomplishing the needed progress. Mark

Hickman in particular has taken the onerous

duty of working on the budget so that it is

updated and makes sense. He will present

all the information to the Community at the

Annual Meeting January 29, 2018.

Freedom Boulevard (Assisted Living Building)-3

washers, 3 dryers, and 3 kits to the washer and

dryers stolen from the construction site. The

washers and dryers were already installed in

the apartments.

RESIDENTIAL BURGLARY

09/03/2017-(17-90683)-XXXX

Bells Ferry Rd, Canton. Two males were seen by

UPD officer removing items from the residence.

Males fled residence before Officer could

make contact. Scrap Metal (water heater) ,

clothing, carpeting were taken by two males

who were caught by UPD officers short time

afterwards. Property Owner was contacted

and declined to prosecute. The males were

given criminal trespass warning.

Summer Terrace - Zone car patrolling the

area noticed an open car door.

Made contact at the residence. Victim stated

nothing appeared to be missing and no signs

of forced entry .

Hampton Trl - Victim's purse with a wallet stolen

from her vehicle located in her attached

garage. Victims GA DL, 7-10 credit cards,

auto/health insurance cars, checkbook, $200

dollars, and miscellaneous other items were

in victim's purse/wallet. Victim's vehicle was

unlocked and the garage door was unlocked.

was missing. Last seen firearm at Discount Auto,

two weeks prior. No signs of forced entry and

victim said vehicle was locked.

Sheriff's Office made an arrest for multiple

entering autos and burglary- Blake Swanson

was charged with 30 Entering Auto's and 1

Burglary.

MOTOR VEHICLE THEFT

Morris Hill Drive - Victim left motorcycle at

Mother's residence. Vehicle dropped off on

9/21. Noticed it was missing the morning of

9/22 and reported stolen in the afternoon

after receiving a call from Forsyth County

S.O. that it was involved in an accident and

impounded.

Bells Ferry Rd - Individual struck a parked

motor vehicle and left the scene. The

vehicle was found abandoned in a nearby

neighborhood. The suspect left paystubs and

other identifying documents in the vehicle.

The registered owner (incarcerated female)

was contacted by ADC personnel to whom

she advised she gave explicit warnings to the

suspect not to drive her car.

She is wanting to prosecute for Theft by Taking.

Q: Where can I buy mailbox supplies and for how much?

A: All supplies for the BridgeMill standard mailbox can be purchased at the community association offi ce.

Covenants CornerAnimals and Pets: Dogs are to be kept on a leash at all times while being walked in the community. When walking your pet, it is your responsibility for cleaning up your pet’s waste.

Signs: Remember that during projects to your home, signs are allowed until completion of the project. One “for sale” or “for rent” sign is allowed per home with the exception of open house signs which are allowed on the day of the open house only. Signs cannot exceed a maximum of (4) square feet.

Holiday decorations: Holiday decorations will be allowed for the holiday season to coincide with Light up BridgeMill occurring on the 2nd Saturday in November.

Uncle Steve’s Sage Advice

I have a solution to the speeding, stop signs, and crossing the yellow line problems in BridgeMill. It's a bit complicated so follow along with me.

1 Put your phones in the trunk when you drive. Any text you receive can wait 20 minutes. We can allow exemptions to this rule if your wife is in

Labor and you are heading to the hospital with a police escort.

2 Do not press so hard on the peddle on the right side. Doing that will allow your car to travel at a reduced speed within the neighborhood.

Trust me, your car will not roll backwards when traveling up a hill.

3 Do not cross the double yellow line except to go around a parked car (or parked landscape truck).

4 Use your turn signals. For reference that is the funny stalk on the left- hand side of your steering wheel. Pressing it up causes the lights to

blink on the right side of the car. Downward will make the left side lights blink.

5 When you see a red octagonal sign, gently press the center peddle in your car (or the left peddle if you don’t have to shift, that means

your car is an automatic). Pressing on the peddle will bring your car to a complete stop. Plan ahead so that you are near the red sign as you come to a stop.

6 If you look through the steering wheel you will see a big dial with numbers. I won't bother you with all of the complicated technology

but if you see a number that is bigger than 25, take your foot off of the peddle on the right. If you see a number bigger than 35, put your foot on the big horizontal peddle in the center (or left side if your car is an automatic). Your car will soon reach a number that is less than 25 and you can drive at that speed.

7 Teach your children to follow these rules. Should your children not follow these rules you can remove their keys from them without fear of

them losing their life or self-esteem. Just ignore them for about 2 weeks and they will be ok. Lastly And most importantly do not allow them to modify the muffl ers (that's the round thingy under the back part of the car) in any way. Doing so just converts fuel to noise without any increase in horse power.

The BridgeMill Athletic Club Facilities

All amenities found in BridgeMill such as the playground, pool, tennis and golf, and including parking lots, paved walking and cart paths, are owned and managed by a private club organization. All amenities are entirely separate from the BridgeMill Community Association (BMCA – “HOA”).

The residents in BridgeMill, who are not members of the Athletic Club should remember that club property is private property. The Athletic Club posted the following information:

Attention Non-Member Residents: Due to security concerns and recent issues experienced by the Club, all BridgeMill Athletic Club amenities areas will be patrolled frequently beginning 6/21/17. The playground, open fi eld, cart/walking paths, parking lots and pavilion are available to BridgeMill Athletic Club members and their guests only. The golf course cart path which runs between the main BridgeMill entrance and the pool remains accessible to residents; however, caution should be exercised during use as carts and golf balls can be dangerous to pedestrians. Questions regarding access to the amenities areas may be directed to the business offi ce at 770.345.5500 x 4

The holidays are a wonderful time of year that provide many opportunities for relaxation and special times with family and friends. This is especially true for residents of Cherokee county, who are known for putting family first, celebrating friendships, and giving back to their community. This holiday season should also be especially enjoyable as many local football fans have their favorite team in the hunt to achieve great things.

Unfortunately, the holidays also create situations that can result in a poor decision or lapse in judgment which may have a lasting impact on your career, relationships, and freedom. These include conflicts among family members, interactions with inpatient shoppers, parties located away from home, travel during inclement weather, and financial stress associated with making the season special for others.

The best way to avoid trouble during the holidays – and really during any time of the year – is to have a well thought out plan in place and stick to it. Below are some tips for avoiding common personal, financial, and legal problems often associated with the holidays, and which will help make your celebrations much more enjoyable.

• Have a designated driver. It ’s very easy to overindulge at both employer events and family get togethers. Therefore, plan ahead and don’t drive if you’ve had anything to drink.

• Leave extra time for travel. This will not only help to keep you and your family safe on the roadways, but it will also reduce the chance of you receiving a traffic violation from a law enforcement agency that has stepped-up patrols during November and December.

• Avoid interactions with family members and others with whom you have a conflict. Arrests for family disputes increase during the holidays as relatives are brought together who may not see eye to eye. If possible, patch up issues prior to holiday parties, or avoid people altogether who may drag you into a verbal or physical altercation.

• Start your shopping a half hour after stores open. Those fighting to get into stores have usually dissipated by this time, and the overall stress level is lower among shoppers and store staff early in the day.

Finally, if you or a loved one is forced to deal with a difficult legal situation during or after the holidays, always hire the best legal representation you can at the earliest possible point in time.

By gaining a better understanding of the allergies caused by pets, you may be able to find a healthier coexistence with your furry friend.According to The Humane Society, 62 percent of American households have at least one pet. Yet, an estimated 31 million Americans are allergic to animals, including up to 30 percent of those who have asthma. Here's what you should know about pet allergies:

MYTH 1: IT'S ONLY PET HAIR THAT CAUSES ALLERGIES TO FLAIR UP Not true. Pet hair is a nuisance and causes allergies, as it contains saliva or other pet proteins. Allergic reactions to pets are actually caused by pet pro-teins contained in pet dander, such as microscopic skin flakes, saliva and urine. Overactive immune systems in those with allergies attack these otherwise harmless substances.

MYTH 2: CONTINUOUS EXPOSURE TO ANIMALS WILL EVENTUALLY DESENSITIZE YOU TO THEM Not only is this not true, but in some cases the opposite is true. If you have a confirmed allergy to animals, it usually will not get better through increasing exposure. In fact, it may get worse.

MYTH 3: WITH THE RIGHT PET BREED, ALLERGY PROBLEMS GO AWAY

Not true. All cat or dog breeds produce dander. However, some breeds are believed to be better for allergy sufferers than other breeds. Typically the best breeds are those that shed the least fur and/or are the most frequently bathed. Also, smaller dogs produce less saliva than do bigger dogs.

MYTH 4: SMALL ANIMALS ARE NOT A PROBLEM FOR ALLERGIES Wrong. Hamsters, guinea pigs, birds and other warm-blooded mammals can also trigger asthma and allergies in people with allergies to animal dander, accord-ing to the U.S. Environmental Protection Agency.

MYTH 5: OUTSIDE THE HOME, YOU SHOULDN'T HAVE PET ALLERGIES Not necessarily. Because of their microscopic size and jagged shape, pet allergens easily stick to clothing and other fabrics and are carried to other locations. Animal dander -- in sufficient levels to cause allergies -- can be found in many public places such as the workplace, classrooms and hospitals, according to the American Lung As-sociation.

MYTH 6: AN AIR PURIFIER WILL HELP WITH PET ALLERGIES

It depends on the air purifier. Only a high-performance air purifier can help. Some allergy sufferers report that small, low-quality air cleaners make little or no difference at all.
